I cannot speak more highly of Veronica in the leasing office. She made my entire moving experience and transition into the building so much smoother than I could have imagined. Veronica is not only dedicated to her job, but she goes above and beyond to ensure every resident feels supported and cared for. She is attentive, approachable, and always willing to take the extra step to answer questions or resolve any concerns. Her professionalism is matched by her kindness, and she truly makes the community feel welcoming. I am so grateful for all of her help. She is an incredible asset to the building, and I feel lucky to have had her guidance during this process.

I’ve had the pleasure of interacting with Marco from the maintenance team several times, and he has always gone above and beyond. He is incredibly friendly and professional, making it easy to communicate any concerns. The quality of his work is excellent—repairs are always done right the first time, and he leaves everything neat and tidy. On top of that, his response time is impressively fast, which makes a huge difference when something unexpected comes up. Marco is a real asset to the community, and I truly appreciate all that he does to keep our apartments running smoothly!

Olivia helped me set-up and gave me an initial tour of the property. She was extremely friendly, knowledgeable, and really funny! She took her time to show us multiple setups of the same floorplan just so we could get an understanding of how the layouts could be different utilized. She made it a very easy choice to sign a lease here. Veronica made the move-in process so easy on my move-in day! She showed me everything I needed to know and was so warm and welcoming. She was responsive all through the leasing process as well and made it easy to do everything needed to get my keys. I cannot say enough nice things about these two in the front office! Cant wait to live here!

*Update from my last post 6mo ago* (My last post from about 6mo ago was specifically and directly associated with the previous property management company, who managed the building until October 2023 when it was still called Broadstone Little Italy) In November 2023, the new and current property management company, SRG Residential, took over. The name has since changed to Instrata Little Italy. They saved this building and it’s honestly been like a 180 ever since. They came in and from the jump drove straight in to identify and understand all the issues left by their property management predecessors and then worked really hard to reconcile and mitigate them asap. I love this area and the building and, if not for them, would have moved out by now. So here are my thoughts, as someone who has lived here (2BR/2BA) for almost a year: - AMAZING location (walkable neighborhood, lots of bars, restaurants, shops, parks, easy to get onto the highway, close to the water, walkable to Embarcadero and gaslamp, the trolley stop is literally 2 blocks away, lots of close bus stops, 9min drive to the airport) - reasonable prices for building parking - pet friendly (lots of people in the building have dogs which rocks) - Enclosed outdoor area for pets with a dog wash station (the only bummer is that the area is a bit small, and so it’s mostly used for dogs to relieve themselves. Between that and the size, it tends to smell at times and can’t really be used as a place for dogs to play) - apartments price range (I’d definitely say it’s a bit more affordable than other buildings in this area, esp for the size of the units/amenities) - property overall is well maintained and cleaned - maintenance has a pretty quick turnaround time to help address any apartment or building issues - property management team is readily available to chat and help answer questions in person or via email (BEWARE: they have dog treats so if your dog is anything like mine then they’ll always want to stop by..and Veronica will spoil them with pets and treats) - good amenities (pool, hot tub, gym, spinning room, virtual golf (never tried it though), study areas, business center to print/fax, “zen garden” (super chill place to go outside with comfy chairs to read, chat, make some s’mores, etc), public gas bbqs, and areas to host get togethers/parties (some of the areas can even be reserved) Overall, I’d say 4.5 stars!

I hope Sares Regis upper management sees this, because the leasing office at Instrata Little Italy is in desperate need of oversight. As a current resident, I have to echo the previous reviews written by Esteban and Мария (Maria). Of all the reviews, they're by far the most accurate, but honestly they just scratch the surface of what’s going wrong at Instrata. If Sares Regis’ leadership actually knew how poorly this property is being run, I have no doubt they’d overhaul the entire leasing department. The way issues are handled is consistently careless, and residents are left to deal with the fallout. The hot tub has now been closed for eight months, and Instrata has stopped providing residents with updates on their never-ending resurfacing project. The golf simulator has been out of order for about four months, with no meaningful updates from the leasing team in at least six weeks. They don't seem motivated to fix it. The speakers and TV by the pool are broken, and none of the three TVs in the so-called "Yacht Club" work (“Yacht Club” is especially ironic considering nothing in there functions). The pool, which was closed for five months for resurfacing and only reopened in May, is now being used as a bath by a family of seagulls. I’m not sure if the building knows but it’s been happening since the pool reopened. Let me give you a few specific examples of how things are managed here. In May, the leasing office sent an email titled “Notice to Enter for Fire Sprinkler System Inspection 5/22 and 5/23.” Buried at the bottom of this lengthy message was a casual mention that the fire alarm would be “ringing intermittently” during the inspection. This was a massive understatement. The alarm, which can be heard blocks away and is physically painful to endure, actually went off every 3-5 minutes from 9am to 3:30pm. Nearly everyone in the building works from home or has pets, and nobody received a proper heads-up. People had to cancel work calls, scramble for pet sitters, and relocate to coffee shops at the last minute. I spoke with more than a few tenants that day, and every single one left the building within an hour after testing began. The alarm testing continued the next day. I've lived in many apartment buildings and this was the only instance where testing has been conducted room-by-room while setting off alarms in every apartment. The disruption was so extreme that residents honestly deserve a rent refund for two days. The conditions were flat-out unlivable. Just a few hours ago, we received an email from Instrata notifying residents that plumbers will be accessing our apartments tomorrow between 9AM-5PM for a “mandatory pipe jetting service.” The email asks all residents to clean their bathrooms, bathroom and kitchen sinks, and the area underneath each sink. I don’t mind that the service is needed, but it’s baffling that Instrata thinks it’s acceptable to give residents less than 24 hours’ notice. This is extremely inconsiderate, especially for anyone out of town who might be uncomfortable with a team of plumbers accessing their unit while they’re away. If you’re considering moving to Instrata, do yourself a favor and look elsewhere. Don't be fooled by any of the positive reviews–most of them were posted by residents who just moved in. This review is being posted anonymously to avoid potential repercussions directed at me. The only redeeming part about living at Instrata, is Marko from maintenance. He’s the one person who actually helps and takes pride in his work. If the leasing team put in half the effort Marko does, this place would be unrecognizable (in a good way). To Sares Regis leadership: The on-site team is failing your brand and your residents. Wake up. It’s time for real changes.

Both Marcus and the Other Gentleman in Maintenance were amazing! And they always have been. They are prompt, polite and take care of things so carefully and quickly. The helped with our dishwasher, our stove, our hot water problems and dripping faucets. They really are the best I've experienced in a very long time. This is a review in response to Lily. Lily, the Events Calendar was posted in late October hence the first event beginning on Halloween. I've been living at Broadstone for a couple years now and have attended a few events the previous management team hosted. Their events calendar do not resemble this nor are they ever in black & white. I apologize for having to bring this to your attention but needing to call a spade a spade.

Unfortunately, my first review on Yelp has to be a needs improvement review. Moved in early last year and since Sares Regis taking over towards the last quarter of 2023, things have been missing the mark. Communication is slim to none. On the first week they managed, there was zero hot water. We were given falsified phone numbers on the letter Sares Regis posted on our doors. Corporate voicemail doesn't work. Called the front desk in hopes the call would be forwarded to somebody, nothing. We had no hot water from evening to early afternoon the next day. No email. No update. Graystar would never be short of this. They had weekly updates and as soon as a maintenance item in the building was broken, you heard about it. Not from a neighbor but from the people who manage the building directly. Then, a month later, we were loudly startled by fire alarms. Most of the building waiting outside with firemen. Where is anyone from this office? Heard from a neighbor maintenance was on vacation for two weeks so we had no maintenance. Apparently, another neighbor had to call a former Graystar employee to get access to the building.... Not sure if that's a rumor but that's what's being said. Elevators are never working. The lobby one is always down. Have to resort to the other elevators. Sometimes those are not operating. We will be without one or two elevator for days. Callbox at one point wasn't working for a week. Cockroaches everywhere. Packages stolen. Mail Room looks like an unorganized warehouse of shipping boxes. I would see the previous employees at Graystar wheeling a cart to deliver packages just to do something nice for us. One Sunday I came by the office to see where my package was, a few times, actually, (morning and afternoon) and nobody was there. Nobody was there all day! Went to Waterfront for a drink with some friends around 4pm and still, nobody inside! Odd when their hours are posted as 10am - 5 pm on weekends. Maybe they were on tour all day? Who knows when half the building is so empty. All my neighbors are moving out. At this point, reading reviews just reminds me that these tenants have no idea what they're in for. Have to start looking at some other buildings in the neighborhood now.
