Kai Hotel Tulum | Best places to stay in Tulum

"It’s all about location at this great-value toes-in-the-sand Tulum beach hotel. Unlike most of the plusher, far more expensive hotels further south, Kai sits on Tulum’s widest, whitest stretch of sand, in full view of Tulum’s ruins – perched on a craggy cliff above the turquoise Caribbean Sea. The reef is within swimming distance of the shore. Villas are simple palm-thatch affairs, packed close together (but that’s inevitable with this location), but they are decked out in modish distressed woods, beach-shack whites and light ocean blues and scattered with traditional Mayan textiles. In the best rooms, beds with wispy drapes look through huge floor-to-ceiling windows to wonderful views of the ocean and the breeze-blown palms. Kai Tulum was a really special stay in a really special place. Our gorgeous room was steps from the beach and had an amazing view. The whole place - from the room to reception to the restaurant and beach club - was really clean and just felt enchanting. Walkable to the Tulum ruins, this place can’t be beat!

Beautiful views, great service and attentive staff. Hotel has parking and it is located steps to the beach. Just don’t forget to buy your wristbands otherwise police will be annoying.

Tulum is mad but this place saved us! We loved it and spent two long days here during our time in Tulum. We cycled here on bikes and came across the restaurant by accident but so pleased we did. It seems almost impossible to access any of Tulum's amazing beaches without having to pay an extortionate amount of money via a rip-off beach club. But here there's no entrance fee needed - just rock up, grab a table under a sunshade, eat and drink and spend as much or as little as you like. This stretch of beach (Playa Maya) is insanely gorgeous, like walking through a poster. Just incredible. And the food, drinks and staff at Pancho Villa just enhance the whole experience. We enjoyed countless margaritas and the best pina coladas; plus their shrimp tacos are divine. Our kids loved the chips (of course), the nachos and the guacamole. All enjoyed on the beach in between swims. Absolute heaven. Enjoy!

This place is a gem! We booked this hotel on a whim a few days before our trip! It was so incredibly quaint. The individual huts made for a unique experience. The rooms were clean and well decorated. I loved the floorplan with an outdoor shower and an indoor shower which was great for our family of 4. Plus, our own front porch patio! I haven’t even mentioned the breakfast! We ate here every morning it was so delicious and fresh. Plus, the service was friendly, personal and attentive. Why stay at an over crowded resort when you can be steps from the beach just outside your adorable boho hut! The beach was clean and great to walk along. The pool isn’t huge, but that isn’t a concern for my family. The area felt very safe. One thing to note, you are in a national park and have to pay an entrance fee and they don’t allow plastic into the area.

Stunning beach hotel to relax and enjoy the most beautiful beach of Tulum. I absolutely loved my stay at Kai Tulum including the great service (shoutout to Rigo and Alejandro), super responsive and friendly reception, and high quality food with lots of healthy options at the Beach Club. I had the Garden View room which was in a great condition, very clean and had a very comfortable balcony. I started my mornings with the sunrise on the beach and Yoga or workout sessions with Romane (free for hotel guests!) which was my absolute highlight of the trip. She is amazing and I booked also separate soundhealing sessions with her which was a unique experience. You can also book a variety of massages in the hotel where I can really recommend the Mayan massage! Overall great hotel with a beautiful beach club that is not too crowded, so great place to spend some relaxing days at the beach!

we were only at the beach club, there is no charge on sunbeds and no minimum co sum, beer is relatively cheap (80pesos) comparing to other beach clubs. Sunbeds are very comfortable and also there are beach sofas available. The service is very nice, not pushy at all and that do not demand the tip from you. I can recommend the Beach Club :)

We loved staying at Kai with our 3 and 6 year old. The service was great and the staff was friendly. The beach was beautiful and the property well maintained. The bungalow we stayed in was perfect for us and gave us a private outdoor area to hang out while the kids were going to bed. The reviews don’t give this place the credibility it deserves! Be prepared to pay the entrance fee to the park every day though it’s only a few USD per person so not a big deal to us as we thought it was worth it to have a more secluded area to stay.

This was our first time staying at Hotel Kai, and we definitely give it a 5 out of 5! The place was super clean, and we had an amazing view. The food was good, the drinks were amazing, and the hotel had convenient parking available. It's very close to the ruins, beach, and right in the heart of everything. We also did some fantastic bike tours. Definitely recommend this place! Access to pretty much everything you might need.

I parked here as it was recommended by a snorkeling tour I was using. The snorkeling tour said it should be 200 pesos max and other reviews here indicate they paid 100 pesos. I was charged 300 pesos. It seems this hotel allows the parking attendants to charge whatever they want and take advantage of unsuspecting tourists. Shady business practice.

The hotel was misleading... I wanted a refund and to leave immediately once I arrived. The manager was not very friendly also, the beach is full of boats which makes it unsafe to swim (misleading photos-boats are all over and super close to any swimmers out there), the room has cracks on the floor all over, so mosquitos are in the room and I am allergic to mosquito and flea bites (somehow I also got flea bites despite not going to the beach so couldn't have been sand flea bites- must have come from the room). It cost $40 per way to get to the hotels and restaurants on the strip because the shorter road is currently closed- so, want a decent dinner? Pay $80 just to get there and back. You also have to pay per person just to get to the hotel bc it's in a national park which was also not disclosed clearly. The front desk manager said the cleaning people didn't want to come clean the room anyway in the rudest way just because I simply asked them to stop politely when I saw they were randomly in the room. Then I told the front desk I wanted to have a heads up before someone is going in the room since there are no signs or anything I can put on the door for do not disturb. The fridge didn't work and the Ac didn't work. I spent one night and left despite having paid almost 1k. I only stayed bc I was told to wait and talk to the manager the next day at noon bc they could probably give me back at least half of what I paid. She was rude and didn't budge or feel empathy- she said if I wanted to go pack my things she'd send someone to help grab my things and send me off. Very bad experience. Save your money and stay somewhere way nicer on the strip for less... they are very over priced. It's not relaxing or peaceful and the restaurant doesn't understand gluten free very well and is not good- also always empty which says a lot... Our server the first night was slow, rude, and didn't pay attention and in the morning the other server was nice but insanely slow despite there only being one other small group of four there- very slow. I literally had to leave and go back after taking care of something just to pay. Very rude staff, rude management, misleading online photos and info, very sketchy workers and crowd there. Taxi's take advantage of you so does the staff. Keep in mind you are basically camping here- the rooms have holes all over the floors so mosquitos are in your room at all times. Also even if the AC had worked the cool air would leave the room through the open floors... however my room the ac didnt' work and neither did the fridge. You can get so much better for the money! Save yourself a headache! HORRIBLE PLACE trust me on this.

Kai Hotel & Beach club is a small boutique hotel within the Tulum Zona Arqueológica, a protected natural park with minimal development. The hotel and restaurant are very cute. The architects and builders chose a very beachy and subdued palette of sun washed grays and wood. The individual cabins are luxurious and have thatched roofs, plenty of space, and high end finishes. The restaurant is right on the beach, with plenty of tables and chairs set on a covered patio to block the sun. It's quite expensive for dinner but for breakfast there's a few options that are quite reasonable, though the portions are small. Overall everything's healthy and "spa like". The service is slow and sometimes forgetful, but not too different from other restaurants in the area. Overall I'd recommend Kai for those looking to truly disconnect on the beach of Tulum. While the beach has its sargassum seaweed problems these days, the weather is still great and you can truly disconnect from reality while you are here. And activities such as Tulum city center or the Tulum ruins are not too far away (150 peso taxi ride or 10 minute walk, respectively).

Only a star because we have to. Made anniversary plans to stay on the beach. 1 month before vacation they start renovating the hotel and try to move us to a hotel inland or change dates. We change dates. One week prior they call again - renovations not done. Now moving is again with no time to make new plans. Unreal.

I was a guest for 8 days at Kai.. My rental car was parked in their designated lot for guests. I was woken up at 8am on my 2nd day by the manager on duty who informed me that my car had been hit by one of the hotel's contractors. I went out to the lot to assess the damage, met with the person who hit the car who took responsibility. I filed a report with Hertz that morning that requested info from the contractor including insurance info, address, email, etc. It took the hotel almost 3 days to get me the info even after constant reminders each day. I told the hotel that Hertz in MX required the insurance adjuster to issue a written waiver that they would accept responsibility for the damage, but the hotel never got the contractor to get with the insurance company. Bottom-line, I was forced to pay for the damage to the car out of my pocket when I returned the car, and now Im having to try and recover my costs. The hotel should have taken responsibility at the time of the accident since this was their employee/contractor. They made excuses,and sat on this incident for days until I checked out. Not only did this cost me literally at min 10 hours of my time during my vacation, but also cash out of pocket for damage. Their lack of guest service, and zero follow-up speaks volumes on how this resort is managed. There is no excuse for the way this was handled. I will go back to Tulum often, but will never stay at another resort owned or operated by Ahau Collection, the owners of Kai.
