Lamar Union

I enjoyed my 3 years at Lamar Union, but I cannot recommend a management team that ignores its legal obligations. I am currently being ghosted regarding the return of my security deposit. As a loyal tenant, I expected transparency, not non-compliance with Texas law. If you value your deposit and professional communication, look elsewhere. I hope management sees this and finally responds to my inquiries.

I’m not a resident of Lamar Union Apartments, but I visit a close friend there often. After more than a year of regularly being in and around the building, I’ve seen enough to strongly caution anyone considering living here. Security is a major, ongoing issue. I’ve repeatedly entered the building without a key fob because the front door is frequently left unlocked. This wasn’t a rare occurrence—it happened on many visits over the course of a year, even after my friend reported it to management several times. I’ve also seen large groups of non-residents walk in freely. Residents regularly talk about stolen packages and even car break-ins. I was with my friend on multiple occasions when we arrived at his apartment to find a package stolen from his front door that was supposed to have been delivered earlier that day. A few unhoused individuals in the area even told me they know the door is usually unsecured, making it an easy target. Also, several entrances don’t appear to have cameras at all. Maintenance and health concerns are just as troubling. Several residents report mold issues, and I saw significant mold inside my friend’s HVAC unit. Even after repeated requests, it took management over a month to only partially address it. Overall, Lamar Union Apartments feels far more stressful and risky than any building in this price range should be. I’ve included photos of the mold in my friend’s HVAC system and on his windowsill, along with air sample results confirming mold in the apartment.

DO NOT LIVE HERE!!! This is the worst managed property in the entirety of Texas. Managers will harass you, they'll expect ridiculous time windows for you to be home for "random inspections", they don't care about your amenities, and they don't care about you. And then when you move out don't expect it to be an easy process. Expect about 90 days for your Security Deposit to be returned. And if you ever have any problem with them expect to be lead in circles like a dog chasing its tail. Wouldn't wish living here on my worst enemy. Don't forget about the fact that there's no furniture elevators, simply passenger ones, as long as they are up and running and not broken every other month. UPDATE/EDIT: It's been 66 days now since I have moved out of this hell hole. Management continues to run me in circles as they refuse to return my security deposit. They have no morality, good will, or good intentions within this building. They are heartless people who do not care about your quality of life. They do not care if the elevator is broken for weeks, they do not care if your apartment isn't even safe, they do not care about you during the holiday season. These people are despicable and it's surprising they've stayed in business this long. Hopefully I can get my security deposit before I die, as it's the least they could do after having mold spores growing within the inner workings of the building and refusing to do anything about it. If you care at all about your life, experiences, or loved ones DO NOT LIVE HERE. And if you currently live here, start your new house search NOW! Run as fast as you can away from here.

I received an email on Friday expecting me to be available anytime on Monday to allow access to my unit and to expect random fire alarm interruptions throughout the day (looking forward to working from home on short notice with dogs and fire alarms going off on short notice). This coming after multiple interruptions of my buildings elevators and demands to prepare for unannounced window repairs for the past month which still haven't happened. It could be a great complex but honestly its a second job trying to prepare for managements demands. I get that older buildings need maintenance but clear updates are a must. I surely would expect more than one day notice to adjust for your work and pet schedule. I would especially expect more notice for planned maintenance like the window restoration project. For now, I will readjust my work schedule for the one day notice fire suppressant maintenance project and just stay on my toes waiting for the unannounced interruption of my work schedule notice of when they may if ever fix my deteriorating window. I recently after 4 months here asked to have my HVAC filters replaced. Normally not a big deal or strange request. I came home from work today to see new filters left at my door, I took them and "replaced" them myself only to find out that I have been running an HVAC without any filter all summer. No wonder my apartment has been feeling way to dusty. Edit: On the same day Lamar Reunion responded at 6pm on a Friday both elevators are not operating in my building meaning you have to walk down stairs, exit the building and walk outside to another set of stairs just to get to your car in the parking garage. Fun place to live! Second Edit: two days later on Sunday with a heavy costco load I cam home to again both elevators being out in my building. Third Edit: the building has been running with only one elevator for the past two weeks. Management was kind enough to send an email admitting the work was necessary, in spite of repeatedly denying that the elevator system wasnt working, apparently we should expect delays for the next 6 to 8 weeks for a problem they literally said was fixed several weeks ago. Fourth Edit: elevators are still not working months after the original post. I stepped on dog shit in the one working elevator that wasn't even cleaned up by the time I got home 8 hours later. Crime is getting pretty bad with packages being stolen by a couple of "squatters" that a large apartment complex landlord can't seem to figure out how to evict. Vandalism is getting out of hand. Things are literally being ripped off the walls in common areas and security doesn't seem to care or notice and management seems to have no plan to replace or repair. It's like renting a 2 bdr in $1200 a month complex but having the fortune of paying close to 3K for the same experience. (The amenities are kind of nice when they aren't stolen, broken, or vandalized, which is rare.)

I’ve been living here for a year now. There’s a lot of good things about this place and I would definitely renew my lease, however, I am moving out of state. Pros: - Really nice management and maintenance. Any issue we had was resolved pretty quickly - Lots of places within walking distance, not to mention many good businesses on premises - The apartment itself is very spacious and bright - Common areas are well maintained Cons: - (Depends on the apartment) there can and will be street noise. Every Wednesday at 7 am contractors are leaf-blowing the street and it will wake you up 100% of the time. Occasionally drunk people, stupid guys on loud motorcycles etc. - There are two EV chargers in the parking garage, however, only one charger works 95% of the time. We had an issue when someone parked their car on one of the working charging spots blocking the accès for like a month and we had to complain to the management about it (after that the car was gone within 1-2 days) - Apartments are not soundproof, so it absolutely feels like there are elephants living upstairs. We had a complaint about noise coming from our apartment too, even though I never listen to music, dance, throw parties, move furniture etc. - They use fetch package delivery service. I really wish they had a package room, because fetch adds 0.5-1 business days of delivery time.

This has to be one of most poorly ran apartment complexes in Austin, there are common problems like the elevator literally never working, trash in the halls and lobby all the time, lack of security that leads to theft, but absolutely the tipping point for me, has been the leasing “professionals” at the office, particularly Miranda, is constantly sour. They all truly act annoyed due to having to do their job, and that sucks as a resident to a “luxurious apartment”. Again, you will face the classic apartment problems, along with raised rent in a dropping market, you will also deal with just horrid people in the move in and out process, stay far FAR away from this place.

Honestly it has been a journey. Now that I am settling in, I am appreciating Lamar Union. Myles, Ella, and Leia are attentive and supportive of the community here. I am meeting neighbors that are raving about Lamar Union and the perks. Looking forward to my stay here!

My experience at Lamar Union has been nothing short of a nightmare, characterized by a shocking disregard for tenant safety, persistent maintenance failures, and incompetent management. I strongly advise anyone considering this property to look elsewhere. From the outset, my apartment was plagued with serious habitability issues. The HVAC system was severely contaminated with mold, a problem that management initially downplayed despite photographic evidence and took over a month of persistent requests to even partially address. This was followed by the discovery of a hazardous chemical storage room directly beneath my unit, which was in violation of building codes and posed a significant health risk. It took over two months and countless emails, calls, and in-person visits to get this dangerous situation resolved. Management initially misinformed me that no special ventilation was required, only for MSDS sheets to confirm the chemicals were hazardous and needed proper ventilation, which was eventually installed after multiple delays. The issues did not stop there. Following tile work by contractors, my apartment was left covered in harmful dust and debris. After coming back to my unit, I also discovered a leaking washing machine and an uninstalled toilet (which took over a week to reinstall), rendering the unit unlivable. These maintenance failures compounded the already unbearable living conditions. Perhaps the most alarming ongoing problem is the severe lack of security. Despite notifying Lamar Union about an unsecure front door as early as April 19, 2024, the premises remained unsecured. This negligence has led to frequent thefts throughout the building, including my neighbor's car being stolen from the underground garage and two bags of my personal belongings, including a laptop, food, and clothing, stolen from just outside my door. Management's response to these security breaches has been to deflect responsibility, citing lease clauses that absolve them of liability for criminal conduct. Due to the persistent mold, hazardous chemical proximity, and ongoing thefts, my apartment has been rendered uninhabitable, forcing me to incur significant expenses for alternative housing. I have also suffered health impacts, damage to furniture, and considerable emotional distress. The management's communication and responsiveness have been consistently poor. It took protracted efforts to get any issues addressed, and even then, resolutions were often delayed or incomplete. This level of unprofessionalism and disregard for tenant well-being is unacceptable. I have attached several pictures documenting the mold I discovered, along with mold test results that indicate the problem was never fully remediated. Additionally, I have included images showing the harmful dust that is covering everything in my apartment.

Updated the review to properly reflect the value Lamar Union provides to its tenants. Scam forward business tactics leveraged through junior employees, with rent increases of more than 50%, at the whim of and under trained "leadership". Don't expect the pool to be widely available either, as it's usually drained for having too much urine.

Seems to be the new Riata if you know from a decade ago. The roof top pool has many events and worth it!

I want to start by shouting out the AMAZING office staff and management. It seems like Michelle is always working on new things to improve Lamar Union and keep it up to date. Patrick throws great community events that are a great place to meet new people (and get a few free drinks ). Nicholas constantly has a smile on his face when I walk through the front office and is a great place for a laugh. Connor is always there for a chat about anything local and new in Austin. Hannah has a gained herself a reputation around LU for being "extremely kind and altruistic." All in all the office staff hits it out of the park. It blows my mind how much the maintenance and grounds keeping staff work to keep up with a place(a task residents do not make easy), they are out in the early hours of the morning almost daily power washing the pool deck and lining up pillows. They seem to always be bouncing around working on something. The amenities are great!!!! The pool is a fantastic place to relax during the week and the sky lounges are very cozy with AMAZING views of the city. LOCATION LOCATION LOCATION!!! For me this place has the best location to live in Austin. Let me tell you why. Not only are the views amazing, the vendors located below LU apartments are FANTASTIC. Soto is some of the best Sushi in Austin. Jjim is heart warming comfort Korean food. Mandala is open until 12 which is great when you have had a long day and don't want to cook. Gibson street Bar is a chill bar with fantastic staff and it is just across the street the decorate hardcore for Halloween and Christmas. I also have to should out Merit coffee and Medici coffee. When I was looking at places to live in Austin (I looked at close to 20) I knew I wanted something with great access to the city without being in the city and I wanted something close to Zilker. Lamar Union is a mile from downtown and a mile or less from two different parks as well as miles upon miles of walking trails. All these things combined is why I love this location so much.

Final review: I don't know for certain if I'm the longest-tenured Lamar Union tenant to date, but I was the first to move into my apartment in 2016 - I was in Building 1, which opened last - and I didn't move out until the second half of 2022. Suffice it to say my opinion turned increasingly sour about the place since my last review, and there's nearly no chance I'd recommend it today, particularly with the new Fifteen15 complex located only a few blocks south (just make sure not to rent a unit facing the train tracks). I'll start by noting that there's really not *that* much difference between Austin apartment complexes built within the past decade, or at least the ones located along arterial roads within 2-3 miles of downtown, and I looked at pretty much all of them after deciding to leave Lamar Union. Many are designed similarly, with essentially identical layouts ranging between studios and 2BRs, and many share identical frustrations: * Revolving doors of leasing-office workers. After the fifth near-complete staff turnover in 2019 or so, I stopped counting, but by the time I left I recognized nobody. (Which is standard in the industry.) * Packages. I do NOT know why managing packages is so difficult, but they screwed this one up so badly that I ceased getting them delivered there, period. IIRC LU started out by accepting packages at the front desk. Then they installed package lockers, except most residents refused to pony up the negligible monthly fee - and after the leasing office categorically refused to stop accepting them, UPS & FedEx left them at people's front doors, where they rarely lasted more than an hour without being stolen And THEN they got rid of the lockers & now require everyone to use a third-party service called Fetch - the problem being that it delays delivery by at least a day. (You also can't opt out even if you never use it.) * Pets. If there is even ONE pet-friendly apartment building or complex in Austin that doesn't routinely have asshole residents who refuse to clean up dog poop, I have yet to see it (but it was unusually bad at LU, likely in part due to its sheer size with 400+ units). All that said, the newest complexes in town have DEFINITELY leveled up on their amenities, and I don't mean meaningless bullshit like rebranding lounges as "coworking spaces." I'm trying, and failing, to come up with a rationale for a $2,600/month 1BR (at this writing) in a unit currently available that's identical to mine, except it faces the rear (and its truly noxious dumpster odor) whereas mine at least had an unobstructed downtown view in return for its exorbitant rent. Finally, my current apartment has each of the following features that my Lamar Union place did not: quality appliances, including a front-loading (and stacked) washer & dryer along with a fridge featuring French doors and in-door water & ice dispenser. (Also a gas range.) Package lockers that actually *work*. Showers with actual *pressure*. EV chargers. Pet washtubs. And far more progressive management, especially compared to the wholly impersonal experience living at a complex managed by Greystar, one of America's largest apartment operators. You can REALLY find better elsewhere, especially in terms of leasing rates as well as move-in incentives. (I just noticed they have over 50 apartments available for rent. My new complex has two. This equation is a simple one.)

It's unclear if Greystar even knows how much of a mess Lamar Union is. It's unlikely, since the internal portal doesn't allow anonymous surveys (so residents fear retaliation for being honest). Here's my honest review: Pros: Located near Zilker Cons: Everything else. TL;DR don't expect the staff to lift a finger. They're apathetic and just work there for reduced rent. They never respond or follow up to any complaints, even when you have proof of misconduct. The only times they reach out is if they are trying to get more money from you. 1) During the infamous 2021 snowstorm, they went completely MIA. They didn't reach out or do wellness checks on anyone, and just left everyone to fend for themselves. We had a power outage for 3 days and a water outage for 10 days. None of us were reimbursed for having to find alternate accommodations, and they didn't even notify us of any resources. Trying to get them to come fix the water was impossible -- they insisted maintenance stops at 5pm. So we couldn't use our toilets, shower, or even have drinking water for 10 days. 2) We get our mail stolen all the time. Don't even try asking the front office to review the camera footage, even if you have an exact timestamp -- "they don't know how to watch the footage" and can't be bothered to figure out how. And half the time, the mandatory mail service we pay for (Fetch) delivers outside the (already very large) delivery window you schedule -- making it pointless to adjust your schedule when they will still deliver whenever they want. 3) They're constantly under construction -- and by constantly, I mean HALF YEAR projects that will get abandoned halfway with major eyesores and tractors and inaccessible balconies, with no reimbursement for loss of amenities. Not to mention the constant drilling sounds that go through the single-pane windows -- don't try working from home. 4) Maintenance is basically one guy who's super spacey, rude, and refuses to schedule ahead or even text/call for a warning. If you happen to not be home the first time, expect your ticket to get closed immediately. 5) They nickel and dime you with predatory charges whenever they can. Hiring movers? There's only one road for them to take, which forces trucks to drive partially on their grass. They'll immediately charge you a few hundred dollars for that, even though there are no other roads. I know 3 other residents who also got hit with this fee. 6) They don't care about retaining residents at all. Since there's no rent control, they jack up your rent by 1.5-2x year after year, deluded into thinking that techies are willing to pay *more* in Austin than they would in the Bay. There's also been a couple times where the contract they had me sign is higher than the price we had agreed on, which either points to incompetence or their deceptiveness. 7) So many residents keep their aggressive dogs off leash here. Have there been multiple dog injuries from unleashed dogs? Yes. Has the office ever done anything about it? Nope. 8) At the start of the pandemic (pre-vaccines when it was still very serious), so many residents were in common areas without masks despite the local laws & resident rules. When I asked them to place masks in the common areas and send out reminders, the front desk responded with, "If you're uncomfortable with it, just don't go to those areas." Cool, so I shouldn't be able to leave my apartment because they don't want to do the bare minimum of enforcing the rules? 9) The complex is always filled with dog poo. Watch where you walk - it's everywhere. As for the tenants that do actually bag the poo, the complex doesn't replace the dog trash bins frequently, so poop bags overflow onto the sidewalk for sometimes weeks.

I need to shout out that management here has been responsive and professional here. Through their easy website I made some maintenance request last week to fix a few things in my apartment and boom! The maintenance pros, Alonzo and Eric, fixed it all! Thanks team. Know that Lamar Union Apartments has been a fantastic place to live since I moved to Austin two years ago. Situated in the upscale Zilker neighborhood, it is close to the best of Austin.. In a great affordable apartment with wonderful amenities I use daily: Free WiFi, Two story fitness studio, Skylounge, Yoga/Dance studio, and more.

Had an ok experience living at Lamar union but have been very disappointed with how they are handling things after my move out. Have been moved out of Lamar union for 2 months now. I was told 10 days after my move out date that I would be receiving my security deposit and the prorated rent amount I was owed as a check that same week. I have now been waiting just under 2 months for this check to come and have emailed and called the leasing office several times. Each time I try and call I am sent to voicemail or speak to a different representative who tells me they will send it to a manager. Based on this experience I will probably not be recommending Lamar Union to anyone.

UPDATE: Just received a call from Fetch the company the apartment forces you to use for deliveries and my toilet paper I ordered to replace the package turned away from the complex has gone "missing" at the package warehouse. Really disappointed with the complexes refusal of allowing vendors and packages to be delivered during COVID when we shouldn't be leaving our homes. I just had essential items toilet paper etc. that were ordered over a month ago cancelled by amazon since the complex (specifically Sara) refuses package deliveries from anyone other than their package service fetch. I have used fetch in the past when I'm not home 24 hours a day but right now I would prefer to have one less person handling my deliveries by adding another vendor such a fetch. I've asked the complex to alert other residents of this policy so they aren't having essentials sent back with no control but still haven't seen any action.

Beautiful community with stunning amenities and a staff that caters to your needs! I love that the team always puts their best foot forward in every interaction.

I would highly recommend looking through Yelp before you make any decisions. It took me 2 months to get back my deposit and they also sent it to the apartment I just moved out of at Lamar union. You can hear everything in these apartments. The walls are so thin. You can hear the person above you and bedside you flush their toilets and taking showers. The pool is always packed with people that don't even live at the apartment. It's like one big college party every single weekend. They did have a security guard but it didn't help at all. Staff are also at the pool partying during the weekends. Also an employee was sexually assaulting women when I lived there. Dog poop all over the buildings and no one does anything about it. The staff are so unorganized. This apartment building is one big mess. I would recommend somewhere else. My experience was really bad and I'm sure others can agree.

If I could leave 0 stars, believe me I would. Let me preface this with the fact the we lived here for 2 years, and moved in when it was brand new. Hardly anyone lived there, and we were the first in our unit, and basically the floor we were on. In the beginning I would have said 5 stars. Karlos was incredible and his team was amazing. We toured so many empty units until we found our fit. Great! Then slowly over time it got worse, and even the good location wouldn't save it. Karlos and his team soon left and got brought in by new people. To which over the 2 years the "manager" and staff changed so many times we lost count. Every time you go in it was a different person who had 0 idea what was going on, or they just didn't care. So many times we would report something or ask something and get told one thing, then something else by another person. Nobody knew the answers to the property apparently. There were many times we paid rent and got notices we didn't pay, when we proved it they would say oh our mistake must be someone else. Easy way to ruin someones credit. The unit itself when we moved in was great. Then we got neighbors in every direction. You can literally hear everything. You can hear the person above you peeing in the toilet, and the people next to you getting laid. For a 2k a month "luxury" apartment I shouldn't hear you pee. Also packages got stolen constantly, so if you want to keep your items you have to pay to use lockers. The gym equipment would crap out and the area would become so hot and smelly the good views weren't worth the workout. It's also kinda lame if you want to workout and you live in building 1 or 3 because you have to go all the way down and cross the street or go underground through the parking garage and back up. The dog area constantly smells like pee, I feel bad for the people with patio's in that courtyard. When we moved in they told us it was irrigated and so when dogs went it would get flushed out, etc etc. Then when the new management came they said it wasn't and fined you if someone saw your dog going in there. What? I lived in building 1 with 2 elevators. To which 1 is constantly broken, sometimes even both. The kicker? They don't have stairs that connect with the bottom of the garage so you have to walk up the ramp and into the building. Carrying groceries up 4 flights of stairs because your "luxury" elevators are always broken is seriously a pain. The entry gate of building 1 was also ALWAYS broken. At least twice a month and sometimes for 1-2 weeks at a time to repair. My car was hit and damaged the back along with the light and I spoke with a staff member about the "security guards" we have and to see if there were camera's. One assured me they would look at footage, then when I checked back the other girl said there were no cameras? Multiple people got towed from LU even with their resident stickers, and many also had windows broken in. The security guards will also yell at you if you park on the top floor, even if you're waiting on a person. He just stood at my window taking photos of me and my car until I left. CREEPY. Don't forget the constant dog pee or poop that is in the elevators, halls, and outside. People leave trash in the halls, write/punch through the hallway walls, water damage from the hurricane was never fixed, it was a disaster. There was puke outside on floor 4 in the hall for months before it finally sort of cleaned up. (picture) Plus 3 piles of puke in the garage that never got cleaned up. When we moved out they told us we owed $400 to replace the bedroom carpet, yet we got no deposit/pet deposit back. It is not $400 for the chincy little square for our room. We appealed and asked for proof and pricing of the carpet, they just said if you don't pay you are sent to collections and refused to handle it properly. Spend your 2k elsewhere than this joke. Also, they give prizes and contests for residents who give 5 star reviews. So I would be leery about what to believe.

The new upgraded fitness center is amazing and the office staff is always super helpful!

I have really enjoyed living here! The maintenance staff is quick to fix work orders and very friendly. In my almost two years living here, I have found the amenities to be top notch and the apartment building kept in great condition. Highly recommend!

Lived here for a year in 2017. Terrible experience. Would give five 's if I could. Highlights include: *apartment staff breaking into apartments and stealing from renters. This was photo documented multiple times. * paper thin walls so you can hear everything all of your neighbors do. This is especially fun when half of the building is rented out short term on the guild to people in Austin to party. * hurricane Harvey lead to our room getting flooded because the building was constructed with no sealing around the windows. Beware of mold and leaks from this issue. There was no compensation offered despite room being unsafe to live in. * not only do you get to pay rent. You also must pay for trash pickup and package pickup. * fire alarms that routinely go off at all hours. usually taking 30-90 minutes until they are turned off. Good luck if you end up here.

Unfortunately, Lamar Union has since been the worst apartment experience to date. This was posted when I first moved in but since then I have recently moved out. I'll outline the main issues I had with the management of Lamar Union: Security was a major problem. Everything from break-ins to vandalization of an entire floor. Massive holes in the walls, light fixtures were torn down and a fire extinguisher was sprayed on the carpets and walls. This was all at 5am one morning where I woke up to yelling and smashing. Now, shit happens all the time that an apartment management for rent have control over, that's understandable. However, it's in how they communicate and take action after the fact that matters. Did they communicate to all tenants what had happened that day? No. Did they sent a mass email letting everyone know? Never. I had to go down to the leasing office to enquire about these issues constantly. Another example is the fire alarms. They would do tests as required by law. Would Lamar Union email residence to let them know when they would be having fire alarm tests during the day? No, they didn't even communicate that. Don't expect any clear or even basic communication from Lamar Union management. I have friends who live at Post Lamar Apartments and they get constant communication from their leasing management on very basic/essential things such as alerting tenants when there will be a fire alarm test so that they can have the option of leaving for an hour or two during the test since it's so eardrum shatteringly loud. Lastly, regarding how Lamar Union handles your move-out. Make sure you dig and dig for answers on what is owed and get everything in writing. I was a perfect scoring tenant in terms of laying my rent on time and even sometimes in advance before the beginning of the month. When I moved out, they had said that there was nothing left to pay, that I had paid everything upfront. My lease had ended on Dec 4th and I was good to go. Unfortunately, about 2 months later while I was traveling Europe I get hit with an email from Greystar (who owns Lamar Union management) that I owe $500+ and that if I don't pay that it will go up. Naturally, I fought it as best I could. Why? Because it was wrong for Lamar Union to not communicate these details and it's not my responsibility that they didn't tell me and I should not have to be chased down and threatened that this would ruin my credit score as I was told by the Greystar "person who follows up with tenants to get more after they've moved out" They're sharper I tell you. Whatever you do, understand what you're getting into and don't be surprised when Lamar Union doesn't communicate with their tenants, holds inaccurate statements, doesn't communicate with each other and then stabs you in the back when you decide to leave after 3 years even though you've been an outstanding tenant. Just remember the people who told you please for the love of god do not go with any Greystar managed building -- they're so bad.

We lived at Lamar Union for 9 months, and moved out 3 months ago. Prior to that, we lived at another Greystar property in San Francisco (Potrero Launch), and I can confirm that some of the issues with Lamar Union are absolutely common at Greystar properties. I would not recommend living in a Greystar property in general, or Lamar Union specifically. Major issues at Lamar Union included: - Unleashed dogs roaming the hallways on a consistent basis. Our (leashed) dog was nearly attacked by a large dog in our hallway on one occasion (we scooped him up just in time to escape injury), and we regularly came across dog waste on the carpets and in the elevators. There was also dog waste left all over the Lamar Union Plaza. We often felt like we were the only dog owners actually picking up our dog's poo. The smell was unbearable on warm days. - The leasing office is absolutely abysmal at dealing with email. Particularly during a pandemic, but also just generally in 2020, it's reasonable to expect that they will be able to respond to emails in a timely fashion and with some degree of organization. Beware that 3 different people will reply to any thread you start, and will all give you different information. - The front door and garage doors were often left open and unlocked. The Building 1 garage door was regularly broken and wide open for weeks at a time. It was incredibly easy to get into the building without a key fob. - Move-in/Move-out is a total disaster. Lamar Union does not let you reserve elevators nor do they have a functional loading dock. It took our professional movers 6 hours to move-out our small 2 bed apartment due to 4+ apartments attempting to move-out at once with one functional elevator. - As with all Greystar properties, this one requires "Valet Waste" and other random monthly charges, most recently including the mandatory Fetch package service noted in other reviews. These add absolutely no value and in fact just encourage people to leave garbage in the hallways. Your rent will vary each month, and good luck in figuring out what exactly you are being charged for. - Don't plan on getting your deposit/any other funds owed you back in a timely fashion. We moved out 3 months ago and our check literally arrived in the mail today, after I sent 9 emails and spoke with 3 separate staff members. Lamar Union also did very little to encourage good behavior from residents during quarantine. We regularly found ourselves in crowded elevators with residents not wearing masks. This may be due to the fact that most people living in this building are quite young. We are in our 30s and the average resident seemed to be a recent college grad. We saw many ill-advised social gatherings from residents before we moved out in May. We knew we'd only be there for a short time, so this was all bearable, but I would absolutely not recommend planning on living at Lamar Union for a long period of time. The location is great, with the Alamo and several other businesses right there, in addition to being a mile from the lake.

Ive really enjoyed living here. I absolutely love the location and the plaza is perfect. My apartment is spacious and so chic.I am about to renew my lease for another year.

Oh gosh I'm so torn as I write this review. Lamar Union has the potential to be amazing. We have several amazing restaurants right in the community, Alamo Drafthouse, bars in walking distance, amazing views of downtown, centralized location to everything, beautiful apartments....but there are definitely some drawbacks to living here. Most of my complaints stem from the upkeep of the community. It seems like stuff is always broken. I live in building 1 and the gates to the parking garage seem to be stuck open at least once a month for several days at a time, leaving our "secured" parking area exposed. Thank God I haven't experienced any issues but when our gate is constantly broken, that exposes us to potential vandalism and theft, which has happened in the past. The elevators in building 1 are constantly broken. I'd say at least one elevator is down at least 50% of the time, and recently BOTH have gone down for several hours or even days a couple weeks ago. What makes this suck so much is there are no stairs from the garage to the apartments. You have to walk up the ramp, walk around the building lobby, then go up the stairs to the second floor, then you have to walk around to one of the corners of the building to find the stairwell that will take you up to the higher floors. If you live on a higher floor, it's a straight up journey to get from your car to your apartment or vice versa. What a stupid design. But back to the elevators. I'm not exaggerating when I say that BOTH elevators have been down no less than FIVE times in the last couple months, which is completely unacceptable. I complained to the office and they blame the elevator company. Quite frankly I don't care who's fault it is, but we pay way too much money to live here to not have functioning elevators. My next complaint is about the dogs and their owners. I have a dog and we take care of him and pick up after him but so many people don't. I can't tell you how many times I've seen where a dog has peed or pooped in the elevator or the lobby and no one bothers to clean it up! Not to mention the building 1 courtyards where people walk their dogs. They are DISGUSTING!!!!!! Not only do both courtyards smell like dog piss, but so many people do not pick up after their dogs. I'm so glad I don't have an apartment facing the courtyard because it's smells so bad all the time. It seems as if they could do something about the smell but they don't. The grills are outside but I'm too grossed out by the smell to use them. My last issue with this place is The Guild. So I guess Lamar Union rents out some units to a company called The Guild where people get to rent those units like a hotel. They've even set up shop in the building 1 lobby with signage and a person there every day to check them in. Everyone who lives at Lamar Union has had background checks done on them and I don't like that there are people who haven't been vetted coming in and out of our apartment all day. I don't know who my neighbors are because they're different everyday and that seems like it's a safety issue. How are we supposed to report suspicious persons/activities if there are always strange people staying there? I just don't care for it very much. I'm only bitter because I pay a lot of money to live here and I've made these complaints to management but nothing has changed. I've always been able to see the good in every situation, but as I write this review, both elevators are down, again, and I just made the journey from my car to my apartment so I'm just annoyed. Our lease runs out at the end of June and I'm looking forward to moving out.

I just renewed for another 13 months and can't say more positive things about how attention the people are. I know that rents are increasing everywhere and mine did as well but I love the area and my apartment is super spacious. My dog and myself are greeted each time we walk into the office. And, I like have my packages delivered to my door with Fetch.

I am a current resident and this will be my 2nd year living here. I loved this complex at first, but gradually my mindset has shifted. Mostly due to the horrible, HORRIBLE management team. They are like the fucking Natzi. They don't consider every residents' needs or even try to compromise. Pros Location- It's close to bars, Alamo Drafthouse, great restaurants and parks. Literally, this is the only reason I'm still living here. Amenities (sometimes)- I say sometimes because the machines in the fitness center are broken half of the time, but for the most part I utilize the space frequently. The pilates/yoga studio is great to use, but it's sometimes taken over by the Diva Dance class. We don't even get a discount to take a class. That's bogus in my opinion. Their using our space. I've been in that space while doing my own fitness routine and had to hurry up to leave because a class was about to start. Also, they are quite loud in the morning on a Saturday. They don't even live here, but they're creating a loud scene while residents are still sleeping. Cons Well, like I said previously, the management team continues to get worse. They aren't all bad, but as a whole I utterly hate them. I hate looking at them, having to talk to them, anything, really involving them. It is not a dog friendly complex like it states online. They do not consider residents with dogs' needs. Please, do not move here if you have a dog. Many many many dog owners are livid with our management team right now. My once, happy go lucky dog, is now super sad every time I take her in the Zen Garden area. It was once a place where dogs could play, but now it's not being utilized at all now. The management team use to have yappy hours for all of the dog owners. That was a good idea. All of the dogs were off leash running around while we sipped on a local brew. Now the leasing office has gone Natzi giving out fines left and right for a dog being off leash in the zen garden area. The SAME area the dogs could be off leash during yappy hour. Ugh if I continue I'll get more heated by the minute.

The location is perfect and the units themselves are gorgeous. The rooftop pool is incredible at night and the gym is pretty decent for an apartment complex of this size. I loved having access to zilker park and the cute little shops below. A couple issues are the parking garages and lack of security. The gates were open or broken much of the time. There tends to be crowds and rowdy people around the complex on weekends but that's to be expected with Alamo draft house. The fees they tack on each month are also superfluous. A boiler fee? On top of paying a water fee to the city. And pest control and valet trash aren't optional which to me was pointless because I prefer to take my trash out myself. Another issue (but this has to do more with management) I was promised a unit with a balcony and I had it in writing and confirmation emails back and forth with the manager at the time. I delayed moving in to my first unit because I was told there would be one with a balcony the next month. When I moved in, my unit had no balcony and I wasn't given any discounts or apologies. Nothing. The manager that leased me the unit didn't even work there when I moved in so I had nobody to help me resolve the issue. Overall I enjoyed living at Lamar Union and I really appreciate the attention to detail Greystar puts into their communities. I have since relocated for work but I would lease here again if I could.

You're better than this...DO NOT LIVE HERE Pros: location. Cool pool view of downtown. Bars and restaurants nearby Cons: Billed me after not living there for three months for things that are 100% false. Past due water bills from 7 months ago? What? Management slow to react to anything. Took five months to get leaks patched and completed after rain from Harvey. Lack of communication throughout entire process. Also when they had a third party crew in my apartment to fix the leaks I saw them on my apartment security camera lounging on my couch and watching tv and drinking/eating my food for two hours while they were supposed to be working. Don't care about your safety- have found homeless people sleeping in common areas. Had my bike stolen. Gates are basically never working properly which allows anyone into the garage. Gym equipment is terrible, always broken. You don't get what you pay for. Rent is high due to location but that's the only positive about this place. They compensate people for positive reviews on Yelp. Don't trust them. Elevators always broken. Alarms going off all hours of the nights Unannounced entry to your apartment without them letting you know. I still don't know what they may or may not have taken. Someone had $500 of jewelry stolen by staff and had pictures of it to prove it. Dog poop everywhere. Piss everywhere.

Great place to live! Amazing location and in walking distance of lots of bars, restaurants, shops, etc. The rooftop pool has to be the best in Austin and there's a nice dog park for my puppy to play and make friends. The office staff is very friendly and attentive. They also have community events. I definitely had fun at the wine party they just did and there's a pride pool party at the end of this month. Fully recommend this place if you're looking for a new apartment in Austin!

I have called 3 times and emailed twice with no response other than "They will let the manager know and get back to me." So I have lived in this complex for 2 years now. During my past two years here I have had a great time. Staff was amazing. Complex was well maintained. There was communication between the office and residents. It really was great. The past few months, however, have been soooo difficult. The complex rents out some of its room to this company called The Guild, so you will see random people around all the time. Not a problem initially but during SXSW the entire floor of one building smelled like weed. I have no problem with people doing what they are doing in their apt but when it seeps into the hallway and my apt, I have a problem. Was told by staff they would address it. That didn't happen. Fast forward to June. The complex gets a new management company and that's when it really started going downhill. With a new staff that seems somewhat inexperienced, I understand the transition was a bit overwhelming. At the time, though, I was looking to get a new roommate. It took the office a month to get a 4 day process going. Was told one price for doing it then told another. Luckily the first price was honored. The gates to one of the garages are randomly broken so they leave the gates open at night. I've had my truck broken into once when the gates were working, it was like an open invitation to break into cars. Grills randomly don't work. Gym is pretty humid so isn't the best feeling or smelling place. And I feel bad sharing this story but I feel it needs to be. Walk into the building today to find these papers posted everywhere. I pay a good chunk of money to live here. It would be great to actually feel comfortable living here. I give the two stars for because the overall time I have lived here hasn't been one star. It just sucks that all this has been happening in recent months.

Don't live at Lamar Union! Yes they have nice stuff and views; however, the elevators break all the time, the fire alarm goes off constantly and the garage door doesn't open a lot. They also charged me on my move out for the entire floor to be replaced when I only damaged 3 planks on a cheap ass floor. They said it was $700 to change vinyl wood floors when I only damaged 3 planks and they could have only changed those planks. I will never live at another Grey Star Community again!! This is the second one I have lived at and I have gotten screwed twice. Save yourself the headache and don't live at any Grey Star Community. Yes the management is nice but it's ridiculous that they could have changed 4 floor planks of the cheap vinyl flooring that should have cost $150.

Loved the third annual valentine schmalentine event. The food was excellent and I will definitely try them out. The bacon wrapped shrimp was delicious and the whisky was tasty.

Seriously love living here! Great staff, awesome location, and super fun resident events! PSA to the residents- let's be courteous and pick up our own trash rather than making the maintenance staff do it. They work hard to attend to your maintenance requests and emergencies, so let's not take away their time by having to pick up after you. If a trash can is full or a trash chute is clogged, just go somewhere else to properly dispose of it (like the dumpster). And for the love of everything, if you are going to use the valet trash service, how about putting your trash bags IN the provided trash can? Also, if your pet has an accident, just clean it up. It's really not that difficult to be a respectful human being. Thanks Lamar Union for being the best place to live in Austin!

The management company for Lamar Union Greystar has a -D rating on the BBB! On November 8th 2016 our 2004 Jeep Grand Cherokee was towed from Lamar Union (Greystar) Apartment in Austin Texas and impounded at Kymco vehicle storage. The Jeep was properly parked, had current tags and an easily visible parking pass. Despite Lamar Union having good contact information we received no notice that our Jeep would be towed. When I contacted the towing company and requested the reasons the Jeep was towed and impounded they explained that it was dirty so they put a 48 hour sticker on the Jeep and towed it after 48 hours as instructed by the apartment complex. After retrieving the Jeep I explained to Lamar Union management that the Jeep was dirty because the apartment complex was under construction and requested reimbursement of my expenses. In a December 13th email the manager Christine claimed it was towed because it had no front plate or registration sticker. After we explained that dealer license plates were a single plate for the rear and a windows sticker was not required she changed the reason for towing again. On January 5th she stated they ran the registration before towing but they towed because the car was tagged 30 days prior to towing. I was in Austin and in the vehicle the weekend before it was towed and it didn't have any stickers so I know that to be untrue. The Jeep was unlawfully towed and Lamar Union has not reimbursed us the $678.85 we spent to retrieve the Jeep from the impound yard. The Jeep met our lease requirements for a vehicle parked in the garage and it should never have been towed. Lamar Union's answer is to be dishonest and to ignore the situation.

I just signed a lease with Lamar Union. I can't begin to describe how grateful I was for all the help Logan, Emily, and the rest of the leasing team provided, especially after dealing with a bunch of sleeze balls at other complexes during my apartment search. I'm really happy with my decision and the place looked wonderful when I moved in!

I am about to hit my year mark with Lamar union, and what can I say other than wow! In that year I have experienced someone trying to steal my mountain bike in the garage by cutting my lock and putting their lock on my bike. I have had the opportunity to get woken up by a homeless person in my patio touching my window at 3:00 in the morning. I have also had my Brand-New Motorcycle stolen from the supposed locked Garage. I have had multiple friends in this complex get their vehicle broken into in this "locked Garage". The management will say that their vehicle was unlocked just so they can sleep at night. The dog park has black mulch, so it heats up in the summer making it impossible to use. The pool is the saving grace whenever it is cleaned and taken care of. The lounge coffee makers are usually crawling with ants and haven't been properly clean. Word from the wise I would not recommend this place to anyone. The money they are charging can get you so many nice places in Austin. Being woken up on the weekends by the fire alarms from this complex and alamo draft house is also a big plus. The saving grace of this apartment complex is the community that lives in it. They know that management will not be there for them and the only people that will actually look out for them, our other renters. I have talked to management about all these problems and yet it is just getting worst to live here. If you think they would have maybe prorated rent for having my entire vehicle get stolen, you do not know Lamar union. Please learn from my mistake and do your research and read reviews more in-depth.

Wow - Lamar Union is a gorgeous property! From the large pool with city views to the well-equipped business center, I've never been happier at a complex. The public areas are clean, modern and bright. Our apartment is spacious, easy to navigate to and stocked with top-notch appliances. The community has great vibes: floofy pups, eclectic neighbors and bada$$ shops and restaurants right downstairs... I've got burgers, pasta, ice cream and fresh juice without leaving the property... what?! The leasing office staff is full of smiling faces, eager to help with the (negligible) issues I've had. I'm a BIG fan of Greystar and Lamar Union!

The team at Lamar Union is fabulous! Always greeted with a smile. Anytime I need something fixed in my apartment home, the maintenance team is right on it. Events they throw are fun and thoughtfully put together. The location is great as well. Highly recommend!

Easily the best apartment I've had the pleasure of living in in Austin. The location, the amenities, the perks, the community are all things that make this place such a joy to come home to. Another great aspect of LU is all of the opportunities to make your every day a little more exceptional than the average. Take a swim in the pool with a panoramic view of downtown, workout in the gym filled with top of the line equipment, work in an open space with free wifi-- it really feels special and new every day. #lamarunion

Issues with the building do not get fixed in a timely manner.

You are overall just paying for the location. The walls are super thin and you can hear every move the neighbor above you makes, including the music they're playing, which show they're watching and every step. They charge you for everything - trash pickup, misplacing a guest parking pass of paper, packages, etc. You have to use Fetch for packages (which you also pay for) so your 'Amazon Prime' package could come a day later than expected just for Fetch to deliver it which is incredibly inconvenient. There is dog poop everywhere, outside and IN the building hallways/elevators. There's been throw up in the stairwell, that no, was never cleaned up, just dried up on its own. The garage doors sometimes don't work, as well as the elevators. The keypad has not worked in the garage several times as well as sometimes an elevator completely being out of commission which if you're in the garage you have to walk completely out of your way and up the stairs to get your apartment. People put their trash right in front of the elevators and in the garage in piles. The only reason to live here is because of the location, as beyond the pool, the amenities are not anything to brag about with gym equipment being down and the dog park smelling awful (and small). The movie theatre and restaurants are great but not worth having to walk around dog shit in the hallways.

Don't live here, simple as that. We're paying over 2k a month for a 1BR. A 1BR that comes with a fire alarm that goes off at least once a week. A 1BR apartment that often doesn't have 2 working elevators for 5 floors of people. One of the elevators in building one has been down since early December 2017. Its almost February 2018. A 1BR apartment that comes with a parking spot in a garage that is rarely accessible due to the gate always being broken. A 1 BR apartment that comes with a parking spot in a garage that was full of ACL parkers without a sticker. Also of note, there was a SWAT standoff here in November. Just don't

Never ever rent here. Aside from the elevators being down every other week, they steal. After discovering that I had approximately $500 in missing jewelry and electronics, I went to the Lamar Union manager to ask about who had entered my apartment that day. The manager denied all culpability and told me to file a police report. Not helpful. I cannot wait until my lease is up along with the never ending punishment of living here. Abandon all hope all those who rent here. UPDATE: after wiring my apartment for surveillance, I discovered more lamar staff entering my apartment without permission. Cops were called. The Lamar Union manager told the police that he allowed his staff to take things from "vacant" apartments. My lease is up in October and I have a fully furnished apartment.

Although I just moved into Lamar, I love it already! All of the staff members are super friendly and helpful. The amenities are endless and we couldn't love our apartment more. Also the location is AMAZING!

Great apartments, pool, work out room, computer room, and a very friendly and helpful staff. I have lived here about 9 months. Location is amazing as well, with multiple bars and restaurants within walking distance. I live in another 78704 apartment that was also brand new, and Lamar Union is by far better.

I have extremely mixed feelings about this place... First of all, the view is absolutely amazing as well as the cleanliness of the building. The maintenance staff is obviously very attentive and get things done ASAP. On the other hand...The leasing office is harder to figure out. Theyre amazing BUT at the same time they are mostly concerned about their public appearance vs. the comfort of the current residences. On multiple occasions I have been told different information from different people, and have always been "promised" that they will make up their mistakes to me. Still waiting to see how they will make it up. My car almost got towed when I first moved in which is super cool! Not. They failed to mention that they had parking passes for residents so for 2 days we were parking in the garage without permits. Luckily someone mentioned to us that they had recently called the tow truck so we should make sure we had our permits visible. My immediate thought was "what permit?" I've brought up the fact that it seems like people from all over just walk into our pool, almost like a public pool, completely unattended by the residences. They response I got was "just a typical Sunday at the pool!" I'd definitely continue to live here for the view and convenience and the cleaning/maintenance staff, but I'll be sure to get everything in writing signed and dated whenever the leasing office tells me something.

I've lived here since July. Overall it's been a great experience. I specifically obtained an apartment on the top floor to avoid issues with noise! My apartment is totally quiet! With my balcony door open I'm able to hear the courtyard fountain. Now that new management has required all dogs to be on leash, it's much more enjoyable to take the dogs out. Initially, I had an issue with ants, but after multiple treatments, it's been totally resolved. I find staff to be very helpful and friendly. They address any issues or maintenance needs very quickly and efficiently. I do enjoy access to the gym, but fans could go a long way! I appreciate that there is a row of treadmills and folks are not battling for one or two! Again, the treadmills get hot in the windows and fans would be awesome! The maintenance team is very responsive and keep the common areas very clean. The pool is really beautiful with lots of seating and the common areas have free wifi. I also love renting a locker system for packages when they come in! I often have my staff meet in the open common areas for project planning! It's quiet during the day and has free wifi. In addition, the apartment is hard wired with google fiber, which is amazing! My 2 bedroom apartment size is perfect and I love having downsized from a house. I will agree with others about some of the limitations of the property. There is no real security. They've hired a dude who rides around on a golf cart but not sure what his function is. Gates are often broken and there was a period of time that the elevators were breaking down constantly. That seems to be resolved. The resident parking has multiple cars that appear abandoned and should be removed, particularly as they are in front spots. Although to be clear, plenty of parking in the garage. The signage should be more prominent, delivery people have a difficult time deciding which building they need, even with details provided. The amenities in the apartment are okay. It is a vinyl floor rather than wood, and does scratch. The wall paint is chalky and if you try to wipe down a wall, to get off a hand print or something spills, the paint flakes off and you see drywall. The maintenance team did give me a little container of paint so that I can do touch ups! My apartment has a structural issue, pretty significant slant and bulge in the floor. I think it's a great location, but would be much much better with stable retail and restaurants. I'll probably look to relocate when my lease is up, more due to desiring a more reasonable rent with higher end components than due to any "problems" here. You are definitely paying for location here! Overall, great location. Active lifestyle fits in well here. Good restaurants within walking distance and the Alamo is awesome to have across the street! Great first place to acquaint yourself with the city if relocating!!

BEWARE OF LAMAR UNION / GREYSTAR!!! Experience while in apartment was fine but now OVER A YEAR after I moved out, they are sending a collections agency after $73.42 for charges that are not applicable (which I have shown them several times)!!! Including extra trash fee charges and pet treatment of the carpet when I NEVER had a pet in the apartment. RENTERS BEWARE!

Hmm where to start? The staff is awesome. Ally was my leasing agent and she was so attentive and answered all my questions. The maintenance crew went above and beyond for me when my keys went down the elevator shaft (don't ask!). They went down and retrieved them for me and happily delivered them to my door. The amenities are great and while there is some noise due to the surrounding commercial space, I wouldn't trade it for the convenience of being steps from everything I need. I am so happy I chose Lamar Union.

I just moved out of Lamar Union Building 1 after a year of living there. While the location is fantastic, the proximity to restaurants is great and the majority of the residents are friendly, my biggest problem with Lamar Union was the quality of construction. The walls are paper thin. You can hear everything from your neighbors -- like what episode of The Office they're watching paper thin. The neighbors above us would wake up at 4:45am every morning M-F, which meant that my husband and I would inevitably wake up as well because you could hear their alarm going off, you could hear them walk to the the bathroom, take a shower, flush the toilet etc. Our sleep suffered greatly. There were also issues with the elevators. Though it seemed better towards the end of our stay there, throughout most of our year there the elevators would break on almost a weekly basis. I've heard that the construction is better in the original building (the one connected to Alamo Drafthouse), but after my stay there I would not recommend this place.
