We stayed in a beach front spot for a week - they’re a must! It was our first time staying at the dunes and we really enjoyed our time there. We were supposed to be in a spot one row back and decided a week before to upgrade to beach front, but we couldn’t get that spot the first night, so we kept our initial spot. Once we got there and pulled up to the corner space we initially picked out, we quickly realized there was absolutely no way our rig would fit there. The front office was so amazing and were able to get us into a new space, which happened to be on-hold for emergencies like this, and it was beach front! The best part about it is that we were supposed to move to a new space the next day, but they made some admin changes and were able to leave us there for the rest of the week. All this to say, they were very accommodating. Our kids rode their bikes, swam in the bay and the community pool all week long. They made many, many trips to the store for drinks and snacks, and the staff was so kind to them. By the end of the trip, it felt like they owned the place. It’s definitely family friendly and safe. The process with entering and exiting the park really is amazing - a true sense of security. We’re looking forward to our next trip to the dunes!

Very nice RV park located in a beautiful area with it’s own cozy bay. Really close to a big shopping mall. It has swimming pool, jacuzzi, cafe and small store on site. Different events take place here a lot. Love this place!

Google
Great place if you love loud neighbors cackling at 6:30 in the morning. Very expensive, and not well kept. We complained 4 times about the loud music and they offered us another spot to move to at night while it was rainy. Would not recommend Newport dunes if you are looking to relax and expect other campers to be courteous. Definitely not worth the money.

The sites that have grass are few. The remaining are literally dirt, not sand just dirt. For the price point you are better off at a state park or anywhere else. A lot of sirens from jamboree and PCH. The site was filthy when we arrived and the septic system is high and dirty. Cleaning crews water blasted the sites next to ours while our pups were outside, no one communicates. Predatory laundry system that I would not use again as we stayed for a week after a month on the road. The bay walk in the evening was the only saving grace unfortunately little wildlife. Roofs were dirty and had a lot of debris, we had some ants but quickly cleared them as our airstream is kept clean. Location is central to South Orange County Beaches otherwise I would look elsewhere.

This is an RV park with some cabins in the back. Prime RV spaces are nearest to lagoon. Some full RV hook up sites. Pool and amenities for RV guests only not for public, but public often roam the area. Lock your RV when you venture out. Limited camping only spaces are way in the back. Food order window with basic burgers, fries, hot dogs and burritos. No sit down table service restaurant. Small convenience store. Public restrooms are about a 75 yards - 100 yards walk from main buildings. Few rinse areas. Small play area for kids. Can get really crowded on holidays and weekends. Limited paid parking so be prepared to park down the street if lucky enough to find parking and walk. Also, area restaurants and nearest Starbucks are farther than what it looks like in Google Maps so recommend to drive not walk.

Google
We come here at least 5 or 6 times a year and it never gets old. Great location to all the best beaches. In the summer the bay at the resort is so much fun.

Google
The large site (advertised as 40x25) seemed a little narrower and shorter due to the angled side fencing and straight/curb parallel back fence and utility box with steel protective pole. There was inadequate room for our truck to park beside the trailer so we had to parallel park in front. Many trucks were parked similarly and many over the red fire access line. The only dog run (about 8’ x 30’) for this large RV park was just dirt on the bottom so pretty smelly and was once out of waste bags but did allow our dogs to be off leash for a bit.

John Message

Google
The sites were cramped and pitchy, but you can make it work. They have a nice variety of things to do at the campground. Grounds are well maintained. Dog run area was not worth using...smelly and small. Dumping is awkward with the configuration they have.

Yelp
We were beyond impressed with our experience at Newport Dunes. They graciously accepted our last-minute booking, worked closely with our clients budget, and helped us create a truly memorable event for our guests. The festive holiday lights and picturesque waterfront setting provided a stunning backdrop that delighted everyone in attendance. The outdoor venue and restrooms were very well maintained, and the staff went above and beyond with their professionalism and attentiveness. A special thank you to Angela for making room for our group at the eleventh hour and being so accommodating, and to Veronica for keeping a watchful eye on our gear during setup and helping our client feel so well cared for. We couldn't have asked for a better partner to bring our vision to life, and we look forward to our next event at Newport Dunes! Kelly Spain TeamBuilding ROI VP of FUN

Yelp
I'm only reviewing this spot because I attended an event here and used the facilities which were clean and well kept. I mean it kind of has to be when the event's VIP tickets were $250 retail and they are located in Newport Beach. It sort of comes with the territory. I didn't realize it was an RV park but I don't have an RV so I guess that's fine. We didn't park here but I did notice there was limited street parking. Good luck getting a spot when you're there for an event or concert. We ended up parking for free at Fashion Island and walked the short mile to Newport Dunes. For the most part the event went well and it was half on the black top and half on the sand so whether you think you need to dress up or not, note that you could wear sandals because of the sand.

Yelp
Talk about potential!! This place has so much to offer, but lacks in so many areas that could be easily fixed. The RV spots in need of repair. Communication between workers and customers is weak. It's like no one is in charge and no one will take any responsibility. Could someone call regarding changing spots- rather than charge $$50 to hold a spot. Rules not enforced. (Car parked in my friends spot- no one would tow it away) she had to park far away from the family. The many cabins could be so cute and desirable, but instead they're old, dirty and not kept up. They are rotting away and they're not that old. Pro: It's cool that they have a bar here and make great drinks and have a store and Movies for the kids- too bad The trees are so low. You have to be right in front of the movie screen to see it. Trim the tree.

Yelp
We stayed at a large cottage beach front. Since the info on the web is limited and I read everything on the web reviews here's info I think is important (i rearranged the numbers into a most important order) 5- the reviews that talk about the ants are not joking or exaggerating. When we arrived we saw about 10, within 3 hours it was 30. We put ant bates out the next morning and must have killed a thousand. Hopefully that helps the next person. But seriously so gross. They were everywhere in hoardes. 2-the cottage has two outward doors a sliding door with a flimsy lock, and a trailer swinging door, with a large circle knob. As an autism family being able to add locks to locks is huge. We were unable to secure secure the front door due to the screen. Luckily no elopement! Even if we didn't have an ASD kid I would worry about my child leaving the sliding door and it was right at the beach/water. So consider additional safety/locks. We use a window lock with a screw on the top of the door. 3-cottages are dated, and very very creaky. If you have kids who have a difficult time sleeping everyone will hear, including neighbors. 4-very basic. Includes 4 of each forks, knife, spoon, bowl, coffee cup, one pot, one skillet, coffee maker, microwave, stove. If you're looking to cook you may want to pack some things. Cottage has 6 towels, two rolls of tp, an extra set of linens for the couch? We didn't use the couch re: other reviews said it was horrendous, instead packed two blow up mattresses for the loft for the kids. No cleaning crew comes during your stay. 6- the beach is a bay, no waves, with the amount of people I thought it seemed a bit dirty. But the kids had a blast and lived in the water everyday. 1-we arrived on Saturday the beach was absolutely packed, on Sunday huge number of people rolled out and it was much more relaxed Last-would we go again? The group we joined all had RV's if they were going back we'd join because of the friend vacation vibe. Without a group of RV-ers no I would not. The group scheduled for campland next year, they weren't impressed.

Yelp
Absolutely wonderful wedding venue, but sadly the people who work there... Angela are not capable of running a 20k event smoothly. I only recommend this place to people who want issues. This was right in front of our venue. Which is not the most eye appealing decoration. Luckily we came down to visit the venue a few weeks before and ask them to take it down. Very stressful situation. Picture below: After arguing for two weeks they said no they wouldn't take it down without payment. Magically it was disappeared the day before.

Yelp
Finally got the chance to visit Newport Dunes 2 x within one week. My 1st visit was on a weekend, Sunday 07.09.23 for my bff Beach Day bday outting & then returned that following Wednesday 07.12 for a family beach outting. Got a Front Beach view Rv Spot during the family weekday outting. Really easy to locate and parking wasn't hard at all to find. Weekend is a bit harder and also getting a good spot at the beach. Love how the beach is not too far from the parking lot. Love there's a concrete side walk way on the side of the sand for easy beach items transport. Restrooms isn't too dirty. There is a Burger spot at the beach along w a bar. Love the Rv Spot area especially It's gated in the front of beach. For safety of young kids. So many activities to do including kayaking, inflatables slides bounce in the middle of the beach. The beach is calm which makes it a nice spot for young kids that don't know how to swim. Life vest is required on the obstacles and is provided w the paid hourly rate. Can't wait to return back again. Definitely recommended for a fun filled day. FYI Obstacle inflatables close at 5 pm Sunday, pretty early consider it's pretty late til it gets dark.

Yelp
Look, we love the Dunes..but it's embarrassing the amount of work it needs. The beach front rv spaces run almost what? 1k a night...and this is what the pool area looks like? I had to tell my kids not to touch anything. This is the "resort" you guys are so proud of? No working auto toilets, mold on ceiling of showers, our picnic bench covered in wood rot, the floating slides were slimy and covered in bird poop! This is supposed to be a Resort in Newport. It's a problem when camping in Yuciapa is cleaner.. maybe we are just used to KoA's but I'm literally shocked at the way this place is falling apart. Just do better...

Yelp
This review is for the Aquatic Park only. Tickets per person was about 18$ an hour plus convenience fees. There is parking available onsite, but will cost ya $10 for 30min-2 hours. After parking, you'd walk along the path towards the aquatic park direction and you'll find their little office. You'll walk for about 10 minutes. Once you get to the office, let them know you're there for the aquatic park and they'll give you a life vest and a wristband. Then you're supposed to swim towards the park in your life vest. We went on Labor Day so the park was filled with kids. With the amount of kids, I was really surprised there were no life guards in the park area. The water was murky and and pretty hard to see. Though it was really fun, it just felt like the staff didn't care nor were they very organized. My friends had waited around 15 minutes for equipment with little to no direction. It was something cool to do just once.

Yelp
poor management, front desk employee raising his voice to a guest and managed to run after guest with kids just to yell his email on where to email for complaints. And slammed the door. where in it was their fault as we left baby milks and my hisbands birthday cake inside our cottagr as it was only 10am checkout is 12p so we moved our car and we still have the keys so either way housekeeping needed to check and communicate first on front office if we checked out or not, before they open the cottage so we learned that they did and took our cake threw it and put the milk at lobby. and when I complained to employee at front desk young male he said what do u want me to do housekeeping said it was left outside the cabin. he was not letting me talk when I was explaining that we did not leave it outside why would we leave it outside if our purpose is for it not to spoil. so it was obviously 0 care from him and did not care what I was telling him.. when we still have the keys and me and husband know that we need to leave milk and cake as it will spoil in the sun. manager Josh, refunded us for this and was respectful. The housekeeping manager did not get her name, apologized in behalf of her staff, to my husband also. I would like management to know this. all apologies were made to my husband as he went back and talked t them after my incident with the front desk employee. Dont ever want this or wish this to anyone to happen as that front desk employee yelled at me in front of my kids. Disrespectful in all levels. not even as a guest customer service personnel, but just as a person.

Yelp
I bought 3 water inflatable passes and I needed one more but they were sold out. The cashier was so kind and understanding. He let me buy one more pass. Made our day! The area is clean, restrooms easily accessible, and nice restaurant.

Yelp
Better late than never! Took my daughter and granddaughter to the Christmas Lighting of the Bay in December 2023! It was beautiful! We made s'mores & watched the amazing fire dancers! Definitely will be going back again!

Yelp
The views at waterfront were beautiful to wake up to every morning from space 2125. The spots are spacious and lots of grass behind you for the dogs. Middle areas do not have grass, so if you have dogs, be prepared to walk and go find some. That's the only downside to this park. No dog parks at all. No place to let your dog off leash to run and play with other dogs. Other than that. The staff is very friendly and the park itself is very clean. Lots of activities all around and you're just minutes away from Fashion Island, Balboa Island, or downtown. There's a bike/dog path right next to the resort, or you walk your dog(s) around the island in no time at all. Great way to get out. Bathrooms are nearby and kept clean. The woman's restroom had about 6 hot water showers and plenty of space to get ready. There's a small market on the grounds as well as a Mo's Barbecue. It was only ope. Friday and Saturday night while we were there, so you may want to check for hours before planning to eat there. All in all, it's a great place to stay. We're already planning on returning next year, and hopefully, to the same spot.

Shelly H.

Yelp
Disappointed with our site 4101 front row. Huge green fence was a obstacle that zi would never have gone for. Does not show on map or told to me. Has gone way down hill. Jacuzzi was cold. Don't recommend for half the price we paid.

Pepper P.

Yelp
Great , friendly staff from the gate down to the Marketplace , bar and the amenities . Restrooms & shower stalls are very clean and resort is well maintained . We did a team building yesterday by the Cabanas and we had so much fun!!! Can't wait to come back again . It still is the same great experience from 10 years ago when we used to do beach glamping with my family .

Cathryn V.

Yelp
PEOPLE STEAL FROM YOU at Newport Dunes. Beware of traveling to this RV resort. Although there is a gate to get in, the security staff does not help protect you from the local thrives. Had an electric bike stolen right off the secure grounds. We have seen other similar reviews and wish we had taken the advice of other past guests.

Missy B.

Yelp
We had a super fun beach day at the Newport Dunes. This beach gets extra busy and crowded so best to arrive early to set up your beach day area. I would recommend getting a pop-up for shade (everyone had a pop-up set up) this is a super busy kid friendly beach. You can rent paddle boards and kayaks and they have a fun inflatable playground in the water, the kids had a blast. Highly recommend.

Jordynn B.

Yelp
Parking was about $12, and it was packed. I am so happy I purchased tickets in advanced. The water park was sold out for any walk ups. The staff was very nice and the obstacle course was very fun. You do have to swim out to the water park, it's a pretty distant swim I wish a boat could've taken us. They possibly need more life jackets, we had to wait 10 minutes to get a better sized one but we didn't want to wait. When we went out to water my brother said the life jacket was tight around his neck. I purchased for two hours here. They gave us an extra 15-30 minutes on top of our 1 hour but they make you swim back to check in to get your second wristband for the second hour. Which is a lot of work. Also there is no clock so without a waterproof watch it's very hard to know when to swim back, and the signs say they will triple charge you if you're late. I hate to ask the lifeguard on the paddle board maybe 5 times what time it was to keep up. The on shore lifeguard yelled out maybe twice for certain groups to get out but I think it was because they were late. They should do this for all parties around the clock. Also golf carts would be nice because the parking to the check in walk is a few miles away. Once you get on the course everything is worth it for the most part but 1) more life jackets 2) calls when to get out would be great. I can manage the long swim and walk to check in but the other two things can definitely be fixed to help the experience.

Emily W.

Yelp
Great and safe place for young kids to hangout! Great services and friendly staff. Thank you!

Marie S.

Yelp
Overall this camp ground was nice, we had a great beach view (lagoon) spot that was biking distance to Newport/Balboa. The only complaint I had was the hookups for the sites are a bit rickety and the opening to set up the black/grey water tank hose is at a very strange angle. We tried to empty our black tank and the contents came back towards the rig because the port for the black/grey tank hose sits upward instead of down into the ground. Gravity was definitely not on our side. We had to release the tanks slowly while we held the hose up in the air. When some friends of ours who had the same issue complained they were told that they have had several complaints regarding this issue but haven't done anything to remedy. Ok, so you have a dumping station somewhere right? Nope.

Kelly V.

Yelp
We have been camping here for the last 8 years or so and this is the first time where some event was going on and I was able to lay to be the second car but could not park in the lot, a lot of people were up set. we had to park at the marina on the other side and they stated the path took us to it and we could take the golf cart, then we get told as we r doing it that we can take the golf cart off property , which had we known this we would have made other arrangements. the pool is usually clean but this time it looked like it hadn't been cleaned there were bandaids and trash all over. we will still go back but was not impressed this time

Bianca D.

Yelp
My family and I had the best time. My kids really enjoyed the inflatables and all the activities. The person in charge of the activities was really great and creative her name was Kelly. She was really sweet. We will definitely be back!!

Yelp
PLEASE NOTE:The sign on the building still says, "Bay Back Bistro" My wife and her friends had their 45th high school reunion at this location. The venue was clean and presentable but the service and atmosphere were something completely different. The food was nothing better than average. I wasn't impressed, but then again it was just a high school reunion. The employees were more worried about getting out of there and going home then actually doing something constructive. The event was supposed to end at 10:00 p.m. at 8:00 p.m. the employees kept grabbing glasses off tables that were still partially full and putting them away when people were away for a moment or dancing. My wife bought a glass of wine which was probably 8-10 oz in size (tops) for $17 including tax and tip. While she was out dancing, one of the staff snatched up her still partially full glass of wine and took it away to be discarded. I had to literally get up and grab a new napkin twice, because as soon as I left the table, it was gone! We had servers either walking around or standing by tables like vultures waiting for people to leave so they can just grab everything and bail. A gentleman at our table had to stop a server from grabbing his wife's dinner that was still left on her plate while she was away at the restroom. You still have 2 hours left. Relax! The temperature in the place was excruciatingly hot! No air conditioning whatsoever! Just ceiling fans that were completely ineffective for the amount of people in the room and the activity that was going on. Luckily the vibe from the crowd was awesome so everyone was still able to make the best out of it. I wasn't the only one complaining about this stuff either. Several others at our table had the same issues as well. It's too bad that this venue threw a wrench into things, but everyone had a good time with all things considered. Personally, I would not come back here myself. I drove all the way from the Inland empire for this event and expected a venue that was comfortable and cool with decent service.

Bonnie C.

Yelp
I haven't been there since ai was a teenage. this time I brought my grandson. So much fun! The resort is great. spent a day playing in the water. Grandson loved it AND was worn out by end of day. That was a win. I hope to be able to get him in a day camp there next year. Lots of lifeguards paddling around supervising. I highly recommend it.

Chris D.

Yelp
Literally will never come here again. I can't explain enough the terrible customer service I received coming here. First the front desk workers for the rentals were the rudest I have ever dealt with. When asking for the manager I got even more attitude and rudeness from the whole staff over not having my id for the aqua park. Once i found the manager and spoke with him he said oh you coulda gave them your phone. Which I offered in the first place and when I told the manager that he said oh wow that's weird of them. Upon returning to the front desk I told the employees that I spoke to their manager and they still kept denying me until I went to find the manager again and tell him the issue he rest assured it was resolved. After then waiting for 30 min a to get resolved it ate into our hour time slot which they did not care about or do anything about. I asked for the front desk employees name which he refused to give and then finally ignoring it all and just enjoying the inflatable aqua park the employee called security to have me removed from the coarse because I was being to mean to him for ASKING FOR HIS NAME! Never will I ever return and I'm I will be reporting this issue again o the owner.

Lynann E.

Yelp
We attended the Fire and Ice event and had a fantastic time. The event has so much potential. If I could suggest, invest in some sound for the Fire dancer as well as better advertise this huge feature. We lived the performer and many people didn't know about the performance. More than one bartender on weekends and a few more porta potty's. We had such a great time and hope to see this event flourish

Timmy S.

Yelp
Until recently I wasn't even aware of this little beach surrounding a small bay in Newport. It's not really what I'd call a "resort"; it's more of a campground. I came here for an afternoon in early November to attend a friend's birthday gathering. The party was on the beach and my friend had spent the night in one of the on-site cabins. While I thought it was a nice place to spend an afternoon I am not sure I'd actually want to stay overnight here. I was here 4 hours and paid $15 for parking. I have no idea what overnight camping, RV or cabin fees are (check their website) but I can tell you that the RVs are packed in like sardines in tight spaces and the cabins are as tiny as a camper on the back of a pickup. The RV area is enormous and certain areas seemed noisier than others; guess that depends on the people staying there. The beach itself is nice. In early November - obviously off-season - there was almost no one on the beach. Apparently in summer they have a waterpark on the bay. A handful of picnic shelters are available on a first-come basis as are the fire pits. A food stand selling overpriced burgers was near a children's playground. There were paddle boats and boards to take out on the bay. I mostly hung out eating and socializing at one of the picnic shelters while watching a handful of various friends' kids play in the calm, chilly bay waters. I had an enjoyable time and was glad to learn about this place.

Shaundra N.

Yelp
Stayed here last weekend, with some family, in multiple cottages, and one RV spot, and we all had a great time! We all loved how convenient the cottages were, especially with having small kids. The added stoves/microwaves/utensils/linens - all were greatly appreciated for our use. Not being a big "camping" type myself, this was a good compromise for me. Having a little more space, heat/AC, a decent shower and/or toilet was so nice. All of us really enjoyed having the extra space in front for the kids to play in the grass and sand too. We made great use of the large sidewalk that wraps around the bay too - lots walking/biking/riding scooters with the kids. Plus, the on-site rentals, convenience store and park for the kids to play were all perfect additions. We didn't get a chance to use the pool or other facilities, but maybe next time!

Jerry C.

Yelp
Great campground. The only issue is nobody follows the speed limits or stops at the stop signs. There is plenty of security. Didn't see one security Guard enforce any of the rules.

Aurelie S.

Yelp
I wouldn't say that it is a family place, people go there to drink and party. Kids are being left alone without supervision and riding their electric bikes like crazy in the campground. I came with my kids and we tried to enjoy the pool and hot tub but it's just impossible. People are partying, giving food to their kids in the hot tub, drinking etc... so gross. The people next to our campsite were very loud until very late at night. Trump flags, second amendment flags everywhere... you know that type of people...

Christopher J.

Yelp
I was originally very impressed with the quick schedul8ng as they had an opening last minute, but for the campground being in newport beach and especially for the price of my little tent plot of land, my expectations were higher. this being our first time ever and never hearing about this place prior, we really had no idea of the atmosphere, rules, activities, etc. Just open minded The bathrooms are in good condition but are limited with stalls, like only 1 stall per restroom for men The lots are very tight, limited, and outdated Some of the employees are very nice and informative. When others not so much We were placed in the far back, and unbenounced to us, this is where the full time campers live (trailer park). Like the people having to work tomorrow, or are over the vibe of vacation. So our area was dark, quiet, and no one wanted to talk. All the kids were grouped up and wanted nothing to do with outsiders, anyone i waved or said hi to would make a grunt and continue walking,so my kids (who have never had an issue making friends at all the other campgrounds we've been to) were limited to themselves. They do have alot of activities, and the beach was very fun, I brought my kayak and launched from the beach and it was awsome. We went when the water lark was closed but we will come back and give them another shot and to test the water park out. 4 stars for workers 3 stars for campgrounds 1 star for vibe 4 star for recreation/activities Giving this a 3 star average When we come back I will be sire to update this review

Andrew Q.

Yelp
Been camping here the last 3 years always a great time with friends and family. will be going next year too highly recommend coming here.

Aly T.

Yelp
Aquatic park is gross...it looks unkempt, unclean, and there's a huge collection of algae, bandaids, and other debris on the mesh nets below some of the inflatable obstacles. Definitely a once in a lifetime experience, as in my friend and I went here for the first time in our lives and will never come back again! I advise that you save your money

Ann P.

Yelp
What could have gone wrong did my family and I were so excited to stay in the cabins here we booked a YEAR in advanced my stay got worse and worse per day to the point we ended up in a room at the Hyatt across the street We paid a pretty penny to be able to walk out to the beach and swim have fun eat well to our shock they have a bunch of campers sleeping on the beach for free taking up the entire part we had zero place to enjoy the beach not one section roped off for all the cabins who spent so much money for this the family next two us were pissed we had two cabins and they had one. I called zero solution zero help zero care so I had to leave and go to the beach in corona Del Mar Let's talk about the cabin dirty is a understatement I'll attach lots of photos hair that wasn't ours all over the bed and couch had sand in it ! On the day we arrived the floor was torn apart best word is ghetto you wanna rent it fine but let the price reflect. The day I left because I was so beyond mad was the day my TWO year old slipped in the spa and fell in started drowning I don't drink I'm watching and run and jump in with my phone clothes keys and pull him up while the Life guard is SLEEPING !! Every mom was talking crap to him a lot of people drink and with more then one child I could see things maybe happening was watching my child and if he stands he is taller the 31/2 ft but he got scared and that's all it takes the life guard goes oh is he good after crying and me comforting him maybe 4 mins after it happen so I left horrible place with a broken phone scared child crap dirty place to sleep that was so nosy from the people camping on the beach it was a joke and I would not suggest ever coming here unless your in a nice camper

Yelp
We decided to camp here for my daughters 3rd birthday. A group of us went. I have to say I was not impressed. Very tight spots. The bathrooms are horrible towards the evening. We wanted to go on the peddle boats on a Saturday and they said everything was sold out. Don't care that the public can come into the beach area where the trailers are. A guy was trying to pick up on my niece. It was so crowded we just decided to go in the pool. I don't think I will be returning. Love Newport Beach, wish the rv park was more spacious for the price.

Yelp
This park is in an absolutely amazing location. The first time we came here we did not have a great experience, but the second time we had a much better experience. The spots that are closer to the entrance of the park are much nicer than the spots in the back. I would honestly never go back to the park if I had to stay in the spots in the rear of the park they were very cramped, dark and they just didn't have a great vibe... That said the park had great spots in the front. So it really depends on what your location is. Newport Beach has a lot to offer so it's very nice to be in this area. Great restaurants, gyms and it's easy to get around. So I would still stay here, although the park was fairly tight. I do wish that wood fires were not allowed as there were some pretty windy days and that was a little bit dicey.

Yelp
My family and I love coming here every summer. The spaces and park are always clean. The bathrooms are clean and serviced often. The availability of the bay for swimming, kayaking, paddle boarding, or the inflatable park is awesome. There is always something to do. The pool is a great place to cool off or relax in the two different jacuzzis. The staff are always helpful and friendly. Definitely a place to bring the family.

Yelp
I love the burgers next to the lake! Paddle boarding is also super fun. You can eat well and have fun kayaking or paddle boarding.

Yelp
Needs updating and repairs! This is our 3rd time staying over the past 13 years. Returned this year with my 18 year old and some of his friends because of his fond memories of going as a kid. It was a little run down 13 years ago and nothing has been repaired or updated in the cottages since. The frame on the windows were broken, some of the slats on the window blinds were broke, the bathroom shower door barely glided the patio was filthy and signs of rot in the wood. The picnic tables in front of each cottage were so gauged out on the top that glasses would tip over. Seriously for the price to stay here these items should be in working order! I'm fine with the old, dated and even a bit sandy of a cottage. Even the ants (which we had but not our cottage next door) I get they can't completely control. The movie screen area is like a dump pile. The water inflatable area was so murky that two of the kids in our group actually puked after swallowing the water a few times going down the slide. We enjoyed the birds that yelped all night. They are bizarre and fun to watch. I love the location of Newport Dunes and the cottages are cute. However, I think this was my final year coming. Repair and clean up your facility! Spend the money to have a new picnic table in front of each cabin at the very least! The staff in the office were all very nice.

Yelp
Nice clean place and the employees are very helpful. I used this location to launch my boat. I love the ease of parking and being able to wash down my boat after a cruise. Kudos for Apple Pay not having to dig up for pocket change to pay for a wash down.

Yelp
We went ice skating on Christmas Eve. Some of the things aren't their fault like the ice was melting a lot because of the heat. There was a lot of water out there. They were trying to sweep the water out, but there was a lot of it. The water level in the waterfront area was really low so it didn't look that great. Again, not their fault, but not great-looking. Also, it smelled a little like a porta-potty. My friend went to Pasea Hotel outdoor icerink with an ocean view in Huntington Beach and loved it. For $25/person, I would go with something a little better.

Yelp
Went to the fire and ice festival for the first time. Has a lot of potential. Really cute area and the ice rink was fun. Only down side is not enough area for smore making. Need better management. People who didn't have a smore kit were sitting and taking a spot. Once we got a sitting area so many people asking to share the fire pit. Fire dancer should have a mic, the performer who was singing wasn't all that great and didnt like their music choice. Drinks were good. More porta potties as well.

Yelp
Had a wonderful stay. The only complaint I have is that there's no age restriction on jacuzzi. There were kids in diapers in the jacuzzi for hours.

Yelp
Nice place to stay. A little pricey but worth the extra expense. Excellent amenities. Friendly staff. This is mine and my wife's favorite place to visit. Nice bicycle ride to Balboa pier.

Yelp
The overall camping site is beautiful. The water park was a lot of fun for the kiddos. Sadly, the water park service was poor and we did not get our full time. We were there 8 minutes early but the line for the life vest was so long that the kids didn't get in the water until at least 10 minutes after their start time. I paid 80.00 for four kiddos for one hour. When I expressed to the person that there needs to be a more efficient way of distributing the vests, instead of acknowledging, apologizing or offering a solution, he told me that next time we need to show up a lot earlier than our start time (we were early). We have been here several times before. In the past when we showed up earlier, we were told that we couldn't check in until our scheduled time, so this contradicts previous information. In short, we should have been given a whole hour from the time they entered the water for the price we paid. Not sure if we will take the time to go again. one more point I want to make in case Newport Dunes is reading this. 1 hour is really short and 2 hours is long it would be great to have a 1.5 hour option.

Yelp
SO much fun, with so many activities and amenities. Kelly Hunt, the activities director, really makes the special activities enjoyable for everyone of all ages! She is so engaging, spunky, and lovely. Kelly makes the experiences top notch! The entire property is well cared for, clean, and comfortable! Amazing glamping!

Yelp
We stayed in the large cottage for the first time. Never again. The floor was full of sand all over the cabin, with no door mat to brush the sand off shoes. The bed had the hardest, cheapest mattress possible. The sheets were old and looked like they were from a thrift shop. I felt the cabin was infested with bed bugs, kept finding little black things all over the cabin. Never seen a bed bug before, but it sure had me concerned. The last night we had an ant invasion on the bathroom sink, which I kept wiping up ants. The facility needs to be updated and refreshed. Walls need painting. New mattresses and sheets. Good cleaning would help, too. The club house has the same carpet stains as the ones from three years ago. Carpet needs to be replaced with an added paint job inside and out. You have a lovely facility that needs some updating.

Yelp
I'm so disappointed to write this review because we have been coming here for more than 20 years. Apparently the new management doesn't care how much noise people make during the day, which was a real problem for us. We came for Thanksgiving, which is a family holiday. The people directly across from us had 3 sites all together and a speaker the size of a nightstand. They played music all day every day at top volume our entire stay. They also had a 12 person gas golf cart with the same size speaker and drove it around the park non-stop. We asked security to deal with it twice and they said there are zero noise restrictions during the day. I'm all for having a good time, but when I can't hear my daughter talking to me when she's sitting next to me inside our trailer, it's a problem. Security said guests regularly call police for noise complaints and if their warnings to these folks to turn it down didn't work, we should call the police as well. We paid $200 a night to stay here and we'd like to sit outside and enjoy a fire without hearing someone else's music blasting so loud we can't hear each other talk. It ruined our entire trip and we are really hesitant to ever stay here again. Apparently it's the luck of the draw whether you have considerate neighbors. It's a shame because it's a gorgeous location and great amenities.

Yelp
Everything was great, from the rental of the paddle board to the rental of the floating house. The staff at the rental place were all so polite and kind. Which is hard to find lately. The food was amazing and my drink from the bar was great.

Yelp
Great to see the fireworks on the 4th of july or a quick local getaway - kids friendly, marina and resort!
