"This forthcoming 33-story Airbnb hotel-hybrid at 48 East Avenue will contain 249 individually owned residential units and a publicly accessible coffee shop and lounge; rooms will offer small-batch local coffee and “local meal kits” (partners for those items have not yet been identified). It will operate with hotel-like amenities — 24/7 concierge, valet parking, a pool, and a fitness center — while owners are limited to 30 consecutive days' occupancy due to licensing; Airbnb will provide guidance on common areas and rental interiors. Nice, comfortable apartment with amazing river and downtown view (30. floor). Fast and quiet elevator; coffee and small breakfast in the morning. Everything is very clean.

Beautiful rooftop sunsets 🌇 ✨️ 💖 Parking sucks. Be ready to pay for valet unless you want to leave your car in the shady parking lot nextdoor and get either a boot or robbed. Other than that I really liked this place.

The location is convenient to the activities I had planned and it’s also a beautiful place with a great staff. However, I’m not a fan of the lack of lighting in our room (one warm/ yellow light in the bathroom and one working bedside lamp in the bedroom.) It was just frustrating to do makeup in the dark. There is no shower door or curtain.

Beautiful bldg with nice views. Roof top pool and amenity is also nice. Lobby coffee and beer bar is plus. Easy walk to restaurant and bars around. Elevator can be a bit wait but overall good experience.

The condo/apt layout is perfect with everything you need to take elevate you past your normal hotel stay. My wife and I stayed here on our anniversary staycation and loved the location and balcony views. The proximity to all the down town fun and excellent restaurants made everything a short drive away or a short walk if you wanted to. Proximity to Lady Bird was great too for views or a handheld stroll with your significant other.

Collectively chose to stay here for our girl's trip to Austin. One of my friends arrived before me and they still allowed her to check us in even though she was not the original reservation holder. This is essential for groups that are traveling separately. I sent her the instructions and she said that the front desk was extremely welcoming and made the process really simple. Our temporary dwelling was spic-and-span. The kitchenette was clean with the tools that are typically needed as well as a Nespresso machine and enough pods to get us through a few days. The linens in the bedroom as well as for the sleeper sofa were extremely clean and comfortable. Also, I judge the quality of a hotel or AirBnB by its bathroom and ours was spotless! The view from our balcony on the 28th floor was also gorgeous. We didn't see the water straight-on but could see a big portion of it nevertheless. We took advantage of the pool which showcased the beautiful skyline. There was ample seating up there--cabanas, couches, recliners, chairs. The gym and coffee shop were also very useful to us! Besides the pool, there are several other outdoor rest areas. The one outside of the gym is very nice!

My husband and I loved our stay in the Natiivo Austin Wow room (3108). We are local Austinites and needed a staycation for 2 nights away from the kiddos. I found this place randomly and was impressed with the pricing, quality, and service of the building/room and staff. The room was clean, cozy and ambient, and unique. It didn't have a ton of kitchen supplies, but it had the staples + some, although the trash can could be bigger. The bed was comfortable and bathroom had good water pressure. We didn't use the washer and dryer but they looked nice! The choice of furniture and design has a simple yet comfortable urban feel, and everything functioned well. It's also nice to be able to log into your own TV apps. And of course the views were AMAZING. My only real gripe would be that I would have preferred some sort of dresser instead of the TV console for storage space of clothes in our room. There's a small closet that's fine for hanging short clothes (no long hang) but had other linens and stuff in it and no shelving for folded clothing or shoes. I just don't typically prefer living out of my suitcase but my husband didn't care. The building had nice security measures in place (for example, your room card only allowed you to your floor and community floors via the elevator). The valet parking is required at $40/night + tip but I found it a nice convenience with pleasant people, and they only allowed the valet company to park and retrieve your car- another security measure. The amenities such as the rooftop heated pool, fitness and yoga rooms, upstairs lounge areas, outside area with dog section, lobby, and attached coffee/cocktail bar (Cuvee) were all nice and well maintained. They front desk greeted us every time we walked in. The complex is around the corner from Rainey St and Town Lake Trail, and not far from SoCo. We ended up walking to some of the restaurants we ate at (Cosmic Saltillo and La Piscina) even if they were a bit further like 20-35 min walks. We also took a homemade sushi rolling class at Texas Sake Co, hit up The Range at Austin, and ate at Paperboy and some places on Rainey, all within walking distance or 10 -15 min drive. Overall we couldn't have asked for a better stay, especially at the affordable rate we paid for a Thursday and Friday night at the beginning of January. We would absolutely recommend this place with no hesitation and hopefully will be returning in the future!

Terrible! You cannot sleep here!!! The big Window has no courtains to sleep dark. Too many lights outside and also it is very noisy, even when you close the door of the balcony. The Sheets are not hygienic and itchy. The Administration Vacasa tries to squeeze in between you and Booking.com taking you to an external website and they almost force you to open an account at Vacasa even when you booked at Booking.com. They refused to give me an INVOICE. IRS should look into that. Stay somewhere else better!

A really solid spot for a stay if you're visiting Austin (we rented through a rental site). Although it is right next to Rainy St., unfortunately Rainy St. Is very dead nowadays, so it's not as great as a location as one would think. The rooms are amazing though, the staff is very friendly, and the coffee shop downstairs (which also has alcoholic drinks) is amazing! The one down side is the elevators are very slow, and it doesn't help that the poll is on the 33rd floor haha, but at least it is a nice rooftop pool!

We rented a condo here for a bachelor party. I was lucky enough to sleep on the pullout bed in the living room lol, it was not the most comfy. The building is beautiful and our room was just the same. I enjoyed our rooms decor and design. We did not have a good view from our balcony, it faced the parking garage. The front desk was of great help to me when I first arrived and with the multiple questions that arose during my stay. Unfortunately, they could not help me with my requests because we rented the room through Air B&B. They advised me to contact our Air B&B host to fulfill my requests, keep that in mind if you rent here. I loved the rooftop pool area and lookout, even though I did not swim, it was a beautiful environment and the views were stunning. On a lower floor they have a rooftop lounge area with artificial turf, located next to the gym. I liked this outdoor area and spent a morning stretching here by myself, very peaceful.

*STAYED IN A VRBO RENTAL HERE* We rented a VRBO from an owner that had a few rooms here. We came to find that this is a condo complex where people live permanently as well, but there are other companies that rent out rooms here too. It's right at the beginning of Rainey Street (currently in a heavily populated construction district as I'm writing this), so it was a no brainer in regards to the location and how great it would be to stay here. Check-in here was a bit confusing since the front desk mainly services the residents here. So I don't blame them for not being able to find our reservation in the system, that was our fault. They were nice enough to hold our bags though. There's a concierge desk when you walk in to the left (mainly it's just a table with someone and a laptop inside the coffee shop) where different companies have their guests check in at. Once we checked in, it was smooth sailing from there. Our room was pretty nice. I'm sure each one is personalized slightly to tailor towards the host's wants and desires. Our room was okay. Some minor "missing" things like a shower door, instructions on how to use the dishwasher, and a balcony door that kept flying open throughout the day or night. But other than that, it got the job done for us because we were rarely in the room due to us exploring downtown Austin. It was a fair price for being in a populated area of the city (attractions, bars and restaurants) and it was a very nice building overall. We came in on a bad week when the rooftop pool was closed for cleaning and it was really hot outside. No worries though, we were there in February so I'm sure many were surprised as well at the temperature!

Stayed in a rental here and enjoyed the whole experience! Valet parking is required, so just be ready. The rooftop and views were amazing! The pool was actually a decent size, so even with many people there people could still be spread out. As a coffee lover, having a coffee shop downstairs was soooo convenient. The apartments inside are beautiful and I would stay again no doubt

Stayed in a corner condo on the 32nd floor for 2 nights. 10/10 across the board!! Condo was very clean and had all the basics (soap, trash bags, blankets, dishes, etc.) Valet was quick and easy every time we came and went - $40/day paid upfront for guests. The views were I N S A N E. Couldn't have imagined better Austin views, seriously. The bed was incredibly comfortable! The rooftop pool set up was beautiful, but got crowded during the night hours. Only drawbacks for us was the fact the shower doesn't have a closing door, and the WiFi took at least 5-10 minutes to connect to the smart tv each time we turned it on. If you're looking for an inexpensive place to get great views of downtown, you've found it!!

Do not book here. I booked here via a hotel booking site, fully paid and had a confirmation email for my booking. Then the accommodation cancelled my booking without my consent and then listed the property at x6 the price the following day. Be prepared if you do book here there is a very high chance they will cancel your booking without consulting you and leave you without accommodation.
