The 12 Best Hotels in Atlanta

"With a timeless Mid-Century Modern aesthetic throughout the hotel, you quickly forget that the most frenetic parts of Buckhead are just a few blocks away. Staying here is a convenient option if you have business to tend to in the area or plan to do some serious shopping at one of the nearby shopping destinations. It’s also just downright charming. The hotel holds 217-rooms but it feels more intimate with plenty of nooks to hide out in, whether that’s the lobby, the outdoor pool, or the rooftop bar (which becomes revelrous at night, especially on the weekends). You’re likely to find a diverse crowd, with ladies dressed in outfits fit for the ‘gram, couples canoodling in the booths of Betty (the supper club), and girlfriends chatting it up over drinks on the roof. You’re just a few blocks away from Buckhead Village, however, known for its designer shops and high-end dining options like Brush Sushi and Carmel." - Allison Weiss Entrekin

Nine Boutique Hotels to Know in Georgia

"Its name is a reference to Atlanta’s unofficial nickname, “a city in a forest,” and the Kimpton Sylvan Hotel’s location, in a leafy corner of Buckhead, makes good on the promise. This upscale neighborhood was once strictly luxury-hotel territory; a boutique hotel like the Kimpton Sylvan is a welcome addition, and a sign that the two branches of the hospitality world are closer together than ever before." - MICHELIN Guide

We love staying at the beautifully designed kimpton sylvan for a multitude of reasons but mainly love the warm and inviting staff who go up and beyond to make your stay comfortable and special. The staff is genuine and caring. We also love the bespoke drinks and delicious food. Everyone is wonderful here.||And RoRo, Rachel, Christian, and the General Managers at the front desk handle all requests with grace, a positive attitude, and loads of charm. Eric is a wonderful server and bartender at the downstairs fine dining restaurant called The Betty. And speaking of Betty, they let us bring our chihuahua Betty for free and she loves every minute of staying here. Especially cuddling in the soft bed and chilling in the serene back garden. ||Do yourself a favor and stay here.

My family stayed at the Sylvan Kimpton while I was in Atlanta for business. Every first and last detail about the hotel was perfect. The decor both comfortable as well as timelessly chic. We enjoyed breakfast at The Betty as well as tacos at the Rooftop bar. There was always delicious spa water available and even the morning coffee set up is classic and chic with all the milks and syrups displayed in pretty glass bottles. The small gym is near the pool and is excellent with peloton machinery The pool area feels cozy and natural like I'm visiting a friend's backyard .|Thanks, Kimpton we will definitely be back.

When I made my booking, I was unaware there was a $50 fee per night for valet parking. Valet parking is mandatory as there is no place to self-park. There's a lot of info to read on the page, but that info is mixed in with other details. The parking fee should be shown as an option while booking instead of mixed in with details such as pet policy, breakfast, wifi....ect. Other than that, the staff was very nice and accommodating (especially after we checked out and my husband realized he left an item in the room). They have snacks, drinks, and robes...but all for a fee. The room was very clean and nice. I loved the bathroom! It's quiet, don't hear whats going on in the rooms next door. Its within walking distance to a lot of food and entertainment. It is in the perfect spot to walk to Buckhead theatre. We'd definitely stay here again. Even with the parking fee, it was still the cheapest option within walking distance. We'd definitely stay here again.

The hotel is in the heart of Buckhead. Literally in the middle with several venues with 3-5 miles driving distance. The room was spacious with a large bathroom. The restaurant and bar at the site were great. We ate breakfast at the restaurant and enjoyed the evening atop the rooftop bar. The overall price was great for the amenities. There is a valet service for the hotel, but also a large parking garage directly across the street. Staff was great, and the social hour with complimentary wine was a welcome site.

Little gem of a hotel in a great location. The staff was incredibly friendly and accommodating, the rooms were clean and comfortable and stylish with very comfortable beds. Unfortunately we did not get a chance to use the pool or try the restaurants but they looked wonderful. Would definitely stay here again!

Let me start by saying that the hotel itself was nice and clean. However, I had issues with the parking and the service I received regarding an unresolved incident. I opted for valet parking, which costs $55 a night—a steep price, but typical for Buckhead. When using valet service, I expect my car to be returned in the same condition I left it, but that was not the case. My car was brought back to me with what appeared to be a coffee stain. I don't drink coffee, and my car was with the valet from the time I checked in until I retrieved it. Upon noticing the stain, I went in search of the attendant who had brought my car out. After explaining the situation to him, his response was, "All I can do is have you file a claim." There was no apology or offer to clean it; he simply handed me a piece of paper in hopes that a resolution would come of it. Feeling frustrated after reaching a dead end with the attendant, I went inside the hotel to report the issue, under the impression that the hotel and valet were one entity. However, the woman I spoke to informed me that they were separate and that my only option was to email the manager in charge of parking. Once again, there was no resolution, just a push to someone else. I sent the email the same day and have yet to hear back from anyone. Not only was my car damaged, but no one seemed to care enough to even offer an apology. Yet, the HOTEL still charged me $55 a night for parking.

This is a beautiful hotel in a premiere location near lots of restaurants and shopping. We were staying for our anniversary. Rachel, who checked us in, was warm and friendly, gave us a room upgrade, and free breakfast vouchers. The rooms are beautifully decorated, modern, and well appointed. There is a 5:00 wine and snack reception, which is nice. I love this hotel because it is a 4 star hotel, but not stuffy at all. I highly recommend it.

We stayed for three nights. The hotel and room were new and modern, and the bed was very comfortable—which we appreciated. That said, a few things made the stay less than ideal. Housekeeping never came by, even though we left the room around 2pm each day. Our accessibility room had extra space, but it was located right next to the elevator, and we were woken up every morning by loud hallway noise and slamming doors. The shower design was also an issue—it didn’t keep the water inside, so the bathroom floor would get soaked, even though the water pressure was pretty low. Overall, the room looked great and the bed was comfy, but noise and housekeeping really impacted the experience.

Yelp
The Kimpton Sylvan Hotel in Buckhead is like that friend who throws the perfect dinner party--stylish, welcoming, and somehow manages to make you feel fancy without trying too hard. Let's start with the fluffy pillows. I don't know what cloud they borrowed them from, but I'm convinced these pillows could solve all my life's problems if I just stayed in bed long enough. The restaurants on the property? Chef's kiss. You won't even think about leaving to explore Buckhead because the food here is that good. Their hospitality? Top-tier. The staff somehow reads your mind and brings you exactly what you need before you even ask. Need extra towels? Boom, they're at your door. Thirsty? They've practically handed you a curated cocktail before you realized you needed one. The place is spotless--like, do-the-white-glove-test-anywhere spotless. Why not five stars, you ask? Well, because now my expectations for every hotel have skyrocketed, and my wallet is side-eyeing me for wanting to stay here again. But hey, first-world problems, right? Highly recommend for anyone who wants a mix of luxury, comfort, and amazing food--all with a side of Buckhead charm!

Yelp
Visited here for the first time for Arte Agave. The event was amazing and the staff did a great job of accommodating the large crowd. I'm looking forward to visiting again.

Yelp
We thoroughly enjoyed our stay here, it was a very pleasant experience. Flavored water, complimentary hot chocolate and tea at the lobby (they taste great and comes with assortment of add-ons) Between 5-6pm, they have "social time" with complimentary glass of wine. The lobby is well decorated, relaxing and inviting. We enjoyed our nighttime tea here. Gym is clean and has updated equipments (peloton bikes and such) The room is so cute and clean, what you would expect a boutique hotel would look like but a little bit elevated here, well thought of designs in every corner. They do not keep coffee maker in the room but available upon request. The hospitality exceeded my expectations. JUSTIN was awesome! professional and warm at the same time which I think is a very rare quality, very few nowadays. The female manager was awesome as well, so friendly and genuine. Highly recommend!!!! Will definitely come back

Yelp
Wonderful hotel. Friendly staff and a nicely equipped room make this hotel a winner. I enjoyed working out in the gym. The wine happy hour proved highly enjoyable.

Yelp
Hubby and I decided to do a staycation for our 25th anniversary. Hotwire had a great deal so why not. We also had a show to see at buckhead theater. Wow what a nice hotel. Very modern with nice art. Our room was small but had everything we needed. When we arrived they were having a pool party with a great dj. They have an awesome rooftop bar. We will definitely be back even if we don't have anything happening in Buckhead. Great location. If you're staying you have in and out parking privileges. Unheard of.

Yelp
Not hotels fault but right next time construction site that starts banging at 7 in morning Would have appreciated some type of warning listed on website would not have stayed here knowing that but that's probably why they did not post it on the website. Brutal wake up on vacation. Staff was great and hotel had a nice remodel 50.00 for valet a but Much too and no self park Guess thats Buckhead

Yelp
Great location, nice rooms, but this relatively new hotel is dirty. One night, + valet ($50) & breakfast for two, paying $400 was painful. The floors in the common area need refinishing. and the elevator grates need cleaning. We were there Saturday night and went to the pool at 11 am on Sunday. It was a mess! The pool had not been skimmed and beside leaves, there were lots of dead bugs floating on the top of the water (including lots of dead Japanese Beetles). The whole pool area, including furniture, pillows and pool bottom need to be pressure washed. A DJ showed up at noon and started playing loud music. There were 2 couples, one in their 60's, one in their 70's, and another couple that were sleeping. Know your audience! This hotel is poorly managed.

Yelp
Nice, dog friendly hotel! Valet parking is the only option- $45. 3 venues on the property, the Betty, a roof top bar (very nice!) and the willow. They are very dog friendly, no extra fees and water bowls for dogs. Fetch dog park is 2 minutes walk away. Tea and coffee bar in the morning is decent. Pool is very small but peaceful.

Yelp
I'm here in the Buckhead area staying at this hotel for a few days. You can read all the other reviews about boutique hotels because this is one. It's a nice small property with a restaurant and roof top bar area. This is 100% valet hotel for 50 bucks a day. No self parking or free parking. So build that in your budget. I also noticed a lot of large pets 20+ at the hotel since I have been here. Large pets. If that's a problem, this isn't your hotel. Also, there is a 4pm check-in, 50 bucks if you want to check in before 2 pm. I didn't see any movie Chanels on the TV (HBO or Show Time) I have also noticed a lot of outdoor and hall noise in this hotel room. It's an older building with thin windows. The rooms are clean and well kept. Nice bathroom with walk-in shower. The rooftop bar is a nice area but expensive. A bud lite is 8 dollars, and most cocktails are 17+. If the Buckhead area is important, this is your place. That's what you are paying for. Rooms are nice but small. The pool area and bar area are nice but outside, so take that into consideration because this is hot Lanta. They do have the yoga mat and the bikes if that's your thing. No one mentioned a workout room. I could see myself stay again.

Yelp
Good hotel. I would describe it as boutique. It's in the middle of Buckhead, but seems away from the hustle and bustle. Front desk staff was outstanding, particularly Ro Ro. She was very helpful and friendly. Keep up the great work.

Yelp
I'm writing this review during my stay. I'm really, really astonished that this hotel doesn't get more love on Yelp. I love the Kimpton chain, which my husband and I first discovered when we went to the Kimpton Arras in Asheville. Some of the things we loved best about that hotel are also replicated here at the Sylvan in what I'm beginning to recognize as a brand style. 1) Thoughtful gestures. In every single Kimpton I've been in, the front desk folks seem to have been pretty expertly hired. They're incredibly pleasant, efficient, and Z. has such a kind heart. He asked why I was in town and I told him that I'd had to get a hotel last minute when I was conned out of a lot of money for a stay with a truly horrendous Airbnb homeowner. When Z. heard about my Airbnb experience, he was horrified. He expressed such compassion and kindness . Then he went out of his way to make sure my stay was pleasant. "Go find Ela at the bar and tell her Z. sent you," he'd said while handing me my electronic keys. And after a long, horrendous night fighting with Airbnb owners (never, ever again), his kindness went such a long way. 2) Gorgeous rooms. They're not much bigger than most hotel spaces, but man do they use that space well. The furniture, decorations, and fixtures are thoughtfully and tastefully designed. I'd love to shell out for a suite at this the Sylvan one day. Just to see. because the ones in Arras were breathtaking. Expensive? Sure. But wow, if you can swing the funds, it's well worth it for such peak luxuriousness. 3) Incredible service. I'd forgotten a ton of key toiletries because of the Airbnb debacle. Whether it was a small miracle or this hotel's superpreparedness (which I appreciate, because clearly I was not), they had everything I needed to tuck in for the night. Toothbrushes, a plastic fork (to eat the cold dinner I missed. Again, thanks Airbnb. Can you tell I can't stand them yet?), and even a makeup mirror. They even put it all into a neat plastic bag - because presentation is everything - and it was delivered with the kind of flourish that felt like white glove service...even if it's not. 4) Attached amenities I can't wait to wake up in the morning so I can wander around the hotel for a bit. I know there's a bar - thanks to Z. - but the Arras has gorgeous pool spaces, work or study spaces, and even the fitness centers have sweet touches like bowls of fresh fruit. Having quickly glanced at a few of these photos on Yelp, it seems like there's so many things to do here as well. I know there are often snazzy yet cozy restaurants attached (because I accidentally drove up to it thinking it was the hotel itself), and there's definitely a pool that I might check out tomorrow. Ah wait, no bathing suit. Well, we'll see if maybe that's be the ONE thing the Kimpton can't provide.

Yelp
We stayed for 2 nights at this beautiful boutique hotel in Buckhead. The Great Stuff: Beautiful artwork and art books in different parts of the hotel. The front desk staff was very friendly and knowledgeable. There are so many seating areas throughout the hotel to sit for a while and read or relax. The Betty had good coffee in the morning, and I was able to take it to go. The workout room is well equipped, and the pool area is very nice with pool towels inside near the restrooms, which were very nice as well. Location is pretty near perfect for Buckhead/Atlanta, on a nice day, you can walk to Trader Joes and other excellent shopping nearby, so close to Peachtree Street. The rooms are extremely well planned with plenty of storage/closet space, lots of drawer space and a nice mini bar and fridge (but no microwave) and seating area (small sofa and round table and chair). Shower and bathroom are so fashionable with flowing hot water and luxury bath products. The not-as-great Stuff: Parking is Valet Only and $50 PER DAY. So, for a 2 day stay, add $100 onto your bill in advance, so you know what to expect. Valet employees were very nice. Also, we were told when checking in that the pool was heated, IT IS NOT. Overall, a really pleasant boutique hotel, with some issues, but we would definitely stay here again.

Yelp
Early check-in cost $75... We were able to check in at around 1:45 pm without paying that. My IHG hotel preference is a room away from the elevator. My room 515 is about 15 feet from the elevator. The room was large, but could be cleaner. Noticed smudge marks on the bathroom counter and a few strands of hair. The shower could use some bleach, too. Nice little gym - two Peloton bikes, two treadmills, two elliptical machines, a rowing machine, some free weighs, and a a hand wipe station. If you need ice, ice machines only on floors 2, 6, and 8 for some reason. Bar and restaurant were closed over my weekend staycation... Staff wore mask at times and no gloves. Hand sanitizer only at the check in counter.

Yelp
4 hour wait for a reserved room . Got to watch all her teammates and half of Atlanta get a room. They then copped an attitude about us asking them about the wait. beware

Yelp
Cute new Kimpton hotel in Atlanta. The hotel has decent guest rooms as well as great dining and lounge options. The rooftop, willow bar, and Betty all offer fun dining and lounge options for guests as well as anyone who wants a night out. The hotel has a nightly wine hour at 5 in the lobby which has a cute fireplace and couch space. Also a few tables for anyone needing a touch down space to work. Staff are lovely. Valet for guests is $40, for visitors valet for the day is $5.

Yelp
This is a lovely boutique hotel, it's a reclaimed apartment building. Hotel walls are long and it might take a while to get to your room, from the elevator I would absolutely be sure to ask if you have a room that's overlooking the garden bar, because it will be loud if it is. That was my biggest complaint here. Ask for a quiet room. The staff are lovely. Only valet parking which cost $45. Seems remarkably high. Checkout more challenging than expected.

Yelp
My husband and I stayed here for the weekend and really enjoyed it. We weren't looking for anything crazy since we were only in Atlanta for the weekend. Turns out, it was much nicer than we expected. The location is perfect, right in Buckhead... driving towards the hotel, you pass by probably some of the biggest houses in Atlanta. I've seen some really huge homes in Florida and Los Angeles and the houses near to this hotel are probably some of the biggest estates i've ever seen. We had fun looking at all of the Christmas decorations and lights while driving back and forth to and from the hotel. The hotel itself is very modern, especially the rooms. The interior of the hotel has a Swedish, modern aesthetic. But, this isn't for everyone. If you don't like loud music, this isn't the place. There's a popular lounge at this hotel known as The Betty and loud music is blasting from it until 12am on the weekend. Hopefully not on the weekdays as well. We didn't mind it at all, we actually enjoyed it... because it was the weekend and we were rarely at the hotel but I can definitely see how a family of 3 or more or anyone over 40 would find this to be extremely annoying, especially being able to hear it so loudly from the rooms. From what i've noticed, the hotel seems to attract more of a younger crowd than older. The staff here is competent and nice. We didn't run into any issues with checking in. We had little to no problems with this hotel. I'd recommend it to anyone but definitely to a younger crowd since it's more of a "party-hotel".

Yelp
My boyfriend and I stayed here before I ship off to the navy. This was soo cute for us to just get away and spend time with one another. It was like 3 places in one. The bar connected to the hotel was sooo cute. They even had igloo outdoor setup. The bar was like a winder wonderland set up. The staff was very nice and accommodating to our needs. Plus the space in the rooms were big enough of course. The showers are very big, loved it!!! It's located right in the heart of Buckhead and there is soo many things to do in walking distance.
google avatar

Dana F.

Yelp
Staff is exceptional, beds are comfy and rooms are spacious. Also on site Restaurant the Betty serves a fantastic breakfast with a cool ambiance. Only cons are challenges with valet (difficult to get car in timely manner and limited space so several folks scrambling to get vehicles). Wish Self parking was an option! And rooms do not get cool - It's so hot at night and still almost dead air. Some wear and tear in our room. (They should have a fan or something!) The white countertops in bathroom were stained by previous guests.

Yelp
I travel all of the time for work -so I'm in hotels once or twice a month. This hotel in this location truly stands out. The location itself is absolutely beautiful! The service is impeccable. Mr Pickett was knowledgeable, helpful, and made our stay absolutely perfect! I can't wait to come back!!!

Yelp
Hotel- Kimpton Sylvan (Atlanta, GA) Date- 4aug2021 until 7aug2021 (3 nights) Overall: 5/5. Excellent. After a wonderful stay three months ago, we decided to check back into this hotel and see how or if it had changed since it first opened. Rewards Club Recognition- 5/5 Excellent. We were verbally thanked for our loyalty, and our room was upgraded. We were offered either 600 welcome amenity points or a $10 Raid-the-Bar food & beverage credit, which could be used towards one of the dining venues or towards items in the 'bodega' set up behind the front desk. A very nice Welcome Amenity was present in the room. We were given a late checkout of 4p as a benefit for our tier of loyalty. We felt like genuinely valued guests at this property. Staff- 5/5. Excellent. We were registered by KerryAnn (sorry about the spelling), and she was efficient but thorough. Isaiah was friendly and routinely checked to see how our stay was going. Jessica was sociable, and she helped effectively encourage us to extend our stay another day. Andrea was pleasant and helpful. Ajani, with whom we interacted during the wine hour, was engaging and friendly. Overall, we had another great experience with the staff members. Property Appearance & Maintenance- 5/5. Excellent. No outstanding maintenance items were evident. Exterior- 5/5. Excellent. The landscaping is growing in and is rendering the property a lush green escape. The entrance is clean and orderly, and the property is appropriately branded. Interior- 5/5. Excellent. The interior is new and pristine. All elevators and lighting were functional. The doors to this property slam; an anti-slam solution should be employed to prevent disturbing guests, as well as to protect the doors, latches, and frames. Accommodations- 5/5. Excellent. We were assigned a "Premier King City View" room, and we were very happy. This visit, our room 725 was on the side opposite where the upstairs DJ is set up on the rooftop bar. It made a huge difference. It was much quieter in the late evening. For optimal quiet, we recommend rooms numbered x22 through x30, on floors 4 or 5. We will request one if we are staying during (or just before, since we seem to always extend our stays at this property) the biweekly DJ nights. We noticed the ear plugs that are also present in the bedside stand, along with the QR code for sleep tunes. The room itself is exactly as advertised. The carpet is new, as are the furnishings, and three months after our initial stay, the housekeeping and maintenance seem to be keeping the property up well. The only thing missing from this room is a bathtub. Housekeeping- 5/5. Excellent. The room and bathroom were immaculate. The bedding is fluffy and appears new; it was very comfortable. The extra pillows and coffee maker we had requested were present in our room. All toiletry items, such as shampoo, conditioner, soap, facial tissues, toilet paper, etc., were present in a supply adequate for the length of our stay. The housekeepers should be more attentive to guest checkout timing; our housekeeper tried to enter our room three times between 11:30am and 1:15pm, even though we had scheduled a 4p checkout; we were disappointed that we couldn't squeeze in a nap before a long drive. Pool/Gym- 5/5. Excellent. The pool and fitness center are adequate size and were in regular use while we were there. Breakfast/Meal Options- 5/5. Excellent. The property has three venues, The Willow Bar, St. Julep, and The Betty. All three venues offer memorable food and beverages. We tried a sobressada dish, a peaches n peanuts snack, and an olive snack from The Willow Bar. Boozy ice cream (tequila mango) from St. Julep was refreshing on a hot summer day, and The Betty offered some tasty pasta dishes and inviting breakfast items. In addition, the Kimpton signature wine/social hour was conducted from 5p until 6p each evening in the lobby, and complementary coffee service was provided in The Betty restaurant. Select items usually found in the minibar were also available at the front desk. Overall, we found the hotel to have plenty of options available to us. Laundry- not evaluated. A laundry bag and pricing sheet was present in the closet, and pricing was appropriate. Computer/Printer/WiFi- 5/5. Excellent. The WiFi signal was strong throughout the hotel and dining venues, and streaming was smooth and uninterrupted. Other- Pandemic Operations: Most staff members wore masks while working indoors; about half of the guests wore them. Social distancing indicators were present on the floor at reception, and sanitizing stations were available and functional throughout the hotel.

Yelp
Super sweet staff and great location! Love the rooftop bar! Giving 4 stars because the overnight parking is extremely high ($45/night, not a covered lot) and the room has a fire alarm above the bed that constantly blinks a white light..hard to sleep if you are sensitive to light. They should try to cover this or update the detector.

Yelp
Stayed here New Years Eve weekend. Went to rooftop bar and the first floor bar. Service was best on the first floor. Drinks in both places were good. Staff was friendly and the hotel was super clean. Highly recommend. Loved the igloos for rental! Super cute.

Yelp
This hotel seems to have a lot of problems. After waiting 5 hours to check in while people who came later were able to get their room, they gave me the wrong room and I'm now being asked to change rooms. I would not stay here again.

Yelp
Well, lately I've been doing the roll the dice, we choose your hotel with Priceline and one other site. When it happens in Atlanta Priceline has never failed to give me the intercontinental for a 4.5 star hotel, think a shower and a large round tub in the room, and a doorbell. Well, this roll of the Dice resulted in the Kimpton Sylvan. I had stayed in a Kimpton property in Alexandria, VA and I remember talking to my family about the racism in the lobby during high tea, which I was not attending, I just had to walk through each day to get to my destination by six pm every day, and I would be asked for my ID. As a note as I was discussing the racism in the hotel I heard violent knocks and pings in the ceiling and I said they have ghosts, months later I would turn on the TV and see that the hotel used to be a Days Inn but it was also one of the most haunted hotels in America. Check, I stayed there. So when I saw it was a Kimpton property I was like heck NAW, I knew there would be problems with this property, because they seem not to have any standards for their hotels and seem to be smash hotels, ie in the Alexandria Hotel you could hear people smashing through the thin walls. When I walked into the lobby, I was pleasantly surprised because unlike the Alexandria Kimpton property it did not smell like mold. The lobby was beautiful. The only shocker was the desk man was treating me like I had never been to a hotel before. COUGH The next biggest shocker was the 45 dollar parking fee. I was already feeling salty because the advertised rate for the Grand Hilton which used to be a luxurious Asian hotel which I would have loved to stay in came in lower than this is Not a 4.5 star hotel. Furthermore, parking in Atlanta is not usually done that way, especially when there is literally a ghost parking deck on that street that no one uses, this threw me the heck off. if the parking is high in D.C. I understand because the streets are full in D.C. and New York, but being in a location where you can hear a pin drop and charging that much for parking is outrageous, disingenuous, and insane. So they advertised Sushi, I don't know if they had it or not but I was not buying it after the parking fiasco. We brought the pizza back to the room and opened the door and the room was pretty. It was very nice, but the carpet was dirty and me having paid $45 dollars for shady parking, and in the past rented a car where some rental agency tried to charge me for the existing dent, I was paranoid that this hotel was going to charge me for the stained carpet so I immediately took pictures and called the front desk. They asked do you want to change rooms? It's like 11:55 pm and my kid was taking a shower so I'm like no, but you can refund the parking they are like NO. The next issue was they did not have a bathtub or a microwave or give you a tiny coffeemaker for coffee, that even Motel 6 gives you. I was driving from Atlanta to Seattle and was running low on Money and stayed at a motel 6, honey the motel 6 is clean so I developed a fondness for the motel 6 as well as I have a fifties motel fetish which even inspired me to get my kicks on route 66 and drive it and stay in a litter of those 50's hotels. Anyway, I knew since they did not have coffee in the room, I was going to wake up and go downstairs and smell starbucks on Tap = get a life girl that did not happen. I know from the J.W Marriott in D.C. that they are also supposed to have a cash bar filled with goodies that I never use, but it's good to see anyway. This hotel did not have this. I think the J.W. asprires to be five star and the Intercontinental too, but this hotel has no aspirations for getting that extra .5 to make it to five. They seem more like a 3 or less because I have never been in a motel 6 or above with filthy carpets. So they don't have a tub or the man at the desk did not give me a tub with hotels you have to wonder, in any event they did have a big wide shower which was unusual and I just sat on the tile and had a great time in the shower like I was in the rain, I even laid down fully and let the rain, rain on me. Morning checkout was flawless, the only issue was the Valet. I am severely anemic, so I first called the desk to get in touch with the valet, and the hotel said they did not have a direct connection, then I texted. When I got out there my car was not ready, and I was literally told to get my car myself. I clearly said not for $45. Even so, the valet stand was not clear of cars and I had to walk by my car to get to another car. Once I entered the car, the black valet seemed to be laughing at me with a white woman in a bra. I don't know what they were laughing at but if they knew how to be valet especially a $45 dollar valet there would have been only a few cars in the area and they would have been moving ppl out at checkout time. They were not.

Yelp
Needed a last minute stay for my girlfriend and I as she was going to be away for some time. I caught this hotel online seemed like a decent catch and was I right. In the heart of Buckhead this hotel was perfect for us to just spend time with one another while having options for activities if needed. Only issue of hotel not getting 5 star is my room having to be switch on arrive due to technical difficulties within the room but other than that and the fact they have no microwaves on property great stay.

Yelp
The Kimpton Sylvan hotel is a nice new hotel across the street from Buckhead Village, where there are many upscale shops and restaurants. The hotel is at the site of a 1950's residential building that was transformed into a mid-century modern boutique hotel. Rorina K. and Ameilia W. at the reception desk were both very friendly and welcoming. The rooms are well appointed and cozy with nice big windows. There is an upscale restaurant and bar in the hotel called the Betty, which was inspired by mid-century American supper clubs. There is a rooftop bar, so if you are a light sleeper bring some earplugs just in case. I noticed some people mentioning the valet only parking that is $45. While this does seem a bit on the high side, this is actually pretty comparable to other hotels in this area. There is however a parking garage across the street where you can park overnight for $14. Overall I would consider this an excellent boutique hotel that has a great location next to Buckhead Village.

Yelp
I stayed here for my birthday as a staycation. I was thoroughly impressed with the service of the staff-- and particularly with Mr. Pickett. The staff went out of their way to make my stay comfortable and nice. I enjoyed the room which was a great size and had beautiful modern finishes. I do wish there were microwaves in the room. Overall this was a 10/10, and I would 100% recommend

Yelp
Wow! Wow!Wow! My husband was surprising me with a much needed weekend getaway. He booked a VRBO that texted him while we were already on the road from Memphis,TN that the owner decided to cancel our "confirmed"reservation. My husband then looked online and booked us at The Kimpton Sylvan Hotel. Everyone were professional and so informative. The room was awesome! The Decor was awesome! The bed was very comfortable and awesome! They had bars and restaurants that were AMAZING! The Betty restaurant was so like a "Speakeasy" the food was so good The Tequila Sunrise was AMAZING! I am so happy we stayed here and I can't wait to visit again and of course stay here at this hotel hopefully in the same room each time we visit

Yelp
It may be the worst hotel I've ever stayed @. Everything advertised was not true. Plus there's bumping music every night which was not disclosed. Stay some place else.

Yelp
I've always heard from other people that Kimpton hotels are very nice and that may be true; however, this was our first and last time staying at this particular one. When we arrived to the property we were funneled into a round-about that allows you to pull right up to the front wHere you can unload your bags. The valets were very nice and super quick to assist us. But when we looked around, there seemed to be quite a bit of sketchy clientele hanging around (mostly wanna-be rappers and club-goers.) This didn't really bother us as there are a tons of sketchy bars/clubs that have popped up in the area, so it was expected that people would be staying close as to not drink and drive. The smell of marijuana being smoked inside and outside the hotel also didn't really bother us either, considering we are from California. But what was concerning was the deep bass sound of new rap from the afore mention party-goers that seeped through the walls at 4am. Understandably, these were the same intoxicated individuals that had gone out to the surrounding clubs and returned to their accommodations after a fun night out. As I awoke to the sounds of mediocre rap blasting through the hotel walls, I attempted to call the front desk about 16 times to see if they could help us address the issue with our considerate neighbors. But to no avail, there was no answer and we had to suffer the night into the early morning, listening to the sounds of cackling and sex; mixed with our newly discovered Kimpton Sylvan hotel sound track. I will say that being able to walk downstairs to and grab a free coffee from the attached restaurant was the most pleasant experience of the entire stay. It is a shame that such a beautiful hotel doesn't provide any consideration for the non-club/non-party-goer clients. If you like smell of marijuana scented hallways, overpriced rooms, round-the-clock ambient sounds and a $42 per night (mandatory) valet parking fee, this is your hotel! As for us, hard pass.

Yelp
Wonderful stay. Nice boutique style hotel. Clean, and has a great roof top bar. Was there every night. The staff is fantastic. Especially Mr. Pickett. He treated us special from check in to check out. The epitome of customer service

Yelp
I really want to like this hotel. The ambiance is there. It's definitely unique but that's where it ends. I think because I paid through a 3rd party site, I got the 3rd party treatment and room. In order to even get ice I had to make multiple requests with the front desk and wait (and repeat) There's absolutely no access to a microwave. The bed was a big bowl of sadness but since you're awaken by the loud noises of every door on your floor opening and slamming shut it's ok because you won't sleep much. The only shining stars were the bartenders at the Betty. They were the friendliest people I encountered in my 3 night stay. Last thing. The rooms were clean but had a mix of old (mostly) and new. One of the workers told me I should have had more in my room. But I reckon I can't miss what I've never had. I'm as disappointed at the fact that I didn't take pictures as I am that I stayed.

Yelp
This hotel is not worth the price. It was listed at a 4.5 star and I would rather stay in a la Quinta. The halls are claustrophobic being 7 feet high. The rooms over look a garbage dumpster. The noise at 5pm was deafening. And the $45 for parking was insane.

Yelp
Rooms are nice, clean and comfortable. Service is spotty, front desk staff have no sense of urgency. No water offered at check in or provided in rooms, no food available in the hotel between 10a - 4p. I was advised to use Uber Eats. The hotel serves its purpose but I would opt for a location with a few more amenities next time around.

Yelp
Okay yall. I'm not the fanciest person around but this hotel made me feel nothing short of fancy. It was modern, sleek, clean, warm, and inviting. Before leaving Florida I searched high and low for a fun trendy hotel to stay in since it was just going to be my husband and myself (aka no kiddo in tow). I landed on the Kimpton after loads of research and it did not disappoint. We loved every second of our stay and highly considered skipping out of work on Monday to extend our stay one more night. Check in was easy and the staff were so friendly during the process. We also arrived during the social hour so we were greeted with free beer and / or wine, major win! The hotel room felt large and open yet so cozy. After taking in all the room had to offer of course we headed straight up to the rooftop bar because how could we not? It was adorable up there and on top of having an awesome cocktail menu they had a good menu. We got the tots and they hit the spot! The crowd was vibrant and we were really in our element. We hung there for a while and then after eating dinner down the road we came back for a nightcap and to get a glimpse of ATL from the rooftop at night. It was beautiful and really made our date night so special! We requested a late check out and it was no issue at all. The next morning before checking out we went for a swim in the pool which was very relaxing. Needless to say we did not want to leave and will certainly be visiting again the next time we find ourselves needing lodging anywhere near Atlanta. Y'all are doing an excellent job!

Yelp
Vehicle was damaged by the valet service. The hotel will not assist saying they are a separate company. I call they deny help and transfer me to the valet service. They contract this company with poor reviews and no BBB affiliation. Seems like they don't care about their patrons.

Yelp
Second time with this hotel. Second & last..I typically stay at the Intercontintal or Grand Hyatt which are true 4-5 star rated hotels. This hotel is sad and truly not worthy of the four and a half stars Hotwire rates. Forgot my wallet on a six hour trip into Atlanta. We had plenty of cash and the room was paid in advance in full through Hotwire. The hotel would NOT let us check in. They have no self parking, so you're forced to pay the outrageous $45+ a night which wasn't disclosed valet parking. Daily when coming down to the front desk to make change for tips, we were shocked to find the front desk could not even break a $20. EVERY single day.. The hotel did not provide towels and we had to call DAILY for towels. There was no iron in the room but a sad little steamer. There was no ice on the fifth floor and it was a complete mystery where we could find it!!! The carpets were stained and soiled on both trips to this hotel!! The older style metal metal windows original to the hotel are consumed condensation that drips into the room. The HVAC was simply non existent. The staff was less than amendable to attention to our needs, much less than the quality of the hotel. I would expect this from a 2 star, but not a 4.5 star luxury hotel in BUCKHEAD. This place is clearly not even a 3 star in my opinion. I do not leave negative feedback, but felt the need to share my experience to rescue anyone we could from this hotel experience!

Yelp
This was THE WORST hotel/hotel experience I've ever had. Here is why: We choose this location because its within walking distance to a bar I wanted to visit. My boyfriend wanted something "fancy", though I wished we picked another hotel because I'd have rather spent the extra money saved on alcohol. Upon entering the hotel front desk staff said nothing. No greeting whatsoever. Got to the room and felt like I was in a walk in closet - it was so small. My frustration led me to ask my boyfriend the price of this room and basically for a hundred dollars extra we could have stayed in a more luxurious and spacious room at the RITZ CARLTON. Our room was directly above the valet station and speakers outside so NEVER ONCE WAS IT QUIET. Also there was random banging throughout the stay, which didn't make sense because the gym was on the floor we were on. The shower had no closure, just a glass panel that DID NOT keep the water in the shower AND the Toiletries inside the shower were EMPTY! To my extreme disdain there were no vending machines so I ended up paying $4 for a ginger ale the size of a Capri sun. And had I'd been thirsty in the middle of the night for something as simple as water I would have choked to death or forced to drink sink water. The parking situation was another check mark on the "con" list because we were blindsided with valet fee so we opted for the 30$ LESS parking across the street. This ONLY reason I'm giving ONE STAR is because the bed was comfortable. I've stayed at several Kimpton hotels during my travels THIS PARTICULAR ONE IS AN EXTREME RIP OFF!

Yelp
My boyfriend and I stopped here for some rest during our cross country move. We were immediately greeted by the nicest women I have ever met! I forgot her name but I remember she has a dog named Apollo haha! She was very accommodating. The rooms were very clean and comfortable. They had a mid-century modern vibe which I love. Boyfriend said their coffee downstairs was amazing. Valet was prompt. It was overall a very good stay. From my understanding, this is a newly opened hotel and you guys are already doing amazing!

Yelp
No options food on site except The Betty . website states rooftop bar has food but none is served. Dog friendly but no place to walk dog. No ventilation /fan in bathroom . Big negative. noisy: rooftop dj heard in rooms.

Yelp
Great experience - roof top bar is excellent. Carlos knows his tequila! Rooms were well appointed. Cool vibe from the front door on.

Yelp
Not sure if I want to go back to the Kimpton Sylvan Hotel again. I live in Atlanta. I went to check out the newly opened bars, St Julep and Willow and to meet friends. I had an annoying experience with the valet. First they said $10 for valet parking and then when I came out to leave they went up to $22! Because I was there over two hours! What? Which I wasn't told and there is no sign visible with their prices when you exit your car and walking to the front to of the hotel. Argued for 20 minutes with the valet guy and I finally got my car. We were there to spend our money to eat and drink at their establishment! Valet should be a courtesy! And How enjoyable is it to have to keep looking at your watch so you don't go over their time limits and get charged extra!

Yelp
We stayed with a wedding party this past weekend at this hotel and it was a very bad experience. The service was horrible and the staff was not friendly at all. We were told by patrons good luck getting help with our luggage, a drink at the rooftop bar and anything else for that matter because we were white in a "Chocolate City". I was so offended that I would be spoken too and treated that way. My family lived in Alpharetta for 30 years and we love our city and to be treated so rudely is completely unacceptable. I was not the only person in our group treated this way. Multiple couples and families were also. The management allowed a woman of color to stand in the lobby yelling sexual, racial and political slurs at about 25 of us who had just come back to visit and sit around the fireplace. We however were told to leave but she was not and we were all staying at the hotel. Someone better get involved and fast. Because I know my family and friends will never not only stay at this hotel again but will not recommend or forget our experience there.

Yelp
We stayed here for our 30th anniversary. The GM, Tristan, is doing a good job and is welcoming to the guests here. The hotel just opened last month so they are doing their best to promote customer satisfaction. The rooms are clean and freshly renovated. The restaurant, The Betty, has delightful servers, Brandon and Jeff - the scotch oatmeal is delicious and so much better than what you may expect of oatmeal. The hotel si within walking distance of The Shops of Buckhead which provides dining and shopping options. The closet space is a bit tight but that didnt spoil our stay.

Yelp
This was our second stay at the Kimpton Sylvan and, while the staff remain courteous, good-humored and professional, there were unfortunately still a few wrinkles that need ironing out. The main one has to do with towels and housekeeping. We were provided one towel each for a three-night stay, which was fine. We figured housekeeping would provide a refresh the next day and leave towels/bath mat. When that didn't happen I inquired at the front desk and was told that the Kimpton Sylvan doesn't refresh rooms during multi-day stays; only after departure. Uh, okay. But it would have been nice at least to have been provided one of those increasingly common placards that explain that for environmental reasons towels and bedding aren't automatically changed daily. Without that notice, you're likely to do what often is done during hotel stays and leave damp towels/bathmat in a pile awaiting a change. Without that service, I guess we're meant to hang the towels up -- but there aren't towel bars so I guess the option is to hang them over open closet doors to dry, which is kind of depressing. Overall not great on communication and I don't think Covid protocol dictates that rooms can't be minimally refreshed over multi-day stays. Maybe I'm wrong on the regulations in Atlanta, however? Don't mean to be snarky and almost didn't post this (I very rarely post negative comments) but it seemed useful for the Kimpton Sylvan to get this feedback.
