I lived in this building for two and a half years, and it’s truly one of the most unique units you’ll find in San Diego. You can barely hear your neighbors thanks to the solid concrete construction, and the views are absolutely unmatched — I never got tired of them. But what really made this place special was the management. Eleonor, the property manager, is hands down one of the most helpful and caring managers I’ve ever worked with. Over the years, we dealt with everything from flooding to appliance and maintenance requests, and she handled it all quickly and thoughtfully. She genuinely cares about the residents — always friendly, always responsive, and always going above and beyond. She also made living here feel like being part of a community, hosting fun events and checking in to make sure everyone was happy. Moving out was bittersweet, but honestly, the hardest part was knowing Eleonor wouldn’t be our property manager anymore. She’s the best.

When we first moved into The Robinson, the old property manager made our experience really difficult. She was completely uncommunicative — we had multiple fire alarms in the middle of the night that forced the entire building to evacuate, and she had no idea what was going on. I had to reach out myself to both management and the restaurant attached to the complex to get answers. There was also a week-long stretch without hot water, and again, no updates or communication until residents kept pressing for answers. Fast forward to the new property management under River Oaks, specifically Eleanor, and the difference has been night and day. Eleanor is truly amazing — responsive, proactive, and genuinely cares about the residents. When our apartment mysteriously flooded, she immediately took action: replaced all of our bedroom carpets with beautiful hardwood floors, credited us for the inconvenience since we had to stay in our living room for a week, and even went above and beyond by creating a custom closet for our master bedroom. Eleanor also hosts thoughtful community events and always keeps everyone in the loop. She’s professional, kind, and always delivers on her word. As long as Eleanor is managing The Robinson, I would recommend living here 10 out of 10 time.

I have lived in this building for close to six years. The location is fantastic, and even though close to the Park Blvd intersection, that gives you quick access to other parts of San Diego. When you can walk to your local farmers market or take 20 minutes minutes or less to drive almost anywhere in SD, being in the area is worth it. I've found other tenants to be kind, some even great. There may be other properties with more amenities but you get so much floor to ceiling window space and it is a relatively small building compared to a high rise. I was glad when management of the building changed, when they took over they quickly addressed things the previous owners put off. Replacement of appliances, repainting common areas, replacing carpets and other flooring, ensuring cleaners were regularly coming to the building when scheduled, installing a package locker system for tenants, etc. It has felt as if the new owners were immediately addressing the previous owners "cans that were kicked down the road." Some of the problems were even created by previous owners, since they designed and built the property. Before now I experienced lengthy times with no responses to maintenance requests and extended delays in repairs. I remember going almost a FULL week with no hot water in the building and management offered sporadic replies in relation to the problem. I can text with property management quickly, and always receive friendly responses. The previous owners also raised rent 10% every single year from 2019 until the new owners took over. Since new management, any increases have been zero or far less, never even close to 10%. There is a reason I stay here each year when my lease renewal comes.

Stress-free! This location is the best. Initially, I was skeptical about moving to the area since I have always lived in the county. However, I enjoy the neighborhood and walking the area, and to Balboa Park. Even more, being near grocery stores. The tenets are pleasant and friendly. I appreciate the community gatherings when offered. Management is the greatest, she is warm and very personable, keeping tenants updated involving anything in the building. This includes a quick response to any questions about my unit.

I moved here 9 months ago, and my experience has been significantly different than the other recent reviews. Pro: - Eleonor, the manager is first-rate. Very friendly, and is efficient in taking care of problems. A bit stressed, because she also manages a property in Carlsbad. - I love the building architecture. Different than anything in Hillcrest. It won an Orchid Award when it opened in 2016. - The apartment itself. This is my first loft, and the balconies, which extend out from the building, are quite large. A big + for me. Also, the windows are floor to ceiling on 3 sides. From my unit facing E, W and S. The views are incomparable. Another big +. - A smaller building, with 36 units. 5 2BR's and 1 Studio per floor. - The location is excellent. Easy access to restaurants, businesses, Balboa Park, etc. The recent Marathon passed directly by the corner of Park and Robinson, both going and coming. Not in the heart of the homeless problem, which is not true of many Hillcrest apartment buildings. - There are a restaurant - Trust - and newly-opened coffee shop - Dark Horse - on the ground floor. - Very secure building. Fobs are needed at the front door, to access the elevator from the parking garage, and to reach each floor. - Master BR is large. Master B is average size. Both provide excellent views to the W. 2nd BR is average size, as is 2nd B. - Plenty of closet space, and cupboards in the kitchen. (The kitchen is smallish, due to it being part of the very large loft, on the inside end.) - Refrigerator, stove, microwave, dishwasher, and the large washer and dryer - are new, and first-rate. Neutral: - Underground parking spaces (2 per unit) are tight, but that is true of most underground parking. - Amazon packages are left in the lobby - in the open - and not delivered to the apartments, but I assume that is due to the security precautions. There are also secure boxes, however. Cons: - I find the other residents, with some notable exceptions, to not be friendly. Plenty of 'Hello, how are you's' are met with silence. Not even a wave in the parking garage. No sense of community. In my 9 months, I almost never see my next door neighbor, and the one directly across the hall, and haven't exchanged 50 words total. - The glass surround of the combination bath/shower only extend halfway. A definite design flaw. A big -. - The bathroom fixtures are quite dated, and of low quality. Water pressure is sub-par. The bathroom faucets are way too close to the surface of the sink. Another big -. - Quite a few issues with parking garage gate and plumbing, among other things, especially for a relatively new building. - The air conditioning, especially, is very uneven, possibly due to the very large space. - The maintenance men do not respond quickly, if at all. They come and go. I believe they also are responsible for the other building in Carlsbad, so they are stretched thin. Eleonor does her best, however. Would I move to Mr. Robinson Lofts again? The answer is 'Yes.' Most everything that I have described can't be experienced until you've lived here awhile. I hope that I have given people considering MRL plenty of information to make a more informed decision.

First off, you can’t beat the location, architectural accents. Residing in a building that has won, an Orchid Award for Architecture. 10/10 I’ve been a tenant of this building on and off since 2019. Upon moving back in last year, I discovered the building was sold. And wondered what would be of the new leasing team, owners, and maintenance. I was pleased to encounter, top-tier professionalism, timely repairs, and excellent communication by Leasing Manager, Eleonor Ortiz. 10/10 all around

I have had the most wonderful stay in the building, and I am sad to move as I relate to another city. The building is gorgeous and the sunsets through the large windows are magical. The concrete construction makes the apartments very sound proof and the property manager is insanely friendly and effective. This is a dream place to rent in Hillcrest!

This is such an amazing place to live. The building is not just beautiful, but the architects made an incredible job in ensuring everyone had an outdoor space and huge bright windows without having the discomfort of looking at neighbors or people from the street. The place is filled with light and everything worked perfectly for me all the time. Management is always in top of everything and they strive to give us the best experience. You cannot beat this location when you want to be close to the bars on University or Balboa whilst still being in a quiet place. The best thing for me was that they had no hangups with my 2 service dogs and they also loved the space. I hated having to move out, but my company relocated me to another city, but I will definitely come back when I’m in San Diego again.
