O2 Luxury Tower

I’ve had such a great experience living at O2! The apartment is modern, bright, and thoughtfully designed. I have more storage here than in any other apartment i've ever lived in. The amenities are a huge bonus, it's like living in a spa. The management team is friendly, responsive, and genuinely cares about the residents. Any questions or requests I’ve had were handled quickly and professionally, which really adds to the sense of community here. I worked with Jarred Bauer to sign my lease and he is the standout of the office, friendly, kind and always ready to help. I love living here and would recommend it to anyone looking for a new place to call home.

Anyone that knows me well knows I love O2. I’ve given it 6 months to really get a feel for the place and settle in. My initial experience was awesome since I loved the building and the attention to detail all throughout but really it always boils down to people and Jarred was and is absolutely awesome. I’m so happy Sherman was smart enough to get him back and make him Asst Mgr. I’ve been in and around industries involving customer service my entire life and I have to say he is the best of the best. When I have a question or concern, it is adressed immediately. The maintenance team and cleaners are top notch! And I appreciate each and every one of them. Arabella has been a stellar addition to the management team as well.

This place is great! High end finishes without the high end monthly rent. Jarred, one of the managers, has been awesome to work with. I had couple very minor issues and he had it resolved in seconds. You must love downtown living to live here tho. Traffic, guest parking etc… can be a factor for some

Just things I genuinely wish I knew before signing here 5 months ago Bikes:
If you love biking, commuting, or just owning a bike in general—look elsewhere. We chose this building largely because of its “bike storage.” Big mistake. We’ve had two bikes stolen here, both secured with heavy-duty U-locks. The bike storage rooms are broken into regularly, and the locks to these doors are either broken or nonexistent. Despite repeated emails, management’s official stance is essentially: “We provide storage, but not security.” Cameras exist, but unless the thief happens to be your neighbor, don’t expect justice. Management Team:
A revolving door. None of the managers who were here when we moved in remain today. Staff turnover is so constant it’s practically an amenity. To me, that says everything about how this place is run. Safety & Security:
Safety is… creative here. I once reported an active break-in happening in the garage; the overnight security guard was too scared to confront the thief and instead assured me the cameras were “down anyway.” The only thing moving faster than the thieves is the security guard unwrapping their fast food at the desk. Police were never called. So, if safety matters to you, bring your own plan B. Parking:
Each bedroom gets one parking spot. So if two people live in a one-bedroom, congratulations—you’re sharing. Overflow parking is in garages down the street, at an extra cost. Even worse, people frequently park in your assigned stall (sometimes for days), and management rarely responds. Their “tow policy” is mostly theory—I once emailed three days in a row about someone in my spot, and the car was gone before management even answered. In the meantime, enjoy paying downtown rates for street parking. Packages:
The “secure” package system is more of a suggestion than a practice. Packages rarely make it to lockers and instead pile up in an unorganized mountain in the mailroom. Missing packages are routine. Management takes zero responsibility and sends you off to USPS or FedEx. I eventually redirected all mail to my parents’ house 2 hours away—less convenient, but at least reliable. Office Space:
Calling these “offices” is generous. The walls are so thin you can hear your neighbor breathe. Conversations next door echo as though you’re all sitting at the same table. If you need privacy or Zoom calls without background noise, consider a coffee shop instead. Elevators:
Slow, unreliable, and occasionally nonfunctional. Factor in an extra 10 minutes whenever you leave if punctuality matters. Dogs:
If you picture lounging outside with your dog while you grill or relax, think again. Dogs are restricted to your apartment and hallways only. Adding to the fun, there are plenty of reactive, poorly trained dogs around, so communal pet-friendly spaces would probably be chaos anyway. Community & Relaxation Rooms:
The lounge is… a vibe. That vibe often includes the smell of weed. On weekends, “community spaces” double as impromptu party venues. One Saturday, we brought a friend to see the new and exciting apartment and stumbled into a full-blown party—complete with people “getting to know each other” a little too well on the rooftop at 8 pm. Mortifying. Location:
This is the one redeeming factor. The river is close, and the daily walk is genuinely wonderful. The trade-off? Sirens. Constant sirens. Ambulances and fire trucks at all hours of the night are part of background noise.

Things have been better, still waiting for 24/7 concierge. Currently giving this review for the major disappointment this place has been lately. With luxury in front of the name, it needs to live up to it. I will be happy to come back and change the review if anything actually gets fixed. The elevators are always broken, no one works here for more than a couple months, there’s no real security, there NEEDS to be 24:7 concierge working here as well as security. With the amount of rent we pay, please do better o2. Also amenities should be open 24/7. Residents are clearly upset, people will start leaving. Disappointment is an understatement, this place had so much potential and I think the issues everyone is having here are easily attainable to fix. Has been depressing living in a place where residents are always upset and crabby because of lack of management.

My reviews are updated in date order 07/2025- I recently moved in. I’ve lived in many luxury apartments, and this is by far the worst. Here’s my experience so far 😞 Poor management and customer service • Management is disorganized and frequently unresponsive. They don’t know what to do sherman just threw them into their positions hoping for the best 🤷🏾‍♂️ • Management is dismissive and unhelpful; replies to emails are delayed for several days. • Only Jerrad seems to genuinely listen and help resolve issues. • The team constantly blames being understaffed or “slammed with work.” Once or twice is understandable—frequent excuses are not. Hire more people and fix it. Residents are paying top dollar. • Move-in experience was chaotic and costly • Multiple residents were scheduled to move in on the same day, and the freight elevator was unavailable. • We had to use the regular elevator, which delayed the move and resulted in higher moving costs. • Room, garage fobs and Stratus did not work on move-in—basic access should be tested before handing over to residents. • Payment and communication issues • I paid with a cashier’s check, yet my account was still charged. • The assistant manager claimed there was an issue with the check, but gave no heads-up or clear explanation. • A cashier’s check is essentially cash—it’s unacceptable to process it incorrectly and then blame the resident. • Maintenance and noise problems • Elevator seems to break down almost monthly. • My first unit had a constant humming sound at night, which made it hard to sleep. • After multiple emails, I was approved for a unit transfer and they did waive the transfer fee, which I appreciated. • However, I had to pay more for the new unit due to lack of comparable availability. • Maintenance requests take 2–3 days just to receive a follow-up. • Poor construction and cheap materials • Vinyl flooring is already peeling and feels cheap. It’s cheap sticky vinyl. • The fan runs constantly and generates 60dB of noise—a clear sign of cutting corners. • Visibility into bedrooms from other units shows poor layout and planning. • Overall, construction quality does not match the price tag or “luxury” label. • Parking and traffic issues • Only one garage parking space is offered for a two-bedroom apartment. • The garage exit is frequently blocked by vehicles with hazard lights—likely from neighboring properties—which makes it difficult to enter and exit. • Disappointing amenities and events • A recent pool party was poorly planned—food was cold within 15 minutes and no warmers were provided. • Events feel like box-checking, not genuine resident engagement. • Misplaced priorities • Management seems more focused on filling units than providing quality service to current residents. • This may look like a luxury apartment on the surface, but the day-to-day experience tells a different story. The positives: • The location is great. • Having a grill on the balcony is a nice perk. Final note: This review only scratches the surface. That should tell you everything you need to know about how poorly this place is managed. I’ll continue updating this review with specific dates and incidents as time goes on. 10/01 – Remember what I said before: all the staff who were placed here and didn’t know what they were doing are now gone. Now, there’s no one. It feels like the elevator breaks down every other day. The regional manager just keeps sending emails full of excuses. In my six months here, has anything actually improved? Nope. The real problem is with Sherman Associates’ upper management. Honestly, I’m shocked—how were they even nominated for an award? 😂 They brag about O2 Luxury Tower being nominated for Property Excellence: Best New Development, Market-Rate Award, but from a resident’s perspective, it feels like anything but excellence.”

My son recently moved into this brand new luxury high rise right when the building opened and the building is amazing! It has to be the best building in Minneapolis! The amenities are phenomenal; rooftop, golf simulator, spa room with massage chairs, club room, pool, fitness and even more! The apartment is perfect! They really paid attention to the details of the apartment and had designer touches throughout. The location is great! So close to food, shopping and the river walkway. It was so much fun spending time there and exploring the location. I was also impressed by the staff, very attentive. Kara, the manager, was great!

Jarred is incredible to work with and this is a beautiful building! The conservatory is filled with live plants and has a great view of the city. Highly recommend touring here!
