During my recent visit to the Los Rios Historic District in San Juan Capistrano, I was thoroughly enchanted by its rich history and picturesque charm. As California's oldest continually occupied neighborhood, dating back to 1794, the district offers a unique glimpse into the past. Strolling along the tree-lined Los Rios Street, I admired the beautifully preserved adobe homes, many of which have been transformed into delightful cafes, art galleries, and boutique shops. The vibrant gardens and rustic architecture create a serene and inviting atmosphere. A highlight of my visit was dining at the Ramos House Cafe, where I enjoyed a delectable brunch in a quaint setting. The district's proximity to the train station makes it easily accessible, and its blend of history, culture, and community spirit makes it a must-visit destination. I wholeheartedly give the Los Rios Historic District a five-star rating for its exceptional preservation and enchanting ambiance. Get there early to ensure parking!

There is loads to see and do here. We parked at River Ranch Marketplace (but there are loads of other options) 2 dollars an hour. At the mall there are a variety of eating establishments and some nice niche shops- cheque book required! As quite pricey in one or two. We strolled across the railway track to Los Rios historic district. There are 3 or 4 really lovely little gifts and arts and crafts shops. Some nice little bargains and unusual hummingbird feeders. Reasonable prices. A few steps away was the main high street that has a fantastic antique barn. Also, the mission. Will definitely return again. You can take the train to San Juan Capistrano and easily walk around.

Old San Juan at its best. It's quite historic the Chamber of Commerce does all kinds of good things to keep San Juan tap very nice. The missions beautiful. Sunday 7:00 a.m. Mass in the old Serra Chapel. A beautiful experience

There is a few charming restaurants and shops for everyone to enjoy! They even have a cute petting zoo for your kids to enjoy! We didn’t have the opportunity to grab a bite as we were not planning to stay long but everyone there seem to be enjoying themselves.

Just behind the train tracks is the Los Rios Historic District. You can get here by train (Metrolink stops right at this site), by bike, by feet, or by car. There are plenty of paid parking across the tracks or free street parking along Camino Capistrano. Here you’ll find: - Old Mr. Tree (circa 1800) - The Tea House on Los Rios - Ramos House Cafe - And other businesses! The street is not paved so wear comfortable shoes when walking here. Overall, a picturesque spot for the Spring and Summer months!

Charming historic place, can't believed it's the oldest street in CA dated back to 1700. Lovely flower line street air of time stand still. We found an old peppercorn tree circa 1800, hug it...the tree energy is amazing! So much to see and do and we only had a few hours so next time we will plan to visit t the tea house and spend some time exploring more.

This is a small historical neighborhood said to be one of the oldest in California (THE oldest in Orange County?). The Los Rios Street is about 600 feet long, from Mission Street to Del Obispo Street, and 3 out of the 40 adobe homes still stand as originally built from 1749 by Indian neophytes. Other homes and structures were built between 1887 and 1910, and others after 1920. My family and I were here to have breakfast nearby, and decided to stroll around from Verdugo Street, right near the SJC train station. Once I stepped off the cul-de-sac, it felt like I slipped back in time. From a street clock to an old wooden sign, a cottage with wagon wheels and a wooden water tower, it felt like I needed to change into a prairie dress with lace boots and a bonnet, lol. We didn't explore the entire district, but went down Los Rios Street a little, as well as River Street. River Street was a dirt road with a petting zoo and a marketplace with restaurants and stores. As much as I enjoyed seeing old homes and structures, it was limited to certain areas as most of the neighborhood consist of privately owned homes. So it was definitely worth seeing if nearby, but we only took about an hour walking around; maybe max 2-3 hours if eating and browsing the tea houses and/or stores.

I've never gotten off the train at SJC, but today I did. I was always curious about the old section of town. Los Rios is right across the tracks from the train station. Once across the tracks you've stepped back in time. Los Rios is the oldest community in CA. This neighborhood is beautiful. There are shops and restaurants. I really enjoyed the coffee house. At the end of the street you will find a tea house where you can dress up for high tea. You can relax here and almost forget about the outside world. If you come by train make sure to be on the right side of the tracks or you will miss the train. There's no way across.

Highly recommend the Los Rios district if you want a quick get away. I felt like I was in Mexico, there were so many beautiful flowers and cactus along the walk. I reccomend coming here with some friends and plan a meal, then walk your calories off down several of the streets. The streets are filled with tea booths, art collaborations, cafes, and even a small ranch for kids. Bring a camera too and take pictures in one of the several garden areas.

I absolutely love the Los Rios historical district I adore Los Rios Street! My family and my friends love meeting there together and exploring. River Street is right next to it so it's definitely worth hanging out there to eat and shop!

Charming, charming, charming! The small butterfly garden was a treat! Many old cacti. The wall has a few plaques with the history of the district. My favorite were the cottages. The merch is unlike any I have seen!! You'll be pleasantly surprised with the tea house. There is also a coffee house for the coffee drinkers.

I love going to Los Rios Historic District. It's nice to stroll around this area and a lot of places to stop by. I've come here a handful of times for various reasons. I've taken a stroll with the doggo and stopped by Hidden House Coffee before. It's the perfect pick me up and they have dog bowls for a water break. I've also gone to The Tea House on Los Rios, very cute restaurant for high tea. There is a free Los Rios Parking lot. I also sometimes park at the Los Rios Park, they have a free parking lot. Then I walk over from there. This street is very cute and feels very relaxing.

My husband and I love to walk down this street when we are in SJC. It's a charming peaceful street with lots of history. We only wish there was more of it. They are in the process of expanding this area with a few more restaurants and shops while keeping the historic integrity and feel. Looking forward to seeing the finished project due to be completed the end of this year.

This whole area is magical. There are whimsical stores, good restaurants, nice people, and just a good overall feeling. It's a historical area of San Diego where you can feel nice sense of peace and calm. They did an excellent job. This is definitely a place to visit if you're ever in San Juan Capistrano.

Adore walking around this area! So quaint! I love picking up a tea from Hidden House Coffee and then talking a walk around this area, especially through Los Rios Park. It's one of the few places where it actually feels a little bit like fall in Southern California. Parking can be a little tough - I generally park at the park. Or, there is a pay-for structure, too. 2021: 70/100

One Street Block of Restaurants, Stores, and a couple Bars. When you visit this little town make sure you eat here,most places are small and charming. A different vibe from the main st restaurants. There's a small kid farm that you can take a little one to enjoy and learn about animals. People are friendly and welcoming.

Took a little stroll around the Los Rios district yesterday. Perfect weather to take in the beauty after an awesome lunch across the tracks. This is a awesome area to grab a coffee and stroll. Keep your phone out to take a few shots of all the natural beauty and history of Los Rios. A couple great eateries there as well. I love The Tea House (you'll need reservations). If you're looking for a relaxing and free way to spend a bit of time, I'd recommend. Don't miss the huge Plumeria tree

You guys THE OLDEST neighborhood in CALIFORNIA that's mind blowing! Wow!!!! It is a hidden GEM and rubs elbows with The Historic Down Town of San Juan Capistrano. There is talk around town that there are ghost roaming around and the stories you hear from the locals are just mind blowing! We got lucky and was able to sit with a couple that has been here for over 50 years! And wow the tales and stories are just so amazing! It's a must see it for yourself, plus you can check out pics and vids plus I have so much more footage for you to see. This is it for right now bc I have places to go and people to see! Lots more to write about!

We decided to explore locally due to COVID, and this quaint district was a good getaway. I appreciated the art in the local shops and the shaded street to stroll down. It was a calming atmosphere that I appreciated a great deal. Good place to go with kids as well if they appreciate art and small trinkets.

Los Rios is a historic, charming neighborhood still inhabited, the oldest in the state. It's on the other side of the train stop, coming from the Mission area. It has a big sign in front of the train stop, so it's hard to miss. If you visit San Juan Capistrano, you have to cross over and visit this cute district, full of historic houses, some converted into cool coffee shops, restaurants, tea houses, unique boutiques, artists galleries. The place is old, but well preserved, it has a nice park with great information re. its history, restrooms, a Petting Zoo (small, they do charge admission!). It's a fun place to stroll around, full of corky places, cool vegetation, original old buildings. You can shop, have some tea, grab some coffee, relax. There's no rush here. It's one of the places that's timeless.

This is a wide spot in the road, tucked behind Trevor's on the Tracks - that is not well-known. The Los Rios Historic District is an old, old place. (Trevor's used to be the old Capistrano Train Depot built in the late 1800's!) But now it's the place of the young hipsters, middle aged folks and oldsters too. There are colorful wildflowers all around to greet you; as you walk in from the back parking lot. In the springtime, galleries of painters gather to capture the quaintness of this pretty place on their canvases. In the summer, it gets hot, but don't worry - there are a few quirky cafe's that sell delicious food, and iced cold drinks. I think I saw someone eating an ice cream cone today. There's even an old Tea House that serves a high tea: I've had the Prime Rib for dinner, complete with Yorkshire pudding, so there's an excuse to bring your husband along! There' s more than just tea in the Tea House! There are a handful of artsy fartsy shops - but the whole District is very small. The Los Rios Historic District does have a few ghosts that roam the back roads, and the railroad tracks also. Legend has it that around late October, a young woman who is dressed in a long, grey dress - and she wanders the railroad tracks, hurriedly gathering up old rags. She puts them in a woven basket, and then she runs away. She is crying, and you can hear her lonesome moans. It's quite heartbreaking, but her story can never be remembered. The Los Rios old town has homes that were built in the late 1700's, which is really hard to wrap your head around. It is known today to be the oldest inhabited neighborhood in the state of California! I'm pretty sure that the old Mission SJC which is right across the alleyway, was built before those old homes were, but there are a few adobes that are still standing that housed the workers who were there, all those centuries ago, that toiled in the hot San Juan sun, building the old mission walls, from ancient sands. There are many stories to learn about this old wide spot in the road. People live in those old wooden homes to this day! Every home is a thing of beauty! Anyhow - take a visit there someday soon - plenty of free parking - but at night - when it is dark - please beware of the lady in the long grey dress - if you see one of her old rags, don't touch it! Leave it there, or she'll come by your house late at night to grab it from you!

We didn't have reservations when we showed up at Zoomars, so ended up wandering around the historic district. It was just ok, didn't feel too special. Lots of plants & butterflies all abound. Free parking. Nice sunny day though.

Historic districts are my thing, and this one doesn't disappoint. I love the idea that in the 1700s (1700s y'all !!!) people were living and working here, and many of the buildings are still standing. Many of the workers who built the San Juan Capistrano Mission lived here, and there were general stores and restaurants to serve their needs. There are still people living here in newer houses sprinkled in between the old stuff, and there's a great historic park with photographs and really interesting gardens. You have to seek this out because the area is not really evident from the upper streets of SJC. Just cross over the train tracks. We strolled through the district, taking it all in. Relaxing and educational. Just watch out for the train 'cause there are only two single barriers that lower, and you're standing inches from the train track when you cross over to the main side.

Los Rios is located just across the tracks from the busy train/metro station; it's one of the oldest continuous neighborhoods in California. The street is filled with private homes, three of which date from 1794; these were built for mission families. There are businesses in some of the other historic homes. As far as I can tell, this is a walking street and cars are not allowed. There is a museum; however, it was closed when I visited this area. It is a pleasant place to walk. Palm and willow trees grow among eucalyptus. I saw cactus under sprays of bouganvia. It must be beautiful here in the spring. So many of the homes are private, I did not feel comfortable photography much along the street

The Los Rios District is a fun place to come. There is a lot of history here, but even if you don't care about history, it is a fun place! It is a beautiful place, with a lot to offer. No chain stores or restaurants. Feels very homey and quaint. I could be wrong, but I believe it is the oldest (or one of the oldest) areas in CA - oldest with buildings/establishments. I find this place to be scary at night haha. It is haunted!! Haha. I've never experienced anything, but I have some friends who have! Ahhhhhh haha. I do love to come during the daytime. There is a parking structure on the east side of the train tracks. The other side of the train tracks is the Los Rios district. There is also some parking across the street from the parking structure. There is a lot to do in this area - shopping, restaurants, petting zoo, park, etc. I have been to the Ramos House and it is delicious!! You must go there. Sarducci's is also good too. I also have done the petting zoo. I went during October and they have a lot going on during that time. Check it out! I also love the park here, it is relatively new and an awesome place for your kids to play! Come check out this gem of an area!

The Los Rios Historic District is a relatively small & quaint place to take in the air, grab a bite, sip on a coffee, or simply relax and not do any of those things. It's very lo-key, reminds me of some of the shops back home in Hale'iwa. (North Shore, Oahu) Simple, kitschy, and artsy. Just as the two rounded the corner, a Mexican male & younger female peered out from the rear of the structure as the two officers rounded the corner to enter from the front. The male & female the proceeded down the back street, casually walking away as if they were home free. I looked around @ the other people who simply put their heads down and continued on with their important Snapchat or FB status they were in the middle of updating. (SMH) That's the problem nowadays, people are so apathetic to everything, self absorbed narcissist. They only care when it involves them but otherwise, it's not their problem. I jumped up ran over to the parking structure, redirected the undercover officers who then called for back up as they jumped backed into their car and sped off. So as cool & chill as Los Rios Historic District is, there's that. No matter where you are, always pay attention to your surroundings... 'Better safe, than never. This is a nice place to walk around and get some pretty pictures of plants and trees. It is listed as the Oldest Neighborhood in California. There are some signs that tell a little about the history of the area, but not a lot. Most of the buildings have been converted into stores. When we were there on a Monday afternoon before school had gotten out for the summer, most of the stores were closed. There is a petting zoo there, but as we have no young children, we didn't go down to visit that. The area is well maintained and safe to walk on (at least during the day). It is close to the Amtrak Depot in San Juan Capistrano and you will have to more than likely cross the train tracks to get there after you park, so be careful for watching out for trains as it is an active train depot. Worthy of a stop if you are in the area and have some time to go exploring.

Nothing like combining exercise, history and great food into one experience. That is what the Los Rios Historic District does. The district is located behind the Capistrano Depot in San Juan Capistrano and features a small park, three original adobe buildings (The Montanez, the Rios, and the Silvas) all built between the late 1700's and early 1800's and an abundance of plant life (most of it marked for easy identification). You can also visit Zoomars Petting Zoo, Hummingbird Cottage, Apple Rose Cottage, Ramos House Cafe, The Tea House on Los Rios, Lemon Drop Grove, Ito Nursery and The O'Neill Museum. Zoomars features a large petting zoo and pony rides for young children. The Tea House on Los Rios specializes in event planning to include: Baby and Bridal Showers, Garden Weddings, Birthday and Anniversary Parties. Practically every home on Los Rios has been converted into some sort of business or has a business springing off of it. On a nice day, you can casually walk the district, take in a little history and grab a bite to eat all at one location. Most of the businesses are pet friendly, so make sure to bring your four-legged friends.

Charming little neighborhood to while away a few hours. I was in Laguna with my mom and we had a half-day to kill so I brought here here to wander around. The houses and shops are cute and she enjoyed shopping for gifts and browsing antiques stores and art galleries. The petting zoo looks promising for younger kids and those who day-drink will like the wineries and bars sprinkled throughout. Pop by the train station and cathedral for a bit of history to round out your day with a little bit of knowledge.

Old San Juan at its finest there's a few cool shops and eating establishments here as well as a great deal of history! There is a petting zoo here that has a few animals and horse rides. They used to do Hay Rides when I was little but I don't believe the Jones Family owns the farm anymore. With in the past few years they built a cool little park that has a playground and some benches. My favorite part of coming down here has to be walking up and down the street looking at the houses or at night looking for ghosts I'm a strong believer that parts of San Juan are haunted due to the long history of the town!

Beautifully vintage are the two words that come to mind when walking through Los Rios District for our e-photos. Artistic photo opportunities are boundless with all the homes, eateries, train station etc. The one caveat with shooting here is that many of the residents specifically post up signs prohibiting photos on their property. I'd probably be the same way if random couples were all up in my begonias all day, everyday. Photos aside, just walking through the streets can make for a very rejuvenating and romantic stroll. Perfect spot for a shoot, or some quiet time with a loved one, or heck, if you're the loner type, even just alone.

San Juan Capistrano has a love affair with it's history. Los Rios district has the feel of the western town inside Knotts Berry Farm, but you don't have to pay to enter. Whether you arrive by Amtrak, or have to deposit your wheels in the nearby public multilevel parking lot, it is an easy walk across the tracks and down the few blocks of tree-lined, dusty road that runs past this historic settlement. You hear the clang clang warning that announces a train is coming down the tracks, and the rustic smell of eucalyptus and really old pioneers' homes. Quaint, flower laden gardens, and cottages are transformed into restaurants and boutiques. You will almost forget where you are for a moment as you saunter down the road, until you hit that first speed bump. Cross to the other side of the tracks, and you are almost there, so close to the mission. Capistrano, while definitely touristy, has made sure you will enjoy the day out with the family. You should come at least once.

What a great and quaint little place to visit. Fun, informative and relaxing. We cruised around on foot and saw some great old homes, a cute little park, the main street with various gift shops and restaurants. Very laid back and relaxing way to spend some time checking out old Mission homes/adobes and the beautiful trees and plant life. Pack up the kids and pets and come enjoy the day and all Los Rios has to offer. Los Rios is located right behind the Amtrak train station, and is a two way street, so you need to step out of the way when a car is coming.

We had our photo shoot here and I just love the vintage look. This place is surrounded by so many orange trees. We arrived a little after 5pm and I believe they were closed so we just walked around the premises and took photos. Definitely a great memory to have.

Little historical tidbit for you history buffs out there, the Los Rios Historic District is the oldest continually occupied neighborhood in California. The business owners you see on the block (by law) also live where there businesses are. So all the owners of the tea shops, coffee shops, restaurants, gift shops, and museum also live in the same building or directly behind/next-to their businesses. It has such a small town kind of feel, I honestly adore it. Note: I was informed about this information from a local. This is a definitely a great place to check out with a few friends, family outings, or if you're feeling it a cute date with that special someone! I found it really peaceful to walk amongst the buildings and wander into the town area where there are more businesses and the Mission. It's such a cute quaint area, I really felt at peace walking around. Ouuuu, also if you have kiddies or are animal lovers there is a small petting zoo here as well! Parking can get a little tricky.There is a lot near the businesses, but it can get full fairly quickly. In order to get to this lot, you also need to be aware of the fact that you're going to be driving through the main street where the businesses are and many pedestrians do walk. However, there is a parking structure on the other side of the train tracks that you're welcome to park in. But if you can't drive here but have access to the Metrolink, I do believe that there is a stop at Los Rios! :) I haven't been able to check out all the businesses, but I'll definitely be back someday to visit and try all this historic area has to offer. Definitely worth a visit if you have the time. Check it out if you have the chance! :)

This is something else, thats for sure. I was not expecting such a tiny, old street, everything is original, you really feel like you are back in time. WAY back, and I felt way too tall, the houses are tiny, most of them turned into cute shops and cafes. Great, short walk to take in a piece of the past, very cool to see and great photo ops!

This is a very cute shopping place in the heart of San Juan Capistrano. It has all family owned boutique shops. Some are coffee shops and other hold souvenirs. Each one is unique in its own way. I highly recommend visiting here because it's wonderful just to wander through. It's a great place for locals and tourists to visit.

I m a local, usually visit a couple times be a month for a walk and lunch.though there has always been a homeless element,(who doesn't love a beautiful spot) there is an overabundance of them. Benches are someone's home, and hobo trash is everywhere! Bedrolls in bushes, shopping carts, etc. Homeless ain't helpless,pick up after yourself! Included are some pics of the crap.

Los Rios is the oldest continually inhabited street in all of California. Houses originally built from adobe in 1794 still stand today. The train station originally built in 1887 greets you as you walk into the area. As I wandered around, I felt that the history in this area is quite palpable. There is a wall with more information and photos describing the long history and varied people of Los Rios street. I sat and read some of the plaques to learn about it's original inhabitants. Some of the old houses have been converted into shops. Art & Antiques can be picked up at a variety of quaint, tiny, 200 year old house-shops. One of the houses is now a respite from the sun, surrounded by a butterfly garden filled with beautiful flowers. A few of the other old houses have been converted into tiny lil restaurants, where friendly folk serve you tasty treats amongst the scenic views and the generally pleasant weather. Also within the old town is also a small petting zoo, where animals lounge around just looking for a scratch to the back and a snack to eat. One of the houses is inhabited by a lawyer. He's got cranky signs posted up around his property. Based purely upon the signage, he seems like he proudly drives a BMW. It's a beautiful reminder that there are historical things around us. Even in this relatively young state, there's lots of exciting things to do and see that connect us to it's history and exciting past. If you visit the Mission just a few blocks away, definitely take the time to walk over and see this place.

This is a cute little area with multiple purposes. They have little shops that you can buy different items, where there's a great amount of home made items. There's beautiful gardens alongside the path of the different stores. Also, there's a couple restaurants. What I have also seen is a lot of people have photo shoots here since there's a train station and the different garden areas and plain and simple walls that make great backgrounds. It's has very ma and pa feel to it with also being modernized a bit with the restaurants. There's a Starbucks nearby and also hidden house coffee. I definitely enjoy spending a short afternoon there. It's a little area, so it won't take too much time...definitely worth it though.

Oh Man! This whole area is awesome! First time there today. The District is Los Rios St between Del Obispo and Mission St. Take the train to San Juan Capistrano Metrolink. It's perfect to get off at and enjoy. There is a cool coffee house, cafes, a steak house and some cool little shops. There's even a petting zoo named Zoomar's. Grab a coffee and walk the length of Los Rios St. Enjoy the trees and old Mission style ambiance with a country feel. Theres even a Theatre right by the train station. Most important detail? Clean bathrooms are available at the train station. Total new hangout.

Time warp. Step off the train and back in time with a visit to the navel of Orange County! Los Rios is a great place for kids, their parents, couples, history buffs, photographers, and everyone in between. For great food, I recommend you try "Ramos House Cafe": their food is fantastic! If you're on a budget, don't require table service, and want good, authentic Mexican food, you'll have to try nearby "El Campeon": muy sabroso! I love bringing my boys here (ages 8 and 5) as they get to experience the Orange County of my childhood (I'm a 4th generation Californio) which has nearly disappeared but remains alive and well in San Juan Capistrano's Los Rios district. Meander through the historic neighborhoods - its original, authentic adobes - and enjoy the native flora which beautifully surround them. My boys love the "Los Rios Park" : a small playground a hop,step, and jump from the SJC train station. The admission fee is fantastic: free.

It's beautiful here on a nice day! Outdoor restaurants with a rustic feel like you are far away from Orange County. You can take the Amtrak to San Diego or LA from here. I personally haven't done that yet but I will. The petting zoo is a must. You can either walk by and see the animals or pay to feed them. Great experience! It will bring you back to being a kid again.

We love Los Rios District. We frequent this nice historic street, the vintage steak house, el adobe restaurant, Los Rios Park and Zoomars a few times a year. Fun place for adults, teens and kids. In the summertime you can stroll by the hummingbird cafe and get a cold Popsicle. This is a mandatory stop for my daughter. We enjoy the small town feel and the history it has. It's always a treat to see the train pass by right next to the Los Rios st. There's plenty of free parking across the street from the Adobe restaurant or at the Los Rios Park.
