This rating is more or less for the landlord at the property that I use to live at. I stayed at one of your properties for almost seven years and didn’t get but 0.08 back for my sercuity deposit. I called corporate numerous times to see why I didn't get anything back considering the apartment was in excellent condition except needing to be painted and new carpets which is excepted after all those years. The landlord charged me for one broken blind that I had since I moved in, and some other nonsense. The blinds were wear and tear. How do you charge a person for blinds that I’m never going to use. You have to install new blinds for the new tenant. All I wanted was my money back. My apartment had no damages. I guess this is how you treat a tenant that paid rent on time for almost seven years. It’s very disappointing.

I just want to say Robert S from Harper’s square apartments maintenance team, is truly amazing he came in and did a great job with everything I needed done! He was very nice and respectful! And before he left asked if there was anything else that needed to be done not a lot of people do that. Everything he worked on he did in a timely manner and it was done the correct way. I've been trying to contact this company for the past week and get nothing but voicemails. I handle my mom's affairs for her and everything is a dead end when trying to address concerns. She has been living on the Spring Creek property for over 10 years and since they decided to switch to a company for billing earlier this year her water/sewer bill has spiked up $80 on 2 different occasions and the service period shows 4 months prior to the current date. I was told by one staff member the 1st time it happened that they found out other tenants had washing machines and weren't supposed to and they would find out who it was but clearly that has not happened! When I finally got someone on Spring Creek's phone this time around the lady told me they can't do anything about it and it's in her lease that she has to pay the water with the rent so basically she has to suffer because of what someone else is doing! She's on a fixed income and can't afford this to keep happening! All of the staff is very nonchalant and shows no concern.

I hate this company so much. The amount of inconvenience they have put me through is endless. The way you guys have running your apartment complex in Woodbridge has been so awful since the beginning. I have been patient and understanding, but the ways things are handled are a mess. No one cares. Still to this date, I have no copy of the lease agreement and I have been renting here since December 2024. You delayed me from moving in while I was pregnant originally (put me through so much emotional stress), never honored my free rent (when 2 ladies confirmed it would be applied), had the building lights off for 4 days (where I had to carry my 4 month baby up 4 flights of stairs in her car seat, in the dark), disabled me from making payments online due to ONE returned payment (lied to me saying that they didn’t do it, when it says it was done by management), charged me for a replacement pass when I informed them it was stolen from my car (I filed a police report), and recently lost my check of $4,000 that I needed to apply for rent which I gave them a week ago (told me that they did not have it, lied and later found it, then said they would not apply it to the account due to my status but possible gave me the option of applying it). I told them my parents were in West VA, and they did not care. My parents drove a 5 hour drive to provide them with the cashier check. I was informed to put a stop payment on the check because at the time they said they didn’t have it. They won’t even refund a $25 fee because they stated didn’t cash the check? Then said maybe they’d apply the payment today if they had the time, and when I got upset all of the sudden it’s to make me comfortable you’ll apply the payment today? But admitted that it was their fault for misplacing the check. Had I not call them to check about it, no one would have reached out to me about it. I’m tired of this, and the way you have been running everything is unprofessional. You take no accountability for anything. It’s ridiculous. Do not rent from them. It’s been a horrible experience.

I live at Belle Summit Apt in Richmond VA, which is managed by Lawson Companies from Virginia Beach VA. The building was just renovated on the south end of building do to flooding. With the renovation the hallway floors on each of the 3 levels were replaced with vinyl as was the elevator floor. This was done about 2 weeks ago and as of this post the building floors look like a nasty drug house. The building maintenance person does nothing at all to keep the floors clean. The trash in the parking garage looks like the city dump in the hood. We have complained about his to upper management and nothing has been done. ("Since enough rent isn't being collected, no services can be rendered to keep building clean") a quote from Virginia Beach office. When Pierre was the building maintenance person, this location was always clean and on point. Is this how Lawson Companies upper management thinks about the tenants renting from them. These pictures do not tell the full story. What I can say is Belle Summit Apt has gone from a beautiful place to live to a forgotten place that NO ONE IN LAWSON COMPANIES CARES ABOUT. (Note: upper management isn't the property manager.... it's the corporate office in Virginia Beach VA)

Maintenance is amazing at Cedar Creek apartments. The fan motor to my AC had broken over a weekend and by Monday, it was fixed and my AC working like new! Sylvester is the best and so friendly!

I currently reside in 1 out of the 6 Lawson Realty Company properties in Virginia Beach, Summer Haven apartments, in which the treatment of the residents reflect the negative stigma associated with income restricted apartment complex. As we share rental office/ management with Baker Woods apartments it seems as though we are only included with Baker Woods when it is time to pay rent or when we are informed the rent is increasing. We are not allowed to use their amenities, we have not received assigned parking in which we were told was going to happen, and most recently Baker Woods entire property was power wash, while I’m walking through trash and what appears to be mold everyday due to the lack of proper care for Summer Haven Apartments. Since residing at Summer Haven apartments, there has been multiple changes with staff , from management down to maintenance. While I do understand this will happen as a part of business, the transition of staff is not smooth at all and the properties themselves reflect that. This also leads me to believe property staff is not appropriately supported by the regional manager to ensure everyone is all on the same page. I have went through the appropriate chains of command before leaving this review and will continue to go next level as needed if concerns are not addressed appropriately. I have spoken to management respectfully on several occasions about my concerns but the advice is to police my own neighborhood. While the property does have cameras that can be reviewed for crime and the trash issue, I was told it would take all day to review the cameras, and while we do have a grounds keeper I was told maintenance does not get paid to clean anything other than the bottom floor. I have called and left a voicemail respectfully on Tami’s phone last Thursday, needless to say, no response yet. I have went in person to speak with Tami and was she had not be in the office for the past 2 days. Tamis lack of concern as a Regional is a clear reflection of the lack of concern for the property displayed by her staff. This company seems to have individuals who work in corporate that attempt to capitalize on their position. Linda (corporate operator) , specifically, was very rude over the phone and when asked for her name because she was informed I would be leaving a review she stated “You don’t need my last name, they will know who I am.” I have also noticed that with every bad review from actual RESIDENTS, follows a good review from an EMPLOYEE of Lawson Realty, how ironic but strategic to balance out the stars because it is very evident Lawson's residents do not feel cared for and appreciated. As this month marks my second year at Summer Havens, I feel it is important to not only advocate for myself but other residents as well (as they express the same concerns and given the same responses). I am aware that rent has increased twice within a year due to marketing and business aspects of things but what value is that to your residents if the actual property itself is only worsening? Initially I was so excited to move into this brand new affordable property and felt it would be a great home for my son and I. But it has truly been a nightmare at this point as my building alone has suffered very traumatic experiences including but not limited to, a homicide, robbery, and shooting all over a 2 years time span. It's sad because it has gotten to the point where certain residents take advantage of the fact knowing management does not care and will not thoroughly look into things (Do their job) it allows them to just do as they please on the property. With a little more effort and harder work from Lawson Realty staff I believe this property can be ran more smoothly and improved!!! Mr. Keith was a great worker as he clean and enforced property rules, fining those who went against them to ensure the cleanliness of the property. I hope to hear back from you all with a respectful, realistic solution that can actually contribute to some changes being made. Attached are pictures of what I walk through everyday.

Property Manager Kim was essential in getting my deposit returned to me. Top-notch customer service. She really cares, she listened to my many issues and fixed them. So if a rent increase is made tenants are supposed to be given a 30 day notice by law. Evidently in Green Lake apartments that's not taken very seriously. Tenants are notified by a paper on the door, which if you get home later in the day could of blown off the door, dog are it, etc. No emails phone calls, or any other efforts are made. Not the worst management, but not the best either.

A poor management co. It can't jump onto the star scale. I live in bed bug capital of ghent . JOHN KNOX TOWERS! NEVER had or seen a bedbug until we moved into jkt. Lawson employee Toni Van Dyke is so called manager of jkt. She is a low life as she can be . She knows jkt had a very bad bedbug problem and said nothing about it when I moved my mother in. Not a word . We have fought bedbugs for 2yrs. We were told by toni after 1yr. we would get a assigned parking space. As of this writing just started on our 3rd. year oct. 1 , 2014 still don't have a assigned space YET. Toni and her employees have assigned parking space and tell people who live here and pay rent here ( my mom and me pay full amount of rent ) to park in Harris - Teeters parking lot. We don't live at the store we live at jkt. I was told this evening by Toni to move my car. Iwas told by her months ago that their was two people ahead of us .There has been more 2 people come and go and toni changed her story on me again. She is a DAMN LIAR. I will not give up that space. I will also deduct $50.00 a month off our rent until we get our parking space. Lawson reality suck and blows. Renters Beware###
