Stopped by this milk tea spot in the McDonald’s plaza on a Sunday afternoon—place was pretty busy. Ordering is done on a kiosk, and drinks were ready in about 5 minutes. Prices start at $5.50. I ordered the Jasmine milk tea with less ice and less sugar; it came in a tall cup. While they got the order right, the flavor wasn’t great—tasted artificial like it was a drink mix or added jasmine flavor. Tried another drink as well and had the same impression. Glad I gave it a shot, but the taste just didn’t do it for me.

Located at the corner of Jamboree Road and Corporate Park, Jam Jam Tea Lab incorporates "top-tier jams from around the world" into their drinks. We ordered the Mango Slush and could taste the combination of high-quality ingredients...the slush was wintry yet so refreshing! I was searching for a boba establishment that offered gift cards and I found what I was looking for at Jam Jam. They don't just give you the gift card, but they actually enclose it inside of a cute holder. The establishment is brightly lit, the furniture is comfortable and the staff is friendly. Wins all around!

A solid spot for bubble tea 🧋 with unique boba options! I visited this bubble tea shop located in the Corporate Plaza in Barranca. The ambiance is pretty much what you’d expect from a typical bubble tea spot—cozy and casual. The staff were friendly, and orders are placed via a kiosk, making the process quick and efficient. They offer a variety of tea flavors and boba options, which is great for customization. This place tends to get packed on weekends, but their service is fast. Seating is limited inside, but since it’s in a plaza, you can usually find parking—though it can be tricky during peak hours due to the nearby restaurants and shops. I tried their matcha green tea🍵with barley boba, which caught my eye since not many places offer barley boba. It turned out to be a great addition, complementing the matcha’s earthy flavors perfectly. This has quickly become my go-to order, and I’d highly recommend it for matcha lovers looking for something different!

They have the tastiest classic milk tea here, customer service has always been good and they always seem to be busy. 25% sweet has the right level of sweetness and I'm a person who has a sweet tooth. The place is always well kept but the parking can be a headache. I've quickly become a fan, only wishing they had more locations. On their website, it says they're opening up several new spots.

Jam Jam has quickly become one of my go-to boba spots in OC! All the drinks I've tried are fresh with great topping options. Love how the honey boba has the right amount of "chew". Highly recommend their Mango Coconut Pomelo and Brulee Thai Slush, so so good!! But space too to sit and chat with friends :)

I was introduced to Jam Jam Tea Lab back in April when they had their BOGO promo. Ever since, it has become my go-to boba place when in Irvine. All the drinks I have tried so far: > Gardenia Milk Tea > White Peach Milk Tea > Osmanthus Milk Tea I always stick to these adjustments: 50% sweetness, light ice with brown sugar boba, and cheese cream. This way, the drinks are slightly creamier and not as sweet. I honestly really like all the milk teas I've tried. All are 5/5, in my opinion. However, I highly recommend the Gardenia and White Peach Milk Tea. Both are so flavorful in a refreshing, non-artificial way. If you like floral milk tea, the Gardenia is a must-try! Overall, the service and drinks have been great. The interior is spacious and aesthetic. I recommend giving it a try.

One of our favorite new boba shops! :) I am so glad that we got to try this place. The menu has a decent variety of drinks that are all super tasty. I highly recommend getting the Coconut Mango Pomelo! It is definitely one of their most popular ones and for good reason. * Coconut Mango Pomelo: 10/10 - subtle coconut flavor and sweet * Passionfruit Smash: 8/10 - good but passionfruit seeds made it difficult to enjoy * Tropical Smash: 7/10 - basically an orange green tea * Boba (Topping): 9/10 - soft and chewy It was our first time there so we had a couple of questions, but the worker was really nice and didn't mind answering them. They were also extremely accommodating by removing the fruit slices from our drinks and allowing us to substitute toppings. We also wanted them to remove the passionfruit seeds because they get in the way of the drink, but they said they couldn't which we were kind of bummed about. The shop itself is rather spacious and has a good number of tables and chairs. It's located in a plaza with plenty of parking so finding a spot was easy. Highly recommend stopping by!

This place was well needed today! My friend and I were looking for somewhere to grab a cold drink and this place satisfied our cravings for sure. They have a counter for you to order in person, or a self service kisok if thats what you prefer. I got the white peach milk tea, which was nice and fragrant. My friend got the ube breeze, which was rich and refreshing. Something to note, if you get a to-go order they give you a cute reusable bag! It looks insulated too! Definitely swing by if you’re in the area!

One of my favorite boba shops lately! If you usually get drinks at 70-80% sweetness at other shops, I think that this shop's 100% sweetness is perfect. I love their fruity drinks best. Got their Coconut Mango Pomelo, Tropical Smash, Green Grape Smash, and White Peach Milk Tea (not pictured)! - Coconut Mango Pomelo: One of my go-to's here! Refreshing, sweet, and delicious! On par with HeyTea 's version without the long wait, but less sweet than HeyTea's. A solid choice here! - Tropical Smash: Another one of my go-to's! Very refreshing but it is more like juice than tea at 100% sweetness. This drink I think is less tea forward compared to Green Grape Smash. Nice to drink on a sunny day! - Green Grape Smash: This is one of the popular drinks here, but I'm not convinced yet perhaps because I tried it at 75% sweetness or that I don't prefer grape drinks. At 75% sweetness, it's more tea forward, and I barely taste the green grape. - White Peach Milk Tea: Yum! Subtle white peach flavor but still fragrant! Tried it recently, and I think that it will become another go-to of mine when I want milk tea. 100% sweetness is perfect for me! Overall, this is a great boba shop, especially when it comes to fresh fruit drinks! Price is pretty average for most boba shop nowadays, so for quality and price, I say that here is definitely worth the stop!

Jam Jam Tea Lab is hands down one of the best boba tea spots in Orange County -- if not all of Southern California. The quality, flavor, and attention to detail easily compete with top-tier shops in Taiwan and even surpass well-known chains like Yi Fang and Gong Cha. Their jasmine green tea and grapefruit green tea are unmatched, with the perfect balance of citrusy brightness and refreshing tea notes. Every drink here is crafted with precision, from the tea base to the boba texture, ensuring a consistently excellent experience. The interior is charming and aesthetically pleasing, but it's not the most ideal spot for studying due to limited seating and a more social atmosphere. However, that's a small tradeoff for the caliber of drinks they offer. If I said I moved to Irvine just for Jam Jam's boba, it wouldn't be much of a stretch. This place sets the gold standard for boba in SoCal.

Jam Jam is the jam... I know that is not an original tagline for this amazing tea shop. It may be the jammiest of tea shops in this area of Irvine. They offer an extensive menu of different teas and beverages. I'm the type of person who likes a deep tea taste if I get a pure tea. I like a creamy top if I'm getting cheese foam. I like a balanced milk tea when I go that direction. Jam Jam hits all those marks. On this occasion, I saw a sign for barley boba milk tea! Absolutely love that drink and have only seen it at 3Cat. I ordered Jam Jam's version and it is very good. I may have a new favorite drink here. Their coconut mango pomelo is also very good... so good that one of my co-workers was double fisting two at the same time. Orders via kiosk. I feel that is typical now at most boba shops. They do take their time to make the drinks, but I get it as some of the drinks look complicated to make. I've been here on the weekends also and they are busy!! The location is in a small center with a McDonald's, El Pollo Loco and many small local shops and restaurants. That being said, parking can get very tricky during peak times. We usually go when the shop is open at 11:00am to avoid the congestion. The indoor seating area is limited, but very comfortable to hang out. Please come and visit and create your own experience.

Sis and I driving down to OC from NorCal to meet with some fam buuut had to make a pit stop here first. :p Highly-rated boba shop *with* cute branding = a must-try for me. So glad the drinks didn't disappoint. Passion fruit smash was refreshing and was accurately at 25% sweetness as requested. Pretty tasty cheese barley milk tea too with real barley pieces acting as boba pearls with them having a soft chew and all (neat concept!). Also appreciated that the "cheese" part wasn't overly salty at all and instead more straightforward-cream-like. Overall it had a nice subtle roast-y flavor to it. Free logo sticker with any purchase and free logo keychain with a purchase of 2+ drinks!

This is such a cute boba shop. I love how open and bright this place is . A perfect spot to hang out with friends and enjoy some boba tea. They have an ordering kiosk that you can use to order your boba or you can order at the cash register with a cashier. The person that was helping us made it quick and simple to order our tea . I got the dragon fruit tea and the Thai Brulee ( this one is my favorite ) I love how the Thai brûlée tasted ! It tasted like a very sweet Thai tea amazing . The dragon fruit one wasn't my favorite I guess cause the tea wasn't sweet enough for me but it was refreshing . The drinks my husband I don't remember what he got but he enjoyed both of em .. I'm a huge fan of Jam Jam Tea Lab. All their drinks are made with fresh fruit purées or jams and it really does make a difference in the taste. My go to is the green grape smash its super refreshing and has a great balance of sweetness, acidity, and tea taste. We also got the mango matcha and it's definitely one of the best we have had. Bold matcha taste with refreshing mango that isn't too sweet. We also enjoy the variety of milk options and ability to customize sweetness. I've been a couple times now and the wait times vary based on peak times. The shortest I've waited is 5 minutes and the longest I've waited is 40 minutes. I would say if you're aiming to get a drink on a weekend or the evening definitely look into online ordering. They also have a good amount of seating and the space is super cute and comfortable to be in but during busy times it can be very hard to find a table with people studying/hanging out. Parking can be hectic but it's a big lot so you will be able to find a spot just might have to walk a tiny bit to get to the storefront. Overall Jam Jam Tea Lab is a boba shop I can go to over and over again. Their extensive menu makes sure that I can get a comforting go to or go out of my comfort zone to try something new. I think this is one of the best boba shops in Irvine and arguably the best place to get fruit teas.

We arrived around 2pm on a week day and ordered at the kiosk. The dinks were ready in like 5 minutes. The inside is pretty decently sized with tables. I'm not really a fan of boba pearls, but the boba in the Oreo Cream Boba were truly amazing. The texture was gooey and perfect. The drink itself tasted like I was drinking a cookies and cream flavored melted ice cream (awesome!). I got 25% sweetness and wouldn't want to go higher. I also added a shot of coffee for $1 to give it a little kick. The Coconut Mango Pomelo was also very tasty. Will definitely come back when in the area. The

Wow this place just raised my standards for boba. My friend that now lives in OC put me on this spot! They haven't even been opened for a year yet too. Place is super modern and clean. Staff are friendly. You could order on kiosk or with the cashier. I got their #4 oreo and it comes with boba. My friend got their new oolong mt drink. I like how I was able to adjust sweetness for the oreo but i knew it was gonna be super sweet if it was past 25%. The boba was super good, perfect chewniness ans sweetness. Gardenia milk tea with cheese foam was very aromatic, very refreshing and nice to drink. Would 100%get it again. I like my drinks sweet and I would say 100% sweet want that sweet. The cheese foam was not the strong but i liked that Thai milk tea with caramel brulee was unique in that it had nutty tones which I was surprised by. It was pretty busy and had spacious seating area. Would go back to try the other drinks. You order thru their ipad tablet as well

I was pretty satisfied with this boba spot! Located in Irvine, not to far from the Diamond Jamboree shopping center, Jam Jam had a lot to offer. The parking wasn't too bad. They have a few spots directly in front, but the entire lot for the whole center is pretty big so no parking issue. The shop itself is clean and simple with a decent amount of seating. They do offer wifi, but I don't see it as a comfortable place to study for a few hours. I have nothing bad about the service. Bobaristas were hustling and making the drinks. You order from the tablet so I didn't really interact with them. But it was good to see them working and not slacking off. Boba was pretty good. It was overcooked and just the right amount of sweet. I had the matcha and I liked it a lot. The matcha wasn't too milky and was a pretty good balance. I think this place is in my top 5 for OC Boba. If I'm ever back in the area, I can see myself coming back and trying other stuff on the menu. Highly suggest this spot for some good boba in the Irvine area.

I don't know why it took me so long to find this place - I used to go to the Ding Tea here all the time. I guess I assumed the replacement would be worse, but I was wrong. This place is trendy, busy but not too busy. Beautiful interior vibe, it's fun! Fun menu - honestly I prefer the fruit juice teas here but theoretically not a big fan of any of them except the grapefruit, so I've been getting the grapefruit smash every time. The mango pomelo sago is delicious but I often prefer something with a strong tea flavor. The grapefruit smash fits the bill but I wish they had another flavor I would enjoy. I love passionfruit flavor but refuse to suffer through those passionfruit seeds lol. And grape isn't really my flavor of choice but I might need to try it anyway because it seems to be popular!

A cute boba shop with a clean interior. Even if you aren't into fruity drinks, I recommend trying the Coconut Mango Pomelo drink. It was so good, I am still thinking about it days after getting it! I also liked the Brulee Brown Sugar Boba Milk Tea. My partner tried the Oolong Milk Tea and we would personally pass on this one. Service was really friendly! I had seen they had something called Barley Boba on the menu, and I wanted to try it before ordering it and they kindly let me sample it. It was tasted good on its own, but not sure I would be a fan of it in my drink mainly for the texture.

I don't know why but I've been on a milk tea kick lately hahaha. Anyway, from the few that I've tried recently Jam Jam is definitely one of my top of the lists! I think it's the texture of the mango that adds to the quality of the drink. I like that it's shakable too with the top (some other places serve with lid that's open) The taste is perfect (a tad bit sweet but very delicious). The only knock is this parking lot is pretty busy so for me that's something I consider when picking places and since it's a smaller place it can definitely get loud so it's not a place you can count on to sit a while. Other than that, decor is so cute, it's easy to order (kiosk or counter) and pretty quick to get your drink. Mano milk is my go-to and I highly recommend.

Jam Jam Tea Lab is easily one of the most unique boba spots in Irvine!! What sets them apart is their use of imported jams from around the WORLD, which adds such a cool twist to their drinks. Highly recommend the Green Grape Smash (just get it - trust me, I was weary too but it's now my favorite drink) and the Coconut Mango Pomelo... absolutely delicious You can adjust sweetness levels for every drink here and the workers are very accommodating. Parking is great which I also appreciate! Can't wait to come back and try more because we were extremely impressed and I love the fact that they're actually using fresh jams!

My recent favorites are the coconut mango pomelo and brown sugar boba fresh milk. The coconut mango pomelo is just so refreshing and delicious. It's a great combination. The brown sugar boba fresh milk is a great option for when I'm feeling more dairy. They're pretty fast! A few seats inside to sit and chill. There's plenty of parking in the lot but the plaza does get busy!

Talk about a literal jam jam. It was very, very busy today on a Sunday afternoon. It took at least 20-30 minutes just to get my one drink. But, the workers were working so hard; I felt bad for them. More people are finding out about how delicious their drinks are, so I get it. My favorite drinks are Osmanthus Milk Tea or Oolong Milk Tea at 25% sweetness with lychee jelly. I tried their classic milk tea and didn't like it; it tasted too water down or something. My daughter got the gardenia milk tea, and that tasted way too floral, like a literal gardenia flower - very strong and overpowering. Other than that, this place is on the top of my list for milk teas.

Super cute shop, limited seating inside but some bar seating. Ordered at the kiosk where they sold out of boba QxQ but got our drinks relative fast. Price is like mid normal boba $6-7 Tea wise, the normal teas can be a bit astringent so recommend sugar level on the sweeter side. I got the matcha latte which didn't taste very matchay, not too heavy milk flavor (like basic boba). The mango jam was yummy. Overall, I liked it better than high tea and as their name, they specialize in fruitier drinks.

I was in the mood for something sweet while we were in Irvine and went with a basic Oreo Cream Boba Fresh Milk at 25% sweetness because I know Oreo drinks are super sweet. I think this was perfect because the oreo and boba had so much sweetness so lowering the levels definitely balanced it out. The place has free Wifi and super open space. I ordered it and went to the bathroom while waiting and by the time I was out, the drink was done. They were super quick here. I wish they had snacks because they'd be amazing to pair with their drinks, but just the drinks satisfied me. Great place to stop by!

Jam Jam Tea Lab is a hidden gem (or shall I say jam?) in Irvine, located right next to one of my favorite Thai spots, Siam Thai Station. I'm honestly shocked this place isn't more packed, as it was pretty quiet when I stopped by on a random weekday evening. But I'm not complaining, skip the line at Omomo and get a equally delicious beverage here without the wait. There's not much to say other than this: the tea is DELICIOUS. It's wonderfully fragrant without being overly sweet, and the boba texture is spot-on - just the right amount of softness and chewiness. Plus, the packaging is adorable (with that cute little logo!). My favorite item to order there is the Mango Fresh Milk, which comes with mango jam and little mango bits (but of course, be sure to add boba, the drink is not the same without it, as the chewiness of the boba complements the squishiness of the mango bits quite well) Highly recommend checking this spot out!

Any place that serves jasmine tea that actually tastes like jasmine tea has my vote! I've heard great things about this place and saw them on my social media here and there. After coming from the spot next door, we decided to stop by here for some boba. My go-to order is usually a jasmine tea with cheese foam. When I tell you that this jasmine tea tasted like a freshly-brewed batch of tea, I mean it! That, combined with the cheese foam is *chef's kiss*. They have the kiosks here so you can self-order or you can head up to their counter to order. The drinks came out fairly quick and if you wanted to stick around, they have seating inside and outside. The place is brightly lit and you could study/work here, but keep in mind that it's a bit loud. Really glad I got to experience this boba shop.

We love Jam Jam and believe their milk tea is the best. It is so easy to order online and they are always so good as to have it done in just a few minutes. Their boba is sweet and tasty. Fresh and delicious. Very cute and spacious interior with a counter to order from or a digital monitor to place your order if you were looking for less human interaction. I love a fruit milk and it was exciting to see that a place had mango milk. I ordered it with the cream top, but I'm honestly not sure if my drink had a cream top in it. Overall, it didn't necessarily need the cream top because the milk and mango combination was perfectly thick yet balanced. They also give out nice bags if you're getting your drinks to go. The folks behind the counter are very nice, and hope to come back sooooon

Been craving a solid fruit tea with agar boba and I think I've found a new go to spot for it. The green grape smash has a great balance between the fruit and tea flavor. The service was great about asking for adjustments to the sweetness and ice level. Store itself was clean with relaxing music in the background.

This review is only based on the green grape smash at 50% sweet. The grape pieces are good but the tea was so bitter. Not sure why that is? Should I add more sugar? My husband said it was okay and acceptable but I'm not a fan of super bitter tea. So this is just a warning if you get the green grape smash without full sweetness. I'm willing to give them another try, especially the milk teas.

Such a cute boba shop in Irvine! I had no idea it was so close to The District :-) Love the logo and they even have free stickers! My friend and I ordered a variety of drinks to try. In order from our most to least favorite: oreo cream boba, brulee thai slush, passionfruit smash, white peach milk tea, coconut mango pomelo. You can't go wrong with oreo & I loved how the brulee thai kinda reminded me of omomo's version. Passionfruit smash was surprisingly aromatic and had such a nice aftertaste - hard to describe but it wasn't too sweet or too bitter! The white peach milk tea was not very sweet so that was a lil disappointing. Lastly, the coconut mango pomelo was just way too sweet and coconut-y. I'm not much of a coconut person but thought I'd give it a try since it's the number 1 drink :') All had 100% sweetness, regular ice, and milk substitute of soy milk. Some indoor seating and only 1 outlet so I wouldn't say it's the most ideal for studying/working. We came by around 5 pm on a Tuesday; it was crowded although it died down after awhile.

The grapefruit americano is really good. It sounds like a strange combination but somehow the flavors work really well together. I got zero sweetness because the grapefruit juice already has sugar. The location has easy free parking in a strip mall. The store itself is pretty small. I like to stop by here when we are in the area. There was a ton of customers when they first opened but lately has been quieter. I hope they can sustain the business for a long time to come. There are a few seats inside along the edge of the store but no large tables. I like it because there are no laptop addicts making the vibe depressing. The restroom is out of order because the handle doesn't work. It is possible to not see the sign and get stuck inside...

Food - 5/5 - A lovely cafe with delicious drink options! I love the variety of the drinks and how they really offer something different compared to what you would see at a usual boba spot. I really love the green grapes smash with extra lime and light ice. Price - $$ - The pricing is to be expected, it's not cheap but it's not overpriced either. Service - 5/5 - The service is super nice and patient! they answered all my questions and were very nice. Ambiance - 5/5 - The vibes are bright and cute in my opinion. It's like a very cute and lovely cafe where you can live your best aesthetic study girl dreams Location - 5/5 - Located in a large plaza with other shops and restaurants. We got the matcha milk tea and it was veryyy sweet, definitely want to try this place again bc the matcha was good and the milk viscosity was thick, not sure how else to explain it. I want to try a new drink, will definitely be asking for less sweetness (%100 was too sweet) . Wait time was about 15-20 min. But they are trying to be as quick as possible (lots of ppl) they're pumping out milk teas as fast as they could!! 7.5/10 maybe higher if it was less sweet. Cuteeeeee logo!

This new boba shop in Irvine serves amazing fruit teas and slushes! The interior is cute with a good amount of seating. They have a self-serve kiosk and you can also order at the counter. My favorite drink was their Green Grape Smash, which I got at 50% sweet and it was delicious! There were small chunks of grapes with the grape peel. I love that they make all their fruit drinks with fresh fruits and fruit jams. I also tried their seasonal Peach slush and their Dragonfruit drink which were both super refreshing and had a good amount of sweetness that wasn't overpowering. Definitely give this new place a try if you're a fan of fruit teas!

Was in the mood for a late night snack and decided to try Jam Jam since it's open until 10pm. The shop itself is so cute. I love the Jam Jam logo and their merchandise bags. Service is great. Drinks were served in a timely manner. We tried the brulee brown sugar boba milk tea. U can also make milk substitution which is great. I got 25% sweet and glad I did because it is very sweet. The drink itself was pretty good. It wasn't my favorite boba of all time but it was tasty. So 4/5 stars!

Jam Jam is my new favorite boba shop!! The fruit teas--the green grape smash in particular--are my fav!! Service is always quick and there's also a kiosk to help the occasional line move faster. I love the way the store is set up with plenty of tables, but it's definitely not a study spot due to lack of outlets. I do see people studying there occasionally though. I see it more as a chat with friends spot. I will say that the major downside to me is that in my experience, I have to get more sweet than I normally will because the teas can occasionally be really bitter. My guess is that they let the teas sit for too long and get bitter because of that. I'd like to try the milk teas soon.

This place is the JAM! Revitalized me back into drinking milk tea. There's a good variety of fruit tea, milk tea, slushes, and coffees. New flavor is Gardenia, samples were nice and floral. I love how the little girl mascot has 'Jam' as her hair - such a cute touch! The specialty drinks are a delight, multi-layers of flavors and textures. The Coconut Mango Pomelo is sooo refreshing for the summer. I like the mangoness on top with hints of Pomelo at the bottom, and I like adding chewy aloe jelly for more contrast in texture. I prefer it at 25% sweetness - just the right balance for me. Need a caffeine boost? The Coffee Coconut Espresso gives you that shot of energy, with a rich coffee bean flavor that takes center stage. Coconut flavor is a bit subtle/overpowered by the coffee flavor though. There are a few tables and seats, ideal for a quick chat with friends. Not quite the sit & study vibe, although there's a high table area tucked near the back that could work. Free wifi available nevertheless. See if you can spot little seated characters on the glass partitions while waiting for your drinks hehe

I had the brulee brown sugar milk tea. I asked for 50% sweetness and less ice. The combo worked beautifully for me as my drink was perfect. The boba inside was also good. One of my coworkers' exact words to describe her rating of the place was, "I would drive out of my way to get it."

Love Jam Jam Tea so much! I've been hooked ever since I tried their Summer Peach slush drink. It's soo refreshing and doesn't contain any caffeine! Perfect for an afternoon snack! You can either order on the tablet or at the register! I like how they have both options available. The store's located in a plaza but there isn't that many parking options right in front, but I've never had problems finding parking.

The white peach milk tea was so yummy like the peach flavor was so strong & had a good tea flavor too! The boba tasted like straight brown sugar it was fire. Had the like typical cute modern boba interior too. Cute

We got the matcha latte (unsweetened) and green grape smash (also unsweetened). I generally like my teas to be less sweet/unsweetened and am used to getting them this way. So let me emphasize that I am not new to getting drinks with 0% sweetener added. My green grape smash here was the most bitter green tea I've possibly ever had. I can't pinpoint the exact cause; whether it was the infusion of the lime with the rind that had sat in the tea too long, whether the tea itself was brewed too long, or whether it was the tannins in the grape skin, or a combination of all 3, I'm not entirely sure. But it was so bitter and had that tannin mouth-coating feeling that made it hard to drink. I was looking forward to trying this popular spot, but my tea was unenjoyable to drink and I felt that I couldn't taste the fragrance or quality of the tea at all due to all the competing bitterness. Maybe I wouldn't have noticed it as much if I had ordered the tea sweetened, but it's disappointing if you have to rely on sweetening up a drink to make it more palatable. On the plus side, the matcha latte was good (also unsweetened).

The green grape smash is a must-get, it is super refreshing and goes well with the lychee jelly! It also has some grape chunks in the drink which I like. I think their fruit teas are better than the milk teas in my opinion. I tried the jasmine milk tea but the tea flavor isn't too strong, it was mostly milk. I got the drinks with 50% sweetness and it was perfect!

honestly this has become one of my top choices for boba spots in irvine! The drinks were super good due to them using jam instead of artificial syrups, and the tea was not watered down! It is also super cute inside with a bunch of thoughtful decorations. There is also a good amount of seating however when I went at around 9pm on a weekday it was very crowded so my friend and I just grabbed our drinks and left. The drinks did take a while to come out due to it being quite busy, but the self ordering kiosk was convenient and quick.

Went to jam jam on a Friday around noon. Drinks took around 10 minutes, but the boba came out very fresh, warm and soft. I got the green grape smash with brown sugar boba. I got it with regular ice and 75% sweetness. At 75% sweetness, it was still a little too sweet for me, so I might go for 50% next time. The drink was a great mix of sweet to tart because of the grapes. And there were fresh smashed grapes at the bottom! It was a nice added topping and came through the straw just fine. The boba came really warm and had a nice soft chew. I kept the drink for 2-2.5 hours and the boba didn't get tough, which was nice. Cute interior with a fair amount of seating. It does get pretty busy though!

Jam jam has great boba tea. I loved how they give you a choice of sweetness. I normally go for 25% sweet. That's enough for you to taste the sweetness but not enough to be super unhealthy. The service is great too. You can order at the counter with staff or you can order at a kiosk. The employees are very helpful and nice. The sitting area was pretty chill to sit in. It gets filled fast though. But a lot of people take it to go

Jam Jam has become one of my favorite boba and tea spots here in OC! Their fruit teas are very fresh and delicious, and all of the workers here are very fast at getting all orders out on a timely manner and are very kind and attentive! I would highly recommend their green grape smash (I add lychee jelly), coconut mango pomelo, or mango matcha with boba. 10/10! PS: they are currently giving our cute limited edition keychains with the purchase of 2 drinks on the same card!!!
