A lot of these reviews are pretty brutal. Here is my experience: I have lived here 2.5 years and I am moving out at the end of the month just because they are raising my already high rent. New leases are going for about $175 less than my rent and then they want to RAISE my rent when rents are down across the valley…..uhh no thanks! Thats been my main gripe about living here. The hidden extra monthly fees and the way I already know they wont be giving back my deposit even thought there is only normal wear and tear to the unit. They’ll for sure nickle and dine. The positives: Maybe its the location of the unit I chose but its really quiet here. I have had absolutely no pest issues that others are experiencing. zmy packages are always left untouched at my door and my car doesn’t get broken into. The amenties and grounds (once the dog park was redone) are kept nice. You can thank your neighbors for dog poop left behind. Thats not the offices fault. Its inexcusable, THEY PROVIDE BAGS. I always pick up after my dog. I’ve always felt safe here and thats a huge plus. Payton at the office is always kind….the rest, not so much.

If you love being ignored by staff, having your water shut off with no compensation for two days, if you love neighbors who cannot follow their lease agreements, and if you love poor quality buildings, LeVante is the place for you! The staff here is completely incompetent, so if you read those reviews stating otherwise… they are bought reviews. Feel free to break any lease agreement while you’re here… They will only send out an email, nothing else will be done. Truly, look some place else. I can’t wait for the copy paste reply that this company will put under this review! Maybe then will they reply to the email I have followed up with twice! Update: I have at least 10 emails and 20+ calls to security over the neighbor issue. Truly love the fabrication of “not receiving” issues from me. They also finally replied to my email! How strange it had to be on the same day as this review. Don’t move here.

Good place to live if you don't mind sharing your unit with crickets and roaches- even on the 3rd floor. On top of that the grounds are not well kept, trash and heavily stained pavement everywhere due to valet trash workers dragging everyone's garbage bags around. They power wash the walkways every month but it literally makes no difference. Maintenance was only useful 1 out of the 3 times I requested it and the 2 times they dismissed me were regarding issues that could lead to problems for future tenants so truly, best of luck to whoever gets my unit next. Really don't think this place is worth the price. The only reason I liked living here was the location relative to the shopping centers.

I’ve really enjoyed living at Levante at Valley Vista! The office staff is always super friendly and easy to talk to - they’re quick to help with anything I need and make the whole process stress-free. Maintenance is just as awesome. Anytime I’ve put in a request, they’ve been fast, professional, and get the job done right the first time. It definitely makes living here so much easier knowing the team really cares. Overall, it’s a great community and the staff (both office and maintenance) truly make the difference. Big thanks to the team for making this such a great place to live!

Here is my review after living there for over a year: We moved here from out of state. The pictures looked really nice and we were told the apartment is ready to move in. Once we checked in, we were told it’s a state of Nevada law that only a vehicle can be in your garage, no other items. After pleading we kept extra items in the garage for a month, they told us they do inspections. Then we found out they made that up and noticed the head of maintenance had all kinds of stuff in his garage and even worked on his jeep there. The apartment was brand new but filthy, had dust and dirt everywhere and poor painting. The refrigerator made a constant loud humming noise. The head of maintenance checked it and said that is normal. We said it’s not and was told we pay $45 if a refrigerator technician comes and agrees it’s normal, after 5 minutes the technician said the compressor is bad. Had to order a new compressor, Ascend would not switch it out saying it’s too much paperwork. After 4 weeks of living with that noise and extra cost for the compressor running all the time we were told the new compressor is in. But then instead of the technician it was maintenance with another refrigerator and switched it out, which was what we suggested day one. We also had to have the dryer repaired. The hallways were cleaned once over the year. Under the stairs is gross. Lots of bugs everywhere. The complex is a DR Horton build, look at their reviews, not good. The apartment has one trash area for the whole complex, valet trash doesn’t work in a complex with no elevators. Trash drips and leaves stains everywhere. Pictures in the brochure are fake, notice it shows tv’s in the gym, not there. The tv’s can only be used during office hours after you check out a remote, pool table you have to check out balls during office hours. Nobody is trustworthy. Constant reminders of what not to do along with threats. Slow response on requests to fix or clean things. I put in a request for bird poop and some kind of spill in the hallway and noticed it’s marked as resolved. I said it’s not been resolved and they argued back saying it’s been scheduled by a vendor, therefore it’s resolved. I could go on and on but don’t want this to be a book. The problem is poor and unkind management. DR Horton has a twin apartment complex in Arizona, it’s where some of the pictures are from. But noticed they have good reviews which shows they have professional management unlike here.

I have been a resident for 20 months now, in a one-bedroom casita. While I have always found the girls in the office to be friendly and helpful, the property management left a lot to be desired. With the hiring of a new gentleman in late April, the difference is certainly noticeable. First of all, he is pleasant and accessible. The past few months I am happy to see a clean pool and clubhouse area which I make use of daily. Also, more community events, that are well staffed. Hope this continues. Keep up the good work!

**WARNING!! Please read this before renting here** This door is locked shut since your move in, meaning maintenance was here, I WAS NOT informed or warned in any way possible they would come in, I was working, my wife was asleep when she heard noise outside the room, she was too scared to leave the room she locked herself in, I have many other reasons not to live here but this situation really did it for us, DO NOT RENT here unless you like unwelcome and announced visitors coming in as they please.

It's been 90 days since I moved out and have still not received my security deposit refund due to an "accounting error". They tried to keep my security deposit and charge me another security deposit instead of refunding my security deposit. Every email is met with the excuse of an accounting error. 90 days later and they still tell me the ledger is wrong and they're trying to fix it.

This place is "smoke free". HAHA Not. Just walk around in the evening and you can smell weed everywhere on the apartment side. They send emails about "rules" and to tell them if we see residents not abiding by these rules. When told, they do nothing about it. They say they'll investigate, but they never do. Can't sit out on the balcony because it smells like weed. Same people, same time, smoking. Dogs off leashes. Dog poop not picked up at times. People in the pool past the end time. They can write up a lot of people if they just took a stroll after hours. Thinking of moving here? Would you enjoy the aroma of weed when outside? Choice is yours.

Incident date: October 20, 2024. About 6pm After smelling smoke in my apartment, I realized there was a guy smoking. I told him it was a non smoking community. He said I was disrespectful to him. Arguably he disrespected the community by violating his contract... He said if I told anyone and he got in trouble, it would be my fault. He then looked at my apartment, back to me, and said he would find me if I spoke about it. I don't take threats to my family, especially over something so trivial. I looked for a security number on the apartment website and couldn't find anything. I didn't see the security cars around either. Now today, oct. 21, I called the office and was able to get the number in case he acts on his threats. So here I am documenting this publicly. If me or my family is hurt, my property vandalized, etc.. well, here's some documentation.
