My experience residing at this property has been positive. Maintenance has demonstrated a prompt response to service requests. The complex offers a tranquil and aesthetically pleasing environment. The architectural design, including the color scheme and gated entrance with security personnel, is commendable. To enhance the overall resident experience, periodic power washing of the residential hallway floors and cleaning of the elevator walls would be beneficial. Upon initial move-in, the apartment's cleanliness could have been improved. However, aside from this initial concern, my experience over the past few weeks has been favorable. The interactions I have had with neighbors have been consistently pleasant.

I am only rating it one star because I have to. I used to live at Park at River Oaks, and my experience was extremely disappointing. Management is unhelpful, unorganized, and unwilling to work with residents under any circumstances. I had very unique and personal circumstances that affected my ability to give move-out notice on time, and I tried to explain my situation to the office. Despite being completely transparent and responsible throughout my lease, they refused to show any understanding or flexibility. When I moved out, they hit me with multiple “rebill” charges for water, sewer, and electric — along with random fees like $25 for drip pans — and barely gave any explanation. Even after applying my $500 security deposit, they still claimed I owed money. The whole process felt like they were just looking for ways to charge me extra on the way out. Communication with the staff was a nightmare — it took forever to get any kind of response, and when they finally did reply, they were dismissive and unhelpful. The lack of empathy and professionalism from management was honestly shocking. I would never live here again and wouldn’t recommend this place to anyone. There are plenty of other apartments in Houston that treat their residents with respect and understanding — this is not one of them.

I’ve lived at The Park at River Oaks for over a year and it’s been a great place to call home. The location is super convenient — close to shops, restaurants, and everything you need, but still quiet and peaceful. My apartment is spacious with high ceilings and great natural light, plus I love the view from my balcony. Maintenance has been quick to respond whenever I’ve needed anything, and the staff is always friendly. The gym and pool are clean and well-kept too. Only minor complaint is the hallways could be better maintained, but overall I’m really happy here and would recommend it to anyone looking in the area.

Absolutely loved my stay here at Park at River Oaks. The location is perfect and in a prime location of Houston. The maintenance was always quick, staff was very polite. When i was moving to Houston, one of my major concerns was security especially around car break-ins. The presence of a security check point was what sealed the deal, and has been well worth it. The only issue i had was the ongoing construction within the apartment complex but those are all necessary repairs to make our living experience better. I’d recommend this apartment 10/10

I was on my quest today to find a new apartment. This will definitely not be on the list for potential places to move. I experienced not the best of service and not happy with this gray star managed company. I came here to tour an apartment on early Friday afternoon as a walkin. I walked in looking around the clubhouse to see their amenities. The leasing agent came out, Jace martin and asked if he could help me. I asked him if I could see some pricing and tour the community. He gave me his card and said you can go online and look at pricing and we are not doing tours today. What type of property doesn’t do tours for walk in customers and potential new tenants??? It’s really discouraging and unacceptable. In my opinion they should hire another office assistant to do tours while one person is manning the desk. It doesn’t seem like a well organized office. Definitely would not recommend anyone coming here. Also, it looked like someone’s car was parked illegally in the handicap space and I could not park my truck. Also, a random truck with a U-Haul was blocking the entrance to get in to even park in the community. Very tight spaces. That apartments on the property seem to really dated as well.

As a realtor and finding tenants to lease here, I’ve experienced the worst case of commission payment I’ve ever witnessed. My clients moved in back May 2025 and the payment was supposed to be due June 2025. Here it is mid September and I’ve yet to be paid. I’m literally in the office as I type this because apparently no one has the decency or professionalism to respond to any of my calls or emails regarding this issue. I’ve gone so far as to contact the property management company, Greystar to seek out a resolution. I hate to be “THAT” person, but this is ridiculous and must be made public.

Very serene. The PARO is a nice, quiet place to live in a wonderful neighborhood. The attention to detail also sets this complex from others where I've lived. This is especially true of the landscaping and interiors of the apartments. So far, this is a great place to live!

Left the apartment in better condition than I received it. Faced leakage issues the whole year. The poorly done repairs took over two months to complete! I was living with a big hole in my bedroom ceiling for more than 2 months only for the leaks to come back when the rain did. Multiple leaks all over the bedroom ceiling. Upon move out the deposit was WITHHELD for unnecessary “utility charges” that were already paid for in the rent. They charged me $60 for sewer rebill. $60!!!!! Along with other charges! Charging me for utilities from April to July that were already paid with the rent! This is DOUBLE BILLING! They also charged me for pest control and water rebill for the month AFTER I moved out! They will loot you left right center, you don’t get what you paid for. The apartments are poorly constructed with a ton of issues. Maintainence requests are almost always ignored. Leasing staff is condescending and won’t even make eye contact with you. STAY AWAY from GREYSTAR!
