"Downtown’s retro-themed and 1950s-inspired Classic Jewel lounge is looking to expand, but is keeping true to its roots at the Juhl apartment building and upgrading a few steps east. Launched almost two years ago, the compact 1,052-square-foot space has earned a loyal fan-base for its cocktail program, long bar, plush booth seating, sidewalk area and a diverse roster of live entertainment staged by the front window. New plans call to add the 1,031-square-foot suite 109, located right next door, into its footprint. The upgrade will create more seating and an adaptable area for events, with an upstairs room used for any back of house needs. It also means the lounge can add another 115 square feet for guests to sit outside. Co-created by building resident Jerome Harry, the walls are decorated with images of a bygone era, but the venue also actively hosts contemporary live music and comedy nights. For many years Juhl was perfect but then there were a few minor issues that happened during a span of some months, a lot between tenants and private landlords. Since the HOA changed vendors, the pool and community area has been back open year round without issue. For being such a large building, the Association is staffed adequately with 24/7 concierge and has more than enough reserve funds in the bank which in my opinion makes it financially solid. The large 2-story brownstones (Unit 125 for sale) are arguably the best at Juhl. It's similar to owning a single-family home, but with the convenience and amenities of living in a high-rise condo. Two ways to enter. One being your own private door for direct street access bypassing shared hallways which is great for active humans, those with pets, hauling in groceries, or even allowing family&friends easy access with parking directly outside on 3rd street. Nice location in the heart of downtown. You can walk to the Arts District, Fremont Street Experience including the new Circa Casino (worlds largest sport-book), & so much more. Dozens of amenities offered in the HOA fee, including concierge, 24/7 security, large resort swimming pool open all year, spa, 2-level gym, Amazon lockers, etc. If you compare the HOA fee to other luxury high rises, I think Juhl is still cheaper than them all per sq ft. There are condos being built up the road at Symphony Park and those are going to be million dollar listings when complete, which in my opinion will really make downtown boom!

For 199 days, Juhl Las Vegas left a disaster on the pool with still no end in sight. What was once a fun, luxury-loft-style condo is now low-budget management. I have tried to communicate cordially with ownership and management over this course of this seven month period yet still no end date has been shared. If you move in, this is the kind of building owners and management you're dealing with. The building took a turn for the worse upon the purchase by KRE Capital, Dune Real Estate Partners and Northcap Las Vegas in 2017 and seems to have accelerated when a new HOA manager also joined. I mention these names because I believe it's important we hold each other accountable. I'm a current resident and have leased a 2 bedroom since 2012 - about 8 years. Here are a few examples of how owners and the HOA have ruined the place over the past few years: POOL IS A DESERTED CONSTRUCTION SITE For 199 days dirt piles, weeds, 2x4s, electrical cables, overflowing trash cans, and an overturned wheelbarrow continue to litter the pool. This 6th floor pool deck is not only the centerpiece of the condominium, but my personal backyard. After nearly 7 months of a complete disaster, there is still no published completion date. UNRELIABLE KEY & ENTRANCE SYSTEMS The owners and HOA ruined the most basic thing - access to the building. They selected a flaky, new bluetooth app and installed it without understanding how residents, dog walkers, housekeepers, etc need to get in and out. The app drains your battery and no alternative was provided until after months of begging. If on the street, the exterior, hard-wired call system has been broken. Inside the garage, the bluetooth locks require you to set down groceries bags or kids, dig up your phone, open the app, select the door you want or put your thumb on the handle, then pray the app works. That or set down your stuff, take out the key and place it against the box and open the door fast enough and pick up all your stuff before the door locks again. I'm tired of trying to explain how humans live in this residence. A meeting with the app developer was scheduled one night at 5PM when I was not available. LACK OF COMPETENCY + EMPATHY All the while, owners/HOA offer no date to reopen the pool, no tiny clean up of electrical cables, no concessions. Seven months of dirt piles at your doorstep? "You're lucky we didn't increase your lease to paying full market rate at your last renewal," was the response. Or, now, "We're grateful we can begin work again amid COVID." Here's what I have always loved about Juhl: - Exceptional downtown location between Main st. and Freemont East - Solid construction, minimal sound between units except near door going to hallway - Friendliest concierge, leasing, security & maintenance staff (Bianca, Marquis, Aphrodite, Neneth, T, to name a few) - Pool deck unit with personal space for barbecue, balcony off west side overlooks sunset -My neighbors The embarrassingly bad living environment has gone on for too long. Despite a number of discrete communications directly to management - even today - they still couldn't manage to dump a trash can.

The staff in general are quite nice. I chose to live at Juhl for the supposedly great amenities, like the huge pool/spa/outdoor area. However, this whole area has been closed for three months and no one has any idea when it will reopen. This the only shared outdoor space in the entire complex. I don't know what they're doing with the high HOA fees, but they are not using the money for upkeep and no compensation has been offered. But at least we have a lot of nice green algae to look at. Don't make the mistake of living here.

I've had the privilege of calling the Juhl Condo Complex in Las Vegas my home for the past year, and I can't say enough about this remarkable living experience. If you're looking for a five-star, urban oasis right in the heart of Sin City, look no further! Living Conditions (★★★★★): The living conditions at Juhl are simply outstanding. The units are beautifully designed with modern aesthetics and top-notch finishes. My condo is spacious, elegantly furnished, and offers breathtaking views of the Las Vegas Strip and the surrounding mountains. The attention to detail in every aspect of these apartments is truly commendable. It has devolved into a dump. It's full of illegal AirBNBs. The pool is almost never open, and it leaks into the garage (a similar problem to what collapsed a condo building in Florida). Homeless people threaten people in the garage and steal from the cars and motorcycles, as the building is completely unsecured. A woman had a knife held to her throat by a homeless person in the elevator, largely due to the garage door constantly malfunctioning and allowing anyone in. The building switched from a perfectly working fob system to a cell phone based entry that constantly leaves tennants locked out of the building late night in an unsafe neighborhood with no way to get home. This is all the fault of Tiana, the sleepy, do-nothing, excuse-making building manager. I could go on with more stories from my years in this building. She has truly destroyed it for all but the AirBNB owners... but she always has excuses ready...

Great place for folks who do business downtown. I moved here while WFH and was a bit disappointed by the lack of attention to detail when it came to amenities. The gym isn't 24 hours and is the size of a closet. The TV outside has a glare and is in the sun so you're better off watching inside. The work area is not closed in and is located in the lobby leaving no room for privacy or distance. The best part about living here was the concierge and the bar. The pool is just eh! I moved when a new owner wanted $2800 for a unit I'd been living in for $1000 less. I could rent 2 houses for that in the same neighborhood.

The moving policies are also awful here. You have to pay 500 deposit, and if you put it on your card, there is a 3% charge. Not only that, you have to wait 10 days to come back and get the money put back on your card. It seems like they want you to forget to come back so they can keep the money. Also the HOA manager will not let you keep the garage or the lobby doors open to move which means you need to go up and down and use the usleless app with your movers in order to get anything done. They claim it is a security issue, but when their construction staff or contractors do this,it is considered perfectly acceptable.

I lived in the same condo for years it's right across the street From my Laywer!!! I'm in love with this place but seems like the treat there loyal people who live there like trash!!! This place have Fallin...... I can NEVER get in to there community events I literately have given up trying.... I have asked for my sink to be fixed so many times!!! They lost my rent!!!! But I been over paid them ..... oh and make sure the rent does rise EVERY YEAR!!!! Not only that every couple months I shit live by there model homes so every couple months I have to listen to there banging around and they really don't care.... fun for me :) I was also the LUCKY RESIDENT to b robbed in there parking garage with a knife to my throat ..... the "new" lady doesn't give a fuck looked and said things happen to people every day if you could not be more disrespectful and heartless I can't believe you even have a job!!! The scars I have will NEVER leave !!! I will forever have a scar on my neck but don't tell them that lol they don't give a dam and even though they stole my rent they will make sure you still pay a few days later :)

Does management ever fix anything? I'm in the gym 3 times a week training and this leg machine has been broken for the last two months while the powers that be just keep making excuses as to why they won't fix it. The machine sits in the corner like a kid on time out. To be honest, NONE of the machines are completely bolted down which causes a safety hazard as is. The ceiling lights are constantly flickering on and off and don't get me started on the VERY VERY loud treadmill on the second level of the gym; I'm legally deaf and can hear when someone uses it from a WHOLE FLOOR AWAY. People pay good money to live here, so why can't management do their job and keep this place running?

So, i have been a resident at the juhl for almost 10 years. i have loved living here until about the past year. I also echo issues mentioned by others with Tiana Hudson. This is mostly about the CONSTANT construction for the last 4 months with not notice of when or how long, with drilling and sawing noise going on for 8hrs a day on end. which is concerning because like most of us after the pandemic, I work from home. with no notice of when or how long the construction goes on it is extremely frustrating and no one seems to have any answers. management seems to have completely dwindled since most of the units have sold and aren't under lease. I have been treated like a 2nd class resident for at least a year including my car being towed by an over zealous security guard. the irony is when I went down to the lobby Tiana and said security guard were gossiping about the incident, extremely unprofessional. Taiana has never handled things with a positive attitude and has always barked or yelled or just not dealt with any of the issues. In fact tiana has ALWAYS had attitude that she was being out out, a few months back i called the emergency security number because there was a domestic dispute going on in a unit next to me for HOURS, she answered the phone "HELLO WHO IS THIS" with the nastiest attitude and when i asked if this was a Juhl employee, thinking i has the wrong number, she said it is and "what do you want" after explaining she said there wasn't anything she can do (as per usuals) so i called law enforcement myself bc i feared someone was going to get very hurt. Her attitude has been like this or worse since i've lived here, i'm not sure how she still has a job?! I really like the location of the Juhl but I am extremely happy to be leaving at the end of April. being here the last year has left me with a sour taste in my mouth, I hope the residents who live here now are happy bc the quality has certainly plummeted. also, the actual maintenance of the building has gone down, it has taken weeks to get things like a lightbulb repaired . beware before you live here

I can't post many details yet since I still live here. Those residents that have posted concerns get eviction notices put on their doors. I will go into more detail once we've moved out. It was great for 4 years up until a few months ago. That's all I can say for now for fear of retribution. If you want to do your due diligence though, look up the recent lawsuits against Juhl and you'll catch a glimpse of what is going on here.

We have not been able to reserve a time at the pool due to Juhl incompetence. Last time we asked we were told no one could let us into the pool because Tianna was on vacation. Great way to run a building. The gym was a tragic mess before Covid. The pool was closed for months without being worked on before Covid. What about the disruption from the gym downstairs? Packages being stolen? Windows not being washed? The ridiculous entry system? You have nothing to say about all that and just want to spout off about following guidelines!? Were you following guidelines when you left the door handles filthy for weeks after Covid started as documented in this review? Give me a break. Dear reader smart enough to check yelp before renting, RUN DONT WALK AWAY FROM JUHL! ** I was going to wait until we moved out to write a review, but enough is enough! I can't believe this place. We have lived here for 2 years and most of that time has been a NIGHTMARE. -Nonstop construction. I can't count how many times I was unable to sleep or had to leave my own home to escape the noise. We asked management repeatedly to at least inform us of upcoming construction so we could plan our lives around it, but guess that was too much to ask. Instead expect to be surprised at 8am with a jackhammer. -They allowed a CrossFit gym to move into the building. If you're unfamiliar with CrossFit, they lift very heavy weights over their heads and drop them on the floor. Lucky residents we get to listen to it all day and night. I sleep with earplugs and it still wakes me from a deep sleep at 5:45 am. It's a horrible sound that vibrates you to your core. Did management think about how this business would affect residents? Of course not. They just want their money since every other business that tries to lease the ground floor fails. -Incompetence. Expect to have you emails ignored. I had a package stolen from a former employee. I did not a response from management for several weeks at which time they refused to compensate me ($75) even though they admitted they knew who stole the package. -Forget the amenities. The gym had broken lights and equipment for months. We would literally work out in the dark. The pool was shut down for months for construction but most days it sat deserted with no one working on it. They finally open it and force residents to an idiotic sign up system. My request was denied, yet I just walked by during the time I requested and there are TWO people at the huge pool. Why not just keep the chairs 6 feet apart and keep a limit to the number of occupants at first come first served? Currently we have to email them, good luck getting a response. -These apartments are all windows and in over 2 years of living here they've had the outside of the windows washed once. -The idiotic entry system that drains your phone battery, and tracks your location. Not to mention forces you to own a smart phone and keep it in you at all times. Running to your car to grab something? Don't forget your phone or you'll be locked in the garage. We didn't sign up for this when we signed the lease but they forced it upon us. The app is finicky and doesn't always work causing us to get locked out at all hours. -Their COVID response is a joke. Now they have all these ridiculous rules like not letting us use the pool, but back in March when this started, there was a stairwell door that we use everyday that had had a coat of dust on it from construction for weeks. Meanwhile they were emailing us about had sanitizer and distancing, they could be bothered to clean the public doors Long story short: moving into The Juhl was one of THE WORST decisions I have made in my adult life. Don't do it. Management: want me to take my review down? Cool just as soon as you let us use the pool that we're paying for.

I lived here for the past year and a half while my 2 story 4 bedroom house was being built. It's downtown smack in the middle of everything. (How fun!) And I have to tell you that I really enjoyed my stay here because of one lady only. Her name is Sokha. She is a divine soul and is the best person on the planet. We gonna call her a angel. She will help you with anything she can and make your life stress free. She so professional, kind, humble and outgoing. OMG it was a true blessing that she worked in our building. I loved the security officers and concierge. They take pride in their jobs and keep your family safe. It's a thankless job I made sure to thank them often. Avoid Amber I'm still trying to get a hold of her boss to complain on how poor little tink tink... felt my home was hers. And she think she can enter without a knock or a ringing of a door bell. Then she will lie to your face as if you and your company was not inside your home when she done it. (We was all sitting on the couch naked when she just turned the key to my home and just walked in like she pay bills in my home. Let me add she was alone!) You don't enter someones home without permission. She is unprofessional and does not need to be working with the public. To be upper management I know her boss trained her better. This is a simple case of I'm going to do whatever because my boss has made himself or herself unreachable. Her attitude is horrifyingly wicked she can take her condescending attitude and go sit in a corner. Her invasion of my privacy was recklessly done & she was unapologetic about the issue. Looked me right in my eyes and said (No, I did not enter your home this morning & I had 4 maintenance men with me when I did enter.) Ugh, she is a lyin Ted. We was playing strip poker and she just open my door like she lived their. I have not one not two but three other witnesses to the disrespectful madness that she pulled in my home. So she can keep on telling false deceitful stories. As always I will upload pictures. I give three stars total.

I've been in the Juhl about 18 months. I initally moved to a brownstone on 3rd street and LOVED IT. I loved having an exterior entrance to walk my dogs, i loved the layout of the apartment - it felt like a house with the convenience of an apartment. The location of this place cannot be beat. I moved upstairs right when the covid lockdpwn stupidity started. I am a single woman and decided street level.might not be wise during what I fully expected to turn into the riots after lockdown. Fortunately, I overreactied. Metro is awesome. There were a couple of other issues that management was quick to handle but those issues were ultimately why I moved upstairs. So now I am on a higher floor and I love it - for different reasons. It is more like living in an apartment, which is not a bonus, but i have a better view and a more secure feeling without the exterior door. Vegas homeless issues were mild by comparison to California when i moved in and then got MUCH better after a couple of months - that was until covid. Since the lockdown it is like night of the living dead outside. Juhl has a security patrol and I normally feel pretty safe, but I have encountered more than a few screamers, shi++y pants, smoked out meth-heads. Mostly they shuffle past, i am always friendly and usually they are too - One can frequently see them taking a dump next to the building or across the street. I feel bad for staff, but they seem to stay on top of cleaning. Just some of the glories of downtown living. Overall it is still worth it. I love the location and an occasional zombie is not a big deal. The Juhl itself is well maintained. The staff is amazing. They have stayed consistent without a lot of turnover- which says something about management. The location is PERFECT. Walking distance to anything you want to do. Parking is safe and the building is secure. The pool and gym are nice. The pool was just redone and looks amazing. The gym - I'm not gonna lie - I haven't seen it since the idiotic lockdown because we have to make appointments. I absolutely love living down here. Watching bum fights from the balcony has just been a bonus. The pooping is far less than anything I saw in LA and the outdoor-living-set are generally not an issue.

Short and sweet story, I was working with an agent and expressed an interest in the veer towers but the unit I wanted was quickly leased up and so she suggested this place( which I wasn't too crazy about from the pictures, interior looked a bit dated to me) but I kept my options open because I was relocating from Dubai and needed to sign a lease so I could properly plan and organize my move. The agent suggested that I apply right away and so I sent over the paperwork and app fee instantly and the agent ran over there with everything and the next morning they called saying my app was denied due to a rental collection on my credit which I knew didn't sound right. They told me my only option was to pay it off and then they'd be able to reconsider my app. I was able to reach out to my old lofts and they of course verified that I didn't owe the a balance so I was able to get the collection removed. Fast forward a few weeks later I stumbled upon a listing of another unit at Juhl while still apartment hunting online and sure enough both the unit I applied for and the other one were still available. So I sent an email asking if my application could be reconsidered as promised and ding ding ding NO RESPONSE! *crickets* They didn't even have the common decency to say YES OR NO! They didn't want to have to deal with me it seems lol I'm left with no choice but to assume that which is ok. Discrimination is indeed a real thing.

My time at Juhl in 2015 was okay. My boyfriend and I had a lot of problems in the beginning like the air conditioner not working, having bugs, and our flooring became damage when water from the washing machine spill all over the living room floor and they didn't fix that problem, but floors kind of went down on their own(when the water spilled the floors had risen) I live in a studio and let me tell you that it was really nice. Until our safety was compromised. Our stay at the juhl was cool.

After three amazing years we are leaving Downtown Las Vegas to relocate for work. We lived at the Juhl for 15 months after transferring from sister property The Ogden which we were at for slightly longer. In general, the apartments are MASSIVE and well appointed. Full-size kitchens, masters with separate bath/showers, double sinks, stainless steel appliances, and freezing-cold ducted aircon. Visitors always comment on the industrial concrete walls and how heavy and well-made / heavy the doors are. Most apartments have floor to ceiling windows, the corner units are especially awesome. We actually lived in the same apartment as Samantha H from the Dec 2016 review; check out the pics - it's beautiful. The Juhl is a close-knit community. Event director Evelyn throws weekly events so you get to know your neighbors. We have a great group of friends here that celebrate birthdays, holidays, and work accomplishments together. Many people in the building work at the entertainment businesses Downtown so there is always something to do. Things to do in the local area: - Two restaurants, a bar, and a convenience store in the building - Eclipse Movie Theatre one block away - First Friday monthly street festival two blocks away - 10min walk to Fremont Street (casinos, bars, restaurants, Mob Museum) - On the same street as DLVEC - entertainment complex for major music and sports events. They've recently had Goo Goo Dolls, ODESZA, Barenaked Ladies, and upcoming shows like Warped Tour and Las Rageous. There's a big "backyard" style area for screening sports games. - RTC bikeshare at the building, $20 per month subscription and you can ride unlimited to any of 20+ stops Downtown - 20min walk to the outlet mall - Slightly longer walk or bike ride down to Stratosphere and SLS Casinos - $15 Uber to the strip And some notes so the review doesn't look fake: - In summer, if you are an apartment facing the pool there can be some noise from people swimming, BBQing and having fun. - There are some downtimes with water repairs. The HOA gives notice so you can prepare, the people who complain about this maybe have not lived in apartment buildings where there was no maintenance and water heaters start blowing up and flooding the place We love the leasing team of Amber, Sokha and Brianna who have been extremely helpful at both of their properties we've lived at. Maintenance repairs are handled on the same day as reported, and we also appreciated being able to pay rent online. The building is pet friendly! Just when I got super excited about moving in there, into the nicest view open loft, I have got an e-mail informing that they would charge me $1.50 per one hour on 110 W charging station to charge my little i3 BMW. They don't even have 220W charging stations. So, in order for me to live there I would have to pay at least $15 per charge using their slow charging stations! We are talking at least $270 per month for just parking your car. That? when everyone else in town puts super chargers and 220w chargers complimentary for residents? That? when NV Energy gives you impressive whole house bill discount if you have an electric car? That? When everyone in the World promotes green energy? Every other restaurant in town has complimentary chargers. Moving from 2,600 sq ft house, I paid only $4-5 a month using my 220W charger in a garage. In conclusion: charging such high buck for living in Juhl, shame on you, people! 1 star. Overrated. Update from 2/13/2020. Tracy, I have a copy of the email from Juhl with all simple math how it works in your building with EV chargers. And I stand by my calculations. However, I have chosen to move to Loft 5 penthouse where I have 2 parking spots in a garage and one of them has a complimentary charger. Juhl is only luxury lofts in town which charges extra for EV. Every other luxury loft living in town like Loft 5, Elysian, Inspire, Soho, Newport lofts DOES NOT charge anything for it but instead promotes green energy. I hope, your owner will reconsider a policy soon since I believe, this world is changing for better greener living and truly, it does not cost much at all if read my first review. PROS: - extremely clean facility - superior customer service - genuinely friendly staff that doesn't change every month - fairly modern units with exposed concrete and exposed piping accents - timely resolution of maintenance requests - high ceilings - black out blinds - mintlocker pickup - atm - vending machine - packaging receiving, even for refrigeration CONS: - units can be dark at times. My loft is 1700 square feet and only has 2 windows. - said windows are not real windows on the upper floors, and can only be partially open. Absolutely weird. - poorly designed floor plans - even with 1700 it feels like 1500 due to the bizarre layout - the ground floor hosts the biggest units for lease, but that's a pain. If you like meth heads and homeless people to mess with your patio and front door, go ahead... - the ground floor patio collects so much dirt and dust that we don't even go outside anymore - the ground floor units may have street access and that causes further debris to be accumulated through the door because there is no proper sealing - if you live on 3rd street, be prepared to have your house smell like pho grease. While I love pho, the scent is pretty pungent and the only times I can open my windows in this hot valley, then I have to deal with my house smelling like beef bone and onion. Mmmmm. - there is nothing Downtown asides from bars. There is a lousy 24 hour fitness gym that is over priced and not really 24 hour. A supermarket on Fremont that is tiny and quite the hassle to go to due to parking. The smiths by Rancho drive is populated by ghetto individuals and the traffic to get there is insane. The only beauty salon there is does not care about return locals because they are in the middle of Fremont so they offer basic service. Overall, I highly recommend Juhl but I would possibly rent up higher if they had more Units and make sure that you really are ok with living in area that is I think only 50% developed. They are trying to sell, and we were ready to buy but we never heard from the sales office again.

I called to ask about pricing for the two-story condominiums. Since every floor plan is unique, there are no pictures on the Juhl website. A female customer representative answered with a condescending tone as if she was too busy to answer any questions of mine. She then said she would e-mail pictures of the floor plans I had an interest in, but five days have now passed since. If that kind of attitude persists after I purchase a unit, FORGET IT! You lost business from a serious buyer.

It's not the fault of Juhl, but there are literally multiple homeless people sleeping on the streets surrounding Juhl. Not a nice neighborhood. When you're trying to view their ads a lot of fake / recycled pics and are not the actual pics of the properties for sale and since it appear to have an in-house team that is selling the properties that is a shady practice of misrepresenting what is actually for sale.

Brianna and Sohka have been amazing, accommodating, and friendly. We have looked at property all over Downtown Las Vegas and the Juhl really stands out. The variety of options in our price range combined with appealing amenities and location hooked us. Brianna was able to show us 4 units on short notice on a Friday evening. She was so helpful, giving us a feel of the entire complex and what it would be like to live there. She was able to help us find the perfect spot for us. We were able to get our application in within a day, and they are open on Saturday so we didn't have to miss work or stress out about missing out on applying. Overall, they have been very helpful and professional, above and beyond our other experiences house hunting in the area.

The jackhammering that has gone on pretty much uninterrupted for one year as of 6/22/21 when I first heard it, would almost be a joke if it wasn't so unfunny. It's hard not to believe they are interested only in making a quick buck off the remaining units they are holding and have little regard for the current residents. Same broken umbrella laying out by the pool like garbage for months and months, forget even replacing it (which shouldn't seem impossible but here we are) it would be nice not to see it just shoved into a corner. Same with the broken umbrella base and traffic cones by the BBQ's, ripped upholstery on much of the outdoor furniture, lights out in the hallways, overflowing dumpsters by the garage entrance. I'm not the kind of person who typically runs to a computer to complain about everything but with the increase in HOA fees and the feeling of the quality declining it's getting a little tiresome to live here. So as not to seem only negative I quite like my unit and the neighborhood, and the janitorial staff and security do their best. My only hope is the HOA increase gave them a bit of a wage bump.

I lived at the Juhl for nearly 3 years and recently moved out. It's a great location and I have many fun memories from my time there. However, there are a few things I believe new tenants should be aware of. If you are planning on moving into Juhl anytime soon, please know that: -There is zero free guest parking. The tenant garage offers no guest parking. And the surrounding streets are metered and timed. This means if you have guests over to the pool, they will need to move thier car every 2 hrs, or risk being ticketed. Sunday being the only exception. -The cooling system in the building is very faulty. Depending on where you live in the building, expect your air conditioning to go out every few weeks to every few months. With total shut down downs of the system every 2 months or so. Whatever is wrong, they cannot seem to fix it. When I first moved in, it wasn't so bad, but it has gotten progressively worse. -The first floor has retail spaces for new businesses. Which can add awesome amenities, however during construction the sound levels are extremely high. There are currently 2 new restaurants being built.

I really enjoyed my yearlong stay at Juhl. Being my 6th apartment in life thus far, it ranks at #2 overall. Coming from the east coast, where everything is a bit dated, the Juhl felt brand new. The price for a studio wasn't cheap, but it was LARGE and well worth the price (again, especially coming from the east coast). Let me explain... The kitchen...dope The pool...dope The view...dope Hallways and entrance ways...dope Bathrooms, appliances, closets, floors...dope! OK, I'm gushing, there ARE issues here: * The parking ramps are TIGHT. I def banged up the side of my ride one night. * The shade cords are the worst. Constantly breaking * Some of the apts need lights. There are no ceiling lights in 3/4 of the apartment. * The gym is pretty tight and has broken machines on the reg For me, maintenance, the front desk staff, security was always helpful and friendly. Never saw any scary/creepy vagabonds or felt unsafe and never heard too much from neighbors either. Perfecto. If you like the area, stay here!

Juhl provides satisfactory accommodations for the (very few) Las Vegans who desire a downtown residence. The building is fairly new and is in decent proximity to downtown attractions like Fremont East. Units are quiet. Elevators are quick. I haven't noticed any escorts living in the building, but that's not to say they don't exist. Management is okay. They seem to be a bit unorganized - randomly requesting proofs (renters insurance, pay stubs, etc), although you've already submitted everything necessary to reside in the building (otherwise you wouldn't be able to move in, duh). First floor "retail" leaves quite a bit to be desired. Downtown Las Vegas is not particularly pedestrian friendly, so I'm sure they have trouble securing tenants. Perhaps more will come if and when the third street cinema opens. The Classic Jewel bar offers specialty cocktails, but patrons seem to be rough around the edges - thus encouraging residents (like me) to drink upstairs, in our units, for free! Greens & Proteins was scheduled to open by Fall 2015, according to an article published in July 2015 on Eater Las Vegas...it has yet to open as of mid-October 2016.

UPDATED REVIEW: We have been at Juhl for 4 months now, and we love it! It's so central, filled with friendly residents and staff and we haven't had a single issue since moving in that wasn't easily remedied. Juhl is the best place we have ever lived, and we hope to stay here as long as we live in vegas! Super safe, super fun and super affordable for the location. WHen you look at the price of the rent, be sure to remember that your utilities will be less than $100 so you will be saving money there even if you pay a little more each month for rent. We pay $500 more rent than our previous home but actually end up spending less per month because our power bill is only $50-70. PREVIOUS REVIEW: Late last year I visited a friend who lived at Juhl (still does) and I was blown away by how gorgeous the building is!! So chic and fashionable, I came home raving about it to my hubby and felt the twinge of jealousy in my heart that we lived in such a rubbish house by comparison! 6 months on? We signed our lease today and move in next week! We viewed a total of 7 units at Juhl and kinda loved them all, but in the end a large patio and two parking spots won us over! Sokha in the leasing office has been extremely patient and she is totally committed to making sure you find a unit you will love! We don't officially move in until next week, but we are so excited that we might start hauling things ourself this weekend. I can't WAIT!!! The 5 stars are for the amazing service provided by The leasing office, HOA, concierge and all the friendly Juhl residents we have met so far. Not to mention the previous tenants who helped us out with all our queries. Thank you Juhl! We are so excited to be moving downtown and living in such an awesome building!!!!

I've been living here for three months now. At first I was an unfettered super fan, and then really kind of annoyed by some issues from the new building status, and now it seems to be mellowing into a really awesome place. We did lose some great concierge people, though, during the dark times -- which I hope are over now! -- but Jeffa has been consistently awesome and we need to get and keep more people like him. He has known my name since day 2, gets along with people from all walks of life, chats if I want to talk, doesn't chat if I don't want to talk, introduces people, can tell you where to go and/or what to do downtown, and is generally just a really positive, affable, pleasant addition to the building. And I don't say that lightly, given that I can be super critical and sometimes pissy when I come home after a long day, but I'm always happy to see him! Alex in maintenance is also super great and has done me many a solid, above and beyond his job duties. For those who are thinking about moving here, I say do it. I love working downtown and living downtown. The units are beautiful. The location is great -- just far enough from fremont to be mellow but still peripherally in the mix. It IS a bit of a project picking out a place because each place is unique and there is no book or spreadsheet. Bring comfortable shoes and be prepared to make a time investment.

It looks so cool in their pictures and the deals they are posting online, but it not that great! I was looking for a loft style place to move to, wish this would have been the one. Took a look at what was suppose to be a studio,a 600 sf studio, where you might have enough space for a couch and a TV... Most of their one bedrooms are just one open space... You could probably fit your bed and a desk, a small one! So I tried a "two" bedrooms apartment ...another one open space, a little bit bigger, but not by much...so here I was, going from a $1000 rent to a $1500 rent and still not finding a place big enough to accommodate my bed, desk and my couch...the pool was great, with cabanas, but was not worth it the rent...this is not LA...

Going on 3 weeks now of my residency. I have to admit, there have been some mechanical issues that are frustrating, but I've been through this before (moving into a brand new building), so I know these issues aren't too common... I would be more impressed with faster responses from the maintenance- but that's that. Its crazy that every single place here is different. I LOVE my place, it was made for me- bachelorette pad :) and I feel good knowing no one else has a condo like it. The finishing really make my place awesome- and the windows are exquisite, but we will see if they result in a higher electric bill in the summer months. The onsite benefits are great- my dog LOVES the park out back, and I can't wait to use the new movie theater and pool. The vibe is young and lively, but more professional then neighboring communities. I moved from Ogden when it got a little too party happy for me. The security is great- which is important for me being downtown. For me though, its more of the area versus the Juhl. I can't wait to see what goes in their retail shops. There are crazy changes going on downtown and I'm stoked to be in the middle of it. Update 8/2013- This place is awesome- wins my vote 110%

Just moved into Juhl. I recently moved from San Diego and had a place in a high-rise similar to Juhl. Been very pleased with the facility, amentities, and staff. The staff has really been awesome, always helpful and available. Sokha, specifically, has been fantastic - she continues to be great with answering my questions and making my transition smooth. I love living at the Juhl. I've been here around 2 years and we really enjoy calling this place home. Living overlooking 4th street, there is always something interesting happening on the streets below or off in the distance. The amenities are stellar, with the resort style pool, the gym with the strip view, as well as the 10th floor observation deck... not to mention the 1st level promenade with cool restaurants and shops. And if you don't want to just run downstairs, the proximity to restaurants and such couldn't be more convenient with East Fremont's locals bars/restaurants in easy walking distance to the north, and the Art's District bars/restaurants to the south. Almost everything is within walking (or bike riding) distance. There are weekends that I park my car on Friday evening and don't get back in it till Monday morning. You're right in the middle of downtown Las Vegas and the Art's District. There is a good sense of community at Juhl, with the 6th floor pool and small but convenient off-leash dog park being the center(s) of it. Sokha, Briana, and Amber are great to deal with and you can tell that they care about this community and the people in it. The security and concierge staff are friendly and considerate and respond to service requests and security concerns quickly.. As for the people at the lower-end of these reviews that complain about noise, crime, graffiti, etc.....If you want complete silence , try suburban living. It's really not that loud (It's a concrete building) especially if you keep your windows closed. Occasionally you here sirens and yes, there are homeless people in the area, but again, this is urban living. The Juhl is fantastic and I would highly recommend to anyone that wants to experience downtown living.

This development doesn't fit in Vegas. Their projects in San Diego are much better suited to the San Diego market but they tried to bring that design here. They should have adjusted it to meet local needs better. Regardless, it is a diamond in the rough of Downtown. It also didn't help that this development got pummeled by the real estate crisis.

The bottom line is that the Juhl appears to be pocketing at least $150 extra from each tenant, due to duplicative charges for cleaning on both move in and move out. When I moved in to the Juhl, I was told there would be a $150 cleaning fee for the unit. Steep for a studio, but I agreed. Recently, upon completion of my lease, I was told there would be another fee ($165) for cleaning the unit again (in addition to basic wear and tear costs, e.g., carpet cleaning). Leaving aside the fact that the unit was left in just-cleaned condition, I asked whether this meant that the new tenants would be paying $150 to clean an already cleaned unit. The answer I received was that the original fee, described to me by Amber as a cleaning fee, was actually "titled as an administrative fee." The second fee on move-out, was a "cleaning fee." Unfortunately, this is a non sequitur. Nomenclature notwithstanding, the fact that the Juhl may be pocketing extra funds from their tenants strikes me as dubious at best. My request to Amber was that we split the "cleaning fee." But since they had my deposit, the Juhl took out the entire cleaning fee. Their only response has been to re-assert the "adminstrative" vs. "cleaning" fee distinction. This is no distinction at all, especially when people are paying twice to have the same unit cleaned in the space of days. I didn't love living at the Juhl, but I didn't mind it. I even appreciated the employees at Juhl, who are basically helpful people. But I was worried about the process of dealing with a large apartment management company such as the one at Juhl, and from the evidence, I think I had good reason to be.

Urban reclamation styled in faux grass, brushed concrete, and the odd painted wall. Styling is okay, very sustainable post-modern and easy to get used to. Amenities are fine. Repairs can take a little while to get underway. Security opens doors to anyone. Surprisingly young, urban, uneducated, often ghetto residents and guests. For 1800 a month in Las Vegas I was seriously expecting better. Size of apartment in a two bedroom is completely underwhelming. A long, thin common space which would theoretically contain kitchen, dining "area" and living space. You have to walk through all of this to even get to a place you're likely to see a couch. Tiny bedrooms, even the master (except for the unnecessarily large bathroom, whose square footage could have been gratefully donated to the bedroom).

This place is overpriced and I didn't feel safe in the area, especially considering how much I paid for in rent. There are homeless people everywhere and as a single female walking my dog at night I literally had to carry a taser with me. I never had to use it thankfully, but it felt necessary. When I moved out I had to put down a $500 deposit to reserve the elevator. However the day before I was supposed to move out, the service elevator broke. No one from HOA or leasing contacted me to notify me that I would not have the service elevator and I would have to share the residential elevator. Instead I find out the day of, meanwhile they didn't even have me in their system to move out. So because of their un-organization and lack of communication it took my movers 5 hours to move my one bedroom apartment when it should have taken 2. I was charged by the hour and ended up paying several hundred dollars more than I should have. I contacted leasing and HOA and they refuse to reimburse me. This place left a horrible taste in my mouth as they are so unorganized and because of that I had to bare the burden and pay the price. Don't live here!!

The units are now starting to be sold to investors who are renovating (very loudly) all day every day. If you sign a lease here, you could suddenly find yourself with a new landlord aside from the leasing company. The parking garage is being power washed and we are asked to find alternate parking but the HOA has provided no suggestions other than parking downtown and feeding a parking meter every 2 hours. The security staff has turned over yet again, the dog park is filthy and smells more like a barnyard and the pool is full of rude people who do not realize how loudly their nonsense echoes off the concrete and steel structure. DO NOT LIVE HERE, YOU WILL BE SORRY!

Sokha gave us a great tour and is just as sweet as can be! She was honest about everything and made me feel at home right away. The prices are a bit high for the small space but it is very modern and beautiful, Sokha told me about their sister properties if I wanted more space. It is about a mile from Freemont and parking seemed a big issue, so decided to go with another property but would love to have lived here! Maybe next move :) Thank you Sokha!

Unfortunately, this place has turned into a collage dorm. The people who live here treat this place like their own party palace. Not only do they party the night away, they treat the public areas like a garbage dump. The carpets are all stained and the walls are all marked up. I can't wait to move out.

I've been living in Juhl for three months now. The building is getting more and more residents but they all generally seem to be like-minded people. In general, upper 20s and 30's perhaps early 40's, educated, working professionals. There is a great number of beautiful or at least above average attractive straight and gay urbanites residing here. Decent hipster level as well. Most residents are dog lovers and have one or two dogs. The cat level is unknown due to cats being ornery indoor creatures. The building is hip and the spaces are amazing. Large windows, poured concrete walls, upgrades, an urban feel. I have an open studio which I absolutely love. The price is just right for what you're getting with the services included. You could rent a larger property nearby but it would not have the safety or the views of Juhl. The concierge is friendly and usually helpful. Jeffa is my absolute favorite concierge. He's upbeat and always has a hello, good night, or an easy chat if you'd like one. He always makes me feel welcome and at home. Likewise he polices the lobby like no other, keeping out the riff raff or making my dates wait until I'm prim and ready to go. He has a fair pulse of the activities of the downtown area and wouldn't leave you hanging without some suggestion of what activity to do.
