I wish I never lived here. Upon move out, I was charged over $304.27 extra in the form of an “opening balance” which was unauthorized and unexplained, along with $282.46 of move out fees including utilities, painting, and cleaning ($586.73 total). In the beginning of the month that my roommate and I were supposed to move out, several duplicate charges were showing on our account for the month including two parking charges, two cable and internet charges, and two amenity use fee charges. After inquiries to the leasing office, we were told to pay a specified amount covering the current month’s rent, the previous month’s utilities, and the current month’s fees (parking, amenity use, internet). We paid the specified amount on time and followed up with an email to ensure that we paid what was expected and that late fees would not incur as there was still an incorrect balance on the account. Management was extremely vague stating that “everything will be adjusted accordingly” upon move out.
Upon move out, lo and behold, we not only were charged with a late fee despite clearly paying specified amounts on time, but were charged the unexplained “opening balance” of $304.27. The painting charge included in the move out fees was over $100. We sent several emails (before moving out, upon moving out, and after moving out) in an attempt to understand “opening balance” charges and clear all balances, with no response. We also made attempts to call the leasing office with no response. Instead, we were sent to collections for $286.73. This is actively being disputed, and is impacting my ability to rent another apartment. The prospective landlord has tried to reach Osprey to verify this collection account with no response; I have done the same. This was truly an awful experience, and the only time I’ve experienced such negligence and unprofessional behavior from a community.
