Most fluffy, delicious, amazing cinnamon roll ever. You can choose toppings and even make a soft serve ice cream sundae on top of your cinnamon roll. Smells amazing when you walk in the door.

Wonderful cinnamon rolls that were very fluffy and fresh with just the right amount of spring in the dough. Our server was great and helpful, and she kept things moving without making us feel rushed. It was our first time here, but we will definitely be back.

Tasty flavors but lacking in overall texture. Came by to try it out and I was unfortunately not too impressed. The strawberry Lemon curd was decent as the flavor was balanced with the sweet glaze and the tang of the lemon curd but the texture of the cinnamon roll was not as fluffy as I'd hoped leaving the inside quite dry. Hopefully they can improve their recipe on the roll itself. The maple bacon was also not bad, but again the roll was a bit dry. As for the ambiance, it is quite nice as you can view the pastries being made on the right of the counter and also take pictures by their wall mural on the left.

The place is awesome! An entire Cinnamon Roll restaurant! Fresh and delicious with some awesome toppings like pecans, strawberries and cookies & creme. They're just perfect in that they are not overly sweet like a lot of cinnamon rolls can be. They also serve drop coffee and tea. They might want to add espresso drinks to round out the assortment. We will be back.

You can see the freshly baked fluffy cinnamon rolls being made in the back.🧁 There are many different toppings to choose from and they make them on the spot. We wanted to try the plain first and got the Classic Cream Cheese and the Strawberry Lemon Curd. They were fluffy and delicious. Personally, I enjoyed the sourness of the fruit, which made the whole thing less sweet.🤤

Great desserts and decent selection of many types of cinnamon rolls, plain or topped. Also some soft serve ice cream and sundaes. The topped cinnamon rolls are a bit too sweet for me, next time I will just get plain. Ice cream was very tasty. It was close to closing time so they didn't have all the topping options out there.

This is the newly opened branch of Kinnamons in Beaverton. It has a very nice atmosphere and design, welcoming and friendly staff. The raspberry pistachio was yummy and I love that it’s not too sweet. The blueberry crumble soft-serve was very good too.

Sweet and fun | friendly workers This place caught our nose and curiosity. We were already full from eating lunch at Dough Zone next door, but we had to check this place out. Bright, clean and nice interior. They have a photo op area. The menu is easy to navigate and straight forward telling you what flavors they offer. They also have a few flavors for soft serve ice cream. We ordered the strawberry lemon curd cinnamon bun and the Oreo cinnamon bun for our kid. If you love sweets and sweet things with fruit, get this strawberry lemon curd! I shared this with my husband because I was so full from lunch and we couldn't even finish it. The syrup is very sweet but the strawberries compliment the whole dessert nicely. Everyone has a preference with how they like their cinnamon bun, but we liked it how they made it. Good texture, thick and easy to pull apart, and just a good comforting dessert to enjoy. I really enjoyed this unique dessert on their menu compared to something else like their Oreo one even though my kid loved the topping. My kid is at the age where she will only eat the icing on a cupcake/cake, so she went straight for the Oreo crumbs only with her order. The worker was friendly and asked if she wanted sprinkles on her cinnamon bun, but my kid wanted it as is. My husband also wanted their nitro cold brew coffee, but they ran out so the worker was kind to offer us a drink to make up for it. My husband ended up ordering a drip coffee drink. Overall, I think it's worth trying their specialty flavors but I wasn't impressed with their Oreo one. We plan to come back and try other items off of their menu.

My friend told me this place is the best on earth. I disagree. We got the blueberry crumble and the bacon maple one. Both were good. I can't imagine, though that the cinnamon would be good with all of their available flavors. But shame on every single worker and this company we asked if their soft serve was gluten-free and nobody knew and they were dumbfounded, and they refused to look it up or get any answers for my friend that's gluten-free. Shame on them they are a walking lawsuit for anyone that eats their food with an allergy since they can't answer a simple question.

We got the regular and the bacon. The regular was great, not overly sweet at all, good and fresh tasting dough. I thought from the advertisement that the bacon one had maple frosting but they just take the regular cinnamon roll and add bacon and maple syrup. Syrup on top of an already frosted cinnamon roll seems like overkill to me so I just asked for bacon. The bacon was incredibly greasy and did not seem to be in a properly warmed container...which led to a night of food poisoning. If I am in the area again, not sure if Kinnamons would win out agasint curmbl or Salt n Straw. Its nice that cinnabon has some competition and kinnamons regular cinnamon roll is good alternative if cinnabon is too sweet for your taste. Would obviously not recommend the bacon one ‍

I finally made it to Kinnamons and I ended up trying the soft serve! And it was delicious! I had the triple chocolate crunch. The ice cream was really good and I loved all of the chocolate elements. I will definitely be going back to try a cinnamon roll. Their menu looks so good and I love the variety of unique flavors.

I have a lot of feelings swirling in my head after my first visit here. First, I knock off half a point simply because seating may be challenging for some people. I'm thick in the middle, and already my tummy was pushing into the table as I sat down. The picnic style table with stools fixed in place was unfortunate. Now, to the cinnamon rolls. They are complete indulgence. What a neat idea to add a creative twist on a classic dessert. My friend got the cherry pie, and I had a strawberry & lemon curd. It was not too sweet but still rich in flavor and mouth feel. I had to knock another half point, however. These cinnamon rolls were so soft and pillowy-tender that you'd think that's worthy of a 5-star experience. But I always enjoyed a cinnamon roll with harder, slightly crisp outer layers. The delicate center was a great treat. But because these rolls are so soft throughout, it's like they "peeled" the roll for me. Anyway, that's my opinion and I'm sticking to it. This place is otherwise a gem, and I'm happy I don't have to drive to the far reaches of Portland to enjoy these treats. The staff is friendly and it's super clean in there.

A welcome addition to the Cedar Hills area! There aren't too many warm dessert options around the area so I'm glad they decided to open a dedicated cinnamon roll spot. I like how they make each cinnamon roll to order, so the toppings and frosting melt into the cinnamon roll. I've enjoyed a few of their flavors before so I was ready to come back and try even more flavors. This time, we got the Blueberry Crumble and Pumpkin Pie. The Blueberry Crumble was delightful, I love how the blueberry compliments the sweet cream cheese and the crumble adds a nice texture to it. The Pumpkin Pie was good too, although the pumpkin flavor was too subtle for me. Among the flavors I tried, the Strawberry Lemon Curd was the best, the tartness of the strawberry and lemon balance the sweetness of the cream cheese and dough very well. I can't wait to try more from here!

I have been eyeballing this place since they opened in Portland, (because cinnamon rolls!) but I live on the west side and it seemed a bit much to drive all the way over there for a sweet baked good. Then they opened one in Cedar Hills. Well, ok then! So Minion #1 and I ducked in today and we shared two rolls, a maple bacon and a blueberry crumble. They were both warm. They were good, the blueberry was very very sweet. I liked the fresh blueberries but I preferred the maple bacon roll and honestly I think the actual roll part with the yummy caramelized bottom was so good I can skip the extra bells and whistles stuff on top next time and go with a plain frosted or even unfrosted one. Two rolls cost about $12.50, which is alittle pricey but these are not everyday treats. I am totally sticking a candle in one for someone's birthday breakfast soon. :)

I have been to their location in the pearl one time and this was my first visit at their new Beaverton location. There is a little bit of seating inside and you place your order and they put the toppings on the roll for you. I think it is a nice treat and we all enjoyed it. The price does seem a bit high but when you compare it to other options in the area like salt and straw then it is comparable.

I was having a bakery treat craving and decided to give Kinnamons a go. They are a specialty making of cinnamon rolls. Alright, ask anyone who has had them... I make a killer cinnamon roll. I will spare you the details, but in the way back (20+ years ago), I scored an insanely pretty perfect cinnamon roll recipe that I have legitimately full blown messed up making and they were still better than anything you have probably eaten. BUT, if I make them, I need a whole day and I then also need to off load a pan somewhere. So, Kinnamons sounded really awesome. I just have to toss over that disclosure since I am not the fairest judge when it comes to a cinnamon roll. They do actually make a pretty tasty base cinnamon roll - I was far from mad at it. Honestly, what made me order was the idea of different types of rolls. I saw the flavor list and was practically screaming YES! It is about time!! I get the name IS cinnamon roll. But, the issue with cinnamon is that one you even sprinkle it near something, that is, genuinely, all you taste. So all these amazing sounding flavors look gorgeous - seriously, works of delicious art but taste like every other cinnamon roll. I got the strawberry and lemon curd but genuinely could not even taste the lemon curd because cinnamon is THERE. I tried the blueberry crumble and the raspberry pistachio ...same thing both those times as well.

The space is open and vibrant and the atmosphere is very inviting. It wasn't too busy on a Thursday night and we got the original cream cheese and the pumpkin spice. Everything was pretty much made and toppings just put on so it was all pretty quick for the service . Cinnamon roll was pretty soft. I was able to tear it apart with just one hand in the fork, which was nice cause I was holding a baby and the other. The icing on top is pretty sweet and the pastry itself was a very good texture. The only thing was it was a little bit salty. Not sure if that's the normal taste or if it's just that batch. Each bite I could taste the salt and they had slight aftertaste as well which wasn't too bad, but just some kind of contrasting with all the sweetness

Easy quick service! I'm not one who likes all the crazy sweet fixings so I went with the classic roll which I found delicious. It was fresh, soft and fluffy. Giving four stars only because it's not anything to rant and rave about to others, but I'll be back.

Such a cute cinnamon roll place! I have heard great things from kinnamons and happy that I tried it! I got the classic and Oreo. Honestly, I think I could have just gone with the classic roll since the only different was they sprinkled Oreo bits on top. But overall really good! The cinnamon roll was soft and the cream cheese was perfect! I will say it is very rich and on the sweeter side. I will definitely come back!

Visited this new location with some friends and it was really fun! The line moves very quickly. We tried three different types: lemon curd, maple bacon, and pistachio. It was really good! The texture and flavor were great and the staff were kind. Definitely a fun place to take out of towners or if you just have a cinnamon roll craving!

I am usually not a fan of cinnamon buns, they are too sweet for my palate. I came here with a group of friends for dessert after dinner. They are open until 9 pm, so that is a plus! I was blown away by the blueberry crumble bun! The strawberry lemon curd is also good, if not better than the blueberry one. I love that the tangy-ness balances out the sweetness. The buns are not cheap, they are $6 a piece. It is shareable though. You can get a few flavors and share it with the group. Recommended!

Really good take on cinnamon rolls. There's so much variety to crave your sweet tooth. They're not overly sweet which I prefer. The Strawberry Lemon Curd was definitely my favorite. Lemon isn't too tart but it balances the sweetness from everything else. Raspberry Pistachio is similar too. Portions are a bit small considering the price. There's limited seating so be prepared to take it to go too just in case.

Closed at 9 and we stepped in at 8:55pm for a sweet treat. They were not at all bothered and asked us what we wanted. My daughter chose the strawberry lemon curd. Within minutes we had a warm sweet strawberry topped cinnamon roll. No lie - it is sweet but we knew that coming in. The tartness of the lemon and fresh strawberries were lovely together but there is that sweet icing that overtakes the flavor profile a bit. I love their choices and like that you can customize. It is a bit expensive but for a novelty dessert it's a fun place to try.

After eating nearby we decided to try this place out. Talk about (k)cinnamon rolls leveling up! I love blueberries, so you already know I got the blueberry cinnamon roll. Dough was delicious cinnamon frosting, even more delicious, blueberry, topping and what not, so freaking good! This place is definitely a big hearty dessert and we will go back and try other flavors. If you are considering, don't even consider just go and try it, you won't regret it! The service was really fast and not to mention, the line was out the door. We had just got there in time. The environment is very laid-back and inviting hopefully next time we'll get a chance to sit down inside and eat!

Always up for a sweet treat. Got the maple bacon and strawberry lemon curd rolls. At first bite the bacon was disappointing. Dried bacon bits and dry cinnamon roll. The bacon and maple wasn't for me flavor wise. I would expect the rolls to be fresher and softer but sadly not the case. The strawberry lemon curd roll was far better. The strawberry topping was tasty, could barely detect the subtle lemon curd, but much more enjoyable. Nice combination of flavors , the strawberry's in the topping had fresh flavor not too overly sweet.

It's cool that they open a new location on the westside. I know that their cinnamon rolls are amazing, but I like their soft serve (with the same toppings as the cinnamon rolls) when I don't want something as filling as their rolls. The place is of decent size with some seating inside. The service is pretty quick and friendly too.

The cinnamon rolls are pretty good but it's not amazingly memorable. I like the fruit topping options but the cinnamon roll themselves are overly sugary and rich. Will definitely ask for less icing next time I try it.

We went last night for the first and last time. I was expecting something worthwhile based on all the social media videos but it's just a cinnamon roll with a few spare topping thrown on it. I thought maybe the cinnamon rolls would have actual flavors baked into them and they were disappointing to say the least. We got three rolls, one for there and two to take home and we ended up just throwing away the ones we took home after a few bites. We even warmed them up hoping it would help how hard they were and it didn't. I'd much rather just have Cinnabon and get more flavor, softness and bang for my buck. They're just fashion cinnamon rolls.

Have always wanted to try their cinnamon rolls since the pdx location. I was excited to see they're opening a Beaverton location (closer to where i live.) The shop is very new. As soon as I opened the door, I can instantly smell the yummiest sweetness of cinnamon rolls. It smelled amazing. I ordered a rasberry pistachios to try. I got my order pretty quick since all they had to do was put toppings on top. The cinnamon roll to me was mediocre, nothing special really. It was over baked for me. The outside was a bit dense/drier, and the inside was not soft and doughy as it can be for a better cinnamon roll. But the rasberry pistachio was a really good flavor with the cinnamon roll. There's not much of a service there. It was a grab and go type of place! I would come back for a cinnamon roll dessert cravings!

I was super exited to try out this bakery. However I was greatly disappointed. It was nothing like any cinnamon roll I've ever tasted. This was dry, almost flavorless and texture was more like cake than dough. For the price, I would say you're not getting what you think you're paying for. The best part was the frosting and I hate frosting! Not recommend to waste your money on.

Ambiance and service is good. Nice speakers and cute vibe. However, as a business that only makes cinnamon rolls, I expect way more. If you try cinnamon rolls at some breakfast places downtown, they'll blow you away. The soft serve was good, but that's just a machine that you pull a lever and serve. Cinnamons were too heavy and doughy, and not fluffy at all. $6+ per cinnamon roll, I expect more.

The cinnamon roll was dry and broke apart, definitely not like the ones they serve in Portland. Also, the staff was stingy with the toppings. I ordered strawberry and Cherry cinnamon rolls and got about 3 pieces of diced up fruit on top. The location is clean and plenty of parking though.

Dropped in today in a whim, ordered two rolls to go: strawberry lemon curd, and a blueberry. Honestly, I really wanted to love them but they were sooooo dry, not at all what I was expecting. Hubby totally agreed but thought maybe if we ate them there, they would have been better? I would have preferred a Cinnabon, or even the Pillsbury cinnamon rolls are more moist Han these. At $6.25 each, I won't try them again.

My kids and I were looking for something sweet and just so happened to be in Beaverton. It was a toss up between Salt & Straw and this place. We'd never been here and the prices looked ok for the area, so we decided to try it. My son got the maple bacon roll and my daughter got the cherry pie sundae. I tried both. The verdict was that the ice cream was decent and my son liked the bacon on the roll (who doesn't like bacon?). Otherwise, both were sort of meh on it all. My verdict, having enjoyed several different cinnamon rolls in my 48 years, is that it was a sub par roll and the soft serve was decent, if unremarkable. What really bothered me (well, all of us) was that the frosting just tasted like butter. It was nearly devoid of sweetness, which I found particularly odd. The roll was decent, if a bit dry. Nothing to crow about. The bacon was... ok. Anyway, maybe it was the kind of roll and sundae we chose, but honestly, I don't get the hype. We definitely wouldn't go out of our way or recommend it and we won't miss it if we never had it again. Winco cinnamon rolls do the trick just fine and they're only a buck a piece for twice the size with much better icing IMHO. Service was decent. Ambiance was okay, though seating was limited. They should really cover their kitchen windows. On the walk around the building, our first impression was seeing stacked pans and clutter on racks by the windows.

Oh man, these are so good. Got the maple bacon and plain cinnamon roll -- they're so soft and pillowy. They're not tooooo sweet (they're sweet, but not so sweet that it's hard to eat). Everyone that works there was really sweet and the place is super clean. You can even see them rolling the cinnamon rolls behind the counter. Overall, 10/10 will be back.

Looked forward to trying Kinnamons, unfortunately I would never go back or recommend it to anyone. The rolls are very dry, then slathered with sour glaze which was very off putting, honestly I'd rather just go to the mall and get a Cinnabon there

Bought 3 different types of cinnamon roll as a first time customer. All 3 rolls were stale and not fresh at all, these had the consistency of day old pastry. Very disappointed and expected much better quality at this price point.

I was planning on getting salt and straw, and ended up parking in front of this place and thought to myself, "eh, why not?" Long story short, this is basically crumbl cookies, except with cinnamon rolls. And soft serve ice cream. Everything seems to be made fresh and in house. I ordered the raspberry pistachio cinnamon roll, soft serve, and I believe it was a Nitro chai iced coffee drink. The cinnamon roll did taste good. Despite there probably being probably about 5 layers of sugar per bite, it didn't taste extremely sweet as I thought it was. I could tell the roll I got was a little old because it was just a tad bit stale, but it still tasted fine. No complaints on the soft serve. Loved the texture and it seems that there is a high fat content to the ice cream. Honestly I could not taste the full flavor profile of the soft serve because my taste buds were overloaded by the cinnamon roll. The drink I ordered tasted unique; I never had chai with cold brew nitro. Price, quality, quantity: 6.5/10 Was the quality there? Yea, for the most part I'd say so. But would I pay $6-7 for a cinnamon roll again? Once in a blue moon. The size of the cinnamon roll was just okay. I do think that the soft serve has a better PQQ score than the cinnamon roll itself. I respect that they make the cinnamon rolls in house, and that they dress each roll to order. But $6-7 per roll? hmmm. highly debatable. All 3 items I ordered came out just around $20 with tip included.

I want to start off by saying that the vibe from everyone and just the bakery itself was so amazing! When I walked in everyone said hello, and I got serviced right away. It was my first time being in, I had no clue what I was getting but the employee that was helping me was so patient and even gave me her opinion on what I should get as a first timer. I ended up getting a box of some to take home. When I tried them they were so good! I will definitely return with my friends this time so they can have a taste!

My son really likes it here (11 yo). Watching them make the cinnamon rolls and soft serve ice cream shows great artistic talent. There is a video of the whole process on a loop that you can watch while waiting in line and it is totally mesmerizing. Due to my primordial pouch, I am unable to eat these treats myself.

These are my ideal cinnamon roll with the bonus of so many optional flavor and fruit toppings. I'm a sucker for a build-it-as-you-like-it kinda place, and these really hit that sweet spot. These cinnamon rolls are rich, doughy in the best way, and have the perfect level of sweetness. We were greeted immediately as we entered the front doors and then invited by a second employee to place our order with her as soon as we were ready. I could tell she really believed in her product and was happy to tell us about them. Once we had settled on three rolls to take home and share with the family, she quickly and neatly boxed them up -- being sure to ask if we wanted separate boxes or together. I found the whole experience delightful. The space itself is as cute as a jewel box with its persimmon walls and ceiling, and was wonderfully clean. I'll definitely be working my way through all of their flavors on my visits Beaverton.

Take my review with a grain of salt as I will admit, it is very subjective. If you like doughy, bouncy, chewy cinnamon rolls with a classic light glaze like I do, (think krispy kreme texture), you're prob going to think it's sub par. Texture was similar to Pip's which isn't a bad thing, but I personally don't like that for a cinnamon roll. It was also dry and underwhelming. Frosting is classic cream cheese, buttery, and quite sweet. Toppings were ok..(we got the classic and raspberry pistachio.) Service was great, these guys were working during a snow storm weekend with smile on their faces and positive attitudes - mad respect for them.

Ordered a drip coffee, it was green in color and clear, very gross, instantly reported to staff who was shocked and apologized. Also, the cinnamon buns were cold and did not taste good.
