I was looking at applying for an apartment here. Had a relatively nice tour. I went to apply for an apartment and the website had a glitch and it would not let me pay the application fee. After letting them know their website was not working, they told me it would be several days before the website glitch was fixed. After trying multiple times, I ended up not being able to get in contact with a human from their staff after they told me it would be several days. And after checking their website multiple times a day for the next 4 days their application was still glitching. So I gave up and never heard from a human. Update: I heard from someone on their staff a day after posting this initial review. I was informed they changed management between when I was trying to apply and the time of the call. I was told the old management should have informed me that they were switching to a new management team in the days after my tour and attempted application. Assuming that this is true, and there is a new management team that just took over, I hope they treat their tenets and potential tenets better.

I moved to Lincoln Square 3 years ago and it’s been a great experience. The leasing office and the maintenance crew are incredibly helpful and very quick to respond to any requests (usually same day). The common areas are kept clean & well maintained, front desk staff is awesome (shoutout to Chris) and overall great vibe..neighbors are friendly & respectful. It’s a modern building, great amenities and super convenient (Target, Wine & Spirits, Sprouts next door). Highly recommend living here.

4 corners entertainment hosts some great events for the building throughout the year. Great amenities for a somewhat reasonable price. Fantastic location with target sprouts and giant within 50 feet each. Overall really enjoy the management company in comparison to others in the area.

New management is absolutely horrible.. such a shame to see APG leave this property.. it’s the end of the summer and the grills outside don’t work.. Friday afternoon.. i invite my entire family over seasoned the meat prepped everything bring everything outside to the roof only to find all 4 Grills not working.. have had this issue before but all it took was a simple maintenance request to APG and within a few hours it was fixed.. these jokers have no idea what their doing obviously multiple residents i’ve talked to say they have submitted request and they’ve done nothing to fix it.. how you let the weekend come and not fix the grill which is a simple fix just need to turn the power and gas on they failed.. what’s the point of us paying $600 amenity fee for amenities that don’t work. Bozzuto lacks in communication even if they are having issues with the maintenance team or a specific amenity at the very least they could’ve communicated it VIA property wide email, they have done nothing.. all the reviews on this management team are right and i don’t plan on sticking around with them now managing the building.. google “Bozzuto property management reviews” and read them yourself they will single-handedly bring this building down.. horrible horrible horrible ..

One of the worst experiences we’ve ever had. The treatment from Nate and Justina was always rude—they only seemed focused on trying to charge you extra. We were never given an onboarding or welcomed properly. Be careful: there was a major fire incident in the building, so serious that the fire department had to come, and we were left standing on the street for three hours... The neighbors don’t follow the rules. There are many students and unpleasant young people with bad habits. I can’t recommend this place, and I must say—if you’re looking for a home in Philly, this is not the place for you.

My son has been living at Lincoln Square for over six months and we think it could be the best apartment building in the city. It is beautiful and clean and well-run. The people who work here are the best- always willing to go out of their way to help. They also get to know the residents which makes it feel even more like home. The public spaces and the outdoor area are beautiful and usable, and I am always awestruck by the apartment itself (and the views!). They even have regular events to bring the community together. This is a wonderful place to live.

Living at Lincoln Square Apartments has been an absolute pleasure! From the moment I moved in, the experience has been nothing short of fantastic. The studio room is actually quite spacious! modern, and well-maintained. I appreciate the large window that let in so much natural light and offer the city view! The amenities here are top-notch, there’s a well-equipped fitness center, a relaxing lounge area, and even a lovely outdoor space perfect for unwinding or socializing with neighbors. The management team is incredibly friendly, attentive, and quick to address any concerns or requests.

Summary - luxury apartments in Philly are all BULLSHIT! Better off renting a Townhome with friends. This place is especially egregious - design is terrible, quality isn't luxury, management sucks. Only silver lining are the kind residents and their cute dogs. STAY AWAY FROM LUXURY APARTMENTS IN PHILLY. It's a useless flex by out of touch builders and real estate goons trying to make an affordable city the next SF or NY. Boo and hiss to all these gentrification ass forces. Place across the street disgusts me like why does an apartment building need a grand fucking piano on the ground floor!? Just make bigger apartments. Boo fucking Hiss! LINCOLN How are you charging $3500 for a 1100sqt ft apartment and then having to pay $260 parking per car, when there's 4 story townhomes with parking going for the same price. Or townhomes in the neighborhood that costs less to rent, and cheaper garages. The amenities don't make up for the premium pricing because to be able to afford this place you gotta work a pretty demanding job so won't have time to really use the amenities. The 3rd floor patio design is stupid personified, you waste all this space for flowers and shit when you can put a pool in, literally do anything else rather than waste our rent money on weekly landscaping. Management could give less than 3/4of half a fuck about you. We moved in and usually me and the roommate split rent and pay separately. I paid my half, roommate tried to pay theirs but issue with the system it didn't go through. Why did we get this threatening letter five days later telling us to finish paying or face consequences? We literally just moved in and paid yal all this money up front. You saw half of the rent was paid, if you're not gonna pay rent at all then why only pay half - clearly it was a first time in the place type of mistake. Fuck courtesy I guess. They also don't properly manage/police the outside space so dogs shit everywhere all the time and they let negligent dog owners get away with it. Several times a resident would leave a large heaping pile of shit in the dog park (not quite sure if it was dog or human), rather than doing an actual investigation they just accused a bunch of dog owners and threatened to charge them fees. I had to literally draw them a diagram and point out why my dog couldn't have done it because of where the shit was relative to where they had her on camera. I literally counted the fence posts to prove it, it doesn't take Batman to figure this type of stuff out... The elevator breaks all the damn time, Also the parking garage is a fucking cartel. It's also hella inconvenient to bring in groceries from the garage to the apartment. You have to use several sprouts shopping carts. Also for a 8 story building why are there only 2 carts for residents to use to bring packages and stuff!? Then people forget the carts so they're never available to use! I just gave up, got swole AF and started taking my heavy ass packages up by hand, yes literally up 6 flights of stairs because surprise the elevators are broken. I'm pretty sure they're elevator servicing company is a cartel too - because it's always the same elevator that's down! The moment you don't renew a lease and decide to move out it's like you're garbage. worst move out experience ever. We reserved the moving dock and elevator for move out. Day of someone parked in the spot so we had to wait 1 hr to get security to do their damn job. Then had to wait for the front desk to do their job and lock the moving elevator. Had to walk up 8 floors to find the moving carts because of course the main elevator was broken. Found the moving cart only to have it be stolen from us mid move out, this greatly delayed our move out. Also the sprouts target corridor is not an amenity, it's just grocery gentrification: Fuck connivence if you're extorting on price. You can get the same quality of produce at the Asian grocery stores on Washington or street vendors in the Italian market. People need to be slapped for using the word Luxury Apartments in Philly of all places.

Management sucks and quality well below luxury! Where do I start? Power was cut from 6 am to 3 pm ish and we got a pizza for it! As a resident there for more than 2 years, this has happened a bunch of time. I missed many meetings from work on that day because their common wifi was not working either. And yet they will not waive $5 admin fee for being late by a couple of days for sending them my renewed insurance document! Management lady Justina Hill is the worst. Completely unempathetic, shows you downright she does not care. She can waive a lot of these internal admin fees but shows you downright she does not want to. I dont think she cares about her job at all. DO NOT come to this apartment because they are so inflexible and unreasonable it will break you. Life is short, and if you think location is great, look to the apartment across the street that will be available in 2025. Quality has gone down since i first moved in. Stairs/walls are dirty, one of the only two elevators constantly breaks down and there's either fire alarm or power outage happening at the worst time (1 am, 6 am to 2 pm, 8 pm, you name it)

My $29 security deposit refund was my last straw with this place. TLDR don't live here - this place is overpriced for the quality of service provided and all they care about is making money, not happiness of the residents. If you want a preview - look at the boiler plate message they respond to all of the negative reviews with. They do NOT give a shit. Positives: the neighbors, Josette and Chris (front desk), and the maintenance staff - all amazing. Negatives (in order of how frustrating each situation was in case you don't want to read the whole thing): - I had mosquitos in my apartment for about two months. I repeatedly complained about this. Because the exterminator only comes once every other week, it took over a week after my first complaint to have an exterminator come look at my apartment. Before he got there, the management (specifically Nat'e) told me the problem was my plants and I could throw them away or put a mosquito drop in them. I had 7-8 mosquitos in my apartment a day, was being eaten alive at night, and ended up having to stay at my moms on and off for a month to try to avoid it, as I was able to get to the suburbs. Nat'e also told me that no one else had reported the problem, again trying to stress the fact that my apartment was the issue, but the exterminator told me someone on my floor reported the same issue. The exterminator, when he finally got there, also told me that there wasn't much he could do (he sprayed just to be safe), the problem was that the building needed to clean the HVAC units as that's where they're breeding/coming from. Did the building do that? No.. I continued to have bug problems in my apartment. The mosquitos were gone by the winter when everything froze over, but gnats were a year-long problem. BTW - I had all my plants for years, and never had this problem. I've also moved all of my plants to my new apartment, and still don't have this problem. The problem was Lincoln Square. Two months after I moved out I finally received my security deposit - $29 of the $250 refundable + $350 non refundable deposits I put down. Why? I apparently had an outstanding utility bill of $125 (meanwhile I paid off my balance with the final statement I received and each month I averaged under $100 so this made no sense) and they charged me for carpet replacement. I left my carpet in the same condition as it was when I moved in. Even if they found new stains, which I'm 100% certain they did not, it should have come out of my non-refundable pet deposit. I complained about both of these things to the management - the response I got was that pet deposits are not used for damages or stains. So then what's that money for?? The apartment sells itself as pet-friendly but they hate dogs and dog owners. We got at least one email monthly scolding us for where our dogs were relieving themselves on the roof. They're dogs, and they couldn't always make it to the other end of the roof where the dog run was as they're trained to go outside, regardless of where. Many of us asked for additional space for the dogs, especially because some of the dogs in the building were unfriendly and we couldn't always share the space, but they refused to help us with this. Instead, neighbors were charged $100 for these incidents when they were caught. The fire alarm went off multiple times, late at night, disrupting sleep. The worst part of this was - the message was different by floor. Some people were clear that it was a fire alarm, and others heard a message saying there's an emergency in the building and to wait for further instruction (1st problem with this is in today's world, gun violence was a real concern - 2nd problem is if there was an actual fire, some people would not have known to exit the building). For my renewal offer, they raised my rent by 12% which was over $200 a month. This brought my monthly payment to more than what I'm paying in a comparable building, for more space, in Denver - where the cost of living is significantly higher. They're overcharging. Out of room. Hope this convinces you.

My friend and I went to look briefly at apartments in this place. The studio apartments are just awful looking, no feeling of warmth or positive energy. Just one LONG ugly window in this tiny studio, kitchen in the living area, kitchen drawers that were impossible to open, only a "shower," because "everyone likes to take a shower now a days." WTF? The view from the apartment was either of an outdoor movie theater on a *massive* we mean massive amount of land on one side, like being in the suburbs with a boring running/walking trail surrounding it?. No trees, just green grass. One view was of a building that the leasing person didn't know what it was, very run down building that will probably eventually be taken down and another construction project started. People were cold and unfriendly except for the front desk person. Not one person wearing a mask, but anxious to get really close to your face. Hey guys at Lincoln Square, the pandemic isn't over, KEEP YOUR DISTANCE AND ASK IF YOU SHOULD WEAR A MASK with a prospective tenant! The leasing agent was again awful and rushed, she didn't even know who we were. My friend and I despised her and couldn't leave this place fast enough. Oh, please don't forget there is a several year apartment construction project going on across the street that, per the front desk person, will be going on for years and years. Enjoy!!! The whole area of the apartment building and outside of it looked like a prison, a clean humongous prison that had an exercise walking trail and movie screen outside. OMG. Oh, there are stores like Pet Smart, Target, that were the best feature. Whoever designed this massive amount of space and very strange dull, boring boring apartments should not design apartments, but rather suburban *holding facilities* or maybe shouldn't be an apartment designer at all. Oh, the indoor of the place, the apartments, the outside area was just so awful. Amenities---an awful small room to practice golf,? an unimpressive gym, a ping pong table, and whatever else showed at the viewing. A movie room that the leasing person didn't know much about, we just thought it's a good place to catch Covid. We just couldn't get past the horrible atmosphere of the place and awful leasing agent, as well as no one being considerate enough to ask if they should wear a mask when the Covid rates in PA are so high, crowd us into an elevator with 3 un masked people, it was best to get out fast. OMG Rent at your own risk or if you're from the suburbs in PA and want that vast feeling of aloneness, boringness, and plain and simple DULLNESS, ENJOY! Nothing pretty or positive about anything in and out of this building, nothing. Beware, the leasing agent knows nothing about anything.

My husband, infant son, and I had to move to Philly from Baltimore during COVID due to my husband's job. We made arrangements to move to another building near by but weren't informed until the day before that the building wasn't complete (no elevator!) on our move-in day which also happened to be July 4! So cue the craziness. The leasing office was closed that weekend for the holiday which Josette at the front desk let us know upon visiting but she suggested we take Tyrell's card and call him. We were able to connect with him and he made himself available at 2:30, on his off day, to show us options. The client centered approach we felt then we've felt in our interactions since. Tyrell, Mikey, and Theresa in the office are very welcoming and I often just pop in to say hello. All of the concierge, maintenance, and janitorial staff are kind and always speak when encountering them throughout the property. Josette and Milly greet my little dude by name every time we enter the building. I honestly cannot say enough good things about the staff here. The location, amenities, and views are all wonderful but to me don't mean much if building management and staff is difficult, that is not the case here. We love it and are so glad we ended up here!

Great apartments, love living here so far! The management team has been very accommodating and helpful during the move in periods. There's a really nice gym and lounge area in the building as well. The location of the apartment complex is perfect. It's far enough from center city so that it's not too hectic (about 25 min walk), but still close to everything you could need. There's a Sprouts farmers market right next to the building and a new Target, Starbucks, Chipotle, and Insomnia Cookies downstairs on the way! Definitely a good spot to move to if you're looking for a nice in between of south philly and center city.

DO NOT LIVE HERE TERRIBLE MANAGEMENT - Not worth the price when half the units are rented like AirBnB I lived at Lincoln Square this past year and since moving out due to COVID-related personal issues, I have had nothing but problems and conflict with the management. They will try to take advantage of you to get more money and will speak down to you to make you feel like you do not know what you are talking about. Must give them 60 days notice of your intent to either move or stay or it renews automatically, even if you have told them months before your lease is set to renew that you've lost your job. During a pandemic, they did not cut any slack or give any consideration. They also lost my move-in form with my suggested repairs and said that it was my roommate's fault. -100/10 - Do not live here!!!!

Lincoln Square is a uniquely designed apartment complex that functions as a vibrant village in center city Philadelphia. The wholistic planning of this residence is made transparent during the implementation of the COVID-19 pandemic quarantine this year. By going to Target's on the second level of the building or by simply going across a walkway to Sprout's Market next door, residents are able to make necessary purchases (all other retailers and a bank are between these two anchor businesses. A major pharmacist is one block away and others a few blocks further). Management is attentive and savvy about the operation of such a large residential facility. The conscientious and gracious staff makes Lincoln Square a welcoming and well-maintained residence. During this pandemic, virtual offerings in entertainment, eating, fitness and games are offered. Pandemic protocols are prominently posted and monitored for the safety of all who live, work, and visit Lincoln Square. This focused effort promotes a sense of community that in no way compromises privacy. Did I mention that parking is available? Would you like to see a rooftop deck that exceeds your expectations? Yoga, spin biking, golf-swing practice room-- which of these interests you (and there is even more in the fitness rooms)? Would you like to see an amenities mega space with several designated areas within it? Make an appointment to see for yourself the full wonder of Lincoln Square. D. The building is only interested in stealing your money!! The apartment is a beautiful building but expect to pay 5x more than what you have signed for in your lease. They were constantly asking for more money and forcing us to pay it. Utilities were unnecessarily expensive (and I know they were up charging because when no one was living in the apartment the bill was just as expensive as when I was there). To make matters worse, when I moved out of the apartment they charged for "damages" just to make some more money during the virus. They are very short on money. There were no damages to the apartment, esp because I was only there for 6 months! Upper management does not want to talk or try to help out it's residents. They are only interested in money!! I would highly recommend looking elsewhere.

This apartment complex is amazing! From the roof deck, to the gym, common areas, and the apartment itself- this place is worth every cent. I worked with the leasing agent Tyrell, who was knowledgeable of the area/ building, accommodating, and very helpful throughout the whole process. Tyrell goes above and beyond and even provides his cell phone number to be available for tenants when needed! The security staff, front desk concierge, and maintenance staff have been amazing to work with thus far. I would definitely recommend this apartment complex to anyone looking for hassle free living with some amazing views of the city.
