*Previous review deleted* Solid breakfast spot! The pancakes were fluffy and delicious, and everything came out hot and fresh. The service was friendly and welcoming, and the place was pretty clean too. Bonus points for the free parking lot—makes the whole experience easy and stress-free. Will definitely be back for another stack!

Honestly this might be a 5 star place. The breakfast is basic IHOP stuff, but the location is very clean, the service is amazing, everyone is friendly. I also like that IHOP has some healthier options now, in terms of whole grain protein pancakes, healthier syrups which aren't as sweet as they used to be, while still maintaining their price point. I wish there were vegan egg options using tofu or something else.

If you’re not buying a lot of stuff don’t go there. they gonna show you bad ass face, one day I would like to drink one cup of vanilla shake and also I would like to eat pieces of cinnamon cakes and then they just kick me out «  they said would you like to eat here or to go « it means get out of here asshole as long as you’re not buying anything else. This is true story.

We were in the mood for no-frills breakfast without “fusion” or fancy French names. This place, while pretty basic, was great for eggs, bacon and toast. Coffee wasn’t very good. It was more like coffee-flavored-hot-water, the toast was a little over-done for my taste but nothing to complain about, just commenting. The basic breakfast was good, hot and just filling enough. The staff was attentive and friendly.

We usually visit this place late night for dessert. Never disappoints. The staff here are really nice and polite. For the amount of crowd this place attracts even past midnight, the service is pretty quick!

My go to is the $7 (omelette + pancake) meal which they hide on the menu in the app/website but is still available at the location. Vegetarians can specify no meat (but they dont do no meat replacements). The location can be crowded during morning hours.

Good diner food. What sets this IHOP apart is the cleanliness inside the restaurant and the friendliness of the staff. Ordered a burger, appetizer sampler and a salad. The chicken in the appetizer sampler wasn't great (too salty, not really crispy) but the mozzarella sticks and onion rings were excellent.

Enjoyed our meal and time here. Excellent customer service. Andrea and the manager were great. First time out to eat since the pandemic. Thankful and grateful for my time there. Ambience. A Service. A Food. A Price. A This establishment has been here over 40 years. Private parking spaces for customers. It's been updated and modernized and clean and great ambient lighting. Young girl Service was very polite and friendly. It used to be run down, and I haven't been in decades. NOT it's been spruced up nicely and clean! Found an $8 online special. Mentioned to server for the menu but this offer was just by word of mouth only and server explained the 3 different options that was avail for $8. I had the ham cheese omelet with 2 large fluffy pancakes. Cooked to order and very fluffy omelet as well as fluffy pancake with as much butter as I wanted. Menu prices definitely reflect the cost of products and living in the city. Breakfast can run from $15 and UP! Quite pricey! Im glad I mentioned the $8 deal! I would go back! I'm a FaN!!!

Waited so long to get seated. Waited minimum 20 minutes when there were many tables open. Service was so slow and server ignored us.

I generally do not choose to eat at IHOP. I would rather eat at a Mom, and Pop place if I can over a chain that. When we were in town this last weekend, we needed something that was normal looking. And everything around us just didn't look like regular breakfast fare, so we decided to come here. I went with an omelet, with mushrooms, and avocado. I honestly do not remember what the rest of the family ordered. I can tell you it was breakfast, and they liked it. Lately I have been having a hard time eating eggs, (it's a long haul covid thing), but if they are made a certain way, or with certain things I can eat them. I was able to eat my omelet. So I was grateful for that. We were seated right away, and our service was great. It is a little small inside. Probably would come back, if we were not able to find another breakfast spot again.

Although there $ 6.00 menu looks pretty good I would definitely recommend there chicken fried steak.. Very very delicious and surprisingly even though they're a breakfast restaurant there's burgers are pretty delicious as well. I would definitely remind them. This is my daughter's favorite overall restaurant. Can't drive by it with her in the car without stopping..lol..

IHOP is the place to go when it's late and no where else is open. I ordered the jalapeño kick burger with regular fries this time and overall, the flavor was a bit bland and I would've liked the shredded cheese to be melted. The pickled jalapeños were a good addition. Service is hit or miss, and being late and not busy at all, I wasn't expecting much. This trip satisfied the craving for a burger and I would come again!

Wow, this place is Outstanding. The staff is so cheerful and helpful in every way...they almost make your day ! We had breakfast there twice [in fact every breakfast once we found them], staying nearby in the Silver Cloud Hotel. The food was perfect. THANK YOU!!!

My experience at breakfast this morning was perfect. My server (Glafira?) was the perfect combination of attentive and unobtrusive -- and very pleasant. I got cinnamon french toast along with eggs, bacon, hashbrowns. All were excellent. The quantity was plentiful and it all came to the table at one time and hot (granted...it was not busy yet at 6:45 am). The location is easy to find and see once you arrive and there is parking. I may go again tomorrow!

Honestly this IHOP isn't all that good. I got a spicy poblano and it was 90% egg and 10% meat. Typically at other IHOPs they give a fairly even amount and this one is the most expensive that I've ever been to. The severs are severely busy and they don't have time to actually ask you what you need it's more of an eat and go as fast as possible environment. The place is clean at least so they got that right. Overall I wouldn't come back due to unreasonable priced simple meals and the quality of food is subpar definitely better breakfast options out there than this.

A wild installment of Reggie Reviews has appeared! Today I am reviewing one of the most prestigious and well-known restaurants in all of Washington state; the always delicious House of Pancakes itself, IHOP! This establishment has all of the breakfast cuisine that a Nintendo fan could dream of. I asked the waitress to tell the kitchen to put some extra tanooki leaves on my pancakes. The joke went over quite well, and I was the hero of the staff outing. The pancakes were delectable, the sausage was impeccable, and the hashbrowns were to die for (unless you haven't picked up a few extra lives, of course.) Overall, I could not recommend IHOP more if you're a Nintendo fan looking for a nice meal in the Seattle area. And if you are looking for some fun after a nice, warm breakfast - leap into a new World with Super Mario Bros. Wonder! Available now only for Nintendo Switch™!

We were in seattle for medical and went to this ihop twice. Fast service, food was good. Very busy location.

Dinner with my husband and brother this evening. My brother really likes this place. It's affordable with very American type diner food. Haven't been here in a while. They now have buttermilk biscuits which are pretty good. I had the breakfast biscuit which consisted of two fried eggs over medium, American cheese, and bacon in a biscuit. It also came with my choice of French fries, hash browns, or pancakes. I chose the hash browns. It really wasn't bad. The waiter, Carlos was a very nice young man. I left him a decent tip. It may be a couple Months but we will come back.

It was just yesterday Morning at 02:20am just wanted breakfast but not cooked by Me..On my way while driving I-5 North I thought Denny's on 4th Ave No No No they don't fry bacon they only use box bacon(which 3sec microwave or steamed). IHOP nice and clean but the atmosphere outside was nothing to see..Dark! Unless you may want to know about the 7 state trooper who followed me to IHOP but never turned in just droves by..I counted them..As I entered immediately service by Eddison B to my surprise because they're located across from SU college(students). After being seated I wanted to try a fulfilling breakfast so I ordered the"Farmhouse Breakfast" 2pancakes,2toast bread,hash browns, eggs anyway you ordered them I went with scrambled soft with cheddar cheese,2 smoked hot links,2slices of ham which was salty which I left on the plate as I exit. All-in-All for $24.91 it was Ok besides it beats being tried from work..it just gave me sometime to relax.Thank for 24/7 open hours service.

My freshman year of college I often frequented this ihop around 2 am. It was always a mixed bag of what you were going to experience when you walked in. One time it was a rat scurrying across the floor and one time it was a spider. The employees here were always so nice though

Came here when me and my fiance were visiting Seattle to see if we wanted to live here :) staff was friendly we came in about 3 days out of the week we stayed and the employees knew us as soon as we walked in the door always felt welcomed

Very poor service and average food. Arrived at around 12:45 pm with 2 others, and were seated within 5 minutes. Our table seemed to have no server so we waited around for 20-30 minutes for someone to take our order until we stopped someone to tell them that we were ready. The server told us that she would take our drink orders and then someone would come around to help us. We got our drinks in the next 5 minutes, and were left hanging once again for another around 20ish minutes (despite telling them that we were ready to order once again). We even considered leaving and putting cash on the table for the one milkshake that we ordered. Finally, we were able to get the attention of someone and our order came around. The food came out relatively quickly as they understood that we were sitting at the table without food for nearly an hour, but instead of onion rings we got fries. To give them credit, they gave us 2 buttermilk pancakes for free (or on accident, no idea). t The classic burger was reasonably well cooked, slightly pink on the inside (as I like it). The best part was the iHOP special sauce that they put on it, however it is nothing special compared to any other frozen patty burger. I would still say that a fast food burger is a better bang for your buck. Overall, average food at a relatively high price with mediocre service. I would only come here because it is open late or 24/7.

Horrible service and we watched patrons around us that arrived after we did receive their orders before us. When we did receive our food orders, the food was almost cold, the lettuce in the salad was tinged brown and the chicken was tough. It was a very disappointing experience. They charged us for all of the food in the end.

I ordered an Oreo milkshake. The straw was much too small for a milkshake so it had too much milk, otherwise it would have been undrinkable.

Alright we're just leaving.. a bit disappointed I might ad d partner and I order the pancake combo and ala carte biscuit w gravy... everything came out cold.. I was definitely expecting more... the waitress looked like she was doing her best..

If you are looking for some good food and a great price, then this is your spot. With a variety of options there is something for everyone. Though they are known for their pancakes, they have great burgers as well. The best part about this place is they are always opened so you can go at the last minute no matter what the time is. The staff are friendly and the service is great. It's also great for takeout/delivery as it travels well.

Always seems to forget things on online orders. It's extremely frustrating to miss an entire section of a meal. I understand once or twice but this is the third time they just left items off.

Always disappointed . 2 hours to get food. Breakfast, but Doordash orders are flying out.

Very expensive at this location. The food is standard quality but the prices were so much higher for some reason.

GO TO A DIFFERENT LOCATION. This was probably the worst experience I've had with any sort of carryout or curbside order. I ordered online at about 7am for pick up at 8:20am so you would think that it would be enough time to get the order out by the time I arrived. I pulled into the curbside and waited, here's where I'm at fault. I didn't know I had gotten an email that stated to call when I got there for a server to bring it out, so I went in to just go grab my food. When i walked in I told the lady who was expediting (she was older, tall, tan complexion with glasses, didn't get her name)...I told her I was picking up for Jessica, as I was talking she turned around to face the other direction. Then she turned around after I was done to put her hand to her ear and tell me she couldn't hear me, she said it quietly. If I could hear what she said from the distance we were at, I know very well she could have heard me talking to her too. She said my food would take another few minutes as it was on the line...it took half an hour. My entire break from the hospital and it took 30 mins. People who came in for dine in after me for their food before I did. Another man who entered after me had the same issue. While we waited no one checked on us to give us any updates. It was only when a sweet waitress, her name along the lines of Elondra??? It started with an E. She asked if we wanted to speak the manager and offered a complimentary coffee. She was the only helpful one. While she was bussing 6 tables, working the front crowd and trying to help me and this other guy, the expediter was faced towards the kitchen doing who knows what. She even told another waitress who was on her break and still checking customers out that she had to "hurry up and come back before it's going to be busy in a sec and I'm not dealing with that." I don't expect much with this being an IHOP, but come on. I walked in when there was only a few tables taken and three other receipts in line.

So IHOP sucks now or something? The prices are sky high but the food is the same old quality. Why are they charging so much?

Waitstaff is great, but they only had ONE waitress/hostess for the whole place. Can't even use my coupon because you need a manager apparently. Doesn't say that on the coupon! Hire some more fucking people, this is UNACCEPTABLE. It's not fair to the customers OR the rest of the staff. Negative stars for management, 10/10 for the wait staff. You deserve better

No long wait, went in an a Wednesday morning. Food was okay and pretty cold (minus the pancakes). Bacon could not be chewed through at all. Super old and hard/ tasted spoiled. I received the check with my meal. Everyone else got it when they finished their meal. Couldn't finish my meal, feeling rushed and bad tasting. Probably one of my worser experiences at iHop.

Food Service Nostalgia. You know what you get. Classic! A fan of mine is the rooty tooty fresh and fruity whipped cream.

when i see 5stars fr a few folks and then i see 1 or two stars? i wonder if those 5stars werent bought to bring their rating up :) my friend ordered banana pancakes and turkey dinner i attached what we looked at and ordered to what arrived u guys decide... no gravy or cranberries? and no banana in those pancakes ihop had gone down for about 10yrs now i remember when they first came out OMG that was where we hung out after clubbing i even enjoyed their steak it's too bad... it was one of my fav but NOT for awhile now last time give them my biz ps. my friend got stomach ache after eating the turkey dinner

I have eaten at this IHOP for years. No more after tonight. I understand that it is challenging to hire good staff. I have put up with poor service. This was beyond awful. Jake did not know his menu. My friend ordered the 55+ french toat. It did not come with eggs, etc. He came back and redid the order. Jake served up our drinks. We ordered iced tea. I realize freshly brewed iced tea will melt the ice. This tea was not freshly brewed. No ice. He slammed down a glass of ice. (Don't take out your day on me with bad service.) The sandwich I ordered was a hot mess. (I should have taken a photo.) The fries were cold and shriveled up. (Who's plate had they been on? Or where did you sweep them up from?My friend and I tried to call over Jake. He was busy apparently restocking. It could not have been a mad rush. He finally came over to hand us our checks. He never once asked how our food was. My food was still on the plate and he did not ask if I wanted a box. Or if there was something wrong. He started to quickly walk away. I stopped him. I then briefly shared with him about it this so called food. I asked to order something else. I said that the 55+ menu had the turkey sandwich. I have eaten sandwiches off the IHOP menu. I asked if it had slices of turkey. Jake did not answer as when he took the first order. More than 20-some minutes later. I heard Jake ask if my sandwich was ready. It was not. It was slapped together with turkey chunks, mayo slathered all over the top and bottom piece of bread. The sandwich was accessorized with an artificial yellow Kraft American slice. I picked up the sandwich and it fell apart in all of its grossness. It was like Groundhog's day. Jake left the check...Only this time the fries were fresh and hot. I tried two of them. I stood up and the team member had been walking around with no mask had no intention of wearing one. You could tell he was beyond the mandate and beyond any law. I stated that I wanted the sandwich removed from my check and in that he needed to wear a mask. He yelled at me and stated that I have a bad attitude. I told him that I would turn them into King County Board of Health and I have. BTW when we walked into be seated, a team member had his mask fingers rubbing his and up his one nostril. He was working in the kitchen. What do you bet he did not wash his hands. Sickening. Whay hasn't this IHOP been shutdown and put out of business? They do not follow the face mask manadate and other issues, such as allowing people to wait inside the front and not wear mask in the restaurant at all. The team members who have and continue to allow the no mask mandate have worked at this IHOP for years. Tsk. Tsk. The photo is of the team member who yelled at me and was not wearing a mask. The other photo: "Where's the customers? Update 1/10/2022: Rico from the IHOP called and left a voicemail. I will no talk with him. No more wasting my time. BTW, the team member in the photo maybe Rico. I called back. I was placed on hold and was left there. I hung up. . Stop contacting me. I do not plan to step foot in your so-called establishment. I will encourage others to do the same.

Not bad for a late night meal however the service can use improvement they must be more attentive and be trying to serve a little quicker if they can fix that they would be at 4 star's have been here couple of times and every time the waiting time is what affects the experience.

$30 ($15 meal, + 1 side +1 drink +tip) per person for breakfast... the food is what you would expect from any IHOP but for that price it's just outrageous and doesn't match the service or quality you receive. If I can make the food myself for $1.50, the service or quality needs to be much more than IHOP for me to pay 20 times that. 20 times is more than a simple convenience fee...

I had a disturbing experience with an individual who presented herself as a manager but avoided providing a name, although explicitly requested. I had my dog with proper ID; however, interaction discussing the situation could be best referred to as hostile or harassing. My impression was either the individual was expressing hatred against the dog or ethnic minorities. The harassment continued when I went inside to tell our party that I was leaving because of the experience, and here she showed up again, threatening the server NOT to take any orders and asking us to leave. Very disturbed and disappointed. There could be policies, protocols, and even rules about a business, and we all respect that; what separates winners and others is communication and attitude. Unfortunately, hard-working crews are keeping these places running. Still, bad management and poor customer experience are chronically disruptive, and if I could have given zero stars only to the so-called manager, I would have happily done so.

Honestly exceeded my expectations. My friends and I came here for laughs to have the minion specials. We ordered the ba-ba-banana milkshake and not only was it super yummy not too sweet, but the waiter also gave us the extra milkshake left in the blender for basically BOGO. 4 stars for great service!

Extremely disappointed with the subpar food quality and will not EVER return to IHOP. Ordered Salsa with the Omelette and it was not included. The Mushrooms and Tomatoes had an odd slimy texture and the Avocado was brown. I was hoping for Strawberry Crepes so I ordered the new "Berry Crepes" with strawberries only (minus Blueberries and Berries.) The Strawberries were not fresh and had a leathery texture, The inner-cores were not removed and still had pieces of the green stem attached. Pancakes and Crepes had a peculiar "chemical taste." My partner has been in and out of the restroom with vomiting and diarrhea and had to call in sick to work. I am feeling slightly nauseated, but I only ate a couple bites of Crepe and threw the rest in the trash. We are beyond disappointed and have NO DESIRE to EVER return to IHOP. This experience was absolutely deplorable!

The restaurant owner got our car towed. We ate here, went to the park across the street since our 2 year old was super cranky. After he finished playing we came back to have our dinner here again and found our car gone. The restaurant manager was super rude and told us "shut up - you guys didn't follow the rules. I'm not sorry for you" in front of our kid. Had to spend $250 to get the car back and deal with a hungry kid (who was a trooper through this). The most worthless pancakes we had.

Me and friends just wanted some food, I called to see which Ihop they was at, the lady that answer the phone was highly disrespectful and hung up on me (Horrible customer service) I called back and she was still rude, trying to blame it on how busy they was. ( if she can't handle that, then she shouldn't work there) at this point I'm pissed off and my friend ended up talking to her and she continued to be rude to my friend, she also hung up on my friend. We ended up not eating here, if the customer service is like the this then I don't wanna eat here. I understand this is ihop but they can at least get their customer service in check.

We went there for breakfast on a Saturday and I can totally understand that the place is busy on weekends, but still attending every customer equally is their job! We like the food at IHOP, no doubt in that, especially their Mexican Tres Leches pancakes, but service also plays a vital role in making an OK restaurant into a GOOD restaurant. Soon after getting a table we placed our drinks order for a coffee and their Halloween special hot chocolate. 5 minutes later our server rushed to our table, placed the drinks and rushed back without waiting even for a second to ask if we needed anything else. The reason I say this is because the moment she kept our drinks, we wanted to tell her that it wasn't our order. But she didn't even wait for a second. I tried calling her several times, asked other servers that it wasn't what I ordered but nobody did anything. After waiting 10 minutes, she finally came with our correct drinks. In food, we had ordered the Mexican Tres Leches pancakes and Chicken Fajita omelette. Now, we have had many items from IHOP and we feel that these pancakes is the best dish they have on their menu. If you're also a condensed milk lover just like us, then you are sure to love these pancakes as well. Most of their omelette are pretty consistent in taste. So it totally depends on what kinda mood you're in. We like their chicken fajita omelette because of the sour cream and salsa combination! Another thing I'd like to mention about their service is that the moment they bring your food, they your check as well which I felt is rude, I mean I haven't even started eating yet. Also when we were finally done eating, one of us was in the restroom, while the other one was waiting. They told us to just pay and clear the table and wait for them at the waiting area. I rarely visit IHOP, but this location was very close to the hotel we stayed in and it was nice to know what would be on the menu when I got inside. I walked in, got greeted by two employees, got seated quickly, and immediately asked if I knew what I wanted to drink. Coffee of course! If you go here, sit in 'Han's' section, she was fast, efficient, friendly and got me everything I needed without having to even ask! I was highly impressed with my visit to this location last week, never would I have thought I was going to have great service in a ihop. Thank you for making my visit memorable and enjoyable Han! I appreciate it!

This ihop will always be my go to place for some amazing chocolate chip pancakes!! It seems like every breakfast place isn't doing just plain chocolate chip pancakes anymore! It brings me back to childhood. When you're craving a sweet breakfast and know you will get exactly what you order, just like the picture ihop will never disappoint! I've been coming to this location for over 5 years and they have never failed me. All the staff is great and super attentive. I have always been seated within reasonable time no matter the size of the party. The food comes out to your table in great time and the food is always great. If you come at night time after going to the club or after a night of drinking you're in for a treat for some late night entertainment ;)

Minimal seating because of covid as of now. I wish they had vegan options on their menu but I don't hold that against the location - and most people probably won't have this problem anyway. I had to wait for a family member to get out of their appointment at Swedish hospital (only a block away) and ihop was the only thing open - thank god somewhere was. The staff is very friendly and was doing their best even with some rude customers. The food is typical Ihop - nothing spectacular, but if you're going for what you expect it's great. The location is good too, so if you're a bit hungry on the way home, or before or after a doctors appointment, it's definitely worth stopping in for some pancakes (:

Called once to tell them I was here for my curbside pick up. Hung up on me. Called again told them about my pick up and then she asked me to hold a bit and then came back and proceeded to reask me the same question again. To be fair she apologized. Its now been 12 mins past my pickup estimated time. Finally i walked inside. And asked for my order and its been sitting there the whole time. Why offer curbside if u arent going to even offer that service. Victor was nice. But completely unapologetic I guess its a cheap breakfast place. U get what u pay for. :/

A hidden gem in my opinion especially on a Christmas morning when 99% of all other restaurants are closed. Yelp had major complaints on this breakfast spot which I didn't witness. The servers were extremely friendly, quick with the orders, and even faster with the check. Coffee isn't the greatest compared to other kiosks or specialty stands in Seattle but on a Xmas day, their coffee was fine. A small crowd but the location is hidden off of Madison Avenue, away from major venues or the freeway. Yelpers, give this place another chance. My experience was great and I would definitely return.
