It's a clean, safe and beautiful community in the heart of Capitol Hill. The location is unbeatable with easy access to weekly farmer’s market, parks, subway to airport, libraries, grocery stores, clinics, gyms and to the most lively bars and cafes in Seattle. There is something for everyone in this neighborhood. My apartment had an amazing view of Carl Anderson Park that I truly miss. Gym, package delivery system and lounging area met my expectations. Everything in the unit worked perfectly, and on rare occasions when there was an issue, the maintenance team was quick to resolve it. Leigha from the leasing team always tried to make the stay memorable and stress-free. However, I’m giving it four stars because the parking spots were very tight (even though I paid 330$ per month for an EV) and there were consistent issues with the entrance door which always required me to meet food delivery drivers in the lobby.

I rented at Modera Broadway for about 3.5 years and had a great experience. Maintenance is great and fast, the amenities are good and well cared for, the place is just nice, and the leasing office is pretty accomodating. Especially props to Amy for her help while living there. Our only real complaint is that every lease renewal period they jack the rent up substantially, so it's like a cable contract, where the 1st year price is only really a promotion, and you can't expect to pay that for very long.

We had an awesome experience touring at Modera thanks to Leigha! She took the time to listen to what we were looking for in terms of layout and space for our pets, and did her best to match availabile apartments, and also kept an eye out for future ones that would become availability. When touring the complex, we could see the attention to detail and effort that the management team put into the place. The amenities were well maintained and the free coffee machine was an added bonus to already great amenities. We toured several apartment complexes in the Cap Hill area and this one was by far our favorite. We ultimately chose an apartment in a different location that was closer to work, but would come back here if we had the chance. Thanks again to Leigha for being awesome!

I toured this apartment but ended up going with another place to be closer to work. However, Leigha gave me a fantastic tour of the apartment and it would've been my top choice if I didn't need to live so close to work. Leigha was super transparent and honest and I would highly recommend this place if you're looking to be in Capitol Hill, especially if you care about being close to the 1 Line.

Moved in 2 months ago and it’s been nothing short of amazing. The rooftop area has to be one of my favorite spots. The maintenance and cleanliness is great! Perfect to hangout and relax. The management team has been helpful and extremely kind every time I pass by the office.

Quite possibly the worst AI agent email system I've interacted with in the real estate market. It took over 8 days to get in touch with a real human being (after having to sleuth around the internet to find their direct email contact) with the AI agent constantly going back and forth with constant undeliverable emails to their reply-to address, mentions of transferring to a human agent with no follow-up, and no additional info ever offered, e.g. I asked of a video tour of any of the 2 bed units since one is not currently available on the website to no avail. By the time I actually got in contact, the unit was already leased! The only saving grace is that the building itself is quite nice with great amenities (with a mild homelessness issue outside on Broadway). Unreal that in 2025 this is the quality of your initial client interaction. I wonder how many leads you've dropped to save a few $ on answering emails with a terrible AI system.

This is by far the nicest and cleanest apartment community I have ever had the pleasure of moving into. The location is amazing, especially in terms of urban living; being so close to both a streetcar station and light rail makes commuting a breeze. That's not even mentioning that one of Seattle's nicest parks is literally right next door, and so is a fantastic farmers market that happens every weekend! The Modera staff are amazing too! Leigha made moving in a breeze and is easily the best leasing consultant I have ever worked with!

Overall: Hands down, the best on-site leasing and maintenance team we've ever encountered! The staff is responsive, caring, and professional in EVERY SINGLE INTERACTION. (The on-site staff always responds and addresses our issues and concerns in a timely manner.) Even though the location and the building facilities were the original reasons we chose to rent at Modera Broadway, the staff and how well they maintain the building make us stay and renew the lease consecutively. Special shout out to Sicilia Garcia and Shawn Day! These two folks went above and beyond on various tasks on-site over the years. We are going to miss them. Pros: - AWESOME on-site staff (Sicilia, Shawn, Leigha, Natalie) - Nearby grocery stores (QFCs & Hmart) - Nearby park (Cal Anderson) - Nearby Bus line and light rail - Great building features (Read below) Cons: - Nearby park (It's a double-edged sword) The only downside of renting from this location is security. Despite the fact that the building has a key-fob entry, suspicious individuals sometimes make their way into the building because it's right by a public park. However, this issue is part of living in this neighborhood (with reasonably heavy foot traffic). The property staff has done their best to fix this issue by centralizing the area where packages can be delivered and hiring additional security guards to patrol the building. Building Features that we love: The building interior is lovely, designed with modern and natural tones: sleek black, warm wood & (faux) leather, muted blue, terra cotta, and matte metal. This place has so many great features, to name a few: spacious common areas, perrrrrfect indoor lighting, Bluetooth speakers, clean bathrooms in the common areas, trash valet, complimentary coffee/tea, AC in the unit, gas stove, tall ceilings, ceiling fans, and a gym with yoga room! (Kudos to the interior design team they hired, I supposed.)

Responsive staff, superior amenities, unbeatable location and overall a great place to live. Big shoutout to Cecilia in the leasing office. She has single handedly helped me out for several problems that arise. She's quick to respond and is able to answer all of my questions. She is resourceful and I can rely on her to solve problems. She has demonstrated she cares about us as residents and wants to ensure our experience in Modera is positive. Additionally the rest of the staff are helpful and quick to respond when needed. The amenities are unbeatable. The gym is fantastic. The outdoor rooftops are also fun to show off to friends. The fireplaces don't always work, so that's the main area for improvement. The units themselves are well sound proof from the busy streets. I've had no issues with any of the appliances and maintenance has been quick to respond to any concerns. The prices overall seem to generally run higher than the competition, so hopefully when it comes time to renew again for me, the prices will be lower. There have been issues with security including parking break ins. The parking fee is typical for the area but when the garage door doesn't work the leasing office has responded well by hiring a guard. And they seem to continue finding ways to ensure better security of the building. The best feature of Modera is the location. Literally located by optimal public transportation routes- next to light rail station, street car station and a bus stop. The walking score is incredible. Plus M2M is a block away! Overall Modera isn't perfect but the staff seem to be doing their best. They're professional and responsive and seem to care about making this a nice living option. The prices will hopefully not be as steep in the future but I would recommend living here

My husband and I love living in Modera Broadway. Leigha and Cecilia are wonderful, and are so responsive, friendly, and helpful. We really appreciate the whole Modera Broadway staff, and the location and amenities can't be beat! Apartment units are a bit on the pricier side, but the value really is incredible. We do not have a car, so we love the proximity to the light rail, bus lines, and overall walkability of the Capitol Hill neighborhood. The amenities including the fitness center, club rooms, and rooftops are top notch, and we have hosted many parties in the shared spaces and have received so many compliments about the community from friends and family. We highly recommend Modera Broadway to anyone who is looking for a modern, well-equipped, and smartly laid out apartment in one of the best neighborhoods in Seattle!

This is the nicest apartment I have ever lived in. I'm on the first floor and the high ceilings are amazing. The coffee machine in the lobby and the gym are great to have. The property management team is on it. Being next to the park is perfect for my dogs. The apartment is actually quieter than I expected. I definitely recommend Modera Broadway.

Do not live here! Garage parking for $300/month with repeated break ins. Building will threaten to "tow cars that were broken into" maybe because it looks bad to potential visitors? See photo of the wire stripping of our motorcycle. Helmet was stolen, multiple other cars were also broken into.

I lived at Modera for 1 year, and moved out in May mostly due to cost. Leigha, the assistant manager, is the reason I am giving Modera a 5 star review. She went above and beyond on several occasions when I was in a pinch. Examples- I asked if she could go to my apartment on 2 occasions when I thought I had left my oven on, and secondly when I forgot an important travel document, she responded right away, went to the apartment and took pictures of the document for me to make sure my travel plans were not interrupted. Even on moveout, I had discovered that my new apartment had filthy carpets that my new landlord was refusing to pay to have recleaned, she lent me her personal shampooer that she has saved over the years for situations like this. I would consider living there again literally because Leigha is so fantastic and responsive. Recently, I've been living at my new apartment for several months, and accidentally mailed a package to Modera. I emailed Leigha and was able to grab the package the next day after she coordinated with the current resident to get my package from the locker. The maintenance team, Shawn in particular, is also fantastic. He would often come same day for maintenance issues (sometimes several times) and always check with me to see if it was resolved before closing out the ticket. In the spirit of an honest review I did have some issues. When I first moved in there was some issues with paint and one of the drawers got missed in the move out clean. However, they responded immediately to send someone to reclean the drawers in the kitchen and did not charge me for paint issues on moveout. Lastly, any apartment on Broadway May have issues with theft from time to time. I think this has more to do with location than the property in particular. When we had issues with packages getting stolen the staff responded quickly to move our packages to the north building that has a larger/more secure package locker. This was early on in the year and to my knowledge there haven't been issues since. My favorite features of the building were the large closets, gas range stoves tops, roof top lounges, pool table in the north community room, and gym (definitely one of the nicest gyms in the 5-6 apartments I toured in the area). The fees are expensive, but if you can afford it, it was a great place to live for a year! The park can be noisy if you face it, personally I lived in a south building apartment that faced the north building, so i didn't get much noise from Broadway or the park. The rooms all have really nice AC units built in as well, so no need to have windows open during the summer- this definitely made a huge difference with noise.

I moved in here at the beginning of April and can not say enough good things about this building. Not only is the location unbeatable, but it's well built too! I'm on a lower floor and hear next to no street noise. I'm in love with the fixtures, the A/C works well and the maintenance staff is AMAZING! Quick, responsive, kind and go above and beyond. I have also been impressed with the leasing staff who were a great help in the application and approval process. This has been my favorite place to live. Hands down.

Modera Broadway is my third apartment in Seattle; having lived in multiple places around the world, I have to say this is the WORST apartment I have ever lived in. As I type this, the internet continues to go out while I hear the neighbors from upstairs stomping and the ones next door sing happy birthday through these thin floors and walls. I work for a large tech company and I can't even connect to a low bandwidth internal chat system. Today Comcast came to "fix" the internet and confirmed the construction of the building is poor and all cabling is damaged. All of this on top of dealing for almost 9 months with terrible management, non-existent security that you get billed for every month, and multiple security incidents that have resulted in financial losses due to theft of property and vehicle damage. ZERO accountability from management or the parent company Mill Creek despite numerous attempts to discuss. In fact, my first few weeks here I complained about a gas leak and was ignored. It took an emergency evacuation to get attention and resolution, but ZERO accommodations or compensation for the expenses I incurred having to live and work elsewhere during the gas leak! Also, note that there are a ton of hidden extra charges on a monthly basis--you "share" utility expenses for the entire building, pay for a useless and unreliable "trash valet" service and can't ever get a clear answer as to the extreme monthly fluctuation of these charges. DO YOURSELF A FAVOR AND RUN AWAY!
