I’ve genuinely enjoy living at LC River South, especially the Annex. The maintenance team is awesome, most of the office staff is great, and the property manager is a rockstar—super responsive, communicates well, and actually follows through (which is rare air in apartment living).
This is a huge property, so yeah, sometimes simple things get missed. But when you bring something up, they usually listen and fix it quickly.
Now for the real talk:
• Elevators go down more than anyone would like, and repairs can take forever. Annoying.
• Electric bills are brutal. The property uses Nationwide Energy Partners, a third-party utility company created by the same founder as Lifestyle Communities. They buy power and resell it to residents under Ohio’s submetering rules (aka a loophole situation). Translation: while rent is reasonable, electric bills can easily be $300+, there’s little transparency, and zero arguing it. Hands-down the worst part of living here.
That said—the location is unbeatable. You’re in the heart of downtown, close to everything. Festivals, riverfront, events, food, nightlife—it’s all outside your door. If you hate crowds, noise, or a random 5K blocking the street, look elsewhere. If you love Columbus and city energy, this place delivers.
It feels safe, the community is solid, and my favorite part has been the residents. I’ve met some really great neighbors here.
Bottom line: elevators and electric bills will test your patience—but the people, most of the staff, and location make this a really good place to live. Just budget for electricity like it’s a car payment.
