I've been living at Lumen for just about a year. My experience at Lumen has included many positives, but unfortunately, too many negatives.
On the positive side, the building itself is gorgeous. It has an attractive exterior, attractive interior lighting, modern decorations, usually smells decent (in the lobby, at least), and is located in a convenient location, with easy access to I-495 and Tysons Corner mall. The amenities, such as the gym, the views, and the rooftop pool are excellent additions that make living here a positive experience.
On the negative side, the management is subpar. They do not address issues quickly or efficiently, neither do they strive to satisfy residents; rather, they will put in as much effort to say "well, we tried". More often than not, when there is a community issue, management will express words of sympathy and regret, without much actual action. For example, the A/C went out for several days during the summer. Apartments got quite warm. Personally, we were forced to get a hotel due to our sensitive animals/family members and general discomfort. Management basically said, "Sorry for the inconvenience"... I do get that there isn't much that they could do, however, more than a blanket apology statement didn't go very far and has painted our experience since then, in a really negative light. Second, the residents are really hit or miss. I've met incredibly kind people while living here. But, I've also met really rude, self-centered people as well, whether that's just being super loud, messy (I.e. leaving trash outside of their apartment), letting their animals roam the hallways without a leash, or otherwise not pleasant to interact with. Further, there is a serious issue with marijuana usage in the building. Personally, I don't really care if people partake, but the smell is pretty obtrusive, often leaking from one apartment to the next. In essence, a large majority of the residents are pleasant, but there are a few residents that make living here, less than enjoyable. Additionally, there is definitely a serious security issue in the building. To management's credit, they have taken some initial steps to increase security, but in my opinion, not quite enough.
Overall, for the price that we pay for the unit, we would expect a little more service from the Management side. Once our lease is up, given the current prices that units are going for, we will likely move to another community.
