"James Beard Award semifinalist Andy Little is making his Pennsylvania roots permanent at his 12South restaurant Josephine by rolling out a new happy-hour menu (Wednesday–Sunday, 5–7 p.m., available for dine-in or carryout) that features a $7 double-patty burger and five variations on the Philly cheesesteak — the balboa (shaved ribeye “whiz with” plus onions), the paulie (mushrooms, peppers, and pizza sauce), and the mighty mick (lettuce, tomato, Duke’s mayo, and American cheese), among others — with cheesesteaks priced $12–$15 and served with Utz potato chips. For curbside pickup call 615-292-7766 (a 20% service charge applies); bar seating is open at 50% capacity; guests are required to wear masks when entering, leaving, and to/from the restroom; and the regular dinner menu is also available for delivery via Postmates. Do NOT live at The Josephine!!! They removed my review so I am sharing it again. Just one month after moving in, a wastewater leak came into our unit (#1207), affecting our bedroom, kitchen, and closet while I was in a high-risk pregnancy. Instead of handling it responsibly, management downplayed the severity, lied about repairs, and even accused us of lying, despite clear photo evidence. We were repeatedly told the unit was “safe” to remain in—even before any disinfecting or repairs were performed. This was after a plumber had already confirmed the wastewater source, which was never disclosed to us. We found out it was wastewater three days later after our own investigation. These claims were not only misleading but also dangerous, especially given my vulnerable situation. Also, despite visible dripping into a kitchen light fixture (see photo), management and maintenance initially claimed that “no water touched electrical,” downplaying what was clearly a serious fire and electrocution risk. When parts of drywall were removed, no precautions were taken: no tarps, no coverings, and no effort to protect our belongings. Maintenance falsely stated that tarps had been used (see photos of no tarps or protection). We were told that they would not cover any of the cleaning of the drywall dust all over our clothes and belongings as well. So far we have done ~20 loads of laundry and some clothes remain ruined. I received a "final" maintenance report from Joanna outlining steps taken by two cleaning crews to “thoroughly sterilize/disinfect” the unit—however, the unit remained covered in drywall dust, with visible rings of dried wastewater (see photos). Joanna said she was "confused" by our images based on the report and scheduled a walk-through the next morning with me and the maintenance manager. However, upon arrival, we found someone actively cleaning the unit—clearly a last-minute effort prompted by our visit. Joanna then insisted this was the "final" clean and the unit is now clean and sanitized, yet drywall dust was still visible throughout the space and all over our belongings. In addition, Joanna suggested we move back to unit 1207 despite not providing proper documentation required by the city which we requested (plumber certification details, L&I inspection documentation, etc). Joanna's documentation states that a pipe was not properly installed. We understand that mistakes happen, but this is not our fault. What is most upsetting is the deception, lack of empathy, accusing me of lying, and putting our health at risk from Joanna, Tammy, Amanda, and Robert. All we were asking for is a safe and habitable space to live as we agreed to in our contract. At an expensive luxury property, we would expect the team to be forthcoming about health risks and proactive in addressing and mitigating the problem. None of which happened. After days of back-and-forth and initial hesitation from management, we were eventually offered a less desirable unit at the same rental rate only after being told that pricing would depend on “market rates,” despite there being 43 vacant two-bedroom units available. After all of this, it took 3 rounds of edits over the course of a week for for them to get the new lease right and we had to pay for our own movers. This is not luxury living. We were displaced for 3 weeks with a high risk pregnancy, our belongings were exposed to contamination, and management has been dishonest every step of the way. Avoid this building - It’s not worth the risk!

I’ve had an amazing experience at this building. Everyone is kind and friendly. The building is maintained beautifully and the onsite staff help with anything immediately. The quality of this building is outstanding and the energy is amazing. Alexia helped me lease a unit and was so amazing to work with and extremely helpful. She went above and beyond to ensure I had a smooth moving experience and I am very appreciative of everyone in the building.

Living here has been great. The staff have all been friendly and professional - with one individual in particular, Tieman, at the front desk who has gone above and beyond in making my apartment feel like home. He is absolutely wonderful & brings a smile to my face even after the longest of days in the office. I have recommended living here to multiple friends and family members. Great building!

I’m so excited to be moving into The Josephine — and I can honestly say the experience has been nothing short of incredible, thanks to the amazing team and the energy of the place itself. A special shoutout to Alexia and Nasir from the leasing office — they are absolute stars. So kind, patient, knowledgeable, and genuinely hardworking. They went above and beyond to make everything seamless and stress-free. You can tell they care deeply about the residents and the community they’re helping to build here. The building itself? Flawless. Beautifully designed, thoughtfully planned, and filled with warmth. Even the doorman was a delight — he welcomed me with a big smile and even handed me a bottle of water without me asking. That kind of gesture says everything about the vibe here. You can truly feel the Southern hospitality this company is known for. Anyone lucky enough to call The Josephine home will feel it too — in every detail, every interaction, and every moment of care. If you’re considering it — don’t think twice. This place is special.

I’ve been living at Josephine for about 2.5 months now, and unfortunately, my experience with the leasing staff has been disappointing. This has been, by far, the most unresponsive and disengaged team I’ve encountered in any rental experience. Sending an email is essentially pointless—don’t expect a reply—and it’s rare to even get a simple “hello” when passing them around the complex. (Nasir is the one exception—he’s always friendly and professional, which I truly appreciate.) Given the cost of rent, you’d think a welcoming and responsive staff would be part of the package, but that hasn’t been the case. I’ve reached out about amenities that are not working and have yet to receive a single response. It really makes you wonder: is it that difficult to find staff who are even slightly engaged or happy to be here? That said, the concierge team has been consistently kind and helpful (esp Chris and Stephen), which is a plus. The one star is solely for the building’s appearance—it’s a nice space visually, but the lack of hospitality from the leasing office really dampens the experience.
