Best breakfast spot in downtown Portland! Nestled into a downtown corner pocket near Tom McCall waterfront park in Portland, Oregon- Kingsland Kitchen is a serious little powerhouse of breakfast and brunch. Make no mistake; There is nothing little about the breakfast options and exquisite beverage selections here at Kingsland Kitchen. The food is awesome. You’ll be able to obtain delicious meals with generous portions and hearty ingredients at Kingsland. We walked in and were able to get a table immediately, but we showed up just before the Sunday breakfast rush. Wait staff are super cool and fast. This place is well worth it and we will visit again! Thank you to the ownership and staff at Kingsland for having a wonderfully charming and clean restaurant for people to enjoy. Keep making it happen! Thank you!

Went out to brunch with a friend. I had the Smoked Salmon Lox, it was amazing. Each dish around us looked delicious. The portions were also bigger than I had anticipated which was a pleasant surprise. Red pickled onions on the salad worked really great as well! I already know it will be a challenge to pick something else other than smoked salmon lox next time bc it was that good, but would love to try their French toast next. Looked out of this world.

Came here because waiting line to Mother was 1 hour. Waited a little bit, and got seated. Food was good! I ordered Benedict salmon eggs, portion was huge. The only thing - orange juice definitely something like Tropicana, which is disappointing.

Kingsland Kitchen gets a weak three. We ordered the brisket benedict, the bagel & lox, the breakfast burrito, and the avocado toast. The brisket benedict was good. However, I thought it needed more salt. It had a slight kick to it, and it was cheesy. It came with a salad on the side, which was great. The dressing on the salad was tangy. The bagel and lox were okay. The cream cheese was really good; I could really taste the dill. The capers were mild. However, the bagel had way too many greens on top, which made it difficult to taste the flavors. The breakfast burrito was decent. My partner thought that the flavors were mild. The chorizo and the salsa complemented the burrito. It needed more garlic, in my partner’s opinion. The avocado on the burrito was bland. My partner thought that the burrito could have been more savory, and they could have toasted the outer part more. The eggs could have been more flavorful; they were just scrambled. The avocado toast was a little plain. It needed more garlic or some more onion powder. The lox was disappointing. The coffee was a better version of diner coffee; it was nice and smooth. It was brewed well.

I’ve been here several times over the past couple years and it’s always a hit. I come here for brunch meetings, when a friend is in town, etc. and the service is always friendly and fast even if they’re busy. Give this place a visit and any of their coffee drinks are a good choice I get lavender iced lattes with oat milk and it’s perfect. I had to get one to go and they left a cute lil message which would make anyone’s day! Also pictured is the hash brown casserole it was perfect for being hungry or sharing for two.

We've eaten here a couple of times. Very good food. Great staff. Inventive menu. I'd give it a full five stars if it weren't for one thing: cleanliness. The woodwork is dirty. The salt/pepper shakers haven't been cleaned in a long time and the bus stations are pretty bad. Al in all it's a great spot to eat. Just needs some love.

The food is decent but overall the vibe here was somewhat… stiff/stuck up. It may have just been a bad day, but compared to ones we went to after it was jarring how nice the others were. The coffee was served in glass so it got cold fast. They were nice about adjusting things for dietary restrictions, and the location was good equidistant between primary hot spots. I would say this is a good location for ADA customers.

Drinks were tasty, and the food was great! Everything was well seasoned and not overly salty. I enjoyed every dish that we got! The omelette was soft and fluffy, bacon was crisp, and toast was not overly dry/burnt. The french toast was my favorite! It wasn't too sweet and the toast was fluffy. The white cream and berries that came with it complimented the cinnamon taste. Arrived around 10 and got seated right away, but it did fill up shortly! They do take reservations, so if you're driving far I'd be sure to give them a call. Service was very minimal. Our server only stopped by to grab stuff out of the way and hand us the check, but never checked in if we needed anything else. Overall a great spot for brunch but make sure to flag them down if you need anything!

Great spot for breakfast! We were lucky enough to walk right in on a Saturday morning. I immediately knew that I wanted the English breakfast since it's not something I can always get. My husband got the fried chicken benedict. Everything was good and pretty quick considering it was a Saturday. We also had plenty of food and both brought some home. The place is located right next to another popular breakfast spot and can be accessed from the street or from the adjoining hotel lobby. FYI, you'll need to study a map and grab a key card to find the restrooms that are on the other side of the hotel lobby.

Quality brunch in Portland. I was craving a full English one morning, and this is where Google led me. Everything was cooked in the way I would have wanted -- perfect eggs, and charred crisp on everything else. The other dishes and the drinks were a bit underwhelming in my eyes. The fried chicken benny and the potatoes that were served with seemed either overfried or fried in old oil. The London Fog that I ordered was very watery and actually not very pleasant. Overall, I think the restaurant has a clear identity in its concept and the food is definitely worth trying.

I saw some 1 star reviews before I went here and I'm absolutely confused on how anyone didn't like it here!! The service was amazing! Shout out to Integrity and Cassie they worked together so well. Cassie had very high energy and was SOO considerate of us and our baby making sure our seats were comfortable. And Integrity was extremely sweet and attentive. She checked on us , had great conversation, and made me want to come back! The portions were worth the price AND the food was DELICIOUS. Even the pickled onions on the side had me going "MMMMM" WHATEVER YOU DO please don't leave without trying the French toast.. you'll regret not having it

Ate breakfast here before heading to the airport. The restaurant offers typical breakfast items to include pancakes and chicken sandwiches. I ended up getting the eggs Benedict Florentine. They offer you a side of potatoes versus side salad. Since it was breakfast, I decided on the potatoes. You get a good portion served to you. The food was OK. The hollandaise sauce wasn't flavorful. For my drink, I had the Irish coffee. It was good and strong. Parking is street parking. We were there on a Monday so got lucky with a good spot right across from the restaurant. You do have to pay for parking. The waitress and assisted us was friendly and gave good suggestions. Inside seating is pretty limited.

From avocado toast to almost every rendition of eggs, Kingsland served its purpose for some bites after a smooth NYC to PDX early Saturday afternoon landing which our kid picked for during our extremely short trip in town. Identical to Mother's Bistro located at the Hilton Embassy Suites, this is Kingsland- with a smaller and maybe, an even more casual setup from Mother's. Regardless, we managed to get here like 25 minutes to closing and you would think we'd be rushed. Think again. Between my mom's spicy chicken sandwich, hubs' cured ham (looked like sliced-at-the-supermarket-meat) sandwich, my kid's salmon+lox omelette with the works and my plain omelette (request) with queso fresco, quick bites was all we needed. Music was an 80s, 90s, 2000s throwback. If anything, service from both the hostess and our server, was legit from beginning to end.

On the less memorable end when it comes to brunch places. Got the Smoked Salmon Lox Benedict and it wasn't flavorful. Not sure if it's because of a bland Hollandaise or just choosing Salmon Lox instead of a regular Benny. In addition me and my partners potatoes were burnt. You can even see if from my pictures. We tried the pancake shot because we felt like being adventurous and that was just okay. I want to highlight that the service was excellent though.

Came here around June during a trip to Portland. A good breakfast place for sure! Definitely recommend the breakfast sandwich and the fluffy pancakes! Don't forget to get some mimosas too! It is connected to a hotel so the restrooms are in the hotel. Very friendly service and nice clean place!

Went with the family today and we were blown away. First of all, our waiter Chase was absolutely fantastic. Truly one of the best servers I've had anywhere. His customer service was perfection, he was so friendly and on top of everything. We informed him of a severe food allergy and he was so considerate and caring about it. He also brought both of the kids special glittery water. I hope that the owner is reading this because Chase deserves a raise for his impeccable customer service! Now, on to the food. The food was also fantastic! The Eton Mess Pancakes were wonderful and my daughter loved seeing the cotton candy on top! Biscuits and gravy was also super wonderful! Bacon was perfectly cooked! Don't hesitate to try this place out. It's well worth the trip. Definitely adding this to the list of places to return to!

This place truly did not live up to the hype for me. Ambiance/Service - 2/5 I would attribute this to getting the worst table in the place despite having a reservation. This is of course no fault of the servers but that of the person who thought placing an uneven table smack dab in the middle of everything was a good idea. We were surrounded by servers slamming trays and high chairs - again no fault of the servers, they were keeping up with the rush. Due to the placement of the table, I felt everything was too loud and did not feel comfortable. Food - Eton Mess Pancakes - 2/5 This was truly a disappointment. The pancakes were stodgy, uneven and too thick. It reminded me of when I attempted making pancakes for the first time in my life years ago. Maybe it was a bad day for the chef? But seriously, not restaurant quality pancakes at all. The reason this dish gets a 2/5 is because the chantilly cream and berry coulis were good, but that goes only so far while making up for amateur pancakes. Food - Salmon Eggs Benedict - 4/5 Thankfully the chef's incompetence with pancakes did not extend to benedicts. The husband pronounced them tasty. The breakfast potatoes however need work. The inside of the potatoes was unsalted - as someone who has personally has made a mess of potatoes in my own cooking experiments, people really need to learn that you have to salt while boiling them! Overall, I would not visit this place again. They really need to figure out how to get their basics down in my opinion. Of course, maybe these dishes are not their strong points and possibly other stuff on the menu is better made.

We booked this place for brunch while we were in town for the weekend. We were seated after a quick wait. Our server was very nice and took great care of us. However the food was lacking a bit. My omelet was very salty while the potatoes were a bit burnt. The pancakes came with whipped cream rather than Chantilly cream.

One of my favorite breakfast spots in downtown Portland. I mean, how can you go wrong with cotton candy on delightfully fluffy pancakes (Eton Mess Pancakes) and a shot of Jameson for breakfast (Pancake Shot)? I've never had anything bad here (other than awkward seating), though I can't ever NOT order the Eton Mess. And I'm not even a sweet breakfast kinda gal. The Hashbrown Casserole is also quite delicious. I must admit, I do order two breakfast plates (all to myself) whenever I go. Be warned, there will be a line on the weekends. The space is not as large as one would assume.

In town for the weekend and was looking for a filling breakfast, happy we were able to check this place out! We were able to get a table right away. Ordered their fluffy buttermilk pancakes and he got their current special, the Hawaiian chicken sandwich. Service was fast and friendly, with a chill atmosphere and various seating. Overall good experience!

I guess they remodeled the place since last year? At least that's what I heard, but either way, I like how it looks. Great and kind service and huge portions with a decent price. I chose the Brie cheese sandwich because I absolutely love Brie cheese, especially when it's in food. The other dishes are also flavorful so you really can't go wrong with what you order unless it's diet or food specific as far as vegetarian or non pork, which they can alter a dish for you in that case.

Service is really good. Staff is ultra friendly. They share space with hotel so you use hotel bathrooms. There's some seating outside. The fluffy pancakes weren't as fluffy as I imagined they would be. Just normal pancakes. The English breakfast was decent. Not the biggest fan.

My first time trying a full english breakfast!! I have nothing to compare it to so for a first time, it was yummy! Love that I get a little bit of everything--protein, carbs, and veggies. I never realized how much I enjoyed beans on toast. They were able to accommodate the toast for gluten free. I have mixed feelings about the cardboard take out container. On one hand, it's eco-friendly. On the other hand, the bottom got soggy and it was hard to lift out of the bag.

The BEST steak for breakfast I have ever eaten. Service was excellent. Ambiance is Portland but very friendly. This place is 900ft away from the front entrance outside of Embassy Suites hotel downtown. Go outside the hotel, turn left and walk to the corner. It's the corner. Very cute modern Portland gourmet kitchen feels inside. This place is very pricey so be ready but so worth it for the upscale breakfast once a year. Idk who they got in the kitchen but pay them to never leave. Give them a pro athlete's salary. This food honors the Lord. Hours are breakfast until 2pm.

I have eaten far more full irish breakfasts than english, but i can't believe that this is the standard that they should be. The three meats all tasted off. The bacon and pudding both tasted like legit recipes but with a freezer burn like taint to them. The sausages, however, tasted unlike any sausages I've ever had. I don't know if they are intended as a regional sausage that I am unfamiliar with, but I found them very unpleasant. The rest of the plate was ok, the coffee was great, and the service was quick and friendly. But overall, this wasn't an enjoyable meal, especially at $23.

I was so excited to try their Eton Mess Pancakes and it was fantastic! The cotton candy with the fresh strawberries purée and whipped cream was delicious! All the food items here can be shared by (2) people because it's huge. Also tried the Breakfast Burrito and it was yummy! Love the side of house pickled carrots, onions and turnips! My boyfriend had The Country Style Biscuits & Gravy nom nom! Their coffee was also a good quality coffee. The service was very friendly and helpful and the entire team there made sure guests were taken care of. The wait time in their site waitlist was spot on- Parking lot nearby and metered parking all over the blocks. Vibe is chill, casual and laid back. Seating indoor and outdoor available. Will definitely refer this brunch place to anyone visiting Portland!

The breakfast burritos are definitely the best thing here, they're very filling and tasty (although personally I needed more hot sauce). The French Toast is a pass, it seems like they do a better job with the savory dishes here. The Eggs Benedict dish was decent and the Smoked Salmon and Cream Cheese Omelette was very filling and nice as well. The ambiance was decent, but nothing special. The Denver omelet may appear relatively bland, but it surprises with a delicious taste. In contrast, the Eton Mess Pancakes look extravagant but fall short in flavor. Though the pancakes seem fluffy and light at first glance, they are actually quite dense. The servers were friendly, but the food took nearly 50 minutes to arrive, which felt like a very long wait.

Parking: street parking only because it's downtown! Restaurant location: a corner restaurant but has plenty of space to seat guests and across the street from stumptown coffee. Wait time: we waited about 5 minutes in line but got seated right away at 10:30am on a gloomy Saturday. There is an option to make reservations so I would recommend this route if you have a larger group. We were only a party of 2. Food: pricing of food varies between $16-25 and the portions seemed to vary on the item chosen. For the most part, I think the portions are worth the pricing. We got the eton mess pancakes which were STACKED with sweet in-season berries but I think syrup was needed. We didn't bother asking for some because we already ate half with the strawberry coulis, which was enough, and took the rest home to eat with maple syrup. The pancakes themselves were pretty fluffy but weren't as sweet as other pancakes we've had for breakfast/brunch. We also got the friend chicken eggs benedicts, which sounds weird but it paired really well! The eggs were perfectly runny and I was a big fan of the friend chicken batter. Service: everyone was very friendly and welcoming. Our service was very helpful when we asked for recommendations (French toast and friend chicken eggs benedict). We didn't get a check up in between, but got our waters refilled. We didn't mind as much since we wanted to enjoy our food but they did check up on the tables we were in between. Once we were done with our meals, our server got the idea we were ready and helped us check out quickly. All in all, I would be back!

We came to Kingsland on a late Saturday morning and they seated us right away, but the place filled up very quickly so I would try to get a reservation next time. The food was amazing. We got an omelet, the eggs benedict, and the French toast. The hollandaise sauce was delicious. Our potatoes were a little too salty though. The waiter did forget to put in our French toast order and it came out cold. The only other downside was that the tables were so close together, and the raggedy waiter would squeeze himself in between the tables while talking to the customers. We were way too close to his crotch or his backside. It was very uncomfortable.

I give this place a 3.5 . The food wasn't amazing but it was good. Service was good, staff was very very nice. Really cute place. Hot coco was a 3/5. Regular coffee 4/5. Chicken sandwich looked delicious and was really good, sadly didn't take a picture of this one.

I have wanted to try this place for a while now and finally remembered. Great environment, decent menu and the food was well plated. We were promptly seated and service was quick. We ordered: - lazy cow breakfast tacos - the salsa was fantastic! - avocado toast. One with the salmon (these are more like locs but overall there was a lot of toppings Will definitely be back to try more of the menu.

Loved this place! My daughter and I stumbled across it on our way to a different location. Saw that they too had Bagel and Liz at over half the price. We were not disappointed. We each got Bloody Mary's which were delicious. I highly recommend them.

My lil got their French toast which is to die for while I got their fancy pancake. Dooooo not recommend at all. Looks fluffy but is actually really thick.. super under n over whelming.. only thing good about it was the presentation.. there tots r cubed potatoes which r not bad just wish they were crispy. French fries r cool. Nothing special. The restaurant is cute for Portland! Really aesthetically pleasing n spacious. Recommend making a reservation. Ended up waiting an hour to eat on a weekend. Service was nice.

Not great. We ordered the Dungeness crab Benedict special and the Big Breakfast. Both meals came out cold and under seasoned we took the majority of the meals home to season and "fix". The big breakfast was certainly good sized but the bacon was soggy, the sausage was dry and cold and the hashbrowns came unseasoned. Overall, highly overpriced. The way I see it is that they can let their quality slip with high prices because of its location next to Mothers. People who give up the wait at Mothers can come here for breakfast but you won't be getting anywhere close to the same quality.

Walked in on a Friday morning and was pleasantly surprised. This was a cute little brunch spot. I ordered a chicken sandwich and it was okay. Their hot sauce tasted a bit like enchilada sauce. I wasn't a fan of their ranch. Their service was great and food came out pretty quickly. Overall I would visit again!

Let me just say that this is a super kids friendly spot. I brought my daughter to meet with a couple of cousins for brunch and they really took care of us! Someone came over after we put our orders in and asked me if it was okay to give her a hot chocolate then they brought her a cute mini size one. It was adorable. When we were almost done, someone brought over a "treasure box" ander my daughter pick out a toy. The staff was awesome! The food and service was also amazing. I had the hash hash brown casserole and they flavor was cheesy buttery flavor went very well with the fork tender brisket. It does get a little heavy so the pepper and hot sauce complimented it very well. The fried chicken eggs bene so also good, but the omelet was just an ordinary omelet. The French toast was fluffy and delicious though. I'll definitely be coming back to try other items on the menu and the pancakes! It is street parking though so it may take a bit to find parking unless you don't mind walking a block or 2.

I went with the Eggs Benedict with Buttermilk Fried Chicken and It came with a side of potatoes. Everything tasted amazing and would definitely recommend this place for breakfast / lunch.

Fred loves this place they always have amazing mimosas and their crab Benedict was flawless!! Freds favorite part is always the waitresses they are a different breed, there the absolute kindness and service is so rare to find. If you want to go find best friend atmosphere go to Kingsland Kitchen!!

My friends and I decided to come here on a Saturday for brunch and it was PACKED. While we were waiting for about 30 minutes, we walked over to the Saturday market for a bit before coming back. Walking in, the place was very busy but lively and we were immediately greeted by a waitress. She was so sweet and patient with us ordering and soon after ordering, our food arrived. Everything was so beautifully plated we took so many pictures haha. In addition, the food was delicious. We all shared each other's plates and no plate was a miss. A bit pricier but not too bad, and definitely worth it. Would definitely come again.

Food was fresh and delicious. Waitstaff was friendly and upbeat. We made rez and got seated as soon as they opened. Ordered a couple of Guinness to go with breakfast but it took quite a while for them to show up at our table. They arrived after our food did. Not really sure why. I watched other people order mimosas for brunch and they arrived timely. Not sure why two Guinness took longer than our food. But overall it was all delicious and it was nice to have a real (not institutionalized) breakfast right downstairs in the hotel!

2 1/2 stars at best. I have been wanting to stop here for weeks after seeing the photos. And if you're happy with just taking cute photos of your food this is the place. There was no wait so I was quickly seated in a overall empty restaurant. I asked for a booth (due to a back injury it just is more comfortable) and she said nothing is available... Sat down, the table is sticky and dirty.. so much so it made a white jacket brown. Potatoes were small, unflavored and the bacon reminded me of cafeteria bacon. The pancakes have a picture perfect look. They are great for an instagram worthy photo and the photos of these pancakes are what brought me in but for nearly $20 it's lacking in the flavor department.

I was craving an amazing breakfast burrito while visiting Portland and read great reviews about the bkfast burrito here. We got seated right away inside at the stool seating by the window. We ordered the Full Breakfast plate and the chorizo breakfast burrito. The breakfast burrito was alright - nothing special. The potatoes in there were a little too big. The full breakfast was alright. The best part we're the hashbrowns.

I waited over 45 mins to get my food only to get cold and mediocre tasting food. Hash were undercooked, unsalted, same with the avocado toast. Even after switching tables to allow them to sit a bigger party, the server was not attentive, to check on us or the food. Maybe they forgot about our table but don't be deceived by the good looking photos, the food doesn't taste as good as it looks and I wouldn't recommend this place. There are many options around the area with great taste and amazing service.
