LGI Homes - Riverstone

Bought our home less than two years ago. Had some issues originally with flooding and general finish (tubs not properly sealed, back sliding door broken and not repaired despite it being noted on the initial walkthrough until much much much later). Biggest issue? Had to move suddenly and the home has lost almost half of its "value". Absolutely disgusting but I guess that's what happens when you buy homes in America these days. Don't waste your money.

The warranty they advertise on their site is total BS. To get anything done, you have to basically beg and call daily and even with that… things don’t get done. They sell you a dream to sell you the house. Go with another company!

We purchased our home at first visit, (probably not a good idea)Morida was good!! Okay, since purchase do to the rise I think our cost too much for such little space. We later found out that it was a crack in the tub lining they came patched it up. One month later, cracked has returned and asked to replace it , but the half job done is terrible. It's now the new year, and they still haven't fixed the molding.. Great neighborhood! I'm praying for at least 3 more years here!

The buying experience was fantastic, quick closing and it was as easy as buying a house can be. The contractor though was not as great. We met him on closing day and it was a bit of a whirlwind going through and my partner and I definitely aren't professionals in construction so relied on his expertise to help identify any issues. He caught a couple... but not everything. For example, two days after the closing I have a Garage epoxy company come out and point to the many flaws in the concrete that they had to fix before doing their job. The contractor didn't offer much as far as a solution and sorta just shoulder shrugged me off. I had to pay the epoxy guys to fix the concrete on a new construction garage floor two days after signing. Not getting warm and fuzzies about what else may not have been done right. Even the cleaning people think this contractor "doesn't care."

BE AWARE!!!. Never buy a unfinished house from them, they advertise 12 months warranty, but they never come to fix anything. I have to pay one of their providers myself because they will not service LGI because they hadn't pay their bills. If LGI doesn't pay their providers on time or at all, don't expect they will resolve your issues, you will be on your own even if they offer to fix issues during closing with their warranty. I have so many issues that have not been resolved after months of waiting for service.

My husband and I recently bought a home from LGI Lakeland, FL Riverstone. Everyone one in the sales office was friendly, helpful, professional and made our home buying experience the best we've ever had. Morita was great and we definitely recommend her. We love our LGI home!

I reached out to LGI after doing research to find a home. I contacted Josh Petit and met with him to see the homes in person. I had my credit pulled and I was going forward with the process. My, then, boyfriend decided he wanted to buy the home with me and said he wanted to get married and adopt my children. His credit was only 480 so I had to pay off his debt and credit, and add him to my credit cards to be approved. We were going to use a VA loan so that meant I could not be on the mortgage but I would be on the deed. I pulled his credit up to 650 in under 2 months (I Have proof). I paid the down payment on the house. The day before closing, Josh sent me an email and voicemail reminding me to to bring my ID to closing to sign the deed. The very next day, closing day, the happiest day of my life after being a single mom of 3 special needs children without child support , living in a 2 bedroom apartment so I can manage, struggling through nursing school to get ahead in life... my boyfriend contacted Josh and told him I was not wanting to buy the home with him and I was not showing up for closing. (LIES, OBVIOUSLY) and at 8:17 am (I Have the proof), he had my name removed from the deed as I was at the office to sign on OUR house! Nobody spoke to me, or asked me! We sat down at closing, and my ex signed his papers while I waited for my turn. After he signed, they handed him keys and congratulated him. I asked what happened to my signing, and Josh it was a "mistake" and an "easy fix" and told me to do the walk thru on the house and come back so he can fix it. However, when we returned, he did not fix it! Now, one month before Christmas, my 3 special needs children and I are HOMELESS! We have been evicted, literally, from OUR home! Without warning, no notice! THROWN OUT BY LAW ENFORCEMENT! I was told I do not own the home and have no rights! I just lost my whole life! MY credit, my home, my everything! I am homeless! LGI will have to answer. I am not letting this go! LGI will be held accountable and be repaying everything! I will not stop until it is making INTERNATIONAL headlines. This is HORRIBLE! My middle son, who is autistic, is already suicidal! This is unjust, and unlawful. Josh & LGI will be held responsible. I previously emailed corporate with non reply. This is being escalated. 2/2024 UPDATE: THANK YOU TO LGI! You ignored my pleas for help for, you wouldn’t listen, I reached out several times through several means. You ruined my life- literally. I am going national with this complaint and legal- since you refused to help me and allowed your salesman Josh Petit, to breach a contract , myself and my 3 special needs children were evicted from our own home on thanksgiving day. I lost my job, my credit went to hell, I have an eviction for no reason (my credit got that house!!) and now I have no home, I cannot afford to buy or rent now (plus bad credit now, plus an eviction) , everything I own was taken from me including my pets and my autistic sons support cat, and our therapy dog, and I do not have anything except a few toiletries. This is unjust! I worked my tail off as a single mom to buy that house and provide for my children and buy them furniture and everything they need without any child support from my ex husband. Now I will never be able to own a home again! Because of your shady salesman’s tactics! I am homeless with 3 children and lost everything I own! I face 10 years of bad credit now so I cannot help my children with cars or college , anything ! This is not ok! You will see me again.

Always have had a great experience with LGI Homes. The construction team is always in the field working hard. Sales team has always been super helpful. Riverstone is a beautiful community
