Attended Lumen’s fall event today and was super impressed! Food and drinks were provided with much attention to detail. Enjoyed getting to know a lot of people. All in all, it was such a fun experience that I never experienced in any other apt! I look forward to attending many more!!

I have been living within Lumens for two years approximately. It has a beautiful ambiance, and is located in an amazing area. However, that is all. Over the last year Lumens has lacked vetting whom they allow within their community. Many residents are extremely loud. Furthermore, the pungent smell of marijuana constantly permeates the hallways. The residents within 1301 are awful! They are loud, constantly smoke, and they rent out their unit for air bnb which causes many strange Individuals to lurk the building. I have contacted management and they have yet to do anything. This will be my last year here.

Lived at Lumen for 2 years Nov 2022 - Nov 2024 2 bd 2 bath 13th floor Pros: • Great views of the surrounding area • Proximity to surrounding area (2 minute walk to Greensboro Metro Station, 5 minute walk to the Boro, 5 minute drive to Tysons II, 8 minute drive to Tysons Corner Mall, 8 minute drive to 495) • Nice leasing office staff (ShoutoutJessica, she’s the best) • Floor to ceiling windows • 24/7 Concierge attendant • Above ground residential parking garage • Little to no sound transfer through walls • Almost monthly organized community events • Large in unit washer and dryer Cons: • Roaches reported by multiple neighbors (started appearing August 2024 through upper level floors 14+ and in the gym) • Broken residential garage door • Theft in the parking garage • No security camera’s in the parking garage • Overpriced for minimal space • No fresh air (windows don’t open unless you have a balcony) • Often multiple elevators broken at the same time • Small Pool (No music/speakers allowed) • Random "for lease" empty building right next door on the NW side (23ish floors) • Abandoned parking lot view on the NE side • Bright blinking light through the night from the communication tower on the NE side next to the water tower • Random loud revving from obnoxious car enthusiasts driving down Leesburg Pike If it wasn’t for the recent roach issue I probably would have stayed another year Prior to roaches I’d rate the apartment 4-5 stars *Chat screenshots from apartment group chat put together by residents

Living at Lumen Apartments has been an amazing experience! The community is beautiful, well-maintained, and full of thoughtful amenities that really elevate everyday life. I especially love the rooftop lounge, the fitness center, and the stylish common areas — they make it easy to relax or connect with neighbors. A huge shoutout to Steve and Julia, who plan the resident events. They do such a fantastic job bringing people together! From happy hours to themed parties and community gatherings, they put real effort and creativity into everything they organize. It’s clear they care about building a true sense of community, and it makes a big difference. If you're looking for a place that feels like home and offers both comfort and community, I highly recommend Lumen!

Lived there for 4 years. Pros: 1.Management is OK,leasing office replies to email in time 2. Location is convenient 3. Amenities are nice, and in summer time a lifeguard is always present at swimming pool Cons: 1. Can’t open window and the fan under microwave only has indoor circulation, basically it’s terrible experience if you want to enjoy a fried steak at home. And the oily smoke makes your sofa sticky. Gross 2. The package room management is bad. Makes my amazon prime meaningless 3. Floorplans are ugly. Hard to have a room that is square/rectangle or doesn’t have a ugly pillar in the middle

The worst place to ever live in! They don’t give a shit about your concerns. They don’t give a shit about you being in danger. They don’t give a shit about your kids I have sent them several requests to get rid of the lantern flies at least do something about it. There’s an infestation every time we go out the building we have 100 of them attacking us. They’re just ignoring our emails and my kids are devastated. they’re scared to go to school. They’re scared to play outside. They’re scared to even step a foot outside. We have dead lanterns killed in front of our doors in the balconies. We cannot use no amenities because we get attacked by all these lanterns and they don’t give a shit they’re just letting them increase every day. My kids are scared to look out the window because we have several of them climbing on our windows. We have them dead in the elevators, it’s a mess over here. Please avoid this place at all cost! @lumen apartments Tysons! DO BETTER AND AVOID THIS PLACE AT ALL COST! My kids cannot enjoy the pool. My kids cannot enjoy the amenities. My kids cannot do anything, they can’t step a foot outside because there’s 1000’s of lanterns everywhere. They could’ve done something about it if they wanted to, but they don’t give a shit.

December 2023 the apartment on floor 12 -7 pipes burst flooding the lower five apartments, causing all of us to have to be relocated for up to two weeks at a hotel while they ripped up all the carpeting pulled out all our personal belongings and drilled holes in the wall so that the dryers get all the moisture out. They entered our apartments without our consent, immediately removing all of our personal belongings and throwing them in the living room, which was soaked with water. I was never called during this process. It took a full two weeks for me to be able to come back to my apartment. I was told that I had to contact my insurance company for all the damaged items in my apartment, and that I quote “was lucky that they took care of the hotel bill as they technically didn’t have to” Two weeks ago floor 12 through 8 pipes burst again in an apartment causing water damage to the units below. All of this goes unreported by the management —only those affected directly by the leak know about the leak There are only four elevators for 32 floors and most of the time at least one or more don’t function. It is currently November 2024 and now we have three out of the four elevators down. No idea as to when any of them will be back up and running, but I can tell you that 600 people do not fit in 1 elevator. If you’re lucky enough to get a balcony apartment at least you have fresh air. I agree with the other reviews on this in that there is no possibility to open any window in any other apartment. You constantly smell the residents cooking or garbage from the trash rooms or if you’re really unlucky, someone is smoking marijuana in their apartment If you’re unlucky enough to live on the patio side most nights when someone has rented it you’re unable to sleep until after 10:30 as the people and music is so loud that it makes it impossible for you to get sleep. They now charge $175 a car for regular parking in their upper levels and $200 if it’s reserved per car that is on top of the rent you pay. There is absolutely zero parking outside the building and you cannot park down the street as Fairfax finest give you $50 tickets or worse you get towed. Each floor has its own trash room and the residents seem unable to open the door and throw their trash down the chute instead they throw it all over the floor for the employees here to pick it up. I have been here five years and every year it’s worse and worse. With what I am sure is mold growing in my walls and ceiling from the last leak this will be my last year here. I cannot recommend anyone living here unless all of the items that I have listed above appeal to you

The Lumen Apartment Life Coordinators (Julia and Steve) do a great job organizing social events every month. Great way to get to know people and have some fun. For example, we recently had a golf outing at a local course that brought out a range of golfers and was a lot of fun for all that went. Other events typically include good food and good drinks with a different theme each month.

I have lived in Lumen for 3 years in 2 different units and just recently moved out (due to needing to move out of state). In my three years here, I would say overall, I had a very pleasant experience. Yes, they do have their flaws. Some I can note are: elevators breaking down (I should not have to allocate 15 min to get out of my apartment building for work), AC/heater breaking down (though they do compensate--more on this below), and an incident of roaches (though it never reached my unit). However, lumen is a great apartment overall. Its location is superior and unparalleled, being equally close to DC and the suburbs, it truly opens up more opportunities to see and enjoy more parts of the DMV area. Though hallway to unit sound proofing is not the best, unit to unit sound proofing is excellent. You won't have to worry about neighbors being too loud or throwing a party. Once you're in your unit, it's peace and quiet. Views and amenities are to die for. The gym has three sections (cardio, weights, and yoga room), they have multiple areas where you can work/study, and they have Apartment Life who holds events several times a month and they're good events! I did previously mention the AC breaking but management team was so helpful in navigating. They offered to refund part of your rent or pay for your hotel stay while it gets fixed. This was so thoughtful and not something you can expect at any other management companies. The concierge people are always so friendly and ensure your packages are never lost. The leasing agents remember you by name and always maintain a friendly face to go to when you are in need. Also, the rent is very affordable for what you get and compared to other luxury apartments in the area. I cannot recommend lumen enough!

Please note that the vast majority of positive reviews left for Lumen were incentivized by the leasing office. There are a plethora of issues I have had since moving to Lumen, but let's just focus on three for the sake of time and getting my point clearly across: 1. The elevators have not been working for months. For a 32-story building, having only two operable elevators for months (currently only one is down... wild that that feels like a good standard) was both a massive time waste and a nuisance. One day I waited over 12 minutes (not exaggerating) for an elevator to get me to the main floor. 2. I have a very well behaved dog that I take great care of. Many residents at Lumen have divergent philosophies from me. The rooftop dog park is filthy 80% of the time due to residents not cleaning up after their pets. It is so filthy that I feel uncomfortable having my dog freely roam there most days. If Lumen management enforced cleaning up after pets this would not be an issue. 3. I live in a small one-bedroom. This past year they raised my rent ~$300 and had the nerve to include in my email that "many residents find that the cost of moving exceeds the renewal rate increase" - insanity. There are countless better options in Tysons. Do not live here.

Management had advertising for wine tasting for the residents, they made it out like it was an appreciation party for the residents. It turned out it was for selling home cleaning service and the lady offering the wine was pouring it in a NyQuil cup to measure then pour it into a plastic glass. A total embarrassment and if this is what the management thinks of their tenants , they should be ashamed. There are other issues with this building, such has the HVAC not working and no windows to open in the units. Don't be fooled by the google ratings, since they can be bought for ratings. Trust the yelp reviews. Do not move here!

I've been here for less than 6 months. In this time 2 scooters have been stolen from me in this building. One right next to my apartment, which is on one of the top floors and the building is supposed to be secure. And the second time, the person broke into the bike storage, broke the door in the storage, and cut my titanium lock with a saw. And it all happened in the middle of the day. The management said and I quote "We might have a rocket crash into our building tomorrow, would you also want us to reimburse you for that?" There is zero security in the building, there are not enough security cameras (only on 2 or 3 floors our of 32 and not in the parking!!!), and the management doesn't seem to care. There is a person that has been breaking into the building almost every night and sleeping on the 15 floor and it has been going on for at least 4 month, everyone is aware of this and no one does anything, just nod their heads. There are some many other buildings where people at least care. Look into the Vita if you want to be in the Tysons corner, it is way more secure.

I moved to Tysons without being able to see the apartments or meet any members of the staff in person and was a little worried about it. I would say that during my leasing process, Lumen staff was the most responsive out of the 8+ apartments that I had an interest in. I've been at Lumen for about a year now and this is the best-managed building I have lived in in terms of service. This group goes above and beyond to cater to residents and create a comfortable experience. The management and leasing team are a great group and always greet you when they see you in the elevator or halls. The concierge has done everything from helping me with packages when I wasn't feeling well to helping me with the freight elevator - they really do care about residents and it's been a great experience because of that. I do use the amenities often and am glad that I can choose between four floors of amenities. The location is very convenient to the Metro and other shops. Needless to say, I'm happy I live here and enjoy the views from my corner home, and would recommend the building to anyone who is looking in the area. A few hiccups that I would like to mention - pet owners are sometimes inconsiderate and do not pick up after their pets and I do wish that we had more EV charging stations.

I've been living at Lumen for just about a year. My experience at Lumen has included many positives, but unfortunately, too many negatives. On the positive side, the building itself is gorgeous. It has an attractive exterior, attractive interior lighting, modern decorations, usually smells decent (in the lobby, at least), and is located in a convenient location, with easy access to I-495 and Tysons Corner mall. The amenities, such as the gym, the views, and the rooftop pool are excellent additions that make living here a positive experience. On the negative side, the management is subpar. They do not address issues quickly or efficiently, neither do they strive to satisfy residents; rather, they will put in as much effort to say "well, we tried". More often than not, when there is a community issue, management will express words of sympathy and regret, without much actual action. For example, the A/C went out for several days during the summer. Apartments got quite warm. Personally, we were forced to get a hotel due to our sensitive animals/family members and general discomfort. Management basically said, "Sorry for the inconvenience"... I do get that there isn't much that they could do, however, more than a blanket apology statement didn't go very far and has painted our experience since then, in a really negative light. Second, the residents are really hit or miss. I've met incredibly kind people while living here. But, I've also met really rude, self-centered people as well, whether that's just being super loud, messy (I.e. leaving trash outside of their apartment), letting their animals roam the hallways without a leash, or otherwise not pleasant to interact with. Further, there is a serious issue with marijuana usage in the building. Personally, I don't really care if people partake, but the smell is pretty obtrusive, often leaking from one apartment to the next. In essence, a large majority of the residents are pleasant, but there are a few residents that make living here, less than enjoyable. Additionally, there is definitely a serious security issue in the building. To management's credit, they have taken some initial steps to increase security, but in my opinion, not quite enough. Overall, for the price that we pay for the unit, we would expect a little more service from the Management side. Once our lease is up, given the current prices that units are going for, we will likely move to another community.

It has been a rather poor experience living at Lumen. A/C randomly stops working and the management basically does not care about it at all. I understand if the issue happens once or twice, but its a recurring issue for the past 18 months. Otherwise Lumen is a nice apartment complex with LOTS of problems. But a functioning A/C is very important especially considering the rent.

Seems poorly managed. I scheduled a visit to tour the complex 5 days ago - wasted my time filling out all the web-form questions on my specs. Received a prompt follow-up email from Waleed S asking even more questions and confirming the tour time. Got a text today reminding me of the appointment. So I show up at the agreed 3:30 time and downstairs receptionist sends me to the leasing office on the 7th floor where I was greeted by...no one. Saw a couple employees up there chatting amongst themselves and watched a few residents head into the Manager's office to confer on unreceived emails/bills/service requests At 3:40, Waleed's still a no show. Poke my head into the Manager's office to inquire. Told he's on another tour. At 3:50, I ask the Manager again about Waleed, a Plan B, etc and am told "she's working on it" At 4pm, Waleed still hasn't shown up. I ask how bad he could be at scheduling appointments if he's 30 minutes late for mine? Manager rolls her eyes at me and tells me she's "just filling in...down from Connecticut." I tell her to get out the violins for us both, as I'm "down from from Seattle" and trying to find a place to live for the next year as I relo to the area. She tells me they only have 1 unit available, but she still can't sort out how to pull herself away from her Instagram update to show me that unit Based on my experience here, I can't imagine how they'd deal with a maintenance issue or not lose a package I'm expecting Net-net, a real clown show. Something's definitely rotting at the core of the complex or the group that manages/owns it. Plenty of see through office and apartment space in the area. See no reason to waste time looking here! When I first saw the hotel for the first time with a family friend I was so amazed how spacious and clean it reminded me of the Taj Mahal and the cruise at the same time if I had a lot of money I would stay there definitely I love it

We moved from Boston to Lumen at the beginning of the pandemic. We did a video tour of the facility and we liked it very much, but when we arrived at our apartment, another building construction was happening right across from our window. The construction workers and machines would start every morning at 6:00 am. We literally did not have much sleep. The leasing agent, failed to mention that a high rise construction was happening right in front of our window when she was giving us the virtual tour. We had to request and move to another apartment on the other side of the building because of the construction noise. Last winter, we did not have heating system for two months. We spent countless night in cold and under many blankets. The leasing office would tell us that it will be fixed in a week or two but it took them two months to fix it. They did offer that we book a hotel room and they will pay for it, but staying in one hotel room for two months was a great inconvenience for our family. Lumen is a nice building but none of the windows open. Most of the days, we would just hope for a bit of the fresh air. At first lack of windows that open does not seem much, but few months in the apartment, you feel how much you are missing. When decided to leave and terminate our lease because of an emergency health situation for my wife, the leasing office showed no flexibility and we had to pay thousands of dollars to break the lease. One time, I was charged $750 late payment fee, for a payment that they did not even notify me about. Most of the times, it seems you are dealing with robots - not humans.

Don't be fooled by the "nice building" that looks "luxury", this place is the farthest from luxury I have ever experienced. My AC was broken for 4 days- in August when it's 90+ degrees outside. I have a cat, and we had to take him to the animal hospital on Day 4 due to heat exhaustion. Everyday, atleast 5 times a day we would call to ask for an update and everyday, we were given ambiguous updates like "we'll have an update in the next 24 hours" or "it should be fixed by tomorrow", when alas it was not. Imagine paying $3500+ for a "luxury" apartment with no AC for 4 days. It was inhabitable. We work from home, and although we could leave to work elsewhere, we were worried about our cat and didn't want to leave him in a 90+ degree apartment. I have never in my life experienced anything like this, not even in a third world country. They offered my husband and I the model apartment, but moving between apartments just stressed out my cat further. I asked for rent credit, as well as reimbursement for my cat's hospital bills that specifically said his health was impacted due to heat and stress from changing apartments, and management said they would not offer any rent credit or reimbursement. I was already unhappy with this building due to the incompetence of the leasing agents, the EV charger that was broken for over 1 month that I was promised prior to my application, and the extremely narrow parking spots in garage, but this AC situation made me absolutely hate living here.

Antoine the concierge was very nice to me lended a helpful hand when I needed a jumper box located one for me and allowed me to borrow it in a very professional manner. As I was waiting in the lobby for the jumper box every resident and guest that walked by Antoine greeted them with the warmest welcome. Very down to earth kind man who represents all people.

I have lived since the first day when Lumen opened. When Anokhi the building Manager was there , there were no issues and i renewed my lease 3 times, which I regret now. About a week ago I tried to charge my car but it said I have to pay for it. So i called the assistant manager Darlene and told her about it she said she is working on it and will get back to me. I never got an email with response even a follow up. I checked all the apartment buildings around Tyson and none of them are charging the residents for their electric cars. You pay $2500+ rent every month and its very sad that they started to charge

I renewed my lease for second year at Lumen, and can't rave enough about this place. My apartment is spacious and has an amazing view. Concierge team and management team is very professional and know you by your name. Parking is expensive, but very convenient. This location is great as well, walking distance from metro, grocery store, restaurants. If you are looking for a new apartment, give Lumen a try!

The building is beautiful but Jess and Anokhi are the real reasons you should rent here. They're both very professional and helpful. Plenty of amenities and close to absolutely everything. If you're looking to move in, and you should, go see Jessica!
