Landmarc Review - Tribeca - New York - The Infatuation

"There was a time back in the day (2003) when we thought Landmarc was about as good as dinner out could get. I can’t even remember why to be honest with you, I think it mostly comes from the fact that when we did go, it was before a show and we were with our music executive bosses and their corporate cards. Fast forward seven or so years and our views on the place have changed quite a bit. Maybe the food has gone downhill, maybe our standards are higher, or maybe a few disastrous experiences at the Time Warner Center location have just soured us on the place, but Landmarc doesn’t feel as special any more. As a matter of fact, it feels very mediocre and very overpriced. Yes, there are decent eats to be had - breakfast is generally good, the mussels above average, and the steaks are tasty - but you’ll spend more than you should, especially with so many better options in the area. At the end of the day, Landmarc just isn’t worth the money. Go spend your hard earned cash somewhere with food everywhere as if the party was catered. Sorry. Couldn’t resist. Food Rundown Mussels One of Landmarc’s strong points. The classic is a good way to go, but we also love the chorizo & onion. Comes with thick, dense bread for sopping. Boudin Noir This is awful. A loosely packed sausage that essentially pours out of it’s casing and tastes like meat soup. What’s worse is that this is filed under “Landmarc Specials” on the menu, and the waitress highly recommended it. Fried Calamari Tough and generally unimpressive. Smoked Mozzarella & Ricotta Fritters A light and airy fried ball of cheese. Go for these over the calamari or any of the other appetizers for that matter. Landmarc Hamburger A pretty decent burger, it’s big and juicy and comes served with thick cut fries and a huge pile of greens. Definitely a safe bet. If you’re adding cheese, we recommend the smoked mozzarella. Skirt Steak This is a nice skirt steak, but $32? I don’t think so. There isn’t a steak at Les Halles that costs more than $30, and for just about the same amount of money you get a fourteen ounce ribeye at Dylan Prime. Skirt Steak Salad Good, but still $25. I own property in a neighborhood governed by this HOA. I have had foundation issues that the association has taken responsibility for and we have been working to fix the issue for going on two years now. First, I am never able to contact an actual person on the phone, then e-mails go ignored for months. When I get a response, the blame is always placed on the restoration company. So, being the responsible homeowner that I am, I contacted the contracted restoration company myself and they communicated that they were ready to go and that Landmarc is not responding to them. This is super frustrating for a few reasons. 1. This is my first home. 2. Landmarc assumed responsibility and is actively ignoring a contributing member to the community, and their contracted restoration company, and 3. They tore apart my finished basement and left the job undone (before and after photos attached). It is October 2025 and Landmarc has not been responsive and has been unable to provide any updated plan since September 2024. I would never recommend their properties to anyone. Their communication is unprofessional and their treatment of community members is irresponsible.

I had the pleasure of working with Rose on a reserve study for one of her communities, and the experience was outstanding. Rose is professional, punctual, and organized. She coordinated access to the community flawlessly, provided thorough documentation, and anticipated what our team and the Board would need at every stage. Her communication is top-notch, clear, timely, and proactive, which kept the project on schedule. She’s also highly knowledgeable about her community’s operations and budgeting, making discussions efficient and productive. Throughout the whole process, Rose stayed engaged and responsive by turning around follow-up requests quickly. The reserve study process can be tedious at times but, she is the kind of manager who facilitates a streamline process so that the reserve study may be completed as such. I finally got to meet Maya Mara and Ryan Hymes recently at an event at our Community Clubhouse. Both of these Landmarc representatives have been wonderful in their knowledge, responsiveness and also in their personal warmth when communicating with residents here! We recently had a light go out on our street and Maya took care of it with the local utilities company quickly and effectively. It feels good to know these two individuals seem to truly, sincerely care about everyone who lives here! There are two other individuals I'd like to recognize here! Tristen Muterspaw runs the desk in the HOA Clubhouse and it is always CRAZY busy there!! Tristen is incredibly efficient, friendly and calm . . even in the midst of a storm (and there are plenty!) She is so helpful and super responsive to emails/phone calls. Ashley Best puts together the weekly email to the community and there is always so much going on! She, also, is warm, friendly and always so helpful and responsive in a very timely fashion to any emails, other communication. We got so lucky with the nicest and most talented people working for Landmarc, right here in Fawn Lake. Thank you! :)

Negative rating if it were possible. The worst land management company I have dealt with. Unwilling to step up with noise and public alcohol complaints. Readily admit knowing about drug deals on their properties but they "Can't do anything about it". Unwilling to clean up trash dumped even when requested. No security or cameras in known high crime areas. Months and months to try to get lighting fixed in public areas so it is safer to walk in the dark - with no results. Nothing proactive (or even reactive) to deal with the serious problems. So late starting with landscaping that I had to do my own front yard this spring (area they are responsible for). What does this HOA do? Threaten good owners about a tree not trimmed (outside your fence that you can't get to because of neighborhood trash you asked to be removed) or a fence not looking just right. Ridiculous.

Katie and Rose at Landmarc Real Estate in Fredericksburg are always polite, helpful and basically a lifesaver! I was late applying for my pool passes thinking that Memorial Day was a week further out than it was. I sent the application to Katie and Rose and they were phenomenal in getting the passes ready the very next day - which is a godsend as the kids are out of school and the pool is a lifeline over the summer for all of us. Thank you so very much for your prompt, professional attention to the needs of the tenants you watch over.

I live in a community governed by Landmarc as the HOA. We've had a simple light fixture out and this company does absolutely nothing to repair. This is the HOA - THE FOLKS ASSIGNED TO FIX LIGHTS. The manager told me that since I'm here, I should find the light pole # and send it to them for repair! Unbelievable. Zero rating for not doing their jobs. They want to turn our new community into a ghetto.

Have been working with Landmarc for 2 1/2 years and they are unresponsive toward any communications attempts. The way the market is going with homeowners selling in their neighborhoods and buyers moving in, they disregard any regulations originally set within the communities unless its for their gain.

I've been dealing with this HOA for 2 years now and unfortunately my experience has been awful. I contact vis email and rarely receive a response and when I do the response is vague. When I call and leave a message I do not get a return call. I'm so disappointed.

So far, they are awful. Our HOA transitioned to them for management several months ago. This is the 21st century but getting them to automatically draw on our account for HOA payments took two months of USPS (snail mail) correspondence. We got NO advance notice when the HOA transitioned to a new trash service. We have NO INFORMATION on the new pickup days and the neighborhood is a cluttered mess because everyone has four trash and recycle cans. We have no information on when the old service will pick up their cans.

I would give them minus stars if I could. I have been dealing with Landmarc for several years now. I have found them to be incompetent at best. They do not have any knowledgeable experience managing HOA for single family homes and try to manage them as townhouses or apartments. They are truly lucky they have not been part of a class action suite. One thing they still have not learned, county roads are maintained by county. This means snow clean up, potholes, and resurface. Townhouse roads are not maintained by the county and should accrue for this expense. The college gives HOA classes daily, you should take one.
