Deandre was fabulous at what she does. She helped us from the beginning all the way till the end and made herself available if there were any questions. Just a common courtesy that any business would love. Once again, everything was top shelf on the customer service and I give everything including Deandra An A+

Hello!! I’ve been living here for some time now and the leasing agent Deandra was nothing but a sweet heart. She gave the tour with ease and convinced me to live there. There’s a small gym and a pool but that’s perfect for an introverted person like me

Never live here, apartments have pre existing damage, roaches mites ants flies etc etc Hidden charges and what not. Only parking is good.

Avoid this apartment complex at all costs. I will give credit to the wonderful woman who gave us a splendid tour of the complex. It seemed well-kept and nice, quiet. However, my fiancé and I faced issues when applying. We applied the same day for an apartment, and despite excellent credit scores and income well above the threshold, we were 'approved with conditions' due to a singular NSF fee in our rental history, that our previous landlord confirmed to them that it was cleared the same day and not to worry about it. Laurel Heights made us apply for a 'surety bond' through a third party website that was going to charge us $1800 as a non-refundable fee, that would have to be paid EVERY YEAR. Plus, we'd still be held liable for any damages. They would not negotiate a higher security deposit either, and wouldn't work with us on a better solution. We ended up cancelling our application and moving onto other applications which took us without any issue. Please be wary about Laurel Heights asking you to go through a third party for surety bonds and security deposits.

This apartments are the worst the manager JULISSA RERUCHA was sooo rude to me she screamed at me and gave me really bad attitude for asking her a simple question i was not rude or screaming and she acted that way with me. And the apartments are infested with roaches they have been infested for more than 10 years I used to live there as a little kid I defiantly do NOT recommend this apartments.

I agree with the previous bad reviews ! They did the same thing to us! Raised the rent every year .. ac went out on the hottest days and took them WEEKS to fix. They charged us over 2000 when we moved out for stuff ! We left it clean and if they didn’t put such cheap floor it wouldn’t have normal wear and tare damage. We have pictures of proof of false charges and after reaching out multiple times to management about fixing them they replied “they would review” && they sent us to collections ! I don’t recommend this place to anyone! It’s not safe gates were always open due to them being broken all the time, parking sucked and no one follows the rules there

I used to live there . Our air conditioner was not working since last 4 months . I complained many times about that. But they didn’t fixed that .

I still live at this horrible place unfortunately. This is my second year and will be my last. I truly pray they tear this place down because I believe it's the only real fix. The buildings are old and full of roaches no matter how many times they treat your apartment they are still there. If you want to wash clothes have your fingers crossed they actually unlock the laundry door. Staff shows up on there time not the scheduled hours. Terrible management at this place. Worst living experience of my life, I'm happier when I'm away from home living here. If you can manage don't move here there are apartments all around it's not the only option.

Yup she send she don't have a boss and I think stuff never going change there Becuse now there trying to charge me extra for cleaning ask for her boss number won't give it got told not to Call vendors and tell them what mangers are doing there

At Laurel Heights Be prepared to deal with homeless people going through the trash and leaving a mess, things not being unlocked at the posted schedule, and dealing with BS notices from Laurel Heights while all the real problems aren't being dealt with. If you write a review they act like they care but over time you can see nothing changes and they dont take any action, So i recommend any apartment but Laurel Heights. I also recommend not reading their replies because it doesnt matter anyway. Nothing will change. Dont reply.

If I can put zero stars I would. I used to be a resident here and forgot to change my forwarding address to my new address. I called yesterday because I was expecting important mail. "The Manager " Julissa answered and was so rude, she just kept talking over me and no manners at all. I know it's my responsibility to change my address but not everyone has a not busy lifestyle. Customer service is part of my job and I understand it's not an easy job but don't work with jobs that requires you to provide great customer service if you're going to have an attitude, be rude and just treat people with no respect. I had to drive to the apartments and speak to the resident myself, which I didn't mind. These apartments will fall apart with management like that.

If I could give negative stars, I would. This apartment are a POS (a piece of sh**) to say the most minor - roches everywhere, problems with EVERYTHING! Expect your car to get towed even with the stupid sticker they give you, homeless people on your stairs stealing stuff from your patio, and if you are in the apartments facing the road, get ready not to sleep all night. YOU CAN HEAR EVERYTHING. Cristina the "manager" is just horrible, just like the other person in the office Jasmine I think her name is, these two characters are questionable to put it in "nice terms" If you want a consent headache the whole time you live there plus after please move here because they can guarantee that. I have been out of there for almost 90 days, and I am still dealing with these people. They asked me if they could take over two days earlier. Well, I never got reimbursed for those days. They kept lying about "we deposit the two days into your account" well, I never received it. They mentioned they cut my deposit check on 8/19, and I still have not received it is now 10/4 - I have lived in apartments before and never dealt with the number of issues that I have dealt with these people. They need entirely demolish these apartments. They are old, dirty in every way possible. Do not MOVE here. I am sure you can find a better place for you and your family. No person should live under these conditions. Honestly RUN.

Parking lot is atrocious. No one follows the 5mil an hr rule. People use the entrance gate as an exit . I've personally had my car dented twice and ketchup smeared all over my car . It's very stressful to park at the place you are suppose to call home. Was once told by a previous manager that I can park up front by the office to feel safe. New management comes and threatens to tow my car because im parking where I was told I could . New management new rules . There was no understanding or sympathy in fact I was treated as the problem.

LOOK AT MY PICTURES!! Talk is cheap. I see some 5 star reviews and I'm over here scratchinh my head. ROACHES!! This Place has German Roaches. German roaches lay eggs and the egg sacks can hold up to 40 roach babies! Infestation can happen very quickly. We have had our home treated, but it'll make no difference because everyone surrounding us has roaches and if they don't get their home treated, the roaches will come right back. They have areas for your dog to poop. They provide poop bags and NO ONE uses them. I see people standing right in front of the sign and they could care less. So there are flies and shit EVERYWHERE!! Someone keeps blowing up the laundry room card box. The laundry room doors don't lock, same as mailroom. Your Mail is NOT safe here.. I've seen mail boxes cracked open. Kids play in the mailrooms and laumdry room. I've seen them hiding in the dryers. There is a broken bar to the pool gate. Toddlers could slip through it if they wanted to. And parents would be in trouble because the gate is locked. Something they need to fix. If something breaks in your home.. You can forget about it getting fixed. The excuse will Always be "priorities." This is actually complete BS. They're just lazy and don't want to do their job. Everything in here is Cheaply made. Drawers break, toilets leak, toilet seats break off, the hot and cold sign on our shower was put in backwards( how can you be so lazy to not turn it in the right direction. Ridiculous.) The bath tub faucets are falling off. Cheap, Cheap, Cheap!!

So these assholes decide to reglase a Tub in the apartment behind us and at least give us a fkn notice. We have a newborn 2 weeks old and the chemical is strong smelling, had it with this place!! Christina and Jasmine have zero regard for residents. Mailboxes getting broken into weekly!!! DONT MOVE HERE, RUUUUUUUUN!! The property managers/owners don't care, they will say they do and will fix shit ASAP.....BULLSHIT! STAY AWAYYYYYY!!!! White Dodge 300 constantly doing NOS IN PARKING LOT (inhaling Nitrous Oxide) car alarms going off ALLLLLL NIGHT!!! Manager does crap about it. THEY DONT CARE!!

Update from my last review. The manager that helped signed my lease got fired. The office girl Yesenia is rude and doesn't call people back when she says she will. The maintenance people have lied to me multiple times and told me they will charge me if I ask them to fix my disposal again. I had to put in 6 work orders for them to fix my a/c because every time they ( maintenance) told me it was fixed it wasn't. I have to make many work orders which is VERY frustrating, and lets you know the quality of my apartment. The gate code gets changed and the office doesn't inform residents of what the gate code is or when they have changed it. This creates a line outside of the gate at night of people who don't know the code! This has happened 4 times already. I used to get a monthly newsletter from the office that says a gate code but they've stopped giving them to residents. I had to call emergency maintenance one night to try and find out the gate code & nobody knew it and I never got called back. I have to pay for trash every month just to have them dug through by dumpster divers. There was a security guard that used to work here. Now there's more car break in's. I thought this place would be safe for my kids but now I've changed my mind. I liked this place for about 4 months and then things went downhill. I'm very disappointed.

No star rating, homeless walking around roaches everywhere. Jennifer in the front office is very rude bad customer service. Notices on doors threaten to kick you out for every little thing. We always paid our rent on time. You still pay trash and sewer services. Water is always turn off. The tenants on the bottom apartment will always flood. We would get things stolen of our porch. Stay away.. very unprofessional. We finally moved out and they still charge us for the oct..

The new manager on site (aneesa) or whatever her name is ,is extremely disrespectful,rude and ignorant and does not know how to listen.this type of person should not be in management what so ever especially talking to a resident who pays a high amount of money and is always on time and never missed a payment, but when a unhabitable pest control is the issue and you mention it to them she turns back and accuses you of many other things that have nothing to do with your concern. She is disgusting in how she treats people and it's disappointing. I asked for her to provide me with her supervisors name and she said " I don't have one" ummm I'm sure you do because you were hire unfortunately. Then after going back and forth of me asking for her supervisors name and me telling her she was failing to provide information that I was requested that was not that hard to do she said " his name is Micheal " wow was that hard to do ??? She should not be representing these suppose to be luxury apartments which they are not and are unhabitable and infested with pests and causing me a life threatening health issue and she thinks this is not a concern . What ever you do even if this is the last resort of a so called home do no do nottttt rent here . I will be waiting for a call from the supervisor if that ever happens.

I just moved in. I had some minor issues and Christina and her team made sure everything was taken care of within 48 hours. How amazing is that! My family and I love this apartments, very clean, security is on top of it as well. WE love it!

Completely disappointed.. My boyfriend and I have only been living here for a month. We live on the bottom floor, and let me tell you.. We met the neighbors above from us who moved in about a week before us, the woman living here is constantly rolling her eyes at us and smoking cigarettes and weed outside AND inside her apartment. Mind you, she has two younger kids. The kids will not stop stomping and running around from 4 in the morning until 12 at night. We've had our parents come over and they can't even sleep at night because of the constant stomping. The woman (mother) above us constantly is arguing with her "baby daddy" almost every week he will come over and they will scream at eachother at 6 in the morning on a weekend! Threatening to kick down her door, threatening to hurt her... Finally neighbors called and police had come to address the situation. Our apartment has begun to reek like marijuana and cigarette smell due to her smoking above from us in her apartment. we have confronted management and the girls working in the leasing office about this. For the past MONTH, We have consistently been keeping up with telling them our complaints about the stomping and smoking smell creeping into our apartment. Let me tell you this, they will not do one thing about it. For a month now, nothing has changed. They have not said anything to the tenants above us. Nothing has been resolved. I am this close to calling police to resolve the issue. Another example of bad service, when we moved in, there were ants crawling everywhere in our apartment. We had confronted the woman in the leasing office to have pest control come and handle it. They set up an appointment one day for them to come and I took off work, just for the pest control to NOT SHOW UP! How inconsiderate for me to take off my work to just get bailed on from my own apartments Pest Control. How unprofessional. Today, we scheduled for them to come again, and once again, they did not show up. This is why I am on my last straw and writing this honest review. The worst part is that I am 8 months pregnant and the apartment management will not do anything to confront the tenants above us for smoking in their apartment that is giving me constant headaches from the smell creeping into our vents. Also, I get no sleep due to the woman's kids constantly stomping and running around. Yes, I understand they are kids and that is what they do, but when it is 4 a.m in the morning and it sounds like a herd of elephants is running above me, it messes with your well being and sleep schedule. I already have enough sleeping problems due to my huge belly! I do not want to raise my child in this horrible, horrible atmosphere. I had higher expectations for the leasing office to at least address the issue with complaints, but nothing has been resolved for a month. Breaking the lease is constantly on my mind. When we first moved in, the leasing agent in the office made it so sure as to how they were on point with addressing issues in the apartment complex. We trusted that only to be completely let down. If you are thinking about moving here, I highly recommend to look elsewhere.

I don't like to write bad reviews but man it hasn't been a pleasure living here . All I have to say is don't come here! You guys can truly find a place that cares about their Residence elsewhere ! Managers have been rude af since I've got here you would think you pay for a service to live with in a complex that feels safe friendly and secure and I can assure you , you won't find that here. Through out my stay I have took pictures of my problems just paying rent and waiting for this review I know I'm not the only one that feels this way when I asked a manager in the office if there was a number she could give me so I could file a complaint she laughed and said there isn't a number you can't make this up for what reason ! A person paying rent on time and not causing any trouble should be treated a bit better idk but I hope y'all luck in your apartment hunting !! Back gate has a chain around it which is a safety Concern but I'm no firefighter !

If I could give no stars at all I would. Firstly, the office women on site are incompetent in providing all information necessary for their properties. Rather than be welcoming and helpful as a proper business should, they fail accommodate future residents. We were shown a unit that my roommate and I were thrilled about but come move in day were given an apartment needing multiple repairs to the windows, cupboards, and shelving. Additionally, unlike the building that was displayed to us before, the area that they had failed to mentioned we'd be moving to was heavily polluted with neighbor's trash outside the apartments. And again, instead of accommodating their future residents on their move in day with check in hand, they instead try and sell us another apartment with the same square footage but priced $200 more, and not the originally quoted price we were promised. With this kind of work ethic and unprofessionalism, I'd highly avoid living here. They are the epitome of false advertisement.

This review comes from the experience of living there for about 3 years, knowing that sooner or later I would move out. We moved here because it was cheaper than most places and we know the neighborhood. In 2013-2014 we started off our lease paying $850 for a one bedroom, bottom floor apartment (meaning we had a small patio). By the second year lease in 2014-2015 it went up to $885, by the 3rd and final year, 2015-2016 it jumped to $938 a month. Extra bills: (Services) Riverside Public Utilities is the Electrical and Sewer provider. Though Laurel Heights pays for water, you still get charged for sewer. Which on average was about $50 in the winter/spring and $75 in the summer (including elec). Also $30 every 3 months for trash. Laurel Heights will demand renters insurance ($20 average). Tv & internet is practically controlled by Charter. Unless you are in an area where you can get Dish/Direc or ATT. Pros & Cons: Pros: -Location: It's really close to many things and two major freeways. Though it is next to a very busy Street so that sometimes can be a negative (traffic & noise) especially those firetrucks in the middle of the night. -Gated community. You need a code to get in, though it's not a guarantee safe option, never had issues with vandalism or breaking in. -Parking; always easy and convenient and plenty to chose from. Also the option with parking in the street if you lived close to it. -Clean: Around the complex it was always clean. Grass was kept and trees were trimmed. At night it was well lit up and plenty of lighting. The pool area was always clean and many people enjoyed it. Cons: -Laundry Room; They work of a card that you load on a machine inside the office. Which is a major inconvenience if the office is closed and you want to wash and need to re-load the card. Especially on Sundays. The laundry room has it's busy days, and like anywhere else people are really inconsiderate. People would take up 7-8 machines at a time not caring for others. Needing an empty dryer, but people would leave their clothes for hours not caring other people wanted to use it. This was a real pain. 80% of the time we would go to an off-site laundromat. -In the last year management changed, and you can tell. Prices rising, and quality falling. Once it took a week and a half to get kitchen lights fixed. Had to advise them 3 times. Same thing with closet rod, took like 4 days. Many answers to our questions were "we will get back to you" or "there isn't really nothing we can do". One girl who has been there for some time with old a new management, was always super nice though. Very helpful..the rest meh. -Neighbors: In the three years that I lived there the majority of neighbors were nice and considerate to others. But there is always that one psycho neighbor who blasted music super late, loud, and no matter how much you complained to the office nothing was really done. Also, inconsiderate animal owners that would not pick up after their animals. Constant cigarette smokers and at least around our building lots of drunken arguing. -Drugs; it reeked of marijuana smell almost on a weekly basis. The smell would go through the AC vents and the inside of the apartment would smell. Brought this up once, nothing was ever done. Pretty sure our neighbor was a drug dealer since he would have random visits nightly from different people. When he was "kicked out" he parked his beat-up RV in front of the apartments for MONTHS. Clearly was a drug spot. Random people would show up, and the windows were always covered. They connected a "supply" line somewhere to an apartment and lived in the RV for many months. When this was brought up to management, they said they couldn't do anything about it. So for about half a year I had a drug dealing spot 50 ft away from our apartment. -Random water shut off for hours. It sucked, sometimes in the afternoon between 5pm-7pm. Other times at night at 9pm. Was prob the most annoying thing ever. Only explanation was emergency plumbing due to clogging. It wasn't constantly, but 3 years I lived there it happened 4-5 times. As you can see, the cons outweigh the pros. It's a good spot if you are going to live there for a year or two. For more than two years it gets annoying. Thankfully we were able to purchase and move out. The new management, is a gamble. The majority of people living there are honest hard working nice people, but a small handful are loud, annoying, inconsiderate people. I had one month to go in my lease, I tried to negotiate with them, they didn't allow it. Wanted me to pay $1500 fee or last month rent even though I wasn't gonna live there anymore. For 3 years I paid my rent on time every time. Was kinda disappointing they didn't want to really work something out. Since they rented out the apartment couple days after I left I will get the difference $ back. Overall, OK place. Not horrible, but not great.

Lived here for years, initially it was good. Paid $900+ for 2 bed 2 bath when I first signed the lease back in 2013, now they have increased the rent almost like double $1600+ for the same 2 bed 2 bath. I'm glad I'm finally moving out for good. For 2 to 3 years now this apartment has gone through like 6 different management and have been sold for more than 3 times, due to roches epidemic and plumbing unfixed issues, water is shut down at least once a month. The gates are broken, no security onsite and your car is likely be broken into at least once or twice in couple of months of being here. Homeless people roaming around the apartment and sleeping anywhere in the apartment building, they scartard the trash everywhere in search of bottles to recycle. Well I can go and on, this laurel height apartment is very terrible to live in. And to make things even worse, the new manager on site is racist as hell, she talks down on people and even threaten eviction if you don't agree with whatever she said. Move in at your on risk.

This place is infested with roaches. Maintenance treats your apartment but they come back because everyone has them. If you have anything broken don't expect for it to get fixed for weeks. The staff and lazy, rude and arrogant. It doesn't feel safe as the front gate is ALWAYS broken, for weeks at a time. The mailroom is either locked or not accessible 50% of the time. All of these issues have been brought to management, but nothing has changed.

Not really fond of these apartments. I feel the office women were hired for looks only. They're all tall, thin women walking around in 10 inch heels ( okay, okay, i kind of exaggerated) sexy blouses and pencil skirts. I would rather deal with people who had brains over beauty. They're rude, unpleasant and unprofessional. Some might say they think their shit don't stink . Everytime I speak to them on the phone they speak to me as if I am dumb and annoying. Most of the time I don't speak to anyone on the phone, because no one answers... It's a loose, loose really. Moving on.... The roaches. GOD, The Roaches. Ever see the movie Joes apartment? Well, if you plan on moving here you will be HIGHLY disappointed... Because the roaches don't talk. Yeah, I was bummed out, too. If you're not bob the builder. STOP WHERE YOU ARE, THIS IS NOT THE PLACE FOR YOU. matinence succkkkksss. You can make a call to have something fixed in your home and no one will call you back. If you're that positive thinker, thinking "I won't need anything fixed" you're kidding yourself.. I can name several things in my home that have broken... and are still broken, because I'm not bob the fucking builder. The parking situation is NUTS. There is no assigned parking and people are straight savages when it comes to parking up front. Like, they don't give a fuck.. they will race you to the parking spot. Shits scary af, tbh. I like to park in the back to avoid all the savagness. I'm too nerdy for all that drama. The only good thing about these apartments is the Elote Man. Hearing that horn honk is the only think that makes this place feel like home hahaha

I scheduled a tour for here and when I arrived the leasing building was locked, I waited for 30 minutes and nobody came and couldn't get an answer on the phone. Not sure why they would schedule a tour and close the office, a wasted trip!

Experience here wasn't too bad for the price. Big negatives was the parking situation, no assigned parking so first come first serve, and if you get home around 9-10 P.M., good luck. also, no washer/dryer in the unit. and expect, loud noise all day and all night, with thugs smoking weed and having a "drink up" in the parking lot with water shut off consistently. Was here for 1 year and water was down at least 8 times. Also, staff ( Especially Jessie ) is very unprofessional and rude. Very snobby and was no help to the residence at all.

What a great community in Riverside! The team is so friendly & goes out of their way to ensure residents are happy. Highly recommend Laurel Heights!

There is just not pros at all. The officer are all liars. Never say something clear truth. Gym would open in 2 months. It's already 7 months still not open. When fixing the entrance door at 5 PM, they not allow us to enter to the apartment. Should all the cars park on the road? Shut down water several times a month. Swell, garbage are all not covered, but they didn't mention when renting the apartment. You must use riverside untility electricity, which is 70 dollars minimum even you don't use. Not mentioned, too. Even this, they are still proud of their work....

I lived at Laurel heights for exactly a week before I realize how much of a nightmare this place is! At first I saw a few Roaches, no big deal, right? call the exterminator. This did nothing the infestation got so much worse. I let the front office know, they did nothing, I was completely ignored. The apartment on the outside is filthy, old furniture everywhere, people saving up cans and bottles on pouches, huge cockroaches at night. it got so bad they had to lmove me to a new building because of the Roach problem. even then, they took half my deposit and made me pay a whole new deposit for the new apartment, even though I was only moving because of there problems! Last, I decided I had to go! I decided to break my lease pay the fee and get out of there once and for all! tired of all the noise, Roaches, drugs and police every night. I gave my 30 day notice, moved out, they told me it's $1500 to break the lease, I agree and go to pay. When I get there the girl in the office has a horrible attitude and tells me "never mind, we don't want your money. you will have to pay rent until your lease is up". I asked to speak to a manager, she asked me to wait so I did, after 15 minutes, she comes and says you have to make an appointment next week. WTF???

This is the worst place to live in like bill said, is full of roaches and other bugs, girls are rude at office they have hidden fees, there is dog crap every where and my truck got stollen from here. Also a couple of months my other car was broken into and they stole my gps and other personal stuff. The girls at the office They don't close exactly at 5:30 they close like at 5:20 cause they need to pick up their kids and if you are I there they will kick you out in a very rude manner. They will never fix anything that breaks in your apartment. If you already live there make sure you take pics of the apartment before you move out cause they will keep your deposit and charge you even more don't matter how clean your apartment was left. I can keep going for ever about this place. But in short words this was the worst place I have ever lived in.

I have only been here about a week now, however I felt the need to share my experience because when looking to live here I tried reading reviews and was a little concerned. However, this place is a hidden little gem! We rent a 1 bedroom with a big beautiful patio. It is spacious, and clean. Some reviews talk about bugs roaches etc. But I have not seen any yet. That most likely had a lot to do with neighbors. The community feels safe and has a code to get in the gate. Parking is fantastic! Always somewhere to park, it's not assigned. The staff is very nice, not super super friendly but quite helpful. maintenance is a little on the slow side.. The place has lots of families with extremely well behaved kids who often play outside. It gives the complex a nice cozy feel to it always seeing a neighbor going in and out. Mostly very polite. Of course every now and again there's some loud music. Nothing too troublesome. It is along a main road so sometimes you have the traffic noise but it isn't as bad as it could be. The pool is wonderful and usually empty. Huge laundry room however I haven't used it yet. The grounds are kept up very well. All in all, so far we love this little place. It feels like home already. All the people who have come to visit were quite impressed. I would recommend this place if you need something affordable and quaint. I will update once I have been living here longer.

Rent is over priced, people are loud late at night arguing and cars alarms always going off, no body knows how to throw garbage outside (unless it's the homeless trying to recycle) THEY THINK THIS IS A GAME WATER SHUTS OFF AT LEAST ONCE OR TWICE A WEEK! People in the office are inconsiderate!!! This place really is ghetto & they are upgrading all apartments BUT please don't get fooled these apartments are not worth the money because even then the area is bad! Oh and laundry is expensive. The washing machines don't work well! Been here 5 months and I cut the least so I'm glad I'm moving out!

Been here bout 2 months now, its ok. Yea girls in office have an attitude and no they didnt tell us bout having to pay trash, i just randomly get a bill but they pay water which is alot more expensive then trash so thats ok. Have noticed a few water bugs in our bathroom and kitchen but we put bug traps and havent seen any in awhile although theres a lot of spiders outside always creating webs on walk ways forcing u to walk through them... No problems with noisy neighbors just kids playing outside in day time and its on main street so alot of traffic noises... Im ok living here for a year or two def not a permanent situation though...

Been here for sometime now enough to say this place has low standards, the up keep on the apartments is minimal. The trash bins are always over flowing with garbage, random people from the areas come to dump there furniture here so its always a mess. One of the biggest problems they have is the unexpected water shut offs, having a new born and working long days this can really start to take its toll. Highly recommended to look at the apartments down the way.

The upstairs floor/ceiling is paper thin. You can hear the people breathe. Soooo noisy.

I don't even know where to begin. We moved in to these apartments in September of 2013 and the first week the water was shut off all night unannounced to us and it's been a nightmare since having the water shut off several times. My fiancés car was stolen from the carport last February and this past week we woke up to his tire slashed and gas siphoned. The garbage area is beyond disgusting. Old furniture and trash everywhere makes it look horrific and by the way the residents pay for trash so it should be cleaned up. You call the front office to let them know about the problems and they really don't care. It's always "Oh I'll make note of it." We fell very unsafe and I wouldn't recommend this complex to anyone at all.

This place was terrible! Trash (that you pay for) is constantly overflowing, so many bums and tweakers. There is virtually no security and cars are always being broken into and vandalized, then they consistently shut the water off on you! Like a few times a month, then say it's "routine maintenance"... One day I was working on my vehicle and was dirty and greasy so I go to shower before work and had no water, had to miss work and sit around for hours filthy! And God forbid you try and talk to the girls in the office, they act so stuck up and full of themselves! I wouldn't let my dog live here! Water bugs and roaches... Just down right terrible.

My experience with girls In the office at Laurel heights was very pleasant they were super nice! They were very patient with me and all my questions. I also drove by the apartments at a very late time it was very quiet. I visited a friend living in the apartment and their were no cockroaches!!

Don't move here because I request maintenance many many time! They taking too long because my sink cap broke and I haven't wash dish because July 4 office is closed and maintenance take day off 3 days. They have many many people requested on schedule. HORRIBLE PLACE EVER SEEN! I'm deaf and I work too hard! I hate LEASE APARTMENT! Thank god my lease got expired.

Honestly love living here it isnt a noisy place everything is so calm and the office people are such good people i actually feel happy with my apartment

This has to be the worst complex in riverside. First they bait and switch the apartment when you sign the contract. The office hours are a joke. They take two hour lunches and leave early, so if you have a job you can try to get to the office on Saturday since they are closed on Sundays. As for the on premises laundry room, good luck. you have to use a card and the only place to load it is in the office. So if it's after hours and you need to do a load and don't have your card filled...you're screwed. Make sure you keep every piece of documentation , they change your rental info and if you didn't keep it or can't find it too bad... Over all if you don't live on welfare ..try somewhere else.

I've been a resident of Laurel Heights for two years after relocating from Indiana and have thoroughly enjoyed living here. The manager and the office staff are friendly, helpful and truly care for the needs of the residents. The maintenance Supervisor and his crew maintain the property beautifully as well as getting all issues resolved in a timely manner. I'm exceptionally satisfied and happy that I choose Laurel Heights as my home. It's been an easy transition from the mid-west back home to California.

If I could give ZERO STARS I would.... I have lived at these apts for 4 years now... And let me just say it has been an experience. If you want to move somewhere where the water gets shut off all hours, and I mean all hours ( 11pm, 12am, 6am 7am 9am 11am 2pm 4pm 6pm... You get the hint...) Then by all means move into these apts. Code enforcement has been out NUMEROUS times because management turns the water off with NO NOTICE to tenants. I can't even count on one hand how many times I have gotten up for work in the morning and I was unable to shower because the water was shut off... And of course ZERO notice was given. Reason for these water shut offs, is supposed emergencies... Emergencies are one thing, but when your whole community is effected by the water pumps in your septic tank not working correctly, and the pumps were supposedly replaced in December, then fix the issue and get on with it... Don't half ass fix it so your tenants are the ones who get stuck with the no water because of it. They also raise your rent EVERY SINGLE YEAR... upwards of ten to fifteen percent. Cars get broken into in the parking lot nightly, management just apologies for it... No security at night, regardless of what management says... They have a courtesy patrol but no onsite security. Pedestrian gates do not work so people can come and go as they please without a code. These apts are full of drug addicts and management is aware, they do not care... They choose to look the other way as long as they get their rent. I can go on and on... There is also a REGISTERED SEX OFFENDER who lives in these apts, when I brought it to managements attention 2 1/2 yrs ago I was told there was nothing they could do because the SEX OFFENDER was a VISITOR and not on the lease. He is not a VISITOR but is very much a tenant as he lived 2 doors down from me on the second floor and I saw him on a daily basis, but like I said management turns their head as long as they get their rent... But this is just the tip of the iceberg... Renters beware!!!

This apt is a nice size but the roaches are a huge problem. The latex paint peals in the kitchen and the trash area is always full of furniture.

It's not totally luxury but for the price it's great. They just renovated the clubhouse and gym which look great now. The staff is friendly and available. They help with any issues that I had and maintenance is quick.

I just toured this property because I will be relocating from West Hollywood to Riverside. I wanted to stay within the same management group of where I currently stay since Lincoln Property is so great and I found this gem of an apartment. I really loved the staff personnel and the pool is such a reprieve. Where I am at currently does not have a pool so I am super excited. Once my lease is up I will definitely consider leasing here.

I have lived her for about 8 years. I have had no issues with the staff. I love the complex. It stays pretty clean for the most part. My son loves the little park onsite. I would stay longer but we have out grown our 1 bedroom and my job is relocating us.

We just moved to Laurel Heights, and the experience has been a delight. The staff in the office has been very helpful, and we love to play at the BB Courts, and the playground! Our unit is the perfect size, and we look forward to getting to know the neighbors :)

PLEASE READ!!!!! I think the most important subject to touch first is that this place is oozing roaches every dam where. I have lived at different apartment complex and seen a roach or two and just bomb the place and then they were gone. But here nope not the case I have never lived somewhere where the roaches are this bad. I mean every time I cook roaches come out as if they are hungry and want to eat (I'm not even being funny). I've taken a shower and a roach was there, I've been sitting on my couch and boom a roach, walked in my room and a roach was crawling on my bed!!!! And believe me I am a clean freak! This place has made me OD on being clean. The paint is super cheap in the apartment you can expect for it to chip every other day, the neighbors are loud and obnoxious almost like living in a sober living home (bunch of alcoholics) it takes forever and a day to have anything in your home fixed. One of the residents threw a brick through the leasing office she was upset about something that should tell you enough about this place. I cannot wait until 10/2018 me and my family are leaving!!! Can't wait I'm willing to pay $500 more to live in a cleaner place.

Hi I've been living at Laurel Heights for 2 years and all I can say is this place beats all the competition. Love that I can call this home. Their affordable, very clean and have well kept landscaping. They have plenty of amenities from basketball to a children's playground with a fitness room/club house and sparkling pool that are great! Laundry facilities are modern and up to date with a very clean atmosphere. The 2 bedroom 2 bath are very spacious and more than accommodate the needs of my family. The office staff is very friendly and maintain a professional relationship with their tenants. Maintenance is timely and around the clock, so never a worry day or night. Although, I have no pets the community is pet friendly. With nearby access within walking distance to shopping centers and a very short drive to the nearby Galleria or Downtown Riverside Entertainment this makes living here a centralized prime location. So if you are in the market for a nice neighbor next door community... stop on by and check out Laurel Heights Apts.. A place you can call HOME.

This Is the Best Choice!!! I've been living at Laurel Heights Apts for 8 months & it's has been a great Experience. The maintenance supervisor and his team is on top of the work orders. Not to say more but that laundry room is always looking nice and clean. Yhajaira, the office person (hope that's the right spelling) is always very nice and helped my family member get their application this month. Pretty soon I'll be having family neighbors.

If your looking to move here please don't! It was the first apartment my boyfriend, little girl, and I were moving into and it was such a disappointment. After a few days of living here we found a roach and didn't think much of it. Then we find more and more and MOREE.. there is a reason why they have a pest control guy come out once a week. When walking from our car at night I had to run to my apartment carrying my little girl because dozens of cockroaches were coming out of all the cracks of the parking lot. I woke up twice with a roach on my hand it was disgusting. The final straw was when one morning we wake up to find maggots coming out of the baseboards!! We packed up everything we could in our car threw all our furniture away and broke our lease that same day. The manager tried to claim she's never seen a cockroach and as she was escorting us out of her office a big cockroach climbs onto her keyboard. It was the one and only time I was happy to see a those bugs. Don't give these people your money.

This is by far the worst apartment complex I have ever lived in and would NOT recommend it to anyone. The rent is $1020 and you feel like you're living somewhere that should cost maybe $700 max. Our second week the water was shut off without notice due to a plumbing issue in the complex. You will find the "dumpster divers" picking through the trash every morning and leave a huge mess afterwords. Throughout the complex you will see trash everywhere and you feel like you are in the projects. Residents have no problem standing out on the stairs getting high, the smell of pot literally pours through our windows everyday. The side gates don't even lock which makes it accessible for anybody to come through and hang out that don't even live there. Supposibly there is "courtesy patrol"... on one occasion he was asleep in his car and haven't seen him or any other patrol since. Last night my fiance's car was stolen in the carports, I called the office this morning and was told "ok we'll make note of it". As soon as our lease is up we will definitely be moving.

this place is horrible hiring rent all the time but yet there security sucks because cars get broken into and windows broken! i'm so glad we are not renewing our lease and were out of here next month. you would think with so many apartments they would put some money into a security camera system.
