UPDATE 3/22: Originally, I loved the Landing at Mason’s Bridge. The apartments are beautiful. Even with the lack of communication from the leasing office, I was patient and understanding. Now, I don’t even recommend anyone living here. I can’t wait for this lease to end (and I have yet to receive a copy of my rent since December 2024). There are so many red flags. First, my apartment was delayed for months. I was suppose to move in October, but the building I originally assigned to wasn’t done. I had to transfer buildings. I was then informed that I would receive my free rent the month after I moved in (by two employees), and I was hoping they would because of all the inconveniences they put me through when I was pregnant. They never honored it, and the Assistant Director Property Management, Antasia Jenkins, reached out but she was so rude. She was unapologetic and didn’t give a damn. Horrible customer service. Also, she never replied to me after I asked her a question. I honestly don’t know how she’s property management for corporate with her attitude. The amount of residents that are not picking up their dog poop is ridiculous. Kids are unsupervised, roaming around, running around and they make so much noise. It wakes up my baby. The kids also have tried to open some doors. One kid was POUNDING on my door while my baby was sleeping, and when I open it, he somehow came to the wrong unit? I had a rental car, and they said they would NOT give me a parking spot (they are not even doing temporary parking passes for rentals). Also, I had to go back for 3 weeks for them to give me that information. They are literally figuring everything out as things come up. They have no idea what they are doing. (FYI, you are only able to get a pass for one car. You’ll need to find somewhere else to park your other vehicles or you’ll get towed.) My friends car got towed, she had her car registered AND the leasing office said they weren’t towing yet. They straight up lied to her because the towing company said it was the leasing office since she didn’t have her pass up. I hear the alarm go off practically every day. Leasing office is in an apartment unit, and it’s changed about 3 times now since they don’t even have an office. They have been so inconsistent and the communication from them has been horrible since the beginning. I was hoping things would get better, but it’s been worst. Look somewhere else! You guys continue to apologize and say that you will take what we residents say into consideration, but your words mean nothing with how you’ve been treating us! DO BETTER.

I live at Belle Summit Apt in Richmond VA, which is managed by Lawson Companies from Virginia Beach VA. The building was just renovated on the south end of building do to flooding. With the renovation the hallway floors on each of the 3 levels were replaced with vinyl as was the elevator floor. This was done about 2 weeks ago and as of this post the building floors look like a nasty drug house. The building maintenance person does nothing at all to keep the floors clean. The trash in the parking garage looks like the city dump in the hood. We have complained about his to upper management and nothing has been done. ("Since enough rent isn't being collected, no services can be rendered to keep building clean") a quote from Virginia Beach office. When Pierre was the building maintenance person, this location was always clean and on point. Is this how Lawson Companies upper management thinks about the tenants renting from them. These pictures do not tell the full story. What I can say is Belle Summit Apt has gone from a beautiful place to live to a forgotten place that NO ONE IN LAWSON COMPANIES CARES ABOUT. (Note: upper management isn't the property manager.... it's the corporate office in Virginia Beach VA)

Initially moving I was really excited relocating all the way from Las Vegas to Virginia. Now that I have had an opportunity to settle in, this is ridiculous the noise coming from the tenant below me is unreal, I have twin toddlers who wake up crying from the vibeating floor. I have left messages with not only Lawson but Edgefield as well nothing is done. I have called the non emergency police line to complain that's how bad it is. From 6am my floor begins vibrating mind you im on the 2nd floor so just imagine how loud it is. All the way until 2 sometimes 3am and im talking non stop. I cannot wait for this lease to be up. Also I'm looking into my rights to see what my options are for leaving early this is unacceptable.

I just moved to October station in Suffolk and I’m starting to think it was the wrong move. I received a notice that a complaint was made due to my kids being noisy. Understandable but however the person who lives below ALSO WORKS IN THE FRONT OFFICE AND IS FRIENDS WITH THE MANAGER. I was informed to keep it down during quiet hours and it’s 11pm and her music is so loud it’s vibrating my floor. I took the complaint so serious that I quit my new second job to make sure my kids weren’t causing issues. Not to mention she also the reason I had to wait weeks to move in and it cost me over 700$ of hotel fees. And of course nothing they could do about it , no apology or nothing. She feels because she works in the office she is entitled and this is a problem and from my understanding IM NOT THE FIRST RESIDENT TO HAVE A ISSUE.. I’m truly considering moving already which is a lot with 4 kids but if I knew that because someone holds a title that I have to tell my kids they are not allowed to even walk or laugh to loud or a complaint will come!!! Worst decision Due to I know of I make a complaint it will get nowhere, I’m just gonna speak to someone in the main office in Norfolk. Fair treatment is actually a thing and I’m paying rent and work hard to pay it so I can come home to something I can call my own

I currently reside in 1 out of the 6 Lawson Realty Company properties in Virginia Beach, Summer Haven apartments, in which the treatment of the residents reflect the negative stigma associated with income restricted apartment complex. As we share rental office/ management with Baker Woods apartments it seems as though we are only included with Baker Woods when it is time to pay rent or when we are informed the rent is increasing. We are not allowed to use their amenities, we have not received assigned parking in which we were told was going to happen, and most recently Baker Woods entire property was power wash, while I’m walking through trash and what appears to be mold everyday due to the lack of proper care for Summer Haven Apartments. Since residing at Summer Haven apartments, there has been multiple changes with staff , from management down to maintenance. While I do understand this will happen as a part of business, the transition of staff is not smooth at all and the properties themselves reflect that. This also leads me to believe property staff is not appropriately supported by the regional manager to ensure everyone is all on the same page. I have went through the appropriate chains of command before leaving this review and will continue to go next level as needed if concerns are not addressed appropriately. I have spoken to management respectfully on several occasions about my concerns but the advice is to police my own neighborhood. While the property does have cameras that can be reviewed for crime and the trash issue, I was told it would take all day to review the cameras, and while we do have a grounds keeper I was told maintenance does not get paid to clean anything other than the bottom floor. I have called and left a voicemail respectfully on Tami’s phone last Thursday, needless to say, no response yet. I have went in person to speak with Tami and was she had not be in the office for the past 2 days. Tamis lack of concern as a Regional is a clear reflection of the lack of concern for the property displayed by her staff. This company seems to have individuals who work in corporate that attempt to capitalize on their position. Linda (corporate operator) , specifically, was very rude over the phone and when asked for her name because she was informed I would be leaving a review she stated “You don’t need my last name, they will know who I am.” I have also noticed that with every bad review from actual RESIDENTS, follows a good review from an EMPLOYEE of Lawson Realty, how ironic but strategic to balance out the stars because it is very evident Lawson's residents do not feel cared for and appreciated. As this month marks my second year at Summer Havens, I feel it is important to not only advocate for myself but other residents as well (as they express the same concerns and given the same responses). I am aware that rent has increased twice within a year due to marketing and business aspects of things but what value is that to your residents if the actual property itself is only worsening? Initially I was so excited to move into this brand new affordable property and felt it would be a great home for my son and I. But it has truly been a nightmare at this point as my building alone has suffered very traumatic experiences including but not limited to, a homicide, robbery, and shooting all over a 2 years time span. It's sad because it has gotten to the point where certain residents take advantage of the fact knowing management does not care and will not thoroughly look into things (Do their job) it allows them to just do as they please on the property. With a little more effort and harder work from Lawson Realty staff I believe this property can be ran more smoothly and improved!!! Mr. Keith was a great worker as he clean and enforced property rules, fining those who went against them to ensure the cleanliness of the property. I hope to hear back from you all with a respectful, realistic solution that can actually contribute to some changes being made. Attached are pictures of what I walk through everyday.

Wish I didn’t have to give a bad review but I have reached out to multiple properties that Lawson has and I haven’t heard anything back from any of them that’s just ridiculous do you not want people to live in your properties?? I have contacted at least four of them throughout Hampton roads area via email and phone and no response that is extremely disappointing.
