This is sadly no longer the “luxury apartment” as advertised and it’s a shame. This building was listed for sale and/or went under contract in early Fall 2021 and subsequently fell into disrepair at an alarming rate. To my knowledge, that contract is still pending.
You will notice many of the recent good reviews here were prior to Fall 2021 and reference Chris, Jake or Edmond – they were with a previous management company that had been in place for awhile. But with the decision to sell, building ownership apparently decided to change management companies as well.
Since the building was listed, there has been a revolving door of property management companies and/or on-site staff and the quality of life has suffered significantly. The current management company (Peak) has been here since the beginning of February 2022.
From September 2021 to March 2022, there was overflowing trash in common areas, defunct/seizure-like lighting in hallways, horrifying mosquito and algae infestations in the “outdoor water feature” on the amenity deck, busted pipes, and chronically broken doors (for example, in December 2021, the door to the amenity deck broke and blew open each time the wind blew and snow quickly piled up in the hallway. There was no maintenance available to fix the door so residents used kettlebells from the gym to keep the snow out. This remained the case for over 2 months and was exacerbated by several units near the “snowdrift hallway” losing heat for several days).
There was a recent effort to spruce up the public areas shown to prospective tenants. The lobby got a fresh coat of paint and floors with show units are cosmetically maintained.
However, commom areas not shown to prospective tenants - but used daily by current tenants - remained in disrepair. One of the most disturbing and physically aggravating, outstanding issues was the seizure-like hallway lights, which residents were told an electrician would be on site to fix in October 2021. At that point there was maybe 1 or 2 (out of 14) sets of hallway lights flashing on each floor. As of the beginning of April 2022 (7 months later; 2 months after the current management company took over) the hallway lights (at least on floors not shown to prospective tenants) remained broken. On one floor, we escalated from 1 or 2 hallway seizure like flashing lights to 8 (out of 14). It was impossible to ignore such a visibly pervasive physical and/or electrical hazard, but it continued to remain unaddressed and was not prioritized or addressed in any way shape or form until a plethora of Google reviews posted on that very issue in April 2022.
Additionally, material representations made by the building when tenants entered their lease contracts suddenly no longer seem valued enough to be honored.
Finally, the environment has become increasingly hostile over the last 2 months with mounting tension between new management and current tenants who have been woefully neglected for the majority of their lease periods.
I'm sad to write this as I have lived in this building for several years. While there have been issues (like any building), they were always reasonably, respectfully addresse and there was always a cordial relationship between management and tenants. This changed drastically over the last 7 months. It's difficult to justify the continued luxury advertising of this building.
