Great building in excellent shape and a responsive, friendly team. My rating is mainly about pricing: my renewal offer came in ~15% higher than my current rent and ~31% above my effective move-in rate (I had a 1.5-month free promo). I called the office to discuss, but so far there hasn’t been much flexibility. If you’re considering moving in, budget for significant year-over-year increases beyond promo-adjusted rates.

We moved into this building in May of this year. The property is clean, well maintained, and hums along nicely. The other residents range in age and lifestyle. For a property on the larger end of the spectrum, it's pretty quiet. It's been wonderful so far. The five stars go out to Bryan and Alberto with the management team. They made move-in very smooth. They are personable, professional, down to earth, good people. They truly help make the culture of this property what it is. We haven't had many large issues, but with the small issues (inoperable window crank, parking lift malfunction, general questions about the property) they have been very responsive and address the issues promptly. One Henry Adams Apartments ⭐⭐⭐⭐⭐ (5/5) Moving from the East Coast to San Francisco was a big transition for us, and finding the right apartment was a top priority. Out of the 20+ apartments we had shortlisted, One Henry Adams Apartments by Equity Residentials stood out immediately. From the moment we toured, we knew this was the one—we even canceled all our other viewings! The building itself is fantastic, with well-maintained amenities, a great neighborhood, and a welcoming community. The leasing process was seamless, thanks to Gerald and Andie, who made everything smooth from start to finish. The maintenance team is outstanding—a special shoutout to Alberto and Larry for their quick responses, excellent communication, and attention to detail. The parking system by Klaus has been excellent, with no issues so far. The package system with Luxor is smooth and convenient, making deliveries hassle-free. Plus, having great coffee shops and amenities nearby makes this location even better. We’re absolutely loving our time here and highly recommend One Henry Adams to anyone looking for a beautiful, well-managed place to call home in San Francisco!

Today I had two of the Equity residential service team members come by and fix multiple issues that were occurring with my apartment. Alberto and Larry at 855 Brannan did an amazing job explaining everything to me and guiding me through what they’re doing to make the proper repairs. They also provided me with information and advice on how to properly use all the appliances. Not to mention explained to me a few issues other residents experience and informed me on how to fix them. Overall great experience. They’re friendly, helpful and informative, fixed every issue I had and also asked if I had questions or needed anything else before leaving. Thanks to them I can now enjoy my apartment!

The unit was not cleaned well when we moved in. The dishwasher was covered in black mold and the microwave exhaust fan was absolutely filled with grease (see photos), and gave off a rancid odor. When we asked for the microwave to be cleaned or replaced, they only cleaned the exterior and it still smells. They also gave us the same parking spot as another tenant by accident, forcing us to find street parking for the first few days.

I moved to the apartment 510N around half year ago. When I rented the place there was a few issues to be fixed as such as one of the window panes that was broken. Another problem was the cabinets, which were damaged due to humidity. The maintenance said they would replace the cabinets, but every single time they came to do the job, it was outside the scheduled time and always missing parts making it even worse. The last time they came was about three months ago. The man in charge of the maintenance team (old guy with glasses) told me the last time he came that they were no longer working with the same team that designed the cabinets, and therefore, there was no way to replace the doors. Now my cabinet is two colors (being part of two different cabinets). I told the head of the maintenance team that if he couldn't solve the problem, I would contact someone who could. Then, after about 10 minutes, he came back saying that he had ordered the doors. Today, after months, when I questioned him, he told me that he still doesn't have an estimate. It's clear he's just trying to postpone the problem. I decided to look for another apartment and move when the contract ended. Paying 4.5k for an apartment and not even having my cabinet fixed is not worth it.

Close to everything. Restaurants, coffee shops, ATMs, grocery stores, parks and etc. The building is clean, organized and includes enjoyable amenities. There is onsite parking available for a fee but also street and meter parking. Staff is welcoming, informative and helpful. Some staff members in particular which is Alberto who works in the maintenance department has been extremely helpful. You can tell he genuinely cares about the residents, he goes above and beyond at all times and work orders are completed promptly. Brian is another member who is very attentive, knowledgeable and patient. Overall it has been an enjoyable experience

Resident since 2021 - There are definitely off days but you can't beat the location and the neighborhood. Pros: LOCATION. And the restaurants around it (Lazy bear group is opening a French restaurant in the Summer!!) hands down the best location for quick grabs, drinks, high-end restaurants and furniture shopping. The service request team goes out of their way to make sure your requests are addressed in time. Thanks Albert and team! The leasing office staffs also try to help with your questions and concerns. Gym, game room, the community room, and the rooftop! Great for hosting events :) Cons: Mailroom is located inside one for the building and you have to go get them. so if you are out of town a lot, then your packages might get lost. I definitely had at least 2 mini heart attacks from packages getting lost and/or mis located. The other thing would be some of the dog owners not cleaning up after their fur friends :/ I love dogs. Don't get me wrong! Other than that, it's been honestly great experience overall. Been here for almost 4 years, and most likely will renew depending on the price, which honestly has not gone up by a lot each year (crossing fingers). I've lived in SOMA, the Richmond, and the Marina before and I can tell you this is one of the most well-managed properties.

I lived here in 2020 during the pandemic. While the apartment, amenities, and neighborhood were honestly solid, the noise isolation was absolutely horrendous. It was oppressive living here, where every single footstep of your upstairs neighbor would echo throughout the space of your apartment. I would be woken up by thumps coming from upstairs in my bedroom then move to my couch in my living room, where the echo did not reach as far. Then I would move back to the bedroom once the upstairs neighbor had moved to their living room - which I knew because I could hear every. single. footstep. Yes, I tried to talk to them directly. Yes, I reached out to management. Management's main remedy was a letter asking the upstairs neighbors to get a rug, which worked about as well as you'd expect. I honestly don't blame either of them. The blame lies in the builders of this property and their inability or unwillingness to invest in proper sound isolation. Halfway through my lease, I started counting down the months to get out of this apartment. As I apartment hunt now, I reflect on my miserable nights here, hoping the incessant thumps and thuds from upstairs would cease long enough for me to be able to fall asleep undisturbed. I will never make the mistake of living in a thin, cheaply walled "luxury" building again. If you are lucky enough to not have loud neighbors, I'm sure you will find living here perfectly enjoyable. Is it worth the gamble? Not at all.

I lived at One Henry Adams for 3 years and enjoyed my experience. I was lucky to have a top-floor (6th floor, South building) apartment near the elevators, which provided a great south-facing view over the Design Center. The apartments are modern and equipped with up-to-date fixtures and appliances. I never experienced any issues with noise and the maintenance crew fixed things when needed (clogged drains/disposal). The front office staff was generally attentive, and the building is well-maintained. The package room for deliveries works well, but it can get disorganized, leading to pickup delays. I parked my car on the streets in the local neighborhood daily (but did end up with one smashed window because I left expensive sunglasses in my car). Biggest downside was inconsiderate neighbors who dogs pooed/peed near building entrance.

I recently applied for an apartment at 1 Henry Adams and was approved almost instantly, even though I applied on a Saturday. However, I changed my mind about the place. The leasing office refused to refund my $200 holding fee, stating that I had 24 hours to cancel. The issue is that the application clearly states I wouldn't be approved until 2-3 business days, and the office hours are Tuesday to Saturday, so I couldn't contact anyone until Tuesday. Under California law (or relevant local laws), the 24-hour cancellation period should begin on the first business day after approval, not the day I applied, especially since the approval was processed outside of normal business hours. This means my 24-hour cancellation window would have started when I could actually reach someone--on Tuesday. Additionally, my experience with the leasing office was incredibly disappointing. The staff--Jayrold Xavier and Mulan--were rude and evasive when I tried to explain my concerns. It felt like there was something more going on with the holding fee, possibly tied to their bonuses. This was one of the worst customer service experiences I've ever had, and I wouldn't want anyone else to go through the same thing. While the property itself is beautiful and well-maintained, I want to warn others about the difficulties I encountered with the leasing process and the unprofessional behavior from the staff. Be cautious if you're considering moving here, and make sure you understand the full terms before paying any fees. This is what the law specifically and categorically states in California: rules within the California Code of Civil Procedure, specifically Rule 1.10; which states that when calculating time for legal actions, Saturdays, Sundays, and legal holidays are typically excluded unless otherwise specified by law

The building is nice BUT: -1 star: The fridge. If you like to bake like me, you're going to hate it. It doesn't fit a tray, a genoise, or even a pizza box. The freezer side is even smaller. Hate it. -1 star: The noise coming from upstairs. -1000000 sound isolation. You can hear the top neighbor walking, running and everything shakes. On top of that, I think my neighbors are vampires because they never sleep and are constantly walking, waking me up in the middle of the night. If you are sensitive to noises, or have misophonia like me, don't rent here. This is a deal breaker for me. The layout is weird. You can't access the leasing office or mailroom from inside the building. Also, the 3 bedroom apartment is weird. The biggest room is not connected to the main bathroom that has 2 sinks but the smaller one has an in suite bathroom and a walking closet. The balcony. You can see through, it has a metal rack. I had to place some floor decking tiles. Maintenance is pretty quick, good amenities, quiet neighborhood. As soon as I moved here, I had water coming over the top floor 3 times! 3! The water didn't ruin anything of my stuff but it was a mess. 1 week without power in my office. I don't understand why did it take so many days to figure out what the problem was. I work from home and it was very inconvenient. The light switch and the wall outlet look awful now. Great. Architects and Interior designers that created this place must learn UX because they are AWFUL. Luxurious rent for a low quality building. No, I don't recommend this place unless you live on the top floor.

I had a satisfactory experience living here for the last 2 years. Beyond the loud steps from my upstairs neighbors, next door neighbor that always amped up his music so that neighbors could hear (wasn't addressed until multiple pleas to the leasing office for him to stop; including calls to security), and surprise fees, living here was ok. However, I have to give them 1 star because of the surprise fees in my security deposit. During my move-out inspection, it was clearly communicated that the only requirements for the return of my security deposit were to patch up the holes on the wall where the TV was mounted and to remove the wallpaper at the entrance. In addition, the apartment was left clean, yet was claimed "dirty" after I moved out. If there was a cleaning fee charged to the tenant before me, then I guess it didn't go anywhere because my apartment was not initially leased to me in a condition that someone would have paid $150+ to clean. I guess I needed to hire a whole sanitization unit for a studio because hiring or having someone clean isn't enough? Also before moving out, I inquired with the leasing office about the possibility of painting the walls. I was explicitly told that you would take care of repainting the walls after my departure. I was not informed about any associated fee for this service at that time. Even then, there was nothing more than normal wear and tear after living there for 2 years. In addition, I noticed an unjustified charge of $387.10 labeled as "Monthly Reserved Parking" for the month of August (I moved out on August 1). Considering that I am no longer a tenant at the property, this charge is perplexing and raises concerns about the accuracy of the final statement. Beware of any charges they may try to sneak in. While living here, many of us tenants took notice of certain price hikes without warning, such as a mail room fee. For a majority of my time, I had a positive experience living at One Henry Adams, however, after the unexpected charges with my Security Deposit, I am hesitant to recommend this apartment complex to my friends that have expressed interest in applying. While I have yet to resolve the matter with my security deposit being withheld and the additional charge on top of that, I hope to provide an update in the future of how that went. So just be warned, if you have a studio apartment, you'll most likely be out by an additional $750 when you move out.

Say "goodbye" to your security deposit and "hello" to moths. We recently moved out and I was shocked to see all of the bogus charges on our move-out statement. $140 cleaning: we did the right thing and had a professional move-out "deep clean". The apt was spotless, for which I have pictures. Not that the apt was ever dirty, we had weekly professional cleanings. $235.40 painting: there were a couple of marks on the wall left from furniture, but that's called "normal wear and tear". Nothing more than touch-ups were required. We had a very serious moth infestation since move-in. Maintenance was out multiple times, but they only gave us moth traps. Thousands of dollars worth of ruined clothing later, it seemed to calm down, but it was only after move-out that we saw the extent of it: massive damage to my handwoven Gabbeh rugs, which is going to cost thousands of dollars more to have repaired. A couple of pictures are attached, but the damage was way more extensive. There are newer buildings in SF with more amenities, lower rents, and no moths. Mission Bay is a great location, but shop around, and think twice before committing to a lease with Equity Residential.

Highly recommend. Modern and well taken care of, the hallways and perimeter of the building are cleaned daily. Security staff are on-site from 6pm - 8am. Most tenants are mid-20s to early-40s, working professionals. Large and lovely rooftop to relax, space heaters, gentle music and bbq. A second shared space that's both indoor and outdoor that includes a full kitchen, plush coach and outdoor seating with fireplace. Third shared space is a game room with pool-table, shuffle board, and a plush coach with TV. The gym, open 24-hours, includes three treadmills, three elliptical-like machines, stationary bike, rowing machine, a number of weight machines, free weights, jump ropes, steppers..There's usually 1-2 people using the gym at any time and it's rarely crowded. Luxor One service for package delivery, and Laundry Locker for dry cleaning.

After reading the last review from Farrah regarding the security deposit, I'll chime in and say that I had the same exact experience when I moved out. My unit was filthy when I moved in. I left it exceptionally cleaner when I moved out, yet they tried to charge a 'cleaning fee' that was like $250, which is apparently a standard practice. I would argue that this is unethical at best, if not illegal. It seems as if this 'cleaning fee' is charged regardless of the condition of your unit upon move out with the hope that residents simply pay it without asking questions. Additionally, I had to break my lease early. The leasing office initially said I needed to pay out the remainder of my lease when there was clearly an addendum in the lease that said I could break the lease by paying a one-month penalty after living there for 6 months. I went down to the leasing office and told them I didn't understand why I needed to pay out the remainder of the lease and the guy I talked to literally said, 'What don't you understand about it?', doubling down on their error. It wasn't until I pulled up the addendum on my phone and pointed it out to them that they corrected it. Had I not fought them on this, I would have been about $5000 poorer. Everything - and I mean EVERYTHING - upon move out was a hassle. Moving is stressful enough, and One Henry Adams certainly did a fantastic job of making it as bad as possible. Also, as so many other reviewers have pointed out, if you don't live on the top floor, you will definitely hear your upstairs neighbors' every move. And I don't even want to go into how many hours I wasted looking for packages in the package room during my time as a resident. I've lived in apartments all over the country over the last 20 years, and I never felt the need to leave a negative review until I lived here. So, there's my review. Can't wait for the canned 'Thank you for your feedback, we strive to be transparent, sorry if we didn't meet your expectations blah blah blah' response. Best of luck trying to get your full security deposit back if you're a current or future resident. Edit: Forgot to mention one other thing - the door to the balcony never closed properly. I mentioned it on the day I moved in. Maintenance came to look at it and said they needed to order a part that wouldn't be available for 2 months. 2 months turned into 3, which turned into 4, which turned into forever. It was never fixed, and the door still didn't close properly by the time I left.

I've been living here about 7-8 months now and finally decided to write the review! I wasn't expecting such cleanliness and care during the pandemic but recognize that even as restrictions lighten up the property has always had this standard of clean! Rated on location, cost, and space. Location & Amenities For the money and location, I can't recommend a better unit to live in San Francisco design district/soma/mission bay/mission(?!) it's just that close to everything! Picking up packages is a breeze and service is super helpful. The gym has the cardio and weight machines I need. Cost SF is expensive overall but I moved here during pandemic prices and got something I could afford. You'll have to budget if you live on your own or with someone. Parking is $300/mo, but you'll spend less on gas because you can walk everywhere. Space I'm a Kon Mari fan and not a minimalist. I threw out all my furniture (no joy) and bought new furniture from IKEA, Amazon, & thrift to fit into this place. It's definitely smaller than Bay Area "average" but it's perfect for the single woman or man. If you need a 5ft desk or a 10ft couch, it's not gonna happen in a studio or 1bedroom here if you want to fit well anything else. Overall This location and amenities (when they opened) kept me sane during covid. I spent more money than I should have on coffee and dumplings LOL based that's on me. Not them. If you're looking for a good place, recommend!

Highs: Brittany, Keiley, Alberto, rooftop that almost nobody uses, and a relatively clean building. Seriously your staff makes up about 50% of why I have stayed here. They're incredibly and deserve to know it (from a compliment and compensation perspective!). Maintenance requests get fulfilled so quickly. Cons: the package room , the price increases / what you pay for how much the neighborhood has diminished, safety has changed a bit in this hood. Okay, starting with saying that I love my unit. It's *chefs kiss* and has all the amenities a person could want from a larger complex. The team at my building is helpful, caring and thoughtful. Extra shout out to Brittany and Alberto, who have helped me with countless things as I have been here the last few years. The amenities are decent - a gym that is well maintained, rooftop that is beautiful (the grills could be more consistent). I'm happy. A major con is the increase in rent, when SF is still seeing a slowdown and the building is not fully occupied. I'll be staying a bit longer but couldn't justify a full year renewal with the cost. I am bummed because I would have stayed longer if they were willing to work with me. Roughly a $400-500 increase. That plus parking ($350 for a fairly ok system that fellow neighbors don't seem to use properly - how hard is it to close your garage door?) and the insane utilities cost (~$200) for one person became a bit expensive and not justifiable for me. The neighborhood has gone from fairly safe to feeling a bit less safe lately, but I think that's a normal SOMA spillover that has just increased with time.

Firstly, major shoutout to Brittany Porter! She is an absolute joy to have in the leasing office -- attentive, caring and responsible! We've been at One Henry for two years (sadly will be relocating at the end of July due to work and, of course, the egregious rent in SF). I can only say wonderful things about our stay. Neighbors are kind/friendly, staff is always helpful, and the location is great. The only issue I have about the location, which has NOTHING to do with One Henry, is that the area does have a lot of theft. However, this is something to expect in SF or any overpopulated city in general. My car has been broken into 3 times within the last two years! Again, this is not at the fault of One Henry. Future residents need to be aware -- make sure you leave NOTHING in your car and try not to park on Alameda where most of the break-ins occur. Be smart about it and you'll be just fine. Thank you, One Henry team, for welcoming us with open arms and treating us like family! We wish you all the best!

I have literally never felt the need to leave a bad review for any place until after moving in here. Absolutely ridiculous noise coming from upstairs. Given the positive reviews, I thought perhaps the negative reviews might have been just folks with very high noise sensitivity; this is not the case. It was a terrible mistake to not have taken their warnings to heart. Throughout the day and night, you constantly hear two kinds of noise coming from upstairs: (1) floor boards creaking causing this high-pitched creaking/cracking noise, and (2) loud low-frequency stomping that shakes the whole apartment. Be prepared to need to use noise cancelling earplugs/earphones at all times.

We have had a wonderful time here at 1 Henry Adams. After 3 years of hopping around from poorly managed property to property (Essex/Bennett Lofts was a nightmare) we are so happy to have found 1 Henry and just renewed! It's safe, clean, well-located, and truly feels like home - much of that has to do with friendly staff like Alberto who truly cares.

Living here is literally a dream. I didn't think I could find an apartment that does such a good job at soundproofing. I don't hear anything next door, and only once in a while hear my upstairs neighbor. Everyone from the employees to tenants have been so friendly and nice. The apartment is well kept, with abundant lounge areas should you ever have a gathering. I do wish the gym had a bit more equipment, in particular a squat cage and some steps, but hey, it's still pretty nice give then small size of the community. I also feel safe walking my dogs at all hours, a rare find in San Francisco. Big thanks to Jess, Angel, and Karna for making me feel so at home. It is a beautiful property and I am really excited to call it home.

I've been living here for 2+ years. The house and amenities are at the market level, for what it's worth in San Francisco. However, the management team could definitely be much not responsive, available and efficient when it comes to simple things. The house has a sophisticated package room that can only be accessed when you have a temporary code or if you're an accredited delivery person. Whenever I order anything from Amazon or any other provider, the mail keeps bouncing. USPS can't deliver packages or parcels ("business closed"), neither can FedEx or UPS. I never got my new driver license and still have to show up at DMV once again to ask them to re-send it. I emailed and called Alex LaFlam, general manager, with lots of evidence of package bouncing. But the situation hasn't improved in 3 months. If you decide to rent a place here, make sure you have an alternative delivery address. After trying to solve this with the property management for the last 3 months, I give up. From now on I only order stuff to my work address.

Went to their website to get a number so I could call the leasing office, but seemed to be forced to text. Did so with questions about possible requirements regarding credit score and rental history, since mine are less than stellar. No answer for two days, so texted again and was told someone would reach out to me "shortly". No answer for another two days. I found a phone number on Yelp and called. Lady who responded at first ignored my dissatisfaction with being ignored by the leasing people, took my information down and said the leasing manager would call the next day. Only apologized when I pointed out its absence. Guess what??? No call. I read some more Yelp reviews of the property and learned that several residents complained of neighbors simply walking in the apartments above caused an unusual amount of noise. Since I'm noise-sensitive, perhaps the leasing team's lack of response actually helped me. So, leasing team, don't bother with a fake apology and offer to call again. You had your chances.

We need to move out of this community for personal reasons, but we have 6 months left on our lease. Brittany and Keiley were very patient with us as we discussed potential solutions to end the lease earlier. They helped us move through the process, submit the one-month move-out notice, and listed our unit on the website that day. Currently, the unit has just been leased out! We are so glad that we stayed in this community and had a great experience when re-renting. If you plan to move to SF, I highly recommend checking out this beautiful community.

If you enjoy sleep, do not live at One Henry Adams Apartments. The building is woodframe construction with no sound insulation. Every morning, you'll be roused by a passionate kiss from your upstairs neighbors' feet. These neighbors are kind and respectful and walk like normal human beings! Yet, the thumping will be loud enough to rattle the glasses in your kitchen cabinet. Footsteps generate low frequency sound. Trying to block low frequency sound is pure vanity. My latest setup, which achieves next to nothing: - A HEPA filter to mask low frequency noise - A high RPM fan to mask high frequency noise - A down pillow over my head - Foam earplugs Believe you me, I have experimented. Nothing works. The solution is: do not sign a lease at One Henry Adams Apartments. Minor complaints: - Entrances sometimes get jammed open over night and require maintenance to fix. - Damaged community gas grills cause fireballs. The nozzle is deformed and spews gas uncontrollably. - Can't leave your dry clothes in the drier or they will become wet. All driers are connected to a single centralized output vent, which isn't properly pressurized. Hot, wet air from other tenants' driers exhausts into mine. The upside is that my apartment frequently smells like my neighbor's laundry detergent. - Balcony door is crooked and not flush, so cold air seeps into the living room. - False fire alarms in the middle of the night. - Elevator breaks, once for almost 4 weeks. - Both window cranks in my apartment broke. - At one point, only the north entrance and south elevator worked. Anyone who needed the elevator had to walk 2 full blocks within the building to get to their room. Please don't make the mistake of spending $4,000+/month on an apartment that won't let you sleep.

I hardly ever leave Yelp reviews, but my experience living at One Henry Adams has been tremendous so far that I felt the need to share. The complex amenities are great, including the common areas, the roof deck, and the gym. None of them are ever too busy. The secure package room is great! Although carriers sometimes don't check in packages properly, management has been working really hard to make sure the process for package delivery/retrieval is working smoothly. The management staff is incredibly helpful and friendly. The maintenance and cleaning staff as well. The common areas get cleaned more than once per week, and maintenance requests are handled swiftly and easily. I honestly don't understand how there are so many reviews complaining about noise. We were seriously doubting wether or not we wanted to move here based on those reviews, but we've had pretty much no issues with noise since. If you are walking in the hallways, you can sometimes hear neighbors' voices going through the front door, and if you have a neighbor above you, then you can occoassionaly hear their footsteps, but this has honestly never been an issue for us or impacted our ability to enjoy our apartment in any way. My only gripe is the parking system takes incredibly long to pull your car in/out because of the complex parking lift system, but I understand it's necessary in order to fit a greater number of vehicles in the small garage space. It kind of encourages me to use my car a lot less and instead walk more, so it's kind of a positive! Overall, wonderful complex. I really hope my wife and I are able to stay here for many years to come.

I have had an excellent experience living at One Henry Adams. It is clear to me that the people who work here are genuinely concerned about making sure that its residents are taken care of. I had two service requests that Albert came to fix. He was so quick, knew exactly what to do and he made sure that we were satisfied before leaving. This has been my best experience as a renter living in San Francisco. It feels more like a community than a business and its all owing to its people, especially Albert who is always so ready to help us.

Wow, the only major complaint is the package room! it's a mess there are packages everywhere and I have honestly lost back-to-back packages. People at this complex just order stuff and never pick it up! I spend on average nearly 2-3 hours a week looking for things it's so inefficient. This past month has been the worst shelves stocked to the ceiling. I can easily go in and identify at least 3-4 repeat offenders that just order crap and never get it. If it's this easy for me to see the repeat offenders why in the world doesn't the management team do the same? LET IT TOGETHER! oh, right there not in there enough to see the problem or at least try to solve it. I will leave this review on yelp until there is a change! If you are someone that is looking to move and needs packages delivered you have been warned your package will become a needle in a haystack. Unless you like a good mystery and investigation be ready to spend months wondering where your items are in the mess of a package room.

Equity serves up a great product with One Henry Adams. Great location, amenities and units! They are on the higher end of market price but you get what you pay for. Staff is plesant and attentive. Kudos to this team! Great community for all and they have kick ass roof with a grill! It boasts SF skyline views and easy access to buslines with many great stores and restaurants within a short walking distance.

Fairly nice & new-ish building in a quiet & pretty clean area. Apartments themselves are decent but nothing special. The building layout is super confusing. You actually can't get to the apartments from the big glass front entrance, you have to go through the sides. This is super confusing for visitors. Even more confusing is the fact that you can't let them up to your apartment despite there being a callbox at each entrance. Don't even get me started about the package room. The worst part about the building is the management. Jeff (the current "community manager") runs this place like a dorm RA or a prison warden. He never has anything nice to say and sends out threatening emails on a regular basis. Equity Residential (the management company) doesn't seem to understand anything about California or San Francisco law. They conduct blatantly illegal practices around renewal timeline notifications and rent increases. Don't bother trying to email or call them though, they'll just ignore you. When they do respond they will use a stock response and even still leave in the quotes from where they copied & pasted it. They essentially tell you to sue them, which they know you won't.

My partner and I lived in One Henry Adams for a year. We were the first that lived in our apartment and moved out about half a year ago. Warning - this is going to be a fairly detailed review, but keep in mind that I lived here in the first year of the existence of One Henry Adams, and there were road bumps that may no longer exist. Move in process: We were assisted by Emmy through the move in process. When we did our walkthrough before moving in, we noted that there was mud on the ground of the bathroom, and Emmy assured us that it would be cleaned up before we moved in. It was not cleaned up when we moved in a week later. Despite having an email trail that noted what time we were moving in, Emmy was surprised when we showed up and had misplaced my renter's insurance. I had to resend it before she would give me my keys. Throughout our entire experience at One Henry Adams, the apartment complex would regularly have trouble letting tenants know that the elevator was reserved for people moving. The tenants themselves would have to guard the elevator and tell other tenants to go to another elevator. Our apartment: We lived in the south building in a one bedroom. First off, there was a ton of noise from our upstairs neighbor, who played the saxophone regularly. We would also regularly hear our upstairs neighbors fighting and screaming "fuck you!" at each other. If you're the type of person who needs quiet, I would consider living somewhere where there is more insulation. There isn't a vent for the stove, so if something was smoky, you would immediately have to open the doors and windows. The fire alarm is VERY sensitive - our next door neighbors set it off nearly every single time that they cooked. The laundry machine area also didn't vent well, even though we got it checked out by management multiple times. We could frequently smell other people's laundry detergent wafting into our apartment. There were also little things that bothered us. The Juliet balcony door was hard to secure and would let in cold air and noise. The bathroom sink faucet was set too far back. Oh, and there were mosquitos in the hallways at a certain point. Management called pest control a few times while we lived there, so this was an issue experienced by many people. It was, however, lovely to have AC and heater control in an apartment, a rarity for SF. The maintenance people were also consistently kind and helpful. Now, let's talk about the apartment facilities: The Luxer package system: While it seems convenient, delivery companies would regularly have difficulty with it, and One Henry Adams staff had a hard time keeping up with tracking the packages, especially around the holidays. Unfortunately there was no easy way to get a new code except to continually email One Henry Adams staff, sometimes multiple times in a row. Especially since tenants regularly wouldn't know if packages were there because the delivery people didn't input them correctly, we did sometimes struggle with package theft - something that this secure system is supposed to eliminate. When it did work, the Luxer system was very, very helpful. The gym: Overall the gym was a great amenity - it was mostly the other tenants that would make using it difficult. Some tenants had personal trainers who would come, and when there was more than one personal trainer/trainee combo, it made for a very crowded gym. The wet wipe dispenser would also frequently be empty, and even if it was stocked, most tenants wouldn't clean the gym equipment. The gameroom: Most of the time my boyfriend was able to play a game of pool because it was mostly unused on weekday nights. Overall the cleaning staff kept this area clean for residents to enjoy. It was a great spot to hangout with friends over. Management: Management was a mixed bag. Communication definitely wasn't great. There was very late to no notice from management when rooms or the roof patio were reserved. Once, there was a massive party on the roof deck that disrupted everyone, and an email only went out after I went and complained, along with many other residents of One Henry Adams. There were multiple building evacuations for fire alarms, but we never knew what the cause was or if it was safe to go back inside. We had to go ask the firemen directly if we could go in. But when management was helpful, we had a very good experience. TL;DR: One Henry Adams is not the perfect apartment complex. If you're looking for a new building with good (not great) amenities, and if you work in the area, this is a great place to consider. But if you're looking for consistency, good communication, and quiet, you may want to consider living elsewhere.

I want to commend Brittany Porter, Aaron Wilson and Jeff Shelton, the Manager as well as Keiley (I am sorry I don't know her last name), his deputy, for the great help we were given when we decided to move from another Equity property to 1 Henry Adams. They made the process seamless and went out of their way to ensure that we were satisfied. The new apartment is beautiful and our new building, just as the one we left is immaculately kept with really great amenities. I see complaints about the cleaning costs when you move out of a place in the reviews, but frankly as much as tenants think they have done a great job in that area, I would not want to move into a place that wasn't cleaned and sanitized professionally. I am very happy that the management is shared by both my old and new buildings and have no doubt we will continue to be happy living with Equity.

Updated! Shortly after, they contacted me but I was already out of country. My key issues were resolved when I returned. 4 star. But perhaps only because I contacted investor relations and their board? (Why does one have to go through so much effort here?) 1 year later = the only apartment I have to adjust to a 1 Star experience 1) Moveout: One Henry Adams was very unprofessional in even basic management logistics. For moveout, we had our 30 days notice in early August for a Sept 15 moveout - our lease started Sept 15 the year before. Because of random office closures (they would announce less than a day before), they did not process our moveout in time so they changed our moveout to Sept 17. In addition, they failed to give us the pro-rated rate for September in advance and tried to charge us the entire September for the 10% increased rent. This came in the form of an unpaid rent notice tacked on the door. We paid for the longer pro-rated rent that management demanded. We moved instead of renewing at $5600 for an apartment where the amenities were often out of service, the third party security was questionable (or useless) at night with televised gun shootings and police campouts - and daily look out your window to see the hourly car breakin's... 2) Deposit: They took our entire deposit and charged an additional $100 without explaining for it. We are still waiting to hear back. This is almost a month later.

TL;DR - Relatively good location + fairly new units. Noise level is VERY bad so if you are sensitive to sound even slightly, look elsewhere. Long version: My biggest complaint is the poor construction like everyone else has noted here. To be fair, when I first started my apartment search, most apartments I looked at have some level of noise complaint from reviewers so I thought it may just be a universal thing. I thought being a deep sleeper the noise shouldn't be as bad. Since COVID with everyone WFH all time, noise during the day time has become increasingly frustrating. I don't believe I have a next-door neighbor yet so I can't comment on the wall thickness, but the floor is so thin that every footstep my upstairs neighbor takes feels like an earthquake. One time my friend came over and was walking around my apartment while I was sitting on the couch, I swear I felt the coach vibrating. She's not a heavy walker by any means. You may think I'm exaggerating but I'm not. The footsteps make this hammering sound as if some witch is casting a spell in my head all day long. I have to meditate to calm my frustration from the constant noise. I have other complaints but none of which is a dealbreaker like the noise issue. I wish I had listened to the other comments before moving in. My underestimation of OHA's construction poorness has led to me to this nightmare. I just started my lease but I already want to move out.

current tenant- bad odor all around the buildings these days. onsite managers changed and they don't care about the tenants' requests and concerns they started paying for this mail room service which does not help at all and you keep losing or your packages get stolen. parking structure frequently beaks so you have to pay for your uber on top of ridiculous parking structure fee. smog from the restaurants downsrair keep causinf fire alarms go off. random alarm sound in the building is constantly on. Homeless people just walk into the building and lounge around common areas. i do not recommend it at all.

This place is LOUD. Like living above a dive bar that blasts music. I moved out because the noise levels were interfering with my sleep. I strongly discourage living here. I didn't intend to write a badmouthing review of this apartment complex. However, I see that a number of former residents are having similar experiences to me.

Noise is AWFUL!!! The Court yard seems like a great idea at the beginning but when you have such ridiculously LOUD people who are out there at night it is maddening!!!!! There is supposed to be quiet hours which is a good idea, but what about during the day when other people just want to enjoy their day without people yelling?!?! The sound of plumbing from the upper floor is so gross and disturbing and LOUD!!!

Very poor construction and sound insulation. If you're unlucky enough to live underneath someone who's a heavy walker, their footsteps make booming, thudding sounds that shake the light fixtures and the plates in your cabinets. My upstairs neighbors walk around their bedroom for 30-90 minutes every morning (getting ready or who knows what). Even with earplugs, white noise machines, and Bose over-ear noise cancelling headphones, it wakes me up and I cant sleep while they're stomping around, due to how the super low booming sound carries through. This means I can rarely get a full night's rest, since the next morning might be one of those random ones where they get up at 5:30am for some reason, or they might walk around til 1am and then get up again at 6:30am. I'm actually not a light sleeper at all (all the earplugs etc are recent investments due to this issue) and am very used to apartment living where shared noises are expected -- but this kind of deep, resonating thudding every single morning at unpredictable times is a special kind of hell. I am chronically sleep deprived since my upstairs neighbors moved in. I have had to miss work from severe migraines caused by sleep disruption (but of course there's no guarantee my upstairs neighbors didn't also choose to work and stomp around at home that day too ) The rest of the apartment and amenities are fine (generally convenient but also kind of poorly constructed under the surface, like 3.5 stars). But I would not recommend One Henry Adams to a friend - if you're spending this much, pick somewhere with better construction like any of the new places in Mission Bay, so you can actually get a good night's sleep.

There are a lot of very nice Equity properties out there, but none quite like 1 Henry... This place checks off a lot of boxes. Great location, the Design District is technically in SOMA but neighbors Mission Bay, Potrero Hill and the Mission District. Plenty of great restaurants and bars and downtown is less than a mile away. 1 Henry is new (very tough to find in the city these days) and very clean. Office staff is knowledgeable and always responsive. Love this place..!

For the past 2 months i have probably seen 10 condos/ apartment. Finally, the last condo that I planned to see was Henry Adams. The moment I got out of the car and saw the building I knew it's going to be this condo. The staffs are great especially Karna and Alex. There very pleasant and efficient and accommodating to us. They make sure I'm comfortable when I moved. Ken is also the go guy if you have any issues inside your condo. I love my place and my neighborhood. I feel safe and the amenities are great. My fear was not to get a place that I like and end iP going with my second choice. Good job the all the staffs of equity residential. Highly recommended to everyone l.

This is the absolute best apartment I have lived in thus far. The office team is always attentive and friendly, and the facilities are beautiful. It is all brand new and has central AC and Heat (lifesaver this summer), and a washer and dryer! They also have restaurants, dry cleaning lockers, Zipcar, and a pet spa in the community. I never have to leave. But if I do want to leave, there's amazing transit! Muni, CalTrain, and freeways are super close so South Bay commuters have the shortest commute in the city. One Henry Adams is the place to be!

Amazing place to live. The staff is great, the rooms are quiet due to solid building construction and thick windows, and it has air conditioning which is rare in SF but clutch in the summer months for getting great sleep. Unlike many apartment complexes in the city, this one strives to foster a real community, with frequent social events, and common areas such as a rooftop with couches and a BBQ. It is very expensive to live here though, so I would mainly recommend this place if you work nearby or you may not feel like you're getting a good bang for your buck.

The best thing about living at 1 Henry Adams is Ken, who can be relied upon to fix things when they break. He is responsive and timely in getting things done with a smile. The downsides about living here is: 1. it is noisy; many of the tenants are oblivious to the fact that there are other people living around them, who don't appreciate their drunken "frat" parties; parents who think it is okay for their kids to scream at the top of their lungs for extended (hours) of time while they play; and a management team that doesn't appear able or willing to do much about it. 2. The elevators are often in use for moving with no signs posted so you can wait and wait to no avail for the elevator to arrive. 3. The "Klaus" parking system is cramped and difficult at best; 4. The package system is terrible, often with packages being left without notice (and a code to get in the package room) ; and 5. For the rent that is charged here, on would and should expect none of the first 5 items to be a problem.

Overpriced and the staff does nothing for you. Responding to an email is a major accomplishment. Unit itself is perfectly nice but the amenities aren't great and the staff provides zero help and creates problems. And it's not cheap. Keep looking.

I moved in here a couple months ago and it's been fantastic. The staff in the leasing office have all been really friendly and helpful and respond to my emails really quickly. The maintenance staff is super helpful, responsive, friendly and they know the building really well. It's really nice living in such a new building, as the amenities are modern and all the finishes feel new and fresh. The gym is great - it has good machines and equipment, is never busy even though it's on the small side (apparently I"m the only one who wants to use the exercise bike!), and is always kept at a nice cool temp. The package room is great, too -- and, although I haven't used it yet, I love that there's a fridge there for grocery delivery. If you're looking for a new-construction building with parking and a fresh, modern look, definitely check out One Henry Adams.
