Palmilla Apartments

My husband and I had a wonderful experience with Palmilla Apartments. From start to finish, the application process was quick, smooth, and straightforward. We were especially grateful to be able to move into our apartment just one day after our application was finalized and approved — the turnaround time was truly impressive. The apartment itself is very roomy and comfortable, which made the transition even better for us. It truly feels like a place we can settle into and enjoy. Chris was incredibly helpful throughout the entire experience. He was professional, responsive, and made sure we understood each step of the process. During a time when things can often feel stressful, the team made everything feel simple and manageable. We’re very thankful for the support and efficiency we received and would absolutely recommend Palmilla Apartments to anyone looking for a seamless leasing experience.

I can’t recommend Chris highly enough! He has been absolutely incredible to work with and truly goes above and beyond in every possible way. When I had roof issues, Chris handled everything quickly and professionally despite unfortunate timing. What could have been a stressful situation turned into a smooth and manageable process because he stayed on top of it, communicated clearly, and made sure the repairs were done right. While I cannot account for others who had roof issues in their units, he made sure the issue was fully resolved for mine especially since my wife has a major disability. I cannot thank him enough for this! On top of that, he was extremely helpful and understanding when it came to rent adjustments. He took the time to listen to my concerns, treated me with respect, and worked toward a fair solution. It’s rare to find someone who is both professional and genuinely compassionate. Chris is responsive, reliable, and truly cares about the people he’s helping. If you’re looking for someone who stands behind their word and delivers outstanding service, Chris is your person. Five stars all the way!

Smooth and easy application process. Very modern and updated area, has two pools with grill areas , a sauna and two gyms. My kids love the big room they have too. Lake Murray is near by with trails and fishing, Good family area if ur looking for a space with kids!

Manager was very professional, knowledgeable and patient while attending to my apartment search needs. The property overall was nice, clean and staff seemed to be great collaborators. I am scheduled to for move in in less than two weeks and really looking forward to calling Mar at Cottonwood my home.

This place recently changed hands and went downhill fast. They said they would take away some parking spots for 4 days for some "roof work," and several months later there are still several spots we cant use under threat of being towed for the black mold and asbestos removers we were never told anything about. They are still taking away more parking and doing more work with no information to residents. Of course there is more parking they would be happy to charge you for. Run away!!!!!!

Christopher Hoggatt is awesome. It is so refreshing to deal with someone so friendly, helpful, and professional in the leasing office. He was able to get the filthy elevator deep-cleaned in only a few days after it had been disgusting for several years. His kindness, professionalism, and willingness to help the community are greatly appreciated. I'm disappointed that he won't be staying at this complex permanently. He will soon be returning to the community that he normally manages. I am extremely impressed by his willingness to address issues that should have been addressed long ago. Thank you, Christopher. You will be greatly missed! The Maintenance Team is also amazing. Jose and Alex work extremely hard to take care of a very large community while always being kind, friendly, professional, and knowledgeable. Jose has been here for many years and knows this building like the back of his hand. I hope neither one of them ever leave. Oftentimes, the elevator is filthy. The floor in the elevator has not been properly cleaned since new management took over about four years ago. The grout in between the tiles on the elevator floor actually used to be a completely different color. The grout is now brown. Whoever cleans the elevator appears to just rub the dirt around on the floor. I have seen both animal and human urine in this elevator. I've even seen large roaches in this elevator. One of them ran down between the tracks on the floor of the elevator. I wouldn't even use this elevator except that I need to, as I am disabled. Additionally, the laundry room has not been properly cleaned since the new management took over about four years ago. The floors, especially between the machines and against the walls, haven't been cleaned in months, and the dust/dirt/ trash is piled up against all the walls and between the machines. I take a rag with disinfectant with me to do my laundry, as I know most times the tops of the washers will be filthy. The machines malfunction OFTEN. I can't even count how many times the machines have been broken. Management does not help tenants with these matters. They have a contract with wash.com, so that's who we have to call to get any issues addressed. The machine that is used to load our laundry cards seems to go down at least once a month. This results in my having to limp all the way down the hill to the other building with multiple sclerosis just to load my laundry card. Recently, two of the washers were broken for over two months before they were finally repaired. The filth on the laundry room floor and machines is disgusting. There are even brown stains on the washers in between the machines. I've even taken pictures of the filth on the floors in the laundry room, up against all the walls, and between the machines. It's disgusting!

I’m really excited about the new management and all the positive changes happening here! The office staff has been wonderful. They are always friendly, professional, and willing to help. A special shoutout to Christopher Hoggatt, who was an absolute pleasure to work with. His great attitude and excellent customer service truly make a difference!

I recently signed a lease to move into Palmilla Apartments and the staff was so friendly and professional. I really felt welcomed by the staff. Two guys both named Chris are amazing. Any questions I had was answered. The apartments are beautiful and well maintained.

Bridge Management and the new onsite management team at Palmilla are awesome. The maintenance team, Jose and Alex, are the best. The management team even hosts monthly events for their residents. I've lived here for almost eleven years. The property has improved significantly since Bridge Management took over. Thank you!

I stand by my initial review regardless of the leasing office complained to have it removed looks like the truth hurts the leasing manager Christopher is shit he threatened me several times messaged my personal number and even tried to say the unit I was in was rented before I was even out he has no personal skills and shouldn't be in a leadership role

ABSOLUTELY HORRIBLE MANAGEMENT. The place itself is not worth the money. When moving out they charged us an extra full month's rent because we didn't give them the full 60 day notice, we gave a little over a 30 day notice. I had previously sent a message to the property saying we wanted to move out when our lease ends and what we needed to do 3 months before move out. They never replied so I asked the front desk and she said we needed to submit our request 30 days before. After bringing this up, the manager didn't care and stated that they send out a letter stating we need to give a notice 60 days before. We didn't realize this letter was actually named renew lease. Because of this we thought that was just the letter to renew your lease, not information on the notice. I would not recommend this property in general. The older buildings have mold, bugs, rust, and the appliances are very old. You can definitely get a better place for the same price somewhere else.

My daughter lives at Palmilla San Diego and I have had such a great experience every time I've needed to call or interact with the people in the office or anyone on staff . I especially have appreciated Jasmine because when I call she has a positive attitude and response quickly and is able to help me with any question I may have . I have also found the apartments and the grounds to be clean and well maintained and the website easy to use. My daughter feels safe there and it's very close to SDSU campus so it's convenient .

I love theses Apartments they are gorgeous m. The people are soooo friendly and inviting. This is a great place to live! Yoga, workout room, outdoor barbecue! Just love it

It was a horrible place to live. Rats, homeless, and the water tank is constantly being replaced. Management was not responsive to my requests for broken showerhead. Do yourself a favor and go somewhere else.

The former manager Jacque was a pleasure to work with. The new owners have big shoes to fill. Looking forward to the improvements, but not the likely inevitable rent increases. This place has been an affordable oasis!

New management has been terrible with communication. Wasn't even notified that there was going to be construction right next door starting at 8am in the morning for multiple days. Really missing the old management.

Horrible place to live, expensive and not worth the money spent. When I first moved in, the place was supposed to be renovated and it was dirty, the AC filter was a wreck, the drawers were literally painted shut, the dishwasher was wobbly and when fixed I could no longer open the drawers next to it. The parking situation is a mess. You can never find parking at night and that's unfortunate because I get off work pretty late. I end up having to walk up to a mile @ 1am just to get home. I tried to let management know, and I was told I'd be put on a waitlist, and still haven't heard from them. They have many issues with plumbing (or so it seems), I've only been here a couple months and they've already shut the water off on three separate occasions. The management seems nice but not very helpful. They will try to add additional costs to literally everything. Today, they were going to change the windows and I let them know I couldn't move the bed on my own & were going to charge me $50 just to help me do it. I am very disappointed in how much I hate living here.
