I took a tour of a vacant unit with Neko and loved it but was open and honest i was looking at other properties as well. I was called back today by Bernita saying the unit I was interested in applying for had dropped by $200 per month. Through the conversation on the phone, I told her one of my reasons for delay was I had hired someone for credit repair to have a smooth application process. Despite giving this info, she informed me it was still worth applying as I had proof of income from my new job. So I went back to tour again. While in the unit I explained my credit score was low but again, I had proof of new employment with my salary included which WELL covered the rent and explained I would have my credit repaired within 90 days. I was still strongly encouraged to apply NOW and was told other residents had been approved with low scores if their income was satisfactory (but I would pay a higher security deposit). I agreed and was charged $525 for application plus security deposit and my application was denied within 30 min (when I had barely even left the beholding and was told by Bernita and Neko it would be several days before a acceptance or denial). No explanation other than credit score was given for my denial, and all based on AI scores (not credit bureau scores). When I asked when I’d expect my refunded security deposit they told me it would be 30-45 BUSINESS DAYS (equivalent to several *months*) when I was told it would be refunded immediately if denied. I am now $500 in the hole that I cannot use to apply to other properties to move by my original timeline. Thanks for misleading me through the entire process, Neko and Bernita.

I’ve lived here for a short time and have already encountered a major unresolved issue. For weeks, I’ve been dealing with extremely loud banging noises in my primary bedroom anytime there is wind, to the point where the room becomes unusable. I submitted a maintenance request, but no technician ever arrived, and the ticket was marked “closed” despite the issue never being addressed. I’ve followed up multiple times, but the problem continues with no resolution and no clear communication. Given the severity of the noise and the fact that it affects my ability to sleep or use my own bedroom, I’m now unsure what else to do. Based on my experience, I would NOT recommend living here. Residents should be able to rely on timely, thorough maintenance especially for issues that impact comfort and overall quality of life.

We have been at the Pallas for just a few weeks and it has been a good experience so far. They have been pretty responsive and effective with maintenance requests in particular. Jeffrey, one of the maintenance people, did a great job changing out our overhead LED lights, which were dim, as well as arranging the cleaning of our oven (which we realized had an excess amount of grease and thus smoked whenever we tried to cook something).

This building recently went through a refurbishment of the public spaces which now look phenomenal. If you’re looking to move to Pike and Rose it’s Pallas or bust. The property is well maintained, and units are a good size. While things aren’t always perfect (oh the elevators!), a big thanks goes to Justin and Yasaman who regularly go above and beyond to keep residents and the community happy.

My husband and I were prospective tenants and after receiving no response from anyone from the leasing office (after applying to an apt and getting approved), the leasing office charged us $500. Even though we never officially signed any formal documents (let alone have anyone reach out to us about the apt we were interested in) we tried numerous times to get in touch with the leasing office but no response. If they treat prospective tenants like this, I truly don’t want to know how they treat their residents. I had to file a fraudulent charge with my bank to get a refund for the money since Pallas never responded. Terrible service, terrible staff, terrible building. Don’t live here.

There are so many other places to sink the largest amount of money that you pay monthly! I’m so mad I sold my house to move here- only been 8months and roaches have moved into my apartment!!! Out of no where!!! Elevators are always out in the building (with 20 floors). Usually only have 1 elevator working out of 3! And then you pay an additional HVAC fee monthly on top of the wildly ridiculous electric bill you will have to pay to PEPCO! So don’t be wow’d by the large windows and amount of natural light - it’s not a perk. Oh and the power in the building goes out very much, at least 1x a day . There is a back up generator that kicks on but this is what you get living here. I cannot wait for my lease to end! I can live with a lot but roaches are a no!

We toured the building and decided to apply (they immediately charged us a $50 non-refundable application fee + a $500 refundable deposit). We ended up deciding to live elsewhere, and they never got back to us regarding the deposit. However we kept receiving letters and emails asking us to pay a $120 move out fee, even though we never actually moved it. After several calls, emails, and even going there in person, they accepted giving us a partial deposit back (only $155!! that we still have not received). Staff is super rude and I was not surprise to see how other people have had similar experiences (see other reviews). Thieves.

I’ve been here 2 years and within the last year, things have gotten really bad. The elevators break down often (this building has 20 floors) and recently it’s been infested with roaches!! I saw them in the trash chute at first, then the mail/package room, and now they’re in my apartment!! Quality keeps going down, but rent keeps going up!

My more lengthy review is on Google but I felt the need to add that their elevator failed and trapped me inside for a while. This is after they cycled through multiple contractors. If only they knew that cheaping out on everything they can will end up backfiring. I can't imagine being a representative of this company and being able to sleep at night knowing I'm not actually doing my job, let alone a good job at that. Legit the most shamelessly incompetent management team I've ever seen. It's almost laughable at this point.

I previously lived at PerSei and that was horrible. Now I'm living at Pallas -- it's not the greatest. The only people that are THE BOMB DIG = Lenny & Jeff. My favorite out of everyone here!! They NEED promos. Super personable and funny! Selena was also my favorite -- not sure if she's still there or not. The people @ the Leasing office are RUDE, RUDE, and RUDE. You put in a complaint/issue they don't give two sh**s about your issues or complaints. Leaves a bad taste in my mouth. They NEVER pick up their phones aka IGNORE. Make you walk down to the office but they don't even know what they are doing most of the time except make you feel like you ARE the crazy/dumb one. Ever since they hired new employees at the leasing office -- EVERYTHING and I mean everything has gone down hill. It was NEVER like this before until the new team arrived. It may be a good location but don't be fooled.

Not smoke free! Neighbors smoke weed and cigarettes inside their apartments and the smoke filters through EVERY ONES vents. The hallways on floors 1-19 smell constantly of hot dog pee. Leasing office is incompetent. The list goes on. Seek shelter elsewhere.

DO NOT LIVE HERE! Love the area, love the concierge, hate management that turns the building. If you don't mind the elevators not working about 5 times a month and sometimes all 3 our out then this is the place for you. Elevator constantly breakdown without it ever being fixed. For a regular 2500 1br apt...not worth it.

Went to take a look at a specific unit with a specific published floor plan and price. I get to the building and the floor plan of the unit does not match what is advertised. A unit with the floor plan advertised was on the penthouse level and was $2000 more per month. There was a lot of back and forth between the person that showed me and a more senior rep. I was told that someone would get back to me within 24 hours to clarify if another unit with that floor plan is available at the lesser price advertised or if the $5000 unit would be discounted for me because it was advertised at a lower price. It's been about a month and I've yet to hear back from anyone. I've called several times, spoke with the concierge, and left messages but I've yet to hear anything from anyone.

UPDATE: 1 month Later COURTNEY fixed every issue, large and small. She systematically, gave us answer(s) and was able to untangle the massive mess left behind by her incompetent co-workers. HUGE thanks to Christopher Long Service Manager for replacing worn out carpet, fantastic service manager very professional and understanding. I would update my initial post from 0 stars if possible to 4 because of Courtney and Christopher Long, while others in the leasing office were unprofessional didn't t know their business and made things incredibly difficult. Courtney and Christopher were able to simply untangle everything and fix everything and I value someone who knows their business and is capable of delivering exactly what they say they will. Therefore, I could not think of anyone better to work with in the Pike and Rose leasing agency than Courtney, she deliveries, unlike the majority of others in that leasing office.

Called multiple times to schedule a tour the front desk girl has absolutely no idea what's she's doing, emailed September 28th requesting information on an apartment and still have yet to hear from anybody. Do yourself a favor and go elsewhere because if they can't answer simple questions imagine if you actually needed real help you would be waiting forever! Or would never get anything done.

To the management: Writing copy/paste generic "We are sorry to hear..." replies and providing no name to contact or direct number to call just shows how little you care about your residents. BTW the 301-881-4888 that you asked me to call is a general phone number that prompts to leave a voice mail anytime I call. Is there a special time to call? What is the name of the general manager? What is her/his direct number? With management like this - the property is going to be a desert in a couple years.

i have resided at the pallas for over a year now and to be frank, this apartment complex is horrible!!! i don't even know where to begin. to start, the elevators are CONSTANTLY out of service! mind you there are only 3 elevators for a 20 floor building. you will wait at least for 2/3 minutes for an elevator ride. if one of the elevators is being used for a move in or move out it will take longer. there are only 2-3 leasing agents for 3 different apartment complexes at pike and rose. in turn, you can NEVER get in contact with them and when you do they don't even have an appropriate answer for your problem. i personally have had 2 items stolen from the gym by residents. when i went to spoke to management about the incident they did absolutely nothing! they said they would send out an email to residents about the items, but of course, there was no follow through. i asked again, no follow through. they will say all of the things you want to hear just get you to leave and then once the door closes behind you they have already totally forgotten about the conversation. for 4 months straight i got an email saying that i was out of compliance with my renters insurance, but it was not. i went to the leasing agent to discuss the problem and he stated "oh don't worry man! that happens all the time. we will take care of it" so what happens after that? nothing l kept receiving those emails saying i am out of compliance and they are going to charge me. a year ago when i moved in there were 3 working TVs in the gym, now there is only one, but 2 broken TVs remain on the wall. on a positive note, this place is only held together by robert and katty (front desk concierge). if it weren't for them the pallas would fall apart. i don't know how else to say this. stay away from the pallas. you will be very disappointed to call this place your home.

To be clear, my post was ONLY regarding Lenny from maintenance. Lenny is AMAZING!!!!!!!!! Everything else about the Pallas is AWFUL!!!!! I have lived here for 5 years and am finally leaving. I simply cannot tolerate the awful management any longer. They are unresponsive and do not care. They are unable to maintain employees. The front desk is constantly unattended. The package room is a nightmare. The elevators are always broken. Last year I got stuck in the elevator for over an hour and had to scream before anyone responded until finally the fire department came to let me out. Despite paying $150 a month for a "secured" parking spot, the gates to the secured area are ALWAYS broken. Recently, there were over 20 cars broken into. Despite that, the gates were not repaired allowing free access to the so-called secured parking area. For the prices they charge, they should be ashamed. Be sure you know in advance about their so-called monthly HVAC fees! Seriously, you pay PEPCO yet somehow Pallas comes up with charges over $140 a month for HVAC, water, sewer, etc. And let me add that after paying $3500+ a month rent for 5+ years, I recently requested a ONE MONTH extension at my current rent due to unexpected, extensive brain surgery requiring a 6 week recovery period and they flat out refused. They said I could stay but my rent would be increased for that month to over $5000! I find that truly disgraceful! Way to reward loyalty from your residents.

Like other potential renters before I moved to the Pallas apartment I read the reviews. Unfortunately, many of the review sites are far from accurate. I have lived in the Pallas apartment for two years. During this time there have been continuous issues with the elevators working properly. At times only one elevar works and I've had to wait 15 minutes to get from my floor to the lobby. There is absolutely no customer service. Management completely ignores you. They don't respond to emails or voicemails. As I write this I have no heat in my apartment and have had to take my daughter to a local hotel. I have attempted to call maintenance, since the online maintenance portal doesn't work. Yet no one has responded and they won't respond. I have had water leaks in my apartment that created mold. The last one occurred two weeks ago and the repair work is still not completed. There is no such thing as 24 hour concierge or emergency service for tenants. This apartment is a true example of judging a book by its cover. Pike and Rose is a great neighborhood and the Pallas apartment looks great. But when you have an issue, and you will, don't expect them to care or to resolve your issue in a timely manner.

P.S. I live in a 2bd/2bath apartment. I have two cars. Apparently I cannot park my 2nd car in the apartment parking because apartments don't have enough space. Question: how is that possible? Do not delete my reviews! I live in these apartments!

The community is engaging and very walkable. I love that I live in a dog-friendly environment too! The concierge team and maintenance team are pleasant and amenities are comparable to typical MoCo apartment communities. If I were only rating based on this clearly there would be many more stars. The management team, the poor ground keeping for dog-friendly community, and the constant construction issues this building has are quite comical and exceptionally disappointing. Management RARELY responds to inquiries. Service is the furthest thing from their focus. When they do respond, I consider the reaction time slow and the engagement very cavalier at best. I had an issue with security authorization and the Sr. Resident Manager offered nothing but excuses. Smoking residue and dog poop. If the community is smoke free patrol as such. Dog-friendly? Make the pet stations accessible and keep them filled. Clean up and/or fine those who refuse to clean up after pet. None of these seem to be common customer service protocol. Construction issues -- flooding damage, HVAC problems, old equipment and more. Ask questions and explore the community during weekends if possible. Good luck!!

Currently in 7th floor lounge...modern, up-to-date. Seems it's available for public use for residents. Complimentary kitchen equipment available, comfortable seating. First timers may find it tricky accessing the lounge, or the high rise itself. Building seems quiet w/ many floors.

Did not expect such unprofessional service while calling the leasing office here. I am from out of state and was hoping to get more information about these apartments not only the Pallas apartments but also the other ones they are involved with. I spoke on the phone to a man named Kenneth who was actually really nice person but just the service was very poor. I had asked him about why there was so many unfavorable reviews on yelp and he proceeded to laugh and then he explained to me "you know there are a lot of boujee people here and they complain about a lot of things and leave a bunch of boujee comments too. It can be kind of annoying, but Pallas is the best even if it does have boujee people" I tried to ask more questions about the property and the failed elevator system that I have seen being mentioned multiple times and he was just like "don't worry about that! We are the best!" It really felt like I was getting a sales pitch from a teenager. Not informative and not professional. On top of that, he never even emailed me the listings that he said were available. The apartments online look gorgeous but I could never sign a leasing agreement with this kind of management.

It is unfortunate to have to leave a review for issues that could have been resolved if management would have replied to our emails and addressed our concerns. As a former Yelp employee, many apartment communities that have low ratings are due to poor management, so I want to be very clear that the staff that work at Pallas are lovely (Kat and Robert, and the 2 of the maintenance guys.. and Deborah in leasing just to name a few). I don't understand why you (leasing/management) would just ignore emails or say you will get back to your tenants when you have no intention of doing so. Also, I think the facilities are well kept and the apartment itself was pretty nice, although it is a bit expensive for the location and the continued construction that is taking place (with no progress) directly in front of the building. My review is a direct reflection of new and old management and how they did not truly validate our concerns. From a business standpoint, you could easily reach capacity by word of mouth referrals, if you treat your tenants with respect. 1. Noise - we had serious noise issues when we first moved into a unit in Persei. After countless complaints and taking videos/pictures, this issue was remedied (somewhat), and we moved to a unit in Pallas. Mind you, we wanted to leave completely, but settled for another unit in a sister property. It was more expensive, which was VERY annoying, but the noise was unbearable. I just want to point out that it is not fun for us to take time out of our schedules to complain, but some of the leasing staff treated us as if we were the problem and even told us, "I don't have time for these types of issues". Neither do I!!! 2. Elevators - constant outages and have to take the stairs. If you are on a higher floor, you can imagine how frustrating this is. Luckily working from home made it easier, but I don't leave my unit unless I really need to (which is depressing) because it's such a hassle. Not to mention they take FOREVER and there is such high turnover that people are moving in and out ALL the time so only 1 elevator for the whole building. On top of that, we have a dog, a chunky little fella with joint issues, so he has to be carried. I like fitness, but not like that. Outages seem to be better but not the turnover. 3. Locked Out - This apartment uses key fobs, so if the battery dies, you are SOL, and this happened to us. Again, Kat was wonderful in this scenario, but all the units should have a primary and secondary way of getting into your apartment if the battery dies and not having to wait hours in the lobby for maintenance to come and fix the issue. 4. Several undisclosed charges. I was expecting, a rent charge, a dog fee charge, parking and gas. In addition to those charges there is a service fee, electric fee (this really made us upset this was not disclosed), and a water fee. No gas fee (which they said they changed after we moved in). The electric fee is in addition to Pepco. Other small things came up, but within the scope of living in an apartment community. Advice - read the fine print and ask for all fees in writing upfront. We ended up breaking our lease because it has just become too much. As I mentioned before, there are some really great people here. I am so disappointed in management, and the general manager (I believe it is KARA now, they have had alot of turnover) and some of the leasing staff, but if this is how you choose to do business, then at least people should be aware.

I am moving out of Pike and Rose next week. Frankly, I am counting down the days. There was a flood in the building two nights ago. I was one of the apartments affected. I woke up to find my furniture and packed boxes sitting in water. It took hours to find management. No one offered to help me move anything out of the water. No one offered to help me take things of boxes. After speaking to several other residents who have been impacted, it appears we are being told different things, and at times treated differently. Pike and Rose has not been kind. They have not checked in to see how we are (or how I am). I have six dehumidifiers going 24 hours a day, floors and walls ripped out - but the most important thing they convey is that they are not financially responsible. That is why we have renters insurance. Of course we do! But when you pay 2000-5000 per month to live in a "luxury apartment", I guess I expect kindness, integrity, decency. I'm just saying!! UPDATE: 1/14/2019 So, I didn't have six dehumidifiers, I had 15. Going from Thursday morning until Monday afternoon. I work from home. I also got sick from the dampness, air quality and dust. Here is the good news - they do have a fabulous maintenance supervisor named Chris. He is kind, positive and professional. Hopefully he will last (for his sake and the tenants). I also had some time with a representative of the building (the owners Federal Realty). It is my hope that they truly hear and reconsider the oversight of the Management Company who ultimately is the face of the building and the breakdown of this community's spirit.

The temporary concierge are stealing packages!! The residents are stealing packages!! It is very difficult to prove that you never received your package with the credit card company when it shows the courier delivered it. DO NOT GET YOUR PACKAGES DELIVERED HERE! Amazon dumps all packages in a community locker for other residents to use honor system. Some never make it to the locker. Please use Amazon locker or have them go to Fedex or pickup at UPS. The have a known issue of packages going missing on a regular basis dating back to 2015. Management is doing nothing to fix the issue. BE WARNED. The holidays are coming and the temporary concierge are coming through to take what they can. Believe the reviews. I did not use my name but they know a real resident wrote this and I am very upset about paying a credit card bill for merchandise I NEVER received. 9 other packages went missing on 10/9/2022. They were taken by the temp concierge. If you want the review removed, credit my rent or help with the investigation to credit card company!!!!!!!!

Love the location and the amenities. Pool, gym, coffee, and business center, feels like I am living in a hotel. Everything you need is around the area: shopping, grocery stores, and awesome restaurants. Can't wait to explore. Few things to keep in mind. There are many pets owner in the building. If you allergic to pets, that might be an issue. As I notice my apartment has a lot of left over pet hairs. Also, depend on which side your apartment facing, there could be loading dock noise. Again, thanks Mel from leasing office for answering every question I have so far!

STAY AWAY FROM THIS COMPLEX! Take it from someone who has been living here since 2016 (when they were pretty much brand new) and watched it all spiral out of control throughout the years. The only reason I stayed was because I have an low rent unit and the rent was cheap but now that I am moving I could not be happier and feel that potential renters need to be aware of how awful this complex and management is. To begin, there's 319 units and 600+ residents and only 3 elevators that are ALWAYS out (yes, even since 2016), causing wait times of 10-15 minutes and now with COVID people are packing the ones that do work like crazy, creating a health risk by not respecting social distancing rules. Construction noise outside the building is very disruptive very early in the am and late at night and it never seems to end (since 2016), most recently they caused a power outage in the whole building that took several hours to restore. They don't care about any maintenance needed in your home, for example my common area blinds have been broken since 2018 and I have put in multiple maintenance requests and complaints over the years to get this fixed and all they did was come in and measure the blinds but never came back to fix them. Calls and messages from management staff go unanswered and they lie and say they call you back when there is no voicemails left, they never return calls and ignore emails. They don't listen to your complaints nor care about solving any issues that it is not in their best interest. There was an instance when I filed a complaint when maintenance staff entered my unit without my permission and used my toilet and left my lights on- this complaint was never addressed and no one ever bothered to get back to me. Management staff and the Senior Manager, David Chesley are completely unprofessional, lack good customer service, ignore your concerns and don't care to remediate any issues you have no matter the extent. Considered yourself warned, don't let the 5 star aesthetics fool you into paying for 1 star property management. Take your money somewhere else and believe the other negative reviews on here, they are 100% valid.

Just a quick update here- it was nice of management to respond to my Yelp review... with a general line that led to a general voice mail message. My message was never returned. We did leave after our one-year lease was up, and after my initial review, some things got better, but every financial transaction has been like pulling teeth. To recap: 1. We had to fight for MONTHS for reimbursement for the Verizon tech replacing an entire apartment full of broken and faulty wiring, which we checked with the leasing office about to confirm reimbursement prior to us allowing the tech to do the work. 2. Pallas management tried to charge every resident in the building for a higher than anticipated electricity bill from common use (ie hallway lights, AC's in the lounges, pools, etc.)- the possibility of these charges were NOT outlined in any lease, contract, or even verbal agreement. They only rescinded those fees after a giant tenant meeting was held to discuss our legal rights. 3. Our lease stated we had something like 30 days to notify them of intent to vacate- so when we were about two and a half to three months out, we emailed them asking for a proposed fee schedule in order to help us make a decision on whether or not we wanted to move. We were told the resident manager would get back to us with plenty of time. The fee schedule was slipped under our door, not emailed, 2 days past the 30 day (or whatever it was) deadline, sometime between 10PM when I took the dogs out and 7:30AM when I took them the next morning. I was so annoyed that I emailed them that day to let them know that we would not be staying and would be leaving the moment our lease was up. They told us they'd be charging us for the extra few days left in the notice period. They did relent on that after I fired off an email letting them know I thought the charges were unfair. 4. We recommended a one-bedroom to a couple who are great friends of ours from Hawaii. We let them know that we thought the building was decent, and that most of our initial complaints had been addressed. We did warn them that management was a bit disorganized, but mostly seemed well-meaning. We thought they'd like the place b/c of its location and community. They added us to their application as referring tenants, applied and signed a lease. When we tried to claim the $1,000 referral discount on our rent, they waited until we had already decided move out (months later) to respond with what amounted to "LOL- nope. Everything that has been written in all of the other negative reviews is still true. Nothing has gotten any better. 1. The elevators are constantly breaking down. It is rare for all 3 to be working at once and it is not uncommon for there to only be one elevator in service. Be prepared to wait 5-10 minutes. Several people have gotten stuck in them, though fortunately that hasn't happened to me. 2. The air conditioning was also frequently not working building-wide throughout the summer. This is a 20 story building. It gets really hot in your apartment when it's 95 degrees outside and you're up high. This was not isolated to a few units. The ENTIRE building had no air conditioning. It was an issue in June, July and August. 3. You pay your utilities through Pepco, but in addition, there is an extra utility charge on your monthly bill for "EMS" which they don't tell you about when you sign the lease. Nobody knows what this charge is actually for. What I've heard from other residents is that the development ran out of money during construction of the other building (the Henri) and consequently tried to overcharge existing residents. 4. Management is terrible. There are some nice people who work here, but they are spread way to thin. Emails to management rarely get answered, packages get lost or mishandled, instructions for delivery people don't get passed on. The printer in the lounge rarely works. I could go on. There are lots of other apartment buildings in the area near White Flint metro. Don't let the allure of "brand new luxury" fool you.

I've endured the problems others mentioned in their reviews but will focus on only one: The garage is beyond filthy. I understand it has only been cleaned one time since it was new about 7 years ago. That was one guy with a portable power washer, not commercial trucks, powerful spray, and strong chemicals. it looked better afterwards but gross stains remained. Since then, it's disgustingly filthy again. Before you rent, ask to see the garage.

If you would like to know how horrible this building talk to literally ANY RESIDENT THAT LIVES HERE ON YOURE TOUR. Chances are you'll see a lot of them on you're elevator ride up because only 1/3 work on a weekly basis. It takes me on average 5-10 minutes to get to my apartment on floor 14. Thats not even the bad part. I moved into floor 11 last septmeber 2016, my first night in my one bedroom apartment I have to call in 5 maintenance issues. Its a "green" building so the water pressure was extremely low almost to a point where i couldn't get all of the shampoo out of my hair. The hot water lasts 10 minutes MAX in the shower and the maintenance said this is because each apartment has its own individual water heater and there is nothing that can be done about this. There were also many plumbing issues. My toilet got clogged all the time and sometimes all of the water would drain out and my apartment smelled like sewage for 2 days i had to stay in a hotel!! I stayed here for five months then finally demanded a transfer and they cut me a break of $1000 to cover my medical and hotel expenses and allowed for me to transfer. This new apartment 2 floors up has the SAME ISSUES it smells like SEWAGE! Parking is $125 a month! This place is a rip. If they do not compensate for my apartment on smelling like a dumpster there will be a lawsuit you better believe that. DONT MOVE HERE

Wish I could give zero stars...Make sure your bank account is stacked for 3 months prior to applying. I received 4 approval emails and even was able to register as a resident and receive resident emails. Ohh and told by a leasing agent that I was good to go and he just need to get his boss to sign and then we were all set. 2 weeks go by and nothing I have also already told my current apartment that I was leaving. Get a call that I have been denied due to financials because they do not take a trust into consideration. This place must have the most outstanding residents in Maryland with their standards. Also if you want a leasing agent to speak to you like your a toddler this is the place to rent from.

Anyone who rated this place 5 stars is a paid reviewer. I lived here for 6 horrible years. No one ever answered the phone. Leasing office staff were always hiding or overtly busy. I couldn't log in to pay rent and they charged me a late fee and refused to remove it. The same log in allowed you to reserve space for amenities - It took over 9 months for them to correct my access. Forced to pay utilities to a made up shell company. Lost my packages regularly. Concierge not available or worthless at best. Maintenance entered without permission as they were told to call but never did. AC unit was out for over 3 years, heat did not work in winter. Was later told that none of the units worked and finally replaced them. I thought I was crazy for 3 years. Kitchen sink leaked and smelled bad the entire lease. Dishwasher kept breaking. Washing machine kept breaking. Paid $100/monthly additional to park in garage and they let the wrecker company tow my car and left me responsible for the bill instead of informing them that care was legally parked. The elevator was always reserved or broken or both due to constant move-outs. This list could get very long but I have an actual life. Rent here at your own risk. There is not one factual 5 star review for this company. I haven't met anyone who actually likes it here.

am absolutely in love with this building! If you are a pet owner, this is the place for you!! The area and the building are so pet friendly! There is even a mini dog park next to the building (I mean, what gets better than that?) The concierge staff have been excellent and the Pike and Rose area is really amazing. I have zero complaints and I am a very picky person!

UPDATE: Since leaving this review a few months ago, management has addressed pretty much every problem that we brought up and has been great. We worked out a great new parking situation, they replaced a broken mirror in our apartment, and they have fixed the printer, coffee machines, and the sky lounge floor. The elevators have also not been broken for a long time. A big thank you to Kerri for helping us address these problems. Pallas has really done a lot to improve over the last few months, and the staff deserve a lot of credit. I really couldn't be happier to live here now. -------- I really wanted to hold off on writing a bad review for Pallas, but after 2 months of trying to resolve many issues with management, no efforts have been made on their part beyond an initial meeting. This is my first time living in a luxury building, but I often find myself missing my old rundown apartment in dc, as cockroach infested and falling apart as it was. Pros: The building and apartments look really nice, and the doormen/women are great. This makes it very appealing during tours. Neighbors are also very friendly, and Pike & Rose as a neighborhood is great. However, the pros stop there. Cons: Greystar management has really dropped the ball on Pallas, in almost every way possible. They also seem unwilling to work with residents on any issues. This is too bad, because the whole idea of Pallas was to provide great resident and concierge services. However, this is actually where Pallas suffers most, and is worse at than any other building I've lived in (and I've lived in a lot of crummy, run down places). Here's a list of some of the issues: Amenities - These look great during the tour, because they're really well designed. However, Greystar is letting them fall into disrepair. One lounge has had floorboards torn up since we moved in almost three months ago, and an ice machine in the middle of the floor. The TV and speakers in there have also been out of order. The outdoor area is only open sometimes - every other time I've used my key to get in it doesn't open. The other lounge is generally booked on weekends and a lot of week nights, so you don't even really get to use it. 4/5 times I try to use the coffee machine here, it is out of service. Also, the package display in the mail room is broken half the time, so I have to call my wife anytime I come home to see if she's picked up packages. Parking - This is honestly the biggest concern. Pallas is running out of spaces in their garage, so we agreed to park at the Trade Street garage for a much better price (35 vs 125), which is a 5 minute walk away. Our lease promises us enclosed parking and does not specify that we need to park anywhere in particular in the garage, but two weeks after moving in a rude garage attendant told us that we have to park on the roof or pay $20 every time we leave. This is a 7 floor garage, which adds another 5 minutes on to our commute when we go anywhere. Also, the roof is not enclosed, meaning your car gets snowed on, frozen, and exposed to the elements. Move-In - Our leasing agent was great, but when it finally came to moving in we were given no information on how to park, pay rent, file requests, or anything else. Business Center - The printer has not been working since we moved in. At any given time, half the computers in the business center (out of 4) won't work, and none of them will print. Elevators - The elevators seem to break down at least once per week, and mostly on the weekends. If you live in a 20 floor building, where one elevator is usually reserved for someone moving in or receiving deliveries, only having one elevator is bad. I've had to wait 5 minutes to get an elevator. Broken Items - Pallas will not replace broken items in your apartment. They say they are too new to have to replace things, even if it was broken upon move in. For instance, we found several large scratches in the middle of our mirror in the bathroom the day we moved in. Pallas will only mark that we didn't make the damage but won't replace or try to fix it. Maintenance - Pallas (before they changed their website) boasted about "24 hour maintenance response." However, we've had to wait about 3 weeks for ours to be addressed. To their credit, for the ones that were addressed they did a good job. However, the people moving out before us made dents in the wall right outside the apartment. Maintenance ended up dabbing paint in those holes, but there are still holes. I hope things get better here. We have a 2 year lease, and the fee to break the lease is over 4000 dollars so there's not much we can do at this point. I will certainly update my review if things improve, as I hope they do for both current and prospective residents.

We have been living in this building for 2 years. The front desk is always very friendly. Katty takes care of all issues no matter what time it is. The entire concierge crew Robert and Tom are also very sweet. Over the two years Katty has been super professional and responds very promptly to every tenant. The building and it's staff is very friendly and very professional even the maintenance guys. Great Team here thank you for all your help! I absolutely love living here!!

We just moved here and have had an absolutely great experience so far! The building is wonderful and the community is fantastic, even amid the coronavirus shutdown and social distancing. We worked with Jocelynn from the Pike and Rose leasing team, and she was extremely communicative, responsive, and helpful. My wife and I have been living here since they opened. Some growing pains at first, as can be expected. The leasing staff has pretty much turned over, but the one constant that remains is Debra. She was the leasing agent that got us our first apartment, and also got us our upgrade to a penthouse unit. She is always there when you need her, even on her days off. Our experience here has been fantastic!

Pros & Cons to moving to Pike & Rose Pros: Nice neighborhood with neat and convenient shops & restaurants Cons: Leasing office Starting with Nita is very rude and cannot be bothered to help you once they have taken your money and you have moved in. I should also add Eric is an absolute idiot and should not be working there. They will charge you 2x for your electricity a month and tell you that you should have known even though it's not in the lease They will charge you an hvac bill on top of your Pepco bill and not tell you Appliances will break and maintenance will only show up if or when they feel like it. On a couple occasions they will walk into your apartment unannounced so lock your doors Only after 9 months of living here were we shown the correct way to use our A/C and Heater which still does not work This may seem minor to some but only 2 elevators work on weekends as residents are constantly moving out(that should tell you something) Be VERY VERY careful walking by garages drivers do not care about pedestrians I have had numerous close calls. If you are 1 day late on your rent even though you have a 10 day grace period they will not work with you they will file a lawsuit

Stay away! 0 stars if I could rate it a 0. UPDATE My wife and I were expecting our first child while living at Pallas. We were concerned about 1) the lack of space in our current apartment (we were in one of their bigger units) and 2) the illegal dog breeds which the management doesn't do anything about - we didn't want our child in a stroller when a pitbull comes into the elevator. So we sucked it up and broke our lease. They charged us 2 months rent ($7k) even though we were moving to another GreyStar property. We moved out a few months ago and now around 3 months after we moved out we have not received our security deposit back - we have emailed, called and I now have to physically go over there to get the $1,500 they owe us. PLEASE DO YOURSELF A FAVOR AND AVOID THIS PLACE. WORST APARTMENT MANAGEMENT IN THE ROCKVILLE/NORTH BETHESDA AREA. Believe the negative reviews. Seriously overpriced for what you get. We live in their "penthouse" where our amenities include: - A "water feature" where the pipes burst at least 3 times in the year we've lived here and water is gushing out of the ceiling and flooding the hallway. - The least responsive leasing office known to man - I've sent them at least 2 emails, calls, etc... and haven't received a single response - or even an acknowledgement - if you have any issues that maintenance can't handle, good luck - 3 elevators where at least 1 or 2 are down or reserved on a regular basis - need to get somewhere fast, add 10 minutes waiting for an elevator and a crowded ride down - Electronic door locks that will occasionally get the blue ring of death and basically lock you out of your apartment - almost missed mother's birthday party because we got locked out on a Sunday - took 3 hours to get back in - 1 hour for the offsite maintenance person to get to the building on the weekend. - One of the worst gyms offered - outdated equipment and poor ventilation - need to cool off while you're working out on some old equipment, open the window - Dog friendly to the point of being ridiculous - our lease says no German Shepherds, pit bulls, chows, etc... and you will regularly be stuck in the elevators with those breeds - very safe for children. - A fancy package retrieval machine that broke down and had to wait 3 days to get my package - "Recycling" that consists of the maintenance staff opening the trash chute and throwing the contents of the "recycling" bin down the chute. - They seem to only do a cleaning of the building once a week - there is a lingering trash smell on the second floor, one of the doors from the garage had dried blood smeared on it for months and often walk out into the garage to find dog urine or feces by one of the cars - Weekly "artisanal pastry" (they got some croissants and some giant dried out muffins from Safeway for a couple of months and stopped because they were planning something big - this was in the summer - 6 months later still nothing) - A garden plot that was advertised and then taken away because they were planning something big which a year later is still sitting vacant - There is a weird white film that forms over all your furniture - super healthy to breathe that in every day I'm sure - The cleaning crew will randomly let stuff sit in the trash rooms - there was broken glass on the floor for almost a week - A lot of issues for a brand new building. In the apartment - a leak from the outside that took them 2 months to fix and paint over, our brand new washer broke There are positives: - Katty the concierge - a breath of fresh air, incredibly helpful and just a lovely person - The finishes (backsplash and cabinets) are beautiful in the apartment - It is pretty quiet At the end of the day, for the price we're paying (we could buy a used 2005 honda accord every month) this building is totally not worth it. Believe the other negative reviews here and stay away. We are counting the days till our lease is up and we're getting out of here. To the leasing office / management: since this may be the only way to get a hold of you, you are more than welcome to prove us wrong and we'll gladly revise our review.

Hours today...10 am to 8 pm, right? Wrong! My husband and I looked up the hours yesterday and I was impressed to see that they are opened late as it's hard to get to these complexes before they close. We walked into the building and the concierge did not even greet us. He basically told us that the leasing agent would not see us at this time because she stops showing apartments at 7:30. It wasn't 7:30 but she was with another client when we got there. My thing is, don't say you're open until 8 if you're going to refuse to talk to people before then. After she was done with her clients, my husband tried to at least get a copy of the floor plans and some information for when we return and she refused. We won't be going back. There is a lot of new construction in this area and we can find much better treatment elsewhere. They need to remember that the Upton, Bainbridge, and Mallory have just opened and they do not treat people like this. This apartment building will not be in the running for us. The concierge had the nerve to say "I hope you guys come back tomorrow" -__- How about you act like you want people to come back? Complete lack of class.

DO NOT COME HERE. I am lucky that I already out of this place for 3 months. Be honest the only thing to complain about is the management team. First of all. They wont let people see the whole details of their bill. They can just make up some random number for water or utilities or whatever. Terrence Lewis who is the manager assistant is the worst. The month before I moved out, when I check (luckily I did) the bill, It actually includes the whole month. I talked to him and he kept insisting that it is the correct amount, I came to his office waited for some time try to be cool and found out, It was his fault that I got charged the wrong amount ( higher amount ). This makes you question yourself if this is a coincidence. But I just let go. Second of all. The day I was moving out. I called to reserve the elevator. There were a lady i talked to in the leasing office, I asked multiple times to confirm that It was reserved, and she said yes. I called Terrence Lewis again to confirm and he said yes. But when I talked to the front desk, they said no such reservation and someone already taken the spot. Luckily we figured out a way to make it work, but this delays the whole moving process for 3 hours. Thirdly Now it has been 3 months since I left Pallas. Still they won't let me be. Joshua Hughes the director sent me an email saying I owe them water money for 3 months. The funny part is the water bill is included in the bill and this was deducted from my bank account every month. In the final confirmation bill that Terrence Lewis sent me, It does include the water and this whole amount was deducted from my bank account at that time. This makes me WONDER if there is such a GRAND SCHEME OF FRAUD going on. Overall It is ok regarding the apartment itself. Although I had some issues but I expect it since It is new apartment complex. Example: they wake me up in the middle of the night to check the water leak multiple times, parking is horrible one day I couldn't find a place to park... The Management Team need a lot of work. And I believe a lot of people who left a review here agree with me on that.

Wanted to share the exceptional service I received by David Chesley from Pike and Rose. He went out of his way to identify that we were paying more than we signed up to per our lease agreement. He brought this to our attention, and at first we were pretty guarded that he was trying to increase our rent, it actually was for the better! He showed patience and compassion for his customers. In today's time, those two attributes are most important during a pandemic. I appreciate his tenacity to do right by us. Thanks David!!

Honestly the leasing team is so awful. The problem is EVERYTHING goes through the leasing department, so it affects your entire residency. The building is ok. It never felt like home to us - more like we were in corporate housing. The building is a typical throw it up, cut some corners... our electrical outlets didn't work. The top would the bottom wouldn't. Be aware there are many different floor plans and the leasing office wont tell you or talk you though that - they will just push you into the one that has been on the market longest. I'm not going to list all my complaints, it started from the very first contact - we got more information from the furniture delivery people about the building and area than we ever did from the leasing office. Everything everyone has said is accurate. Ibid. The only bright spot was Kat, part of the concierge team. She is a very nice person who tried her best to be friendly and provide customer service. The other guy, Robert who is there during the day was so mean. He was nice to me one time and that was when they were begging residents to give good reviews online. We did a short term lease because of these reviews. We still paid overlapping rent for TWO MONTHS just to get out of this building and away from this leasing company.

Renter beware. The building and apartments look nice, but it is all a façade. Typically luxury buildings pride themselves not only on providing a comfortable and visibly aesthetic living environment, while also providing quality service and a focus on residents. Take note: This is not a luxury building. My wife and I moved in while we were building a house, and regretted it from day one - and continue to regret it. Pros: Nice looking apartment, concierge/doormen were generally helpful and attentive. Although, the good ones kept leaving for better places of employment (not surprising given management, I wouldn't want to work here either). Cons: Many - see below. Salespeople: I can only speak to the saleswoman that we worked with, but she was pushy, unsophisticated (it feels like many of them have never worked in the industry), and not trustworthy - only thing they seemed to care about was a signature on the bottom line and a commission check. It was unreal, I felt like I was on a candid camera show. I'll try to keep it short. The salesperson we worked with was one of two things - she was either (i) actually very forgetful and unorganized or (ii) calculated and "conveniently forgetful" (i.e. knew what she was doing, constantly changing her story feigning ignorance). This was the first taste we had of how things seem to work behind the scenes here, which is fill up as many apartments as possible, at as a high a rate and for as long as possible - don't focus on anything else. They seem to have a mindset that residents need them more than they need residents - I imagine this philosophy will one day come back to bite them. We were interested in a number of open apartments but kept being told different things about availability, and two units we loved were rented out from under us so they could push this one apartment on us (a higher cost 1BR vs. two lower cost 2BR's we were eyeing). We made it clear we needed to be on a lower floor, and they took advantage of that as much as possible. Oh, the day after we moved ALL of our stuff in, I got a call from our saleswoman stating that one of the 2BR's was actually available if we wanted to switch. Are you kidding me??? Sales team gets an F. Oh and any time I called or went in after that, the salesperson acted like she'd never seen me before - just oozing that impersonal touch that so turns me off to this place - strike 1. Parking: Many have written on this issue. I tie this into my salesperson scheming comment earlier. We were originally told that in-building parking was unavailable and there was a wait list. After I made clear my displeasure with them renting apartments we tried to hold from under us and complained enough, they made a 'concession' to let us rent two spots in the building. There are tons of spots left too - this goes back to the dishonesty. They want to push as many people to the other lots as possible to maintain the in-house lot for (i) people who make an issue of it, and (ii) people who rent the most expensive apartments. Another bad taste in my mouth when they capitulated to letting us pay a hefty fee to park on-site as a bargaining chip for which we were to be "grateful". Strike 2. Elevators: Good luck; I have never seen so many occurrences of broken elevators. Just atrocious. If you decide to live here for whatever reason, make sure you are on floors 1-5 and have in-building parking. Otherwise, i hope you like stairs or waiting 15 minutes for an elevator. Strike 3. Move-in Day: This goes hand in hand with elevator issues. We reserved the freight elevator to move-in; all by the book - "Yes, we have you reserved for the freight elevator from 11-2". Great, I thought, because when you have movers you had to book a month in advance, it is very important to coordinate that with having the freight elevator. But no, this too would not be easy. We arrived on the day of our move with the moving truck at the loading dock ready to go. I go inside, check with the concierge and "yes, you're all set". Well, no, I wasn't. When we tried to get the freight elevator it was stuck on the 20th floor, which I could not access. I brought over the concierge who thought this was weird and took me up to 20 to get the elevator. We step out and lo and behold, there are two contractors putting tile flooring in the elevator! They said they had this scheduled with management and they weren't going to leave until they were done, and it would take 6 hours for the tiles to settle. Concierge checked with the leasing folks/management who shrugged their shoulders. Ridiculous. See a trend with this lack of communication? The concierge was fortunately very nice and let us use one of the other elevators - however, I'm sure this was a total pain for other resident who were yet again down to one elevator. Strike 4. There's a lot more from post move-in, but that's all I can post now due to character limits. Maybe I'll post a follow-up with the numerous other issues in the future.

I am giving The Pallas a generous four-star rating, because it is truly beautiful to live here. I never hear my neighbors, the daily cleaning crew are awesome, I love the concierges, Katty, Robert, and the part-time concierge team are friendly and courteous. The maintenance team is absolutely wonderful, even though they have a lot of issues to deal with, because it is a new building, with its share of challenges. I love our neighbors, but I am concerned that they will all leave, if management is not proactive about addressing all of the complaints in a measurable way. I have only written one letter of complaint to the management, but NEVER received a response. That's pretty bad. It's sloppy little things like that that need to change. Perhaps this review will help. Yes, there have been many issues with the elevators. They are often out of order, but the upside is, I get to walk up and down from the 16th floor, which helps me to stay in shape! Thaaaaanks, Pallas. That said, I don't think it's funny at all that the air conditioning throughout the building, and in our apartments is not working right now, and it's 90-some degrees outside. Come on!!!! When I first moved here, the sales guy "sold" me on the view from my apartment, promising that the building under construction would only be "10 stories high", would not block my view, but sadly, the opposite is true. He also said that The Pallas was "looking to hire" a yoga instructor for the yoga studio, but that never happened either. Last, the wonderful cappuccino machine that I so enjoyed when we first toured the building broke a few weeks after we moved in, and was never replaced with another cappuccino machine. There are not that many residents here, management could literally check in with each of us personally every month to make sure that we are delighted. Why pitch The Pallas as a luxurious place to live, if management doesn't even ensure that their residents are having a positive experience? This is what we should expect for what we pay.

BEWARE -This place has a LOT OF PROBLEMS -Constant problems with the AC - although cooling tower(s) were fixed a month ago, I'm still having issues -Constant elevator problems (typically only 1 of 3 work on a given day) -Leasing office is in the other building. When multiple residents are having issues the office doesn't answer the phone, so you have to walk over there to get assistance. -Package system is inadequate for a building this large. Sometimes they stuff packages for multiple residents in a single Luxor locker, so if someone grabs your stuff by accident or on purpose you're out of luck. -Parking : limited. Too many spots reserved for "founding resident" or those that moved in building first. -Water leakage issues - I noticed the issue in the hallway. This place is not worth the $$$, BEWARE!!!

Was the second or third person to move into this new building almost 2 years ago. Some of the earlier issues have resolved regarding the building not being totally finished construction wise. Drilling and hammering of upper level floors were a regular occurrence weekdays and weekends, while lower level floors were being resided in. Now you have major construction regularly occurring behind the building instead of in the same building. That's an improvement for sure but hope you Enjoy the noise. If you face Hoya street, know that food trucks regularly and very loudly enter and beep beep exit backwards at all hours of day AND NIGHT. So at 2 and 3am, be ready for regular delivery food trucks making their presence known. For the location the price is good, live 5 miles closer to the city and spend at least 1000 more for the same size apartment or smaller of the same standard. The location itself is super convenient and near metro if you're a mass transit type person. If not, going either way on the beltway or up 270 all have super easy and fast routes which I loved. When I lived in Bethesda I travelled this way to shopping and restaurants so I was happy to move this direction, spend a little less and get all the same conveniences. Uber to Bethesda was $5 so I did that whenever I knew I'd have a few drinks. Super cheap. To the rio it's $15. D.C. It's 20-30$. Again, so worth it for fun nights out. As Pallas has become more and more established the earlier difficulties with deliveries and uber drivers knowing how to pick you up or drop off have gotten better. The building itself is beautiful. But have to be honest, some of the beauty is only for show. So from one renter to another, beware. Not everything is as beautiful as it is functional. In a luxury building, I expect luxury. After all, it's the price you pay that allows your expectations to rise. But the delivery falls short in quite a number of areas: beautiful windows that are not great insulators. Poor exterior construction had major drafts in my apartment to the point where I swore my windows were open biased on the draft coming inside my apartment on colder months. But they were for certain closed. The beautiful large waterfall shower head sucked so bad, it sprinkles water on you and took extra time to wash soap from hair. I had 3 flood lights in hallway and none in the bedroom or living room. This is not up to the luxury standards in used to or expecting. The concierge hours are not 24 hours and a lot of transition over the 1.5 years. The initial 'Abigail Michaels' experience I was sold on, including luxury assistance for everything imaginable, dwindled to accepting packages and greeting visitors. My favorite, Robert, was always so sweet and helpful as much as possible. OMG the elevators. Happily I never had to experience all the issues because I could drive and park on the floor I lived on. I feel sorry for those on any floor above level 5. Be ready to make the hike regularly to whatever floor you live on. Because you will without a doubt, be walking the stairs at least once a week. And that's on a good week. If you live here, you will get at least 4 emails a week, if not per day, that one or more elevators are down and inoperable. There are 4 total, and one for move ins. So a 20 floor building operates regularly off 1 elevator. "Plan ahead" as they always loved to state in the plethora of emails you will get regularly. In the beginning, weeds overgrew in the courtyard area. Hopefully that will improve as they transition ownership of the building (which from my understanding is completed). Parking is a huge nightmare if you don't have a spot in the secure area. I had one not only in the secure area but also reserved so I avoided many of the issues other neighbors were disgusted about. For guests it's not at all convenient or welcoming. And there are no options to fix or make this better, so you just have to accept it is what it is. It's in a busy city like area, so I expected and accepted this due to the area I chose to want to live in. If you have a pet, this is a great and friendly building. Lots of pet owners. I had a few issues with the maintenance entering my home without me knowing but I really loved the lead guy. Really nice and helpful and all maintenance seemed knowledgeable and I always had fast response times. The pool is tiny. On weekend Get there early or you will not get a spot. Overall, my experience was good, but I'm happy to be moving on. I could see that the experience from the beginning to when I moved was not as exceptional as the "life above the rest" tag line boasts. However, I have the feeling that as the area continues to grow, it's to be expected that they will still maintain competitive for the most part. Nothing is perfect. This is the worst property management company and building in the area! Don't let the amenities fool you. Let me start by saying the incompetence of this property management company is alarming. This property used to be managed by Riverstone Property Management, we had no issues with that company. The property is now managed by Greystar and the amount of issues we have experienced is ridiculous! RUN! First, the negative reviews of this building and management is 100% spot on. There is a reason why every individual I know has left this company and property. Management is completely incompetent and I don't know how they haven't been sued. This is going to change. The agents do not follow up, the phone is never answered, management can't be reached and honestly they don't care. Maintenance... What maintenance! A friend I know had a neighbor knock on the door because water was coming down into their unit in Persei. My friends shower was out of service for almost 3 months before management finally got it fixed. There are several other issues with management, but I will get to the real issues. Another individual I know lived in the 3 bedroom townhouse in Pallas. They also experienced a huge water leak that ruined a bunch of there belongings. The pool was leaking into their unit. All these buildings have severe water issues. Don't just believe my friends experience. When touring the property look up inside the resident lounge that is separate on the 6th floor. There are a bunch of water marks throughout the ceiling. Pallas elevators are really slow and inefficient, if they are working. The other individuals comment about dog pee on the elevator. Well thats true! I experienced it myself. The elevators take so long that dogs pee on the elevator. So watch the ground when you enter. Finally, I can go on and on about this management company and the issues of the buildings. But just trust me DO NOT LEASE WITH ANY BUILDING IN PIKE AND ROSE! Also, I have spoken with an attorney who is starting a class action lawsuit against Greystar and their background service provider. On-site.com provides incomplete, misleading, and false information on individuals. Pros- Conveniently located within walking distance to White Flint metro, which makes getting into the city a breeze. Friendly residents and helpful concierge team. Also, maintenance team is extremely responsive and considerate when entering your space. Cons- Parking is a constant headache. It seems every day that parking spots in the garage are tagged reserved, narrowing the availability of parking for other residents. While it's understandable for penthouse residents to claim preferred spots, remaining residents still pay $125/month for parking in the garage and spots become more limited as time goes on. Also, 1 bedroom apartments are limited to 1 parking spot per unit. I'm not sure how you're supposed to deal with parking if you're a couple with two cars in a 1 bedroom unit. I'm not sure if the management team is new, but they seem to be overwhelmed and out of their element when faced with any issues or complaints. There's a third apartment complex being added under the same management team and I'm interested to see how things go with more property being added when they seem to already be falling short. Elevators are constantly out of service. It's strange to me that a 20 story apartment building would only have 3 elevators, one of which is a freight elevator that is out of service for residents anytime a new tenant moves in. Overall, the apartment is beautiful and conveniently located. However, I feel the "luxury apartment" status is superficial and there are many issues beneath the surface level. While there are certainly positive things to say about Pallas, I'm not convinced I'll be renewing my lease here.

One of the worst buildings I've ever been to. Theres no where to park and they ticket you if you park on the first level so let your guest know before hand they will be having to pay to come visit, elevators are always broken so when you stay on the 11th floor it's really difficult to get inside your home. The water temperature sucks so good luck trying to take a hot shower the water is always semi warm and the pressure is even worse. I would NOT recommend anyone to lease here.
