My friend and I were craving Thai food and stumbled across this place! Its hidden on the farther end of Magnolia with not many other restaurants around it, so it's easy to miss. Super yummy little spot! There are some tables outside on the street, and a small dining in area. Its a very tiny spot but the food is delicious! I highly recommend the egg rolls, they had a wonderful crispness that paired with a lovely sweet and sour sauce. We also had two different noodle dishes: Pad Thai and Drunken Noodles. They have a range of proteins that can be added to the dishes, and the menu has a good range of items. I'd want to try something different when I go again. The service was nice and friendly, and the food came out quickly and hot. Its a delicious little spot that I'd love to try again!

KIIN Thai Eatery in Burbank is hands down one of the best Thai spots I’ve ever been to. I usually stick to Pad Thai or Pad See Ew when I eat Thai, but the staff suggested I try their curries, and wow, what a game-changer! I had the Panang Curry, medium spicy with white rice, and it was absolutely phenomenal. Rich, creamy, and full of flavor, easily the most delicious Thai dish I’ve had. The place is super clean, welcoming, and the staff were extremely helpful and kind. This place is a must-visit for Thai food lovers!

KIIN Thai in Burbank is a hidden gem we discovered thanks to Google Reviews. Despite being located on a busy road and not immediately noticeable, it turned out to be a fantastic find. Upon entering, we were warmly welcomed and served. Although there was only one other person dining in, it was clearly popular for takeout. The food was absolutely delicious; the red curry I chose was exceptionally flavorful and comes highly recommended!

review: ⸻ I’ve ordered from this restaurant twice, and unfortunately, both experiences were disappointing. The first time, I noticed that the carrots had a strange, soapy taste—at first, I thought it might just be my taste buds. However, the second time I ordered the chow mein, I had a very unpleasant reaction. The dish was extremely oily, and shortly after eating it, I had to use the restroom multiple times. I hadn’t eaten anything else that day, so I’m fairly certain it was due to this meal. This was unlike any reaction I’ve had from eating chow mein before. Unfortunately, I won’t be ordering from this place again.

This is our go-too neighborhood spot. We order from here and dine in pretty often. Food is amazing. We love the pineapple fried rice, panang curry, garlic string beans and the khao soi. And although it’s not Thai, their orange chicken is better than most Chinese restaurants. You can tell the restaurant is family owned and they care about quality.

Love love love coming here for lunch. I don't come here as much as I used to since I moved out of Burbank and now living in North Hollywood. But their lunch specials really hits the spot and it's worth the extra drive time. I love the soup that comes with the lunch special and how generous the portions of the dishes are. It's a cute small Thai restaurant so I wouldn't suggest groups larger than 4-5 coming here. There's street parking.

We love a good mom n pop Thai restaurant!!! I've only gotten takeout from this place, as the restaurant itself is very small and only has indoor seating, but their Khao soi is where it's at. The soup is hearty, flavorful, and the noodles were plentiful. This place leans spicy, just an FYI! I got mine with no spice (because I have reflux hahaha) and it still had a bit of a kick! But just the right amount! They also have all the classic Thai dishes, so you can't really go wrong with your order. Really great for a cozy night in.

This is one of my favorite restaurants in Burbank. Typically I find most restaurants here are a little commercial and kinda not great, but Kiin is a legit winner. I live in Burbank and it's the only Thai place we go to and is one of my favorite Thai spots in LA in general. Lots of options can be made vegan and they are very understanding of what is vegan and what isn't. I like the Prik king green beans, all the curries especially pumpkin, the Tom Kah made vegan, and of course mango sticky rice. Everything is genuinely spicy so beware/enjoy !

We love this cute, quaint little Thai restaurant in our neighborhood. The food is so yummy, light and just delicious the restaurant is small and every time we eat there it's just so good. You know it's freshly made and has not been sitting around for days. It can get busy because it literally has 5 tables so have patience because there is only one waiter for takeouts and sit down. The service is great. Definitely try this little gem out.

I've been to this Thai restaurant a few times and each time, I order something different and also wonder why don't I come back more often? Khao Soi is delicious, as are any of their stir-fry dishes. Love their ample soups and grilled meats. This is a pretty good Thai restaurant outside of Thai town and Van Nuys/NoHo. Looking forward to trying more things! Priced just right and the service is good, the food is SUPER quick which is a huge bonus. Cute and quaint place for sure, as well as quiet and intimate.

A group of 7 of us went on Christmas 2024. There was a bit of a wait for the food as they were getting a lot of orders for take out, etc. and seemed under staffed, but we enjoyed ourselves. My meal was very good and well portioned.

TL:DR - tasty Thai food, khao soi is my go to Located on Magnolia Blvd with ample street parking, Kiin Thai Eatery provides some flavorful Thai dishes in a mostly Thai absent area of burbank. The inside is a bit small and there is no outdooe seating so i do carry out. They have all the classics, pad Thai, pad see ew, and my new personal favorite khao soi. It's a curry noodle soup that is just the best for cold or hot days. They ask what level spicy you would like for the khao soi and I said medium. I hadn't considered that they were asking about Thai spicy and it was a bit much for me. Tobacco and Sriracha don't cause me any issues and so use that as a reference point. The khao soi comes with both regular noodles and deep fried noodles. They add a bunch of texture and it really rounds out the meal. The soup base is packed with flavor, the curry and the coconut milk play so well together and it's a flavor not found often of Thai food. Kiin Thai kills it with their khao soi and I've been back often. If you're looking for a great Thai restaurant in burbank stop by Kiin Thai for a good time.

Hi! Like the song says "I like food. Food is good!" This place has great tasting food! I ordered online to go at 7:32 and a text message said it will be ready at 8:13. Not fast but hey, it's Friday night and the mood is right! Walk in at 8:10, no one there but a guy picking up what looks like Uber eats. I ask about my order and a nice woman working the counter says they still working on it. Ok cool, I sit down at a table to wait. It's a nice small place but a large party would have trouble if there are customers already. I watch four more people come in a pickup food. The nice woman offers me a water while I wait and then at 8:38 it's ready. Now let's do the math here, one hour and six minutes for five items is a bit long. Especially since there was no customers in the dining room. The food comes in a nice brown paper bag that is stapled shut at which point only at home can one discover that a mistake was made. Now it was a very tasty mistake, lol, but some people are very particular. Overall I recommend this place just be aware of ordering out it, could be 30min or an hour.

Went here with a group after everything else was closed. What I noticed immediately was that the portions on some of our plates were huge-a good thing. I loved my pad woon sen. I had been eating all day so I didn't order a whole bunch. The service was great. It's not a huge establishment but the vibes and polish you'd expect from a thai restaurant are shared here. If you are in there and they are approaching closing time, just know that they will let you know that they are closing and it is time to go

Super nice waitress and fast service here! We came in at 8 on a Sunday night and they were still open, yay! I thought maybe they were going to close early since no one was inside so I offered to order to go. The lady said it was ok so we sat down. She helped us right away, got our silverware out and the menu for us. We ordered the pineapple fried rice, pad Thai with chicken and 2 Thai iced teas with coconut milk. The food and drinks were so good! Actually, they were amazing. I cannot believe we haven't tried this place before, but we are so glad we did! It's also very cute inside. They have a wall of rose vines and abstract art and lots of little fake plants decorating. They have about 6 tables, so it's a pretty cozy little spot. There is also free parking on the street right in front of the place. It's free for 2 hours until 6 PM. We will definitely be back again soon. Thank you for being so welcoming so late at night and for serving such delicious meals!

The best Thai food in Burbank! I don't know what they put in their sauces, but everything from their fried rice, to pad see ew, to meats and tofu, it's all so delicious. Good portion sizes, cooked just right and all very fresh. It's our go-to spot!

A friend once said, "there's no good Thai food in Burbank." This place proves he's wrong. The fact is, the food here is good and well worth a stop every now and then. We just wanted some Thai food on a Friday night and didn't want to go out so we had it delivered. We stuck to some classics: pad thai, prik king, beef jerky, and egg rolls. Pad Thai is as basic as it gets so if a Thai place can't make it right, that's a red flag. Thankfully all the flags are green. The Pad Thai is perfectly savory with the hints of sweetness you want making you go back in for every bite. The only thing missing was a side of lime so make sure you ask for those condiments on the side when ordering. Even delivered, the noodles stayed moist, but not soggy and you get a lot of food for a medium sized container. We got extra fried tofu with our pad thai and it's fried and crispy on the inside, but still a bit silken on the inside. The prik king was still nice and crunchy after being delivered and the lag time between door to dining. We asked for no spice on both dishes and while the prik king had a bit of heat to it (that's what prik means), it was the right balance to flavor the tender and crisp green beans. They also had beef jerky on the menu. A lot of times this can just end up as tough cuts of fried meat, but instead it was tender pieces of meat with a nice crust on the outside. If you're familiar with it, it comes with that dipping sauce that's mostly fish sauce and other herbs/spices that will make you eat the whole thing in one sitting. I've been wanting to try KIIN Thai Eatery for a long time and while I can't say I'll be back often, it's definitely another feather in my cap for good food nearby.

We wanted to eat Thai food, so my daughter called in the order. When we arrived to pick up the food, we were lucky to find a spot in front. The interior is small with a few spots to sit. Clean looking. The menu taped to the store front window had many good picks and the prices were amazingly decent. Imagine my surprise though to see my bill for four dishes with four Thai iced tea! The charge didn't match what was listed. The woman tells me that the prices when you call in are different to the prices listed on the outside menu because they haven't had a chance to change it. How hard is it to tear off the menu from the window?!?! Some of the food was good except the portions were so tiny and expensive for calamari which didn't taste or look that great. Tiny rice portion as well. Not coming back.

Was really looking forward to a nice meal based on previous Yelp reviews but was so disappointed! I started the meal with thai tea and it was the worst thai tea I ever had - it tasted like watered down milk with no sweetness at all. For food, we ordered the pad thai and yellow curry. The pad thai was very sticky and slimy and lacked a lot of flavor. On the other hand, the yellow curry was super watery so we ended up mixing the two together to help balance things out. Service was great, but definitely did not feel satisfied after the meal. I eat a lot of Thai food and maybe this level is pretty great around Burbank but definitely not for the other cities. I came with my work friend and was so embarrassed after since I had recommended that we go to this restaurant :'). Needless to say, we had leftovers that I drenched with sriracha. Parking: easy street parking in front or on the side streets! Environmental impact: they use plastic straws :(

If you have food allergies, you know how frustrating (and important) it can be to have something in a dish which you asked, and they understood, to omit. I had carrots (my nemesis) removed from 2 dishes...or so I thought. After bringing home and finding carrots in those dishes, I called and not only did they apologize, but they also acknowledged their mistake. (Why they didn't check it ahead of time, who knows) They made me 2 more orders, but I had to pick it up & bring the incorrect orders - they wouldn't deliver it. A laugh-aided apology came with my food, no discount of course. Of the 3 dishes ordered, only the Pad Kee Mao looked like the photo. Pad Thai was a brick o noodles (taste was OK...not very flavorful) and the crab fried rice was basic but very greasy. We could argue if ordering food at Kiin was a waste of money, but it was certainly a waste of time.

They are so nice here. Great service. We ordered our dinner and they called us to inquire about how spicy we wanted a dish. This small restaurant is hidden under a large tree on Magnolia Blvd. The food is delicious. We ordered: Panang Curry, honey chicken wings, bbq pork and beef salad. The beef salad was delicious, the seasoning was perfect with the tender beef. The sweet wings were my favorite tonight, so crispy and tasty. Panang was tasty as usual. The BBQ pork was my least favorite as it was a little dry. Tip: The prices on grub hub are more expensive than the ones on their website.

I love Kiin Thai eatery! Their food is delicious and scrumptious. It's a hole in the wall place ( where the best food always comes from) that serves yummy entres at reasonable prices. 90% of the time I do takeout but you can dine in if you like.

Hole in the wall with it being a tiny little spot of ~10 tables tucked away amongst miscellaneous shops. On a Thursday night, there were a handful of tables filled and it seemed they had a good pace of to-go orders as well. Generous portion of pad thai and yummy food. - Spicy Honey Wings $12: perfect crispy coating - the fried onions were a unique. Nice kick. - Beef Panang Curry $16: lil bland, but nice coconut flavor for SO. First time seeing a pyramid shaped rice ahha. - Chicken Pad Thai $14: on the sweeter end, and SO liked this dish better than his. Generous amounts and I liked they included all the veggies in it. Service was relatively quick as there were only 2 people working in the front.

Idk if this is being generous or rude. I've eaten here a good amount the last couple of weeks. Flavor of the food is great but today I ordered yellow curry and paid extra for rice noodles. Got my order and headed home . Got home and there was no Rice Noodles. Got refunded from grubhub for that . But I started eating the curry and of course there is a hair in it. Disappointed that I didn't get my order correctly and with Hair in it !

i am not a new customer, i've been coming here for a couple years now & the food has been good every time but 2 days ago my husband and I ordered 1 Pad Woon Sen & 1 Wonton Soup (our usual order) to go but when we started eating the Pad Woon Sen it tasted strange (like as if it was cooked in the same uncleaned pan that they use to make their other dishes) but it still had some good parts so we kept eating it and plus we've eaten here before so we didn't think anything of it. The morning after my husband and I woke up throwing up bad & we realized we had FOOD POISONING so now, days later, we are still in pain as im writing this... very disappointed at this restaurant and whoever cooked our food because we were loyal customers but now we will never go back.

KIIN Thai Eatery is an ethereal place to dine or lunch at. The aesthetics from the cups to the utensils forge a peaceful and beautiful atmosphere. I ate here with my friend and we were fascinated by the reliable and friendly customer service. Truly a good experience. Super convenient takeout for when I get out of work. I get the Cashew Nut Chicken and veggie spring rolls every couple weeks and it's fantastic. The inside seating is quiet and food comes out speedily as well. Definitely recommend for a pleasant and tasty bite!

Tried the pumpkin stir fry for the first time. I ordered the Tom Kha soup with Shrimp but they gave it to me with chicken (which I don't eat). They were very nice when I called, apologized and said they would credit me for a future soup. I asked for spicy and it WAS spicy! Which I loved. Food was fresh, not too oily and was delicious. I would definitely order to go again. The inside is cute, clean - only a few tables - not a place to eat with a large group but great for two. And takeout was fast and easy. I'll be back! I need to try that soup!

I have been coming to KIIN ever so often for the last 3 years because I just love their lunch special. I think they recently revamped because their interior is super cute and trendy. Most importantly Their food never disappoints! I typically get the Pad Kee Mao and add on Miso Soup! Everything tastes so fresh and just scrumptious! Today my friend ordered the Crab Fried Rice and I gave it a taste and it was so flavorful and the portion size was spot on. Give this local gem a try!!!

food is good. great spice levels upon request. disappointed in their vegan options. same old tofu cubes like every other thai joint in burbank. there was a time when the thai joints (at least on the other side of the hill) were all offering various fake meat options. it was great. now it's just tofu. meh

Delicious pumpkin curry, vegan curry dumplings and drunken noodles. The cashew nut chicken was a little overcooked so that's taking down one star (it would seriously go down only half a star if they allowed halves. Rice was beautifully plated, there's a cool, relaxed vibe inside and free parking on the streets around the place. Our hostess/waitress was kind and caring and thai tea was strong and sweet. We will be back.

My husband and I absolutely love Kiin Thai, it's definitely our favorite Thai spot in Burbank! I always order the Panang curry with tofu and he always gets the Khao Soi Chiang-Mai. Both are consistently delicious, and if you like spicy food, will be truly spicy if you ask for it Thai spicy. It's a little on the pricier side compared to some other spots, but well worth it for us. We rarely have leftovers because we can't resist finishing the entrees in one go!

Good place to go for delicious Thai food. My friends and I got the Thai iced teas to start, which were excellent. I got the crispy pork ka prow, while my friends got the pad see ew and crab fried rice. The crispy pork was delicious - its was crunchy and satisfying. The other dishes were good as well. All in all - an excellent place to go for Thai food. Ps. Forgot to take a picture of the food we were too hungry !!!

This little hole in the wall is a true hidden gem. We have passed by a million times always planning to try it and finally did last night. OMG it was unbelievable!! We had the chicken and shrimp salad, beef and broccoli , and a bowl of Tom Ka soup with shrimp. All were amazing. Tasty and satisfying. They make their own lemonade which is perfect and their Thai ice tea is delicious too! I highly recommend you try it yourself!!

Ordered from here for the first time and was very happy with everything. Really good food, tasted fresh and (despite how much I ate) it didn't sit like a rock in my belly. The best part about returning to work from maternity leave is lunch breaks at Kiin Thai Eatery! I come here at least once a week for the Pad Thai lunch special! Customer services is always great and always get my order in a timely manner.

Wow. Just wow. This is probably the best Thai in the LA valley. We've been here several times now and have just been floored by the amazing food. Pad Thai: 4/5 delicious, sweet (but not too sweet), really really good. Pad Woon Sen: 4/5 really really good! Yellow Curry: 4/5 solid yellow curry Parang Curry: 4/5 great curry! Pumpkin Curry: 5/5 WOW just wow. Best pumpkin curry in LA. Hands down amazing. Even better than Jitlada (east Hollywood and current best Thai in LA). The restaurant is rather small, maybe 6-8 tables. So keep that in mind. Take out is great! Fast, efficient, and thus far, always correct. The people that work there (host, server, and cooks) all are very kind and helpful.

Can you really go around the world and never leave Burbank? Yes. Next stop, Thailand. Kiin's tiny shop is right off the 'restaurant row' that is San Fernando Road, with some parking lots beside and across the street. Did you know Burbank is "the city without a parking meter"? And all our parking lots are free too. So, there's that! I've only been for lunch, to take advantage of the lunch specials, which I highly recommend. So much food. You know what is good here? The cream cheese wonton appetizer! Usually, that's just a deep fried nothing, but here at Kiin, there's lots of creamy cream cheese inside. Worth the calories. Also great? The gyoza. It's getting chilly these days (it's in the 70s), so time for Tom Yum Chicken Soup. If you're feeling guilty about the cream cheese wonton, go for the Beef Salad (very minty). Then feel guilty again about the Pad See Ew -- it is really good. I'm a curry guy, and the Yellow curry is a hit! No glitz or glamour here, just a great neighborhood spot for some Thai food.

ordered off ubereats + pleasantly surprised. portions were good, and their spice levels are true to description. pad thai + chicken (4.5/5) : on the sweeter side for pad thai but tasted great. I got spicy level just to see how spicy - ITS SPICY. Just about tore a hole into my toilet the morning after. Was worth it. pumpkin curry (5/5): new dish for me. Nice and creamy, coconut milk neutralizes a bit of the spice (I think I ordered mild). Comes with a small container of white rice. Best eaten hot imo thai tea (3/5): their most ordered item, but I've had better. More milk tasting than anything. Sometimes I try drinks w milk because I think the experience may outweigh the lactose intolerance, but this was not the case. Overall solid 4/5 for me, and will probably order again for thai food in a pinch.
