I spoke with Gene Northup 2/17 about his Lake LV listing that I was very interested in. I explained to Gene that I was looking for an agent to help me with a $250-$350k primary home and also for 2-5 additional investments.
We spoke for 30 min and he offered to show me the different Vegas communities. I wanted to work with him and said I would drive out from SD that weekend. He said that he was going on vacation and would be back March 12th and would be available anytime after that or I could work with his assistant.
I told him that I prefer to work directly with him since I had already established a relationship with him and I would wait until his return and come on Mar 16th-18th, and he agreed that would work.
On Mar 14th I called Gene to confirm and explained we had only the 2 days (Thu-Fri) available to look at properties. He explained that he had his daughter's baby shower and would not be available but would have Shane work with us. I was taken aback by this as my fiance, cousin and I had all taken time off work to travel on those days, we rented a car, hired a pet sitter and reserved a hotel room with a non refundable deposit because it was March madness and Spring break.
I told Gene that although I prefer to work with him,we would work with Shane. I reiterated to Gene that were coming down was to see HIS unit primarily, he agreed he would have Shane show it to me. I followed up that call the next day with a text saying that our priority was to see his unit, and he responded that the tenant was messy and I responded I was ok with that and would be able to overlook it.
Since I was unfamiliar with LV I sent Shane 8 properties I had researched- 2 in Summerlin, 2 in Henderson and the rest in Lake LV and Tuscany. We saw those few and a few in LLV yet never made it to Tuscany as he had to leave for another job. I asked him if was he saving the best for last, his/Gene's condo, the whole reason we came, and he said that he did not know anything about it?!
He said he had to leave but he would contact Gene & Tammy to set it up and we should stick around since Gene lived close by he was confident he would get us in.
I called Gene & then text him twice telling him we were on site waiting to get in to see the unit. We walked around, had dinner, waiting, and after 2.5 hours with no response from anyone, frustrated we left back to the hotel.
The next day I told Shane we had to leave SAT morning and we really wanted to see the unit we made all the effort to come see. His assistant wrote me back stating we could see it SUN. I again explained that we had to return to SD Sat morning.
Finally Gene contacted me stating he couldn't show me his unit as the tenant had visitors, & although he was very busy with the baby shower, he would be willing to show me a similar unit.
When he showed up he was grumpy and condescending reminding us that he left his baby shower for us. He showed me the duplicate unit & I told him that I liked it & was very interested. He told me the tenant was there until May and I said that was perfect timing. I asked him if he would ask the owner if she would be willing to take $245k (listed at $249k) he said yes he would contact the owner Rose with the verbal offer that evening and would call me with her response.
He took me to another unit in a different complex suggesting I would like since his friends were talking about possibly selling as he had just left their unit after spending the day hanging out and having lunch with them.
It was $450k. Although it was beautiful, I again explained that I did not want to go over $350k. After that Gene's demeanor became very abrupt and inpatient explaining again that we took him from his family event, (wait, what? didn't he just have a long lunch with these friends?) even though we all were waiting around for his elderly father that he brought with him who could barely walk and needed to sit & rest every few min. & use the restroom multiple times, we even gave Gene a ride back to his car so his father would not have to walk.
I waited for Gene to call me back with a response regarding my verbal offer on the condo and after not hearing from him for two weeks, I finally wrote Gene and asked him what Rose's response was, and he did not respond to me. I waited another week and wrote him again, and again he refused to respond.
Summary: If you are looking for an agent in Vegas, stay clear of this clown. He has no discretion, is not committed to his clients, is unapologetic for his ineptness and has a complete lack of attention to detail and caring to what the client really wants. I wonder if he even turns in offers to sellers if he doesn't like the offer or the buyer?
