IHOP food is always a filling breakfast and everyone in the family can find something they like on the menu. What makes this IHOP outstanding is the staff. Helpful, friendly and attentive to refills as well as delivering hot food. They make this a five star restaurant experience!

A classic American breakfast at an affordable price, with fast service, comfortable seating, and friendly staff. This is the only IHOP restaurant in downtown Detroit. It's easy to get here; it can be a bit busy, but that doesn't detract from the experience. There is also a People Mover stop in the building, so you can arrive quickly.

Stopped by IHOP and had a great experience. The staff was super friendly, and the food came out fast. I got the bacon egg and cheese sandwich, everything tasted amazing. Bacon and eggs were cooked just right—no complaints here!

Service was not great, breakfast came out and was eaten before the drink. Whipped cream was forgotten from the pancakes, when highlighted this to server they causally brought the metal tube of cream and wanted to kindly spray my meal at the table, I politely declined. Just as I’m debating the tip to leave, I have the last of my drink to choke on a piece of plastic. The only answer was your meals on us we are sorry. I’m travelling for work, I want to pay for my food, I just don’t want to Choke on non edible objects in my meal!

I do not recommend this location because of horrible staff. When I got here, I had no idea where to go. They were supposedly open but the area at the seating station was roped off. A woman behind the bar asked if I wanted to eat and was going to seat me in the back. I had to move the bar holding the roped off section. I was in pain and wanted to relax, not do their work. I couldn’t get Applebee’s, not seeing any information about it being served starting at 11. It was 10:40 so I got an iHop breakfast. The same woman was rude while taking my order as I wasn’t familiar with the pancakes offered here. I was brought my meal, no syrup and I only saw her again 15 minutes after I finished eating. I was really upset at this point. There are a ton of other restaurants in the area, where there are better, friendly servers.

The Food was pretty standard for an IHOP. What was outstanding was the service. Ricky was our server. Super friendly and just a darn nice guy. Was truly appreciative that we were there. Ask for Ricky for a pleasant dining expereince

It is 9° out today. Which was sooooo cold that my phone shut off. And started having problems. My bus pass is in my phone, so I went to the ren Cen and asked a guard if I could charge my phone, he tried but didn't have the right charger. I went to Applebees across the street and the bartender was rude and seemed as if she could care less about someone wanting to charge their phone so they can make it home safe. On principle I will NEVER spend a single penny of my money at this Applebee. They sure do not care if I freeze to death. She claims to have asked other employees if they had a charger and the probability that not a single one of them had one I find to be extremely low. On principle I am NEVER going to spend a single penny of my money at some place that couldn't be bothered to care if I freeze to death. One of the customer's at the bar suggested I try the front desk of the hotel. There was only one guy working and he didn't have a charger (probability says I can accept this, I cannot accept that not a single employee in Applebees doesn't have an iPhone charger). He tells me that the lady in the liquor store sells them and will likely let me use one. I go to the liquor store and she lets me use one. On principle I buy a drink from the liquor store (I quit drinking, but I grabbed an ice tea. Usually don't buy drinks like that from the store cause I generally just drink water, but she let me charge my phone and seemed to actually be a compassionate human being who genuinely cares if I freeze to death or not). On principle I will NEVER spend a single penny at crapplebees for the rest of my life. There is no way not a single employee in a restaurant doesn't have an iPhone charger, they just couldn't be bothered to care about someone who needed to charge their phone for like 5 minutes at the most to ride the bus home and not (checks notes) deal with 9° F. On principle I am NEVER even eating applebees or iHop. I don't care if it's free. If they weren't so callous and apathetic and let me use a charger I would have bought something on principle and since I regularly walk past the place I would regularly purchase something here and there like I plan to for the liquor store cause I so so so appreciated their help. but I will NEVER spend a single penny at an ihop or Applebees for the rest of my life on principle. That wasn't okay.

I went there, and, man, was that a disaster. The place was clean, but the hostess was super impatient and unpleasant. Lukewarm coffee was served by the server, and the food was just terrible. The pancakes were cold and overcooked, while the eggs didn't even appear to be real. We sent something back because it didn't have cheese on it and was cold; it came back the same way. We waited over 30 mins to get food, and when it did, hash browns were raw and cold. I am definitely not going there again, ever!

Prices. The worst part about rich people moving downtown is how greedy restauranteurs jack up their prices. They do the same thing when our teams get hot. Perhaps they're taking their queue from the parking lot owners. I find this greed unconscionable. If you don't believe me I would include pics of the menu and the outrageous prices. A restaurant owner once told me that he made most of his money on coffee because it was nothing but bean water And cost almost nothing to make. And yet, they have to get three bucks a cup, and that's one of their cheaper items. I sure hope they pay their employees well because the service is quite good but somehow I doubt that they do. I avoid this place on principal. I can afford to eat there, I just don't out of respect for the neighborhood . Before they lost their minds regarding prices I would bring people there all of the time. Stop the steal. The owner of this IHOP should be ashamed.

The service was terrible, and the cashier was giving people food that ordered after I did before giving me food. The food was good, but really cold by the time we got it. The cashier was also very hard to understand, and was speaking in a very rude tone. Including cussing and just getting mad at people for no reason.

This is the breakfast option inside the Courtyard Marriott hotel right across from the RenCen. There is an express counter but less obvious there is a sit down option. The place seemed a little short staffed but it was more than compensated by lightening fast kitchen and server. D'Asia was a real standout for friendliness and efficiency. She made everyone on this (gotta say it) LIONS PLAYOFF SUNDAY feel very well taken care of. Definitely try this place!

Very long wait to be seated, yet there were only 3 other tables of people when we were finally seated. Longer wait for waitress. Food took forever, overcooked pancakes, undercooked eggs, toast as hard as a rock, cold hash browns. One of our friends ordered strawberry pancakes and got plain pancakes. Waitress was friendly. Sausage was good.

This is the one in the Millender Center. The woman who runs the express bar, manages ubereats pickups, seats guest and takes carryout orders is pretty awesome! I just watched her run it all, stayed pleasant, and kept her composure. My to go order was over cooked and not very good; but she definitely made my day as I even told her, I appreciated her hustle!

And we have Ihoplebee's. The combination works quite well. Lunch and breakfast buffets are available. Combining both brands together opens the menu up for customers to select breakfast or dinner options - or a combination of both! The location is excellent right across from the RenCen, a couple blocks from Campus Martius, and near the Riverwalk. The place is new and inviting. And probably best of all, the staff were so nice, welcoming, and friendly that it made the visit so much more enjoyable. The food is still IHOP and Applebee's and why you would expect, but the prices are right and it tastes good. A big Thank you to Heather for being amazing and to the rest of the staff as well!

First stop here was their takeout area for drinks and snacks. Ignored by four people. Ended up leaving with our selections for free (thank you). Second trip for breakfast was much better. Food was good. Small menus selections but what we had was good. Eggs and omelets good. Kids liked pancakes. Easy option here when stay at Courtyard. Nothing to get up and celebrate over.

Do not eat here if at all possible. The Restaurant is located on the first floor of the Courtyard by Marriott. It took15 minutes to get 4 waters and two coffees. There were three tables occupied in the restaurant and at least 6 waitresses working but we're little to no help in speeding up service. The coffee was so strong it tasted like instant and had a overtone of vinegar. We asked for fresh coffee and they brought the same coffee back mixed with hot water thinning out the unsavory unique flavors. It took 45 minutes for breakfast to arrive. We noticed that the customers next to us waited longer for their food to arrive (about 10 min). Note: They we're seated and ordered before we did. We ordered the Big steak omlett, bisquets-n-gravy and country omlett. The food was surprisingly passable when compared to the coffee however the freshness of the mushrooms that came with the Big steak omlett were questionable. The pancakes that come with the omlett's arrived 10 minutes after we received the omlett's. We also needed to ask for the check twice then finally chase down our waitress to cash out. If we could do it all over again we would go somewhere else. Many of the issues that occurred during our experience today can be resolved with a thorough management and staff overhaul.

3.5 stars - it's still an Applebee's/iHop at the end of the day but they deserve a good grade. The biggest win for this hybrid restaurant is that it offers a very fast and reasonably priced lunch The soup and salad bar has a large selection and is under $9. The daily fast lane lunch has a fun variety of hot foods for $12 - add a soup/salad for $3. Being a new location, especially in Detroit, it can be hard to find supportive staff and workers but this Applebee's has found a very strong team. From the host, to the waiters, to the cooks at the fast lane line - every worker is very accommodating and friendly. This is especially a big deal given they are all still in training as it's opening week. In the end, it's still an Applebee's or iHop so don't expect amazing, Michelin star worthy food. But it's nice to have a spot to grab American classics like pancakes and burgers in a clean and spacious location right near the Ren Cen for $15 or less.

Came here for a yelp IHOP @Applebees event to check this place out. The closest bathroom is 47 steps from the entrance of the restaurant. That's a negative for me. Our initial waiter, Tyrell, took forever to get stop by - actually the manager had to send him over. After not getting anywhere, we picked up another waiter, Jace, who was amazing! Got us drinks, food, and refilled drinks on the spot - he's the reason this post gets another star. Supervisors/ managers have stopped by to check on us - we had a good talk with manager Heather. We ordered pancakes and chicken&waffles. Pancakes always taste amazing. The chicken was crispy and moist. Waffles were stayed crispy. There was a buffet of Applebee's food --- Chicken Buffalo Wings - heated, but doesn't over power other flavors. Honey BBQ Wings - has sweetness, but not too sweet. Chicken was moist, not over fried. Taco Queso Dip - taco toppings in there regular queso drip, but with taco toppings. I'm not a fan of peppers, so I rather have the regular queso. My husband would want more taco toppings. Spinach/Artichoke Dip - creamy, not over salty. The location is easy to get to, just across from the RenCen with a People Mover station. The restaurant is in hotel lobby and easy for public to get to. The restaurant and hotel lobby has lots of various types of seating, with outlets and USB charging area. This would be a good stop for food and drink after an event; however, I have Applebee's and IHop's closer to home and wouldn't go to Detroit just for this. One big negative for me - I parked in the Millendar Center and it cost me $20 to park. Park elsewhere.

This is the first Applebee's and iHop location in the world according to our waitress, and this one is not turning into an iHob. I got seated quickly and our waitress addressed us right when we sat down. We placed our orders of an Asian salad and the country omelette with a side of pancakes. The food came out within ten minutes and was a very good portion. The omelette was delicious!! As well as the flavorful salad! Everything was up to standard, and our server Eve made our time here 5 stars. She made sure we had our waters filled and answered our questions. I would recommend eating here for any time of the day.

I was the plus one for this Yelp event my husband signed us up for. Food was good. Saw the manager on top of things. He was making sure everything was stocked for Yelp event. Our server Tyrell was too slow. We asked him and another server for water and placed an order for a short stack and waited and waited. Ordered a second time from another server and then a yelp host. A host came around to ask who ordered chicken and waffles because it was going to move slow since they also had one waffle maker. Really? Boneless wings typical of any chain restaurant but bbq sauce good. Spinach dip and chips good. But Applebee's food just typical. Waiting to try the IHOP side. No success as of 50 minutes in. Overall if you are at the hotel it is a good gig, but for this particular event our servers were lax. Wasn't impressed for event. I mean you could go back as many times as you wanted and they were constantly checking food at buffet but after that..... 45 min to get my short stack. Wow! They gave us a short tour around the restaurant. It's actually very nice. They did a nice job and it's set up for travelers. Lots of outlets around. They have a quick drink bar facing the lobby where you can also order carry out. They have a conference room that unfortunately got flooded out by something beyond their control so that was under repair. They have a nice sports seating area with TVs and games on where they show the latest kegs being tapped as well. Nice seating area for the view of the ren cen as well.

Breakfast at IHOP is a must! We ordered: The Split Decision Breakfast ($8.79) which comes with 2 eggs, 2 sausages, 2 bacon strips, 1 slice of French toast and 2 fluffy pancakes. Everything was cooked to perfection, especially the fluffy pancakes, and I love that IHOP has 4 different syrups to choose from; strawberry, blueberry, butter pecan and old fashioned. The blueberry is my favourite. From the Applebee's menu: The Fiesta Lime Chicken ($12.99) which comes with grilled chicken covered with cheddar cheeses with spinach rice and pico de gallo. The service at this location is great, our server (I forgot his name) was attentive and on top of his game. Our meals came out hot and fresh less than 10 minutes after we ordered them. I highly recommend this location.

This is a review of the CoffeeBar by iHop in the Marriott Courtyard...They have very lousy service. One guy working while two others just standing around. At 10am busy Sunday morn so the "ihop express" should have been the answer-but NO! Why was one person working the phone AND fulfilling delivery drivers orders/pickups AND resupplying paper products AND taking counter orders AND disappearing for many minutes?? All we wanted was two cups of coffee and it took 20 mins! Express? NOT!

Came in on Memorial Day and it was just about the most frustrating experience. We had wanted to dine in but was told that we had to order takeout, but then witnessed one of the two staff there asking other walkins if they wanted to order food and to sit at the bar. Staff seemed to be completely untrained or incredibly not service orientated. I had to on 3 separate occasions ask that our drinks were made first as we waited for our food. Then around 40mins of sitting across the empty counter (no other guests at all) my partner went up to check on the food only to discover that it had been sitting behind the counter the whole time. Completely frustrating babysitting experience on the staff for cold food.

Hostess took my drink order cause nobody came over to see me. Said my waitress was on the way over. Hostess told me about the buffet 5 minutes later,I didn't know about .Said my waitress was on her way. Hostess a few minutes later brought me silverware after I asked. Said my waitress was on her way. I've got my food and drink all provided by the hostess. Who do I tip?!?! Haha! Food was ok. Basic IHOP but the waitress seemed busy with other aspects of her life.

An Ihop plus applebees or I-Hoplebees is a pretty obvious mix once you think about it. In some sense its almost surprising it wasnt tried before and yet this is the only establishment that combines the two restaurants in the country. I got in thanks to a special event at the restaurant. The restaurant is more or less split between the two restaurants although food from both restaurants is available from both sides. The applebees side is very nice and has a really cool feel to it. A few very luxurious parts that can be rented privately. As to the food they had a buffet set up with boneless buffalo/barbecue chicken wings as well as chips and various types of dips. I enjoyed the queso dip in particular. I also thought the chicken wings were pretty good especially since I"m a fan of boneless wings. I also ordered the chicken and waffles but tbh the food was kindve an insult. The chicken was bit sad(more tenders than tnything) and the waffles were tiny. It was super dissapointing and you could tell that they didnt really have a good idea of how to do it correctly. Overall definitely a place to go again but they need to get their chicken and waffles right.

Took 35 minutes to get two coffees and two waters. Breakfast still isn't here after sitting for 45 minutes. There has been little to no communication between server and tables. The staff is very NICE, but provides terrible service. As someone who works in the service industry, i KNOW there is no reason for this at all. We got our food, but still didn't have silverware. Took an extra 10 minutes to get forks to eat the food sitting in front of us. The table next to us decided to ask for boxes because they were running late for a flight.

Ordered takeout biscuits & gravy and the biscuits were STALE and hard as rocks. Like seriously very stale and bad. The takeout size cup for the gravy was embarrassingly small - about the size of a ketchup container at Wendys or McDonalds. It was such a small amount of gravy that it couldn't even cover the whole biscuit. Biscuits or any other kind of bread should, at the very least, NOT BE COMPLETELY STALE AND HARD AS ROCKS. Did not come with NEARLY enough gravy.

It wasn't very busy at all but we had to wait about 40 min to get our food. 15 minutes for just coffee and water. The pancakes were very thin, it didn't look like the pictures at all. The toast was so hard and without any butter, I asked for strawberries with my pancake and didn't get it. The portions were very small and I was still hungry.

This is a really strange IHOP. It's actually an Applebee's/IHOP. With all the savory lunch dishes that IHOP now offers, I can't imaginr why there's a need to have these two restaurants in the same facility. The downside is that they don't have a full menu nor any of the seasonal specials. I do like the layout of the restaurant. It's very current, well thought out and roomy compared to other restaurants of the same brands. The staff were friendly attentive and professional. The food was hot fresh and well presented. I'd recommend this restaurant if you're in the area with a large group of people who want various types of dishes. As for me, the next time I'm craving pancakes I'll check out other locations.

They are brand new and trying really hard to do a good job. They food is typical IHOP quality and there is a limited menu. But every sit down breakfast, take out breakfast, and coffee drink we had over our 4 days at the Courtyard Marriott (to which it is in the lobby) was just right. And the staff is very accommodating and friendly. Keep improving and learning and it would be a five star review!

This Ihop is absolutely HORRIBLE the wait was ridiculous for 5 people just for pancakes and waffles!! Just to make matters worse I ordered eggs scrambled with cheese and I flipped them over just to find a large piece of parchment paper inside of my eggs! I request a manager and he stated that the paper came from the cheese. Extremely unprofessional and I'll never return.

I like IHOP but this location is trash. DO NOT GO HERE. Food was cold, hair in my food, the portions were tiny and rude staff. Hash browns were rock hard and tasted horrible. Will never be returning here and I advised you to do the same!

Service was prompt, super fast, at Appleby's. Pleasant wait staff. Delicious Chinese chicken salad. Mango lemonade was a treat. IHOP morning breakfast service a little slow but the wait staff was very accommodating; it was very full with Hungary customers. Delicious vanilla latte and egg/cheese brioche sandwich. Friendly, helpful wait staff. Plenty of casual seating spots.

I went for breakfast at after 9am because it was near my hotel. Service was poor. The place was near empty, but the server was not attentive and hard to find, especially since we hadn't been given silverware. The breakfast buffet was the only food being served. The food quality was fair, not fresh, lukewarm and the fruit looked leftover. It took over 10 minutes for me to find out that the juice I ordered was out of stock and then another 10 minutes to get an alternative. I don't ever plan to return. Very disappointing.
