I didn’t want to leave a review, but living here just keeps getting worse. It’s been stressful at best. The elevator was down for months with no clear communication about repairs. The hallway AC has never worked, yet it’s always running, making the halls hotter. My water heater caught fire, leaving me without hot water and causing a lot of stress and fear. The office provides little to no updates on maintenance, so staff will come and go as they please — often without notice or even knocking. I’ve voiced these concerns to the office multiple times and have been met with little to no solutions for any of the problems. On top of that, the area is loud, with cars racing through the streets late at night and into the morning. Definitely not worth the thousands of dollars a month. I strongly suggest looking elsewhere. All the 5-star reviews you see are not real or relevant.

I’ve lived in two separate housing units (apartment and townhome) with LC RiverSouth since January 2021. In that 4 years and 9 months, I’ve yet to have a bad interaction with the front office staff (shoutout to Ray, Destinee, and everyone else!) Maintenance has likewise been a breeze. Almost always swift and definitely always courteous and efficient despite their backlogs. A particular shoutout to Dustin and his crew for resolving particularly thorny issues with creative and speedy solutions. The units themselves are great and reasonably priced to boot. Easily the best place(s) I’ve ever lived in four separate states.

I have lived in LC River south for the last 3 years and can’t say enough good things about the management and the people. The staff here are so nice and so kind, especially Cornell who is always so friendly and welcoming to everybody and all of the residents. Furthermore, the building probably has one of the best management staff I’ve ever had in any of my apartment complex experiences. I’m coming from New York so I’ve had some pretty bad management experiences and the team here is so responsive to any issues and any after hour issues that come up. I would 100% recommend this apartment building to anyone looking to stay in the German Village area

Application and move in process was extremely smooth. I have been living here going on a year now and really appreciate the gym, the activities and the cleaning. Cornell and Monty are AMAZING at keeping the buildings clean and smelling good! Jasmine Lee was the amazing leasing agent that helped me move in. I would definitely recommend!

I have lived at 245 for the last year and I have not consistently had AC for a single month that I’ve lived here. Over the summer my apartment exceeded 80 degrees which is considered inhospitable conditions and when I brought that to the leasing office they said they could not offer alternative housing or compensation for me to temporarily live somewhere. They gave me a small compensation last month but retroactive payment doesn’t matter when I was stuck in an apartment that was unlivable. It also didn’t cover the cost of the vet visit I had to make because my cats were overheating. Do. Not. Live. Here. I cannot stress this enough. The community fee is high. I paid for a community AC when my apartment didn’t even have it. My utility bills are over $200 a month because of the constant stopping and starting. This is hands down one of the worst places I have ever lived.

I’ve had a great experience living here so far. We had a few minor maintenance issues upon moving in & each one of them was acknowledged & completed within a few hours of submitting the request, good as new! You can’t beat the maintenance crew here. Also, the place is super clean, my apartment always smells & feels super fresh and clean! Cant beat the bar & food service at the pool. Feels like a vacation! The team is super responsive & on top of everything. I really have no complaints so far!

My five stars are for the cleaning crew — Cornell and Monty. They consistently go above and beyond to keep the buildings spotless, and their attention to detail does not go unnoticed. From keeping the halls smelling fresh to the way they respond quickly and thoughtfully to any concerns, it’s clear they take great pride in their work. Cornell, in particular, is especially attentive—he makes sure every corner is cared for and truly takes the time to make the environment feel welcoming and comfortable. They certainly brighten everyone’s morning!

I’ve been living here for two years. Leasing and maintenance have been great, always responsive and helpful! The problems I’ve had have mostly been with neighbors. The first six months were great, but then the neighbor below me started banging on his ceiling and cursing every time I walked, mind you, I walk quietly. He thought I was making all the noise coming from the gym. I dealt with that for about six months until he finally moved out. Then someone new moved in with dogs that barked all the time, day and night. I asked to transfer units hoping for some peace and quiet, but unfortunately, that hasn’t really helped. My current neighbor walks super loudly and moves or drops things late at night. I’ve let the leasing office know, they’ve reached out, but nothing’s changed. Not sure what else I can do at this point besides write this review and wait for my lease to be up.

We loved living in our condo townhouse since 2012 until last Thursday when we have new neighbors upstairs in a unit that still is not rented. Well that changed. Here they are! And management? Um maybe Monday we will get to it . Smh

There was a city-wide outage on 12/30/24 that caused problems with electricity in the building. Management sent an email stating a vendor would be out to prevent any other issues. At midnight right after bringing in the new year all of the units in my building lost power, but the lobby and hallways did not. We were without power for almost 36 hours which caused me to pay for a hotel room. When I asked management about compensation they said since the issue was resolved in a reasonable time frame, it would not be provided. How is 36 hours considered a reasonable time frame when they were aware of the problem before the holiday? Expecting tenants to pay full rent after paying for accommodations that was a result of the property's negligence is corporate greed at its finest.

Its been a full month and my experience is as follows: the good: - great views - close to all of the downtown parks and events - plenty natural light - finishes are nice - trash chutes are convenient the bad: - You can hear everything outside - The building that I live in is not secure. The garage doors are always up. The front door and key entry are faulty and are open sometimes and won't open when you need it to sometimes. I haven't seen much effort to make the building more secure. - Someone keeps coming in the building and stealing packages [hence unsecure]. Actually they open every package, take what they want, and leave what they don't want. So the front office told me to start getting them mailed there and two of my packages still came up missing. - Scheduling mainx is a good luck kind of situation.

We lived in a townhouse unit on W Rich for nearly two years and generally had a terrific experience. Good neighbors who became friends . Nice layout, especially for pandemic work-from-home and quarantine . Prompt, professional maintenance, with appropriate safety protocols . Responsive management. The Goat at hand, including free food and cocktail delivery for residents. Pool? Ok, not great, but nice for socializing.

For this to be advertised as luxury living, I was disappointed. The washer/dryer was old and worked at a less than desirable rate. Maintenance was responsive but the company would not send out professional companies until 4 or more ineffective tries from maintenance. This includes air and a sewage smell. During the downtown disruptions this summer items were stolen from the mail room no offer of compensation was gubernatorial for inconvenience. Lease discrepancies upon moving, I could go on. If you know my posts 99% are complimentary, so this post should show that I was truly disappointed. Not worth the money, especially with all the new developments being built downtown.

Hi, good morning, visiting here for the weekend with a friend and there seems to be a resident that plays hip hop music all night and btw smells like weed. I personally knocked at the residents door and politely asked them to turn down the music and that it can easily be heard in my friend's apartment and she turned her camera on her phone and called me racist and that she will report me. What does race have to do with anything? We just want them to shut the fuck up so we can enjoy our stay. Rude!

This is our experience living at the LC Riversouth property on S High Street. For those unfamiliar with the area, this is the same building that houses The Goat restaurant and the LC leasing office. We currently lease two properties downtown, our apartment at LC Riversouth being one of them. Moving between the two properties has given us insight as to how bad the conditions at the S High Street property really are. I will provide you with a breakdown of the pros and cons of living at this property... Pros: - Good location if you work on Capital Square. You can walk to work - Nice updated gym in one of the buildings with daily classes - Friendly staff - Nice appliances (speaking for the 205 S High Street Building) and beautiful updated finishes - Fun community events - Secure package system (Luxer) Cons: - Exceptionally dirty communal/entry areas even though the hallways are inconveniently "cleaned" every morning - Limited parking. When we first moved in, we had to park a block away in a public garage for a few months before getting a parking space in our building - Dirty garage: our car was covered in white concrete which had dropped down off of the ceiling. We called the office and were told "it's from the construction". They sent us to have the car detailed, moved our space, and the issue persisted. After that we moved the car elsewhere on our own dime. - Thin walls as with all "new construction". You will most certainly hear your neighbors and your neighbors will hear you - Weird trash arrangement. Originally, LC only offered a bi-weekly trash valet service because the restaurant next door (The Goat) had monopoly on the trash room. That was soon changed and they opened up trash chutes on each floor(?). Our trash room was dirty, constantly overflowing, and smelly. The trash room in the basement is no better. Because it's shared with the restaurant, there is a constant supply of trash. The building I live in now has a similar occupancy and also shares a trash room with a restaurant but it is NEVER like LC's! - Flies? As someone else mentioned, there is a fruit fly/house fly problem here. I imagine it's because of the restaurant and the building's shared ventilation system. We've never had an issue anywhere else. - High utility bills! Not sure why, but our LC bill is often double that of our friends' and the bill from our other unit. LC also adds on community charges. Don't be fooled, not all apartments in the city do this! Overall, we are currently paying almost $600 less monthly to live in a Downtown apartment with clean surroundings, ample amenities, and everything else LC claims to offer its tenants. The company is trying to shuffle people into the new buildings they're throwing up (while creating issues with the city's Downtown Commission) and are happy to let their older build fall to the wayside until they decide to renovate them again.

We just moved here from the Short North and unfortunately, this has been a poor experience so far. We have complained multiple times about neighbors that play hip-hop music throughout the night. Management does not care or do anything about it. I can also hear chairs moving around all night. This place is below mediocre at best. Our Short North apartment did not have any of these issues. Our response from the leasing consultants has been, well, that's just the way it is. Unfortunately, we hear the same complaints from other friends that live here.

This location is poorly ran by management. Seems like there is a dis connection with the residents and the leasing staff. We would give it negative 10 stars if possible. They are forcing the good people who spend money out for broke poor people who won't last here for 6 months.

FYI: My girlfriends and I frequent here at the LC Downtown, we have friends that stay here. It's kind of difficult to drink wine and enjoy our time when the upstairs neighbors are constantly playing hip hop music and stomping their feet all night. We went up there to tell them to turn the music down and a big heavy set female started yelling at us calling us racist and then she started taking photos of me and said that we were being recorded, It's super annoying and downgrading that you let residents play music all night and heard from other residents that this place has no accountability and that if you complain it's considered racism, I would never live here. My friends won't re-sign. Bye!

Please know that this 5 star review is not given lightly and is seriously deserved. I am in my second year here and have had such a great experience I don't even know where to begin... When it comes to the residents, it's a pretty laidback community and I think most of us work 9-5 and so it's a little noisier on the weekends but never too loud or problematic. There are also tons of cute dogs (and cats!) walking around. I never feel like I'm not safe, which was a huge factor for me. The only negative thing I can even think of with the residents is that occasionally residents won't clean up after their dogs or will let them run loose (off leash) in the courtyard but it's not a big issue. Overall it's a great community of people. I'll never forget watching the fireworks on the roof of the building for Red White and Boom - there were people drinking and playing beer pong, there was a korean family who had sparklers for their kids, there was a sweet older couple laughing at all the commotion, and I remember looking around smiling because it was such a diverse crowd enjoying the evening in harmony. When it comes to the staff and management I honestly can't speak highly enough. The basics are beyond met - maintenance is there when you need them, they keep the building and grounds in tip-top shape, I never have issues with appliances etc. More than that, they really go above and beyond what anyone could expect. They go out of their way (in a really genuine way) to make the residents here feel appreciated and like we are part of a community. They bring you special treats on your birthday, one morning I woke up and they had a little breakfast gift bag filled with fruit and muffins outside everyone's door "just because." Also, they are ALWAYS here to help. Especially as someone who is single and lives alone - I never feel alone here and have gotten to know most of the staff on a first name basis. Micah follows my cat on instagram, Lizzy has helped me countless times and has hand delivered packages to my door, Rex not only helped me move in my new couch, but also came over just to help me lift a heavy bookcase. And the GM Jeremy is always around and always talking with residents and getting our feedback. He has created a truly unique and welcoming atmosphere that you really have to experience to understand. The best way I can describe it is a very real, human connection. So if you're stillreading this - you should move here. See best-kept-secret views below.

I moved into the new building above The Goat in June. Soon after moving in we began have a fruit fly issue. This issue was unable to be resolved after over a month of dealing with flies in our drinks, fridge, freezer, and food. We moved out of the apartment due to the fruit fly issue and are still being required to pay for a bug infested apartment until December. I would not suggest moving into this complex.

I have really enjoyed living here and the management is very responsive to issues. One of the only downsides is (as with a lot of downtown places) when the city has events it can get very hard to travel around the apartment. It's not LC's fault, but just a general downside of living in downtown.

We loved living at the LC! It was the perfect apartment to set up our life in Columbus. We have many pros about living here, it's a great location, everything is either a short walk or drive away. There's tons of festival in the summer just a street away! The staff are lovely, that includes the maintenance guys, the alway respond so quickly when there's a issue. Nice apartments, I love how the walls aren't painted white! Lastly the riverfront is lovely, we walked out dog around it most days! Cons, they had a finesse class that they decided to put on the 4th floor of our building(not the gym building) that shook our second floor apartment, even the oven tray shook! That was ridiculously bad, I hope they NEVER bring that back. It went on for quite a few months, not the best when you guy get home from work! Lastly the cleaning in communal areas went downhill, or people got messier. Overall we had a great time, and I'm sure once they open the new buildings LC will be able to offer things that we missed/wanted. There aren't very many social gatherings for people to get to know each other, we wished there were more. With the goat and pool going into the new buildings it will make a much better complex when you can get to know your neighbours.

We love living at the Annex. We have a one bed room flat. We rarely have to call maintenance and when we do they have never taken longer than 48 hours to complete the task. We had an issue with our front door lock around 1 am one night and the maintenance man was ready to be there within the hour. it's great being so close to the Scioto Mile and the Columbus Commons. There are also a log of delicious, new restaurants coming to the area. Can't recommend it enough.

I've lived here for 3 years now and I still love it! The maintenance team and Annex office personnel are all extremely nice and very helpful. They will go above and beyond to make sure that we are as happy as can be in our place! We plan to live here as long as we are renting :)

I love, love LC Riversouth. Jeremy, Micah, Rex, Lindsey (and any other staff) are amazing. Great location. Super close to downtown and any maintence request I have ever had was immediately addressed in under 24 hours. Jeremy is an awesome manager and the staff is a pleasure to work with on anything. Moving in was the easiest process I have ever had.

Micah is the best leasing agent ever. Extremely personable and super responsive. Thank you for everything you do. Not micah's fault but dirtiest workout room ever. Never is cleaned, garbage sits for weeks. Needs tremendous attention. It is downright gross. Fix this immediately.

Pros: great location, beautiful interior Cons: constant staff turnover. Cheaply constructed buildings that are very loud. I hear above, below, and beside me. Loud location where every downtown parade and race run by. With the cheap construction this means you hear the set up that starts at 0300. Over all, beautiful apartment, but not worth the price due to the cheap insulation and construction.

While I've only lived here 2 months (too long) I think that is sufficient time to place this warning to people who might be thinking about renting at the Annex at River South. If you are from a larger city, as I am, at first glance the prices of the apartments seem very reasonable, but compared to other apartments/condos/homes for rent in the area they are way over priced. Additionally, whoever constructed these apartments really cut corners on the materials. I can deal with hardwood floors that are actually laminate and sag in places, or the carpeting in the bedrooms that is already fraying and I get my foot caught in every morning going to the bathroom, or the pressed wood counter tops, but the cheap windows that allow every sound from the street to filter into the apartment is rather annoying especially now that summer concerts have started around the corner at the Columbus Commons (I'm running for the hills during Red White and Boom as I'm sure that it will sound like nuclear weapons are exploding around me!). Let alone, I finally saw someone coming to clean to some degree after 2 months in the hallways (though I guess quality of clean is in the eye of the beholder). While I have another 10 months in this place, save yourself and look elsewhere....Oh, yeah, look out for the name LifeStyle Communities who developed this place as they have other places in the area that are probably of equal bad quality.

I've lived here for 7 months... there are as to any place, pros and cons... PROS: Beautifully appointed details- modern, clean, luxe materials (beautiful hardwood floors, granite counter tops, stainless kitchen appliances, etc), complex-organized events, giveaways. CONS: Maintenance is really sweet and fast to respond but does a half-a** job on the work needed. For instance, upon moving in we turned in our punch list of things that needed fine-tuning. Maintenance came in, puttied up a hole left by builders, said he would come back to paint over it... to this hasn't painted it and we really haven't had the energy to ask again. A bit more serious of an issue- there is an air conditioner just above our walkway that has been leaking ever since we've moved in. For some reason, the a/c has been leaking in the winter in the path of our walkway thus turning into a massive ice sheet that, for obvious reasons, poses a serious danger. After sending not one, but TWO requests to have this fixed, the only remedy the Annex offered was the spread salt over the ice. Not to fix the actual leak and prevent recurrences. Ultimately, considering the amount of money that we pay to live in this place, the lack of quality of living truly is not worth it.

Like the other comment, there is definitely no perfect place to live. We love the unit. Luckily thus far, we are only here for corporate housing (5-6 weeks possibly). We are directly over the garage door (first floor unit). Let's just say it sounds like a amtrak train coming thru the unit every 2-3 minutes during peak/rush hours. We could not sleep in the master suite. Also, the trash truck comes at 3 a.m. emptying all four dumpsters in the court yard/parking area. Count on lack of sleep at Annex At River South. The gym, while nice to have is lacking equipment but what they have is nice. The leasing office staff is very nice. This is a new complex so hopefully they will work thru some of the issues currently presented.

I love living at the Annex! Everyone in the leasing office is always so nice and friendly and maintenance has been amazing! The LC is a perfect location for living downtown. The riverfront is very close and a great place to go for a run. The Columbus Commons is also close and is always having concerts or fun activities. The apartment units are beautiful on the inside and we are obsessed with our view! The only negative I have about living here is that I wish the gym facility was nicer and offered more equipment. Other than that, I absolutely love it here and I would definitely recommend living here to anyone who asks!

As earlier posts mentioned, the apartments are very nicely finished from the hard wood floors to the stainless steal appliances. However, for the amount of money I spend to live here there are far to many cons: The elevators are extremely slow and by the time one makes it up to the 3rd floor you could have gone up and down at least 3 times. The promised indoor bike racks are still not in place even though I was told upon move in (8 months ago) that there would be one. I have called the leasing office multiple times to only get the answer that "they are working on it". This is also true with the grills in the courtyard which they only refill after being empty for 3 weeks. We ended up having to buy our own tank, which was not cheap and is a pain to lug down every time we want to grill out. As Mark J mentioned, the trash truck coming at 3 a.m. is just plain ridiculous. I even live on the 3rd floor, a decent way away from the parking lot and it wakes me up every time for about 40 minutes.. at least!! Lastly, the exercise room needs free weight equipment. My one last complaint is that I will call to schedule maintenance for an issue, and they will tell me they are coming one day and then won't come for 2 more days without giving me notice. I come home from work and realize they've been there. This is not a huge deal, but it would definitely bother some people. This is a brand new complex and I realize they are working out some of these things, but in the mean time I am paying a pretty penny to not have everything right.

Great location and very friendly staff who takes care off all maintenance needs asap. I definitely recommend checking out The Annex; Brewery, Short North & German Village shops/restaurants easily accessible through walking or driving!

From the initial viewing of the Annex everything seems very nice. But if you spend one night in any apartment facing a street you will be very surprised how little the windows stop outside noise and temperature. You can actually hear people talking outside across the street, now imagine the noise level with rush hour traffic. And be prepared to pay high heating costs in this apt. related to these issues and due to they actually charge you for the electricity in all the common areas (hallways, garage, etc.). How cheap can one place get? When you add all these issues up and realize you are paying one of the highest rates in the city ($1300/mo. for less than 750 sq. ft.) you quickly understand why very few people extend their lease here. And for the cherry on top, two people have been shot recently at the bar just a block south of the Annex.
