TERRIBLE!!! We waited 43 minutes and left without ever getting our food! The place was filthy as you will see in the pictures. Spoke with the manager who blew me off. There was trash and food all over the floor, tables, and walls! This place is a disaster and should NOT be trusted to prepare your food!!! If this is what the customers CAN see I can’t imagine what they CANNOT see!!! The waitress was nice though.

If I could give zero stars, I would. Unfortunately, since we live nearby, we’ve had to come here on multiple occasions and each time, the customer service has been consistently rude and dismissive. Today was the last straw. We found a hair in our daughter’s pancakes. When we calmly asked for them to be remade, the employee gave us attitude and rolled her eyes like we were inconveniencing her. After waiting 24 minutes yes, 24 minutes we asked for an update. Her response was nothing short of hostile. When we asked to speak to a manager, we expected some level of professionalism. Instead, the manager doubled down on the poor behavior, raised her voice, and told us that “if we don’t like it, don’t come back.” That kind of response to a serious food hygiene issue is absolutely unacceptable not to mention reckless. This place clearly lacks leadership, accountability, and basic customer service training. It’s sad that a local business can show this little regard for the people who support it. We will not be back and we’ll be encouraging others in the community to take their families elsewhere!!!

Wow, Roger host in front entrance 15mins ago , I am in sales environment. To see how you treated me when I entered the restaurant. made my evening after a long day at work. Roger we spoke for a short while about your energy. Please continue this kind of vibe 🙏 I will surely return with family and friends in future. Thank you really for your kindness. When I recommend this location. the energy that you give is the same energy you will receive this can go either way. With that said give kindness regardless of which way it comes. We went to this ihop for dinner, and my kids were really happy to see their menu. We ordered some of their popular dishes, the quality was really good and we loved our dinner. But we did not agree with their claim of dishing the best pancakes. I have had much better pancakes elsewhere. Price and quality were decent but i did not like their cleanliness, there were flies everywhere and sitting on pur food. The server also billed us one extra dish which we did not order. For breakfast definitely recommended

I’m still waiting on my refund. Mananger there very tall Spanish lady with black hair is very rude. I told her I received my food like the picture below she literally said no they didn’t. If not then who tf did serve it to me. She greeted the Spanish customer with a happy to see them face while I waited 30mins just to get a to go to look like not even a dog would eat. I came into the store and I ordered a avocado ranch sandwich with no onions , but they came back with the food and I had onions in my sandwich plus onions rings which I never ordered. Please pay attention to your customers so they don't have this kinda of disappointment in the restaurant. Didn't feel appreciated or important for them to make this type of mistake

Extremely disappointing experience. The customer service here is absolutely unacceptable. From the moment we brought up a concern, the staff was dismissive and unprofessional not only failing to resolve the issue, but actually escalating it with unnecessary attitude. What was most shocking was the behavior of the manager, who instead of diffusing the situation, chose to provoke it further with sarcasm and hostility. Rather than apologize or offer a solution, we were essentially told not to come back if we didn’t like the way we were treated. That kind of response from management shows exactly why the overall service here is so poor. There’s a serious lack of accountability and basic respect for customers. We came in with reasonable expectations and left feeling disrespected and unwelcome. Save yourself the frustration. There are plenty of other places that actually value their customers

I just can not recommend this ihop. The food was delicious but the service was terrible. A older lady brought out our drinks she was sweet and did as much as she could to make the place better yet. But the waitress we had really needs to step up she brought a couple meals out but one of us had to wait so, we had to ask for silverware and refills. Than she brought out food that we didn't order but stil charged us. Our total time ther was 2 hours and that is simply to long specially with having a little toddler.

AVOID! OUTRIGHT THIEVES! I ordered delivery two times from this location via the IHOP website (NOT through DoorDash) which automatically assigned the order to DoorDash. Both times, I waited a long time for my orders and then either the store or the DoorDash driver canceled my order without me asking them to. Trying to get a refund has been an absolute nightmare. Ten days later from the first order, I still have not received a refund for one of the orders and I'm being told that I will not. That is what we call theft. I felt like I was being audited. Instead of just giving me my money back for a product not received, they had me prove that I ordered by forwarding my confirmation email (which I did) and there was even talk of providing my bank statement to prove that I was charged for the order. I have proof of that, but what the heck is this? Provide my bank statement over an omelette? Just give me my money back. Take responsibility for your system not keeping track of my order and for your drivers. I was also told to contact IHOP directly by DoorDash. Then, IHOP told me to contact DoorDash. I call DoorDash and they say to contact IHOP. I go back to IHOP and they say to contact DoorDash. Around and around and around and no one will help. I even contacted IHOP through their websites customer support and I got zero response from anybody. I then PHYSICALLY drove to the store when they offered me credit or to pick up what I ordered originally (no offer to reimburse me for delivery costs I paid) to still see if I could get my refund or, if I wanted to settle for the store credit, what I needed to do. The person at the front was quite stale and their favorite thing to say was, "I can't help you with that; I'm not a manager." They couldn't even tell me when the regional overseer that was, supposedly, helping me would be in. Even with an offer for credit or to pick up the items that I ordered over a WEEK later, I am, once again as with other stores, being told to correct IHOP's delivery mistake by taking time out of my day to drive to the store and waste gas. That is not my responsibility. I paid for delivery. The point was to save time and this is wasted in a immense amount of my time. Now, they want me to waste more time by coordinating my schedule with the regional overseer to come into the store to pick up my items 10 days later so she can program my order. The meal was for ten days ago. I already had to reorder food twice, initially costing me the cost of four meals instead of two. I just don't have time for this. My advice? AVOID this store and definitely AVOID ordering delivery through IHOP's website or DoorDash. I am a long-time consistent customer from whom they will likely be losing a bigger chunk of my business than $22.92. UPDATE: 01/30/2025 In usual fashion, "customer service" tries to make it look like they care by responding to a review and providing a link for them to, supposedly, help with the issue. I went to the link days ago and dead silence just as before. Not a peep from anyone! I have yet to receive my money back! THEFT. UPDATE: 05/06/2025 All of these months later and I am STILL trying to get a refund. I have repeatedly contacted corporate, the regional overseer, and responded via their followup link AGAIN and zero response from anyone. There is no other way to put it-these people are THIEVES and they don't give a damn!

Service: 5 stars. Alicia our waitress busted her ass after being quadrupled sat. It was fire watching her take each table with such ease. Ambiance: 3 stars. Standard IHOP, but it was extremely hot in there and I'm assuming the AC was busted. Good: 4 stars. Eggs, ham, and hash browns cooked perfectly. The bacon and sausage could have been cooked longer.

I enjoyed my morning at iHop. The chicken was good and flavorful and I loved the waffle. I didn't finish it though. I loved my hash browns with American cheese and onions. The waitress messed up my boyfriend's order though and forgot his pancake and bacon at first. It was also super busy when we got there even though it was only a Friday morning around 11. So it was pretty loud inside and crowded in the lobby.

The ambiance sucks. Understand that I am Latino. But the ambiance in there sucks. The manager must have forgotten that this is America and that I Hop isn't a Mexican restaurant. But yet it seems like it's being ran like a Mexican restaurant. I am Latino I speak Spanish and even u know that in America it's polite to be quiet and courteous to peoples space. But this IHop damn I could not relax at all. The manager speaks Spanish pretty loudly all the waiters all speaking Spanish loudly . I could not relax at all! I go to breakfast spots for nice quiet breakfast. At El rancho cafe it's nice in there because it's quiet. There's a Latino waiter but she acts Americanized to customers . She isn't all loud. Today it was too fucking loud. Yall motherfuckers need to understand that this is America and trump already deporting Latinos . So we as Latinos need to be quiet and just be happy to be here. Not rub all that loud Mexican Chisme in all of ihop customers faces. Act professional. It's rude to speak native languages in front of others so loudly. Act more civilized. More professional. Keep it down so people can enjoy their breakfast. If you want to be loud go work at a Mexican restaurant. It was so loud with them that I became overwhelmed and overstimulated with all the noise and things going on. They need to understand that it isn't their living room. Keep it down. Keep the chismes in the back and keep it down. Coming from a Latino This place is being ran like yall in Mexico . Straighten up .

Went there on Dec 18. It is now Jan 5. purchased a breakfast and the bill was $15.99. Paid on a credit card. When I looked at my bank statement , the waitress had doubled bill the $15.99 and then added two additional charges of$20.99 and $36.78. Tries to contact the store management with negative results. Called corporate who advised they would have store contact me. Never happened Had to contact my bank to delete the charges Be careful at this store

I think I have a cavity because I come here so much. Eveey time I come here I get so fat and I like it because the chicken fried steak and pie are so GOOD. They didn't respect the reservation on line with yelp, i got there when it said to see host, and they told me i had to wait an additional 20 mnts, while they were sitting the walk ins. Why do they let you be on the waiting list if they don't go by it.

Went here at 2:30 3am and the person seated us right away and was very courteous, as well as the wait staff and food was awesome. Aside from the overbearing levels of drunken idiots in there being rude and disrespectfully addressing the wait staff this place is amazingly great, we need more restaurants with this level of service

The wait time before someone acknowledged us was subpar to say the least. It took 10 to 15 minutes before someone greeted us. There was somewhat a language barrier between us and the waitress. The food was lukewarm when we received it and the hash browns seemed as if they were drenched in oil when they were cooked. This was not the experience I was used to from the IHOP chain. I am from Southern California and the food and service was 80% better than this experience. I will not visit this IHOP store when I am back in town again.

We walked in at 8:17 am we didn't get our food till almost 9:00 am food was good but I asked for another glass of water and it had a dead fly in it I totally believe that it is overpriced and the wait time is way to long and it wasn't even busy

This place is busy at 10pm, however I ordered the chicken Strips, and they were way over cooked. I would have sent back, except for the fact it was almost 30 minutes to get my food. I understand that they are short staffed like many other places, but that is no excuse for food to be served that is barely edible.

Birthday freebies are such a scam with this establishment. If you tell me sign up to receive rewards to be hassled by your marketing team just to receive a birthday freebie then I expect to be able to receive my birthday freebie. I do not expect to have to download an app and wait 48 hours just to claim my free offer. It is bad marketing, falsifying brand promises, and unethical business practices. I will not be spending anymore of my money at any IHOP establishments!

Went here overnight today, food totally looked different then the menu, looked pale and tell me why it took 40 minutes to get my food, found 2 hairs in my food. customer service is good n all but food is not worth it, wait was too long, now after eating what i ordered i feel sick to my stomach. do not recommend coming here during the night

Have no clue how the food is going to be, considering we had a 30 minute wait before being sat which is fine! But after being sat we have been seated for over 30 minutes without any service no drinks or have anyone stop by and tell us they will be just a minute. For a Wednesday at 11:45 I'm not sure what the issue is.

Upon entering the establishment, we were told there would be a 20 minute wait. After 20 minutes, we were seated and left to observe the menu. We waited 25 minutes until our order was taken, and then another 25 minutes for the food to be brought out. Not only was the food cold for as long as we waited, but the chicken tenders were overly cooked. The server forgot our toast and sausage. The crepes were the only thing that were decent. Presentation could have been better

The only good thing about my visit was that there wasn't a waiting time. The waitress did not hear us very well and took over an hour to bring my food. That IHOP is completely unacceptable I have seen better restaurants. I will NOT be returning to that IHOP ever again.

Today my daughter wanted pancakes so we decided to give this ihop another chance; unfortunately this time it was worse than before. They were on a 15 minute wait, but that's normal with understaffed restaurants right now and I don't mind waiting. However, we waited another 15 minutes at our table before she even acknowledged us. A simple "be right with you" goes far, fyi. When she finally does come over, she says there is no $5.99 pancake deal and her manager backed her up even with the giant poster in their lobby. Last time we went they overcharged me and wouldn't fix it. I guess managers can run their restaurants however they want but silly me, I thought the goal was to retain customers and make more money. This ihop needs a team better trained in customer service and menu knowledge.

I've been on an IHOP kick lately. Honestly you can't beat these pancakes anywhere. They know pancakes. No matter what variety you get, they are fluffy and perfectly cooked. Mine came with a chocolate sauce, and I asked for it on the side, which they accommodated without question. The servers are always working so hard and really want to give you the best they can. I found this IHOP to be clean as well.

Waited probably 30+ minutes for food for a table of four when the place was super empty. I got a happy hour burger and I got my food while my three other friends had already finished their meals. Staff was goofing off and yelling at eachother. Ive came here a couple times a few years ago with no problems. idk what happened, server was nice but obvious he didnt gaf abt his job. at least the place was clean.

While people to came in after us had gotten there food way before us. We ordered eggs and they had chicken and waffles The environment was horrible. We will not go back here again. The absolute WORST place I've ever been!!! DO NOT EASTER YOUR TIME WORH THIS RESTAURANT! No one want to help you, put an online order and it say I. The window for AN HOUR and when finally ask the 3rd person about it they went and got it...very slowly. Food was ICE COLD which didn't surprise me. They need to hire people who actually can do the job they were hired for!! Wouldn't go back here if it was the only left to eat on the world.

Only reason I'm giving it two stars is because my previous visit wasn't too bad. But today I ended up leaving before my food arrived. I understand restaurants can get busy at times and food can take longer to arrive but at least 3 tables that came after me got their food before me. I ended up going to the seafood restaurant across the street I'd rather stave a little longer than to spend a dime at this ihop

Worst service I've ever received. We waited 30 minutes for someone to take our order. Only received 3 of our 4 drinks, and 3 of our 4 plates. Food was cold when it arrived, and gross. Never offered water or refills. Never received an apology for the delays. We were treated like garbage and will never go back.

Agree w/ all other reviews: tables & bathroom are filthy; they don't seat folks even when the restaurant is almost empty; the food is prepared poorly, often burnt ot left to get cold before it gets to you. Worst restaurant I've been to in Denver - and I've always loved other IHOP locations, in Denver & elsewhere.

I ordered breakfast, and got it pretty fast though they never gave me my coffee or hash browns. My Colorado omelette was cold on one side. I'm not sure how that's even possible. I'll never order from this IHOP again.

Hmmm, so far not many nice things to say so far. I've read the reviews and gotta agree so far. Long wait for food and a refill so far and not many people in here. Will update. Update: Not a busy evening but it sure did take a long time for our meal to come. My other half ordered biscuits and gravy I went for 55 Rise and Shine (?). Let's just say he cut into the biscuit and it was hard. I thought the gravy would soften it, he probably just hit the edge but no. It actually made a thud kind of sound when he tapped it to show me Mine, while it was edible, the hashbrown was a bit hard, so I ate around the tough part. I had to ask for condiments because there weren't any on the table. I didn't get jelly for the toast, the ketchup bottle had one squeeze worth of product in it. I kind you not. My guy had coffee but asked for a Dr Pepper and I asked for a refill on mine. He asked for the manager, got his soda and me? Eh, not so much. The manager came by, he told her he's not paying for that rock on his plate. I think I changed her mind about his complaint when I hit it with the knife, lol. Overall, it's a new restaurant but they sure need to work on that food they serve. I agree with many of the other reviews on this location. It was bad. No. We won't be back. Too bad because I used to like their pancakes.

Double up on the Grease and Butter I fully understand that "double grease and butter" is a good thing for some and a bad thing for others. I think I fall within the later. I ordered the Tilapia Florentine. The portion size was generous. I like that! I had two tilapia filets on a bed of spinach with a side of creamy mashed potatoes. The tilapia was drowning in grease, and the potatoes listed butter as their cause of death. I love some butter with my mashed potatoes, but this was overboard in my opinion. When the potatoes are yellow...you've gone too far. I have to add that the service was a bit slow, but my waitress was very friendly and hospitable. It's tough being in the service industry, so I try my best not to complain about attendance. I just mention it on Yelp for the sake of future patrons.

Worst management ever. Waited 20 minutes to be seated among a highly populated area while half of the restaurant was empty. Among COVID they sit everyone in one small section. Fully staffed with multiple groups of friends waitresses just hanging around while food piles up in the window. Ended up walking out after an hour 10 of waiting for our food

People that showed up 30 min after we sat down and got food right away. Would highly recommend not eating here! Needs better management.
