The management team is always quick to help residents with billing, security related questions, etc. The maintenance teams do a great job and they respond to their tenant's maintenance requests very quickly. There's certainly always room for improvement on apartment properties, but if you're looking for a reliable place to live in San Diego, this is a certainly one of the better options.

Christopher Hoggatt is awesome. It is so refreshing to deal with someone so friendly, helpful, and professional in the leasing office. He was able to get the filthy elevator deep-cleaned in only a few days after it had been disgusting for several years. His kindness, professionalism, and willingness to help the community are greatly appreciated. I'm disappointed that he won't be staying at this complex permanently. He will soon be returning to the community that he normally manages. I am extremely impressed by his willingness to address issues that should have been addressed long ago. Thank you, Christopher. You will be greatly missed! The Maintenance Team is also amazing. Jose and Alex work extremely hard to take care of a very large community while always being kind, friendly, professional, and knowledgeable. Jose has been here for many years and knows this building like the back of his hand. I hope neither one of them ever leave. Oftentimes, the elevator is filthy. The floor in the elevator has not been properly cleaned since new management took over about four years ago. The grout in between the tiles on the elevator floor actually used to be a completely different color. The grout is now brown. Whoever cleans the elevator appears to just rub the dirt around on the floor. I have seen both animal and human urine in this elevator. I've even seen large roaches in this elevator. One of them ran down between the tracks on the floor of the elevator. I wouldn't even use this elevator except that I need to, as I am disabled. Additionally, the laundry room has not been properly cleaned since the new management took over about four years ago. The floors, especially between the machines and against the walls, haven't been cleaned in months, and the dust/dirt/ trash is piled up against all the walls and between the machines. I take a rag with disinfectant with me to do my laundry, as I know most times the tops of the washers will be filthy. The machines malfunction OFTEN. I can't even count how many times the machines have been broken. Management does not help tenants with these matters. They have a contract with wash.com, so that's who we have to call to get any issues addressed. The machine that is used to load our laundry cards seems to go down at least once a month. This results in my having to limp all the way down the hill to the other building with multiple sclerosis just to load my laundry card. Recently, two of the washers were broken for over two months before they were finally repaired. The filth on the laundry room floor and machines is disgusting. There are even brown stains on the washers in between the machines. I've even taken pictures of the filth on the floors in the laundry room, up against all the walls, and between the machines. It's disgusting!

I recently signed a lease to move into Palmilla Apartments and the staff was so friendly and professional. I really felt welcomed by the staff. Two guys both named Chris are amazing. Any questions I had was answered. The apartments are beautiful and well maintained.

There are bugs, horrible neighbors, management doesn’t help you out or respond to emails or calls. They do not unlock the facilities in a timely manner. There is no security or cameras but you are charged for security. The exterior doors are not closed so home challenged people are sleeping in the halls or walking through or stealing packages. If an upstairs neighbor floods your apartment they take months to move you and then raise your rent. The only good thing is the maintenance team. So happy to be leaving this place soon.

I feel that if I post anything negative that I will be retaliated by the management. Management is the worst. Management is slanderous, retaliatory, has no sense of true customer service, and no accountability. Never feel safe when management is involved. Asking simple requests like repairing a sink, cleaning up managements messes, or retrieving a package is an anxiety filled task. Management cannot display simple good natured customer service, always expecting narcissistic attitude and receiving such. On the upside the neighbors are friendly and have a sense of community. Maintenance is always on the ball as long as management does not interfere. P.S. The security service sucks.

After 3 months of mailing issues and no one being able to help me, Chris H was the only person who actually got my mail key and mail sorted out. He was very kind and helpful throughout the process — I really appreciate his effort after months of no progress from anyone else.

I am active duty and lived at this place for almost 15 yrs. It’s been my home in San Diego and I have zero complains. The new management especially Chris have been super helpful and supportive, sad to leave and say goodbye to the home and family this place has provided to me!
