Portland’s Popular Tea Bar Opens Downtown Today - Eater Portland

"Hip, tea shop franchise Tea Bar is opening its fourth location today in the towering skyscraper Park Avenue West. Like the other Tea Bars, the downtown spot will serve a menu of teas, tea-based lattes, matcha drinks, and bubble teas, plus soft serve made with matcha sourced from Japan and pastries delivered daily from local bakery Nuvrei. The 16-foot tall room will feature a similar minimalist aesthetic to the others, with seven-foot tall Birds of Paradise plants set against the clean white interior. The store will be the fourth from owner Erica Indira Swanson, who launched the first Tea Bar on Killingsworth in December of 2014 when she was 22 years old. The goal was to make tea drinks more fun and accessible for a city that primarily thrived on coffee, with a focused selection of teas as well as tea-based latte drinks, matcha, and boba teas, all made with high-quality ingredients. Later, Swanson would open spots in NW Portland and on Division." - Alex Frane

You don’t know luxury living till you’ve been at park ave west. The most spectacular views of downtown Portland to the most amazing team running the building. From office staff to maintenance all the way down to security, you’re missing out if you don’t check them out. I spent a good amount of time in park ave and genuinely miss every moment of it. Building always has something going on weather it be from office run events to resident run events there’s always something going on and something for everyone to enjoy.

The front desk and engineering team are top notch. It is nice to have 24/7 security as well as concierge. I would recommend to those looking to live in the downtown area.

Rhea, ken, rob, Mo; they are the best thing about PAW. Professional, kind, approachable. There’s always activities, the tenants are nice. Everything you might need are within’s reach due to its location. We’re sad to be leaving but if ever we get the opportunity to live in Portland again, we will choose PAW.

The two previous reviews are pretty ridiculous (and from the same person). Management has been AMAZING. Maintenance is reliable and the complex makes sure everything is done in a timely manner. They take noise complaints seriously, and address any other concerns tenants have. Honestly, the fact that this is a shared building with offices ensures speedy responses and repairs. Parking is available, elevators were only out for a couple of weeks because of the SNOW STORM, and rent is BEYOND reasonable. Overall, the complex is clean, quiet, modern, secure, and located in the best part of downtown. Rhea is amazing, and makes sure to provide a great experience for both tenants and guests. Thank you for making the past year enjoyable!

From the amazing staff to the beautiful experience of living downtown in luxury, the PAW is the place to be. Ever just sat in your living room and watched Portland’s living room, while the world goes by? That’s possible when you live here. Highly recommend, highly grateful for the experience and loving every minute of it.

Fun place to live, the management team is very proactive and fun to interact with. The building is close to public transportation, restaurants, shopping, and has great views. Easy access to freeways, highways, and practically 20 minutes away from anywhere in the metro area A few of down sides are the parking garage under the building, its tight and people dont pay attention; the short term rental apartments, they can't all be classy people.

Moved in 3 weeks ago and not only are the views spectacular and the building is gorgeous but also the leasing agents and the concierge are amazing! Rhea, Kennedy, and Robert are amazing! 5 stars! Neighbors are very friendly, building seems to be safe and secure. Also they have a lot of resident events.

One of my favorite apartments ever. Staff on site are all amazing, especially Rhea. Location is unbeatable, short walk to everything. Parking is plentiful and secure. Units are spacious. Views are spectacular. Easily one of the nicest places in downtown Portland.

Yelp
I had a friend who lived here back in 2021 and fell in love with this place. Once I moved to Portland, I knew I had to live here too. Yeah I did still look around for other options but this still beat all of them without a doubt. The rooms are absolutely amazing! My favorite features are the hardwood floors, high ceilings, floor-to-ceiling windows, and the excellent security, especially the package room. Even though I lived in a studio, the space feels much larger because of the big windows. The natural light that floods the room is incredible, and I love it! That said, there are a few things I wish were different. For instance, I wish the 1+ bedroom units also had hardwood floors, the showers were walk-in instead of tubs, and the washer/dryers were updated (they look a bit outdated but still work great). Despite these minor dislikes, everything else more than makes up for it. The leasing office team, Rhea and Kennedy, along with the concierge, Robert, are incredible and always a joy to talk to. They go above and beyond to help with anything you need. Another huge plus is the location! The building is situated right next to the MAX train, with one side taking you to the Portland Airport and the other side to the Hillsboro Airport. If there is an availability, I would consider this place for anyone!

Yelp
Love living here. The views are unmatched and the front office staff and concierge is amazing. Every now and then the elevator might be down, but this is really just a normal maintenance issue. Overall, I would be staying here if I was not moving out of the state. Would recommend.

Yelp
Exceptional luxury apartment living, located in the heart of downtown Portland, Oregon.

Yelp
I have been a resident at Park Avenue West for several years now. I have recently been in contact with the office management team as well as Guardian Real Estate regarding an emergency health and safety issue that may be useful to potential/future residents. More updates to follow pending my conversation with the management team...

Yelp
Great views and management team. Maintenance crew is great but they can only do what they have which owners provide none. Everything is usually broken from the elevators, fireplace, BBQ grill. and coffee machine. It's not high end except the view. Price is very steep for what you get. Mostly a commercial building. Lots of break-in and theft. Been told that theres not only high theft from the outside but also from residents that rent out the rooms.

Yelp
Absolutely love living at Park Ave West. The staff are amazing and always ready to service with a smile. The views are fantastic, and this building has stunning floor to ceiling windows in each apartment. The building is so quiet, I never hear my neighbors. The doggie treats in the lobby are are an extra sweet touch. Love the 24 hr security and easy access to cool places like Pioneer Square, Nordstrom's, Target, Starbucks, etc. Highly recommend Park Ave West.

Yelp
I've been at Park Avenue West for a little over 6 months now and the experience has been TERRIBLE!! There is a horrible infestation going on within my unit and bugs can be found within other areas too in the complex. The two major things I look for when finding a new apartment are cleanliness and the ability of the office staff to handle issues and that's why I wanted to share my experience. Hopefully this will be useful to some. As of today the staff has not solved the infestation problem within my apartment. This issue has persisted several months since February. That's right February, and the infestation still exists. But the bugs are also extremely visible on the 4th floor on and around the doors of several other apartments in general and I'm unsure how the other floors are being affected (such as floors 3 & 5, above and below this floor I hope they as well as the other floors aren't affected). I've been told to essentially sit tight as the bugs crawl throughout my house. Affecting my bed, bathroom, and even my fridge!!! It is truly disgusting and the staff is unhelpful and feels very unauthentic during every interaction (except for KATIE she is amazing, Maya's great too). I noticed this as soon as I leased here, but I pushed those thoughts to the side because of the alluring windows & location and price lol. BAD IDEA!!! Really, Really, BAD IDEA. Because there are sooooo many brand NEW apartments in DOWNTOWN Portland and for LESS!! So to make a long story short I have to share these pictures and hopefully they are informative. Undoublety the office will post underneath this and provide a cliche "please contact us response".."or we are happy to help" response as most businesses do once they receive a NEGATIVE google review. If this issue is resolved and I can sit on my couch and watch TV finally, and go into the hallway without seeing bugs then I will update my review accordingly. BTW a pic below shows another unti so I had to blot out their apartment number, but at least you can still see the bugs). BUGS, NEGLIGENT & UNHELPFUL & ROBOTIC OFFICE STAFF, CRAZY INFESTATION....NO THANK YOU!!!! NEXT!!! Update: Hi Jennifer thank you for asking me to reach out. To my understanding you are the Marketing Coordinator at Guardian Real Estate. I'm unable to find your information on line to establish contact. Please contact me. My information is available from your local office. I would love to hear your "side of the story" as you put it.

Yelp
We've lived in this stunning building for the last 15 months, and I can honestly say it's going to be that one apartment that I look back on when I'm older with the most nostalgia. We have a corner one bedroom with wrap-around windows, and I don't think there's a better view from a building in Portland. Every plant I own is the happiest and thriving from all the natural light, and the overall spaciousness that comes with this many windows and 11 foot ceilings is a dream to live in. We bought a house (woohoo!) and leave this gorgeous place in one week, and I've already shed a few tears just thinking about it. If you don't mind spending a little extra for luxury, this is definitely the best building in Portland to live in (and we looked at a lot of places before deciding).

Yelp
My boyfriend and I had recently moved here, we didn't get a chance to see it in person (just a FaceTime tour) but it was beautiful! The sunsets and sunrises are also beautiful with the windows. The apartment gets a lot of natural light, we loved our open floor plan, and it's pet friendly. The location was also perfect since we had just moved to PDX. Also super close to public transportation and a lot of stores!

Yelp
We toured most higher end apartment buildings in the Pearl District and Downtown Portland and found this to be the best option in town: amazing high ceilings, floor to ceiling windows (if you're on the right side of the building), practical floor plans (especially compared to Indigo), and great service (concierge and front desk). The appliances are unfortunately not that great, but in a rental building you can't expect everything to be high end. The location is fantastic too, it doesn't get more central than this!

Yelp
Already knew this place was trash from living here for a year. Now I find out the developer cheated the city by promising and failing to hire union staffers as promised when they got a height variance. Most expensive apartments I have ever lived in, worst service. They don't tell you when you move in that they use the building as an Air B&B, that's right! Randos and bachelor parties every weekend yay! Halls are flithy, carpets dirty and never cleaned, people just leave their trash outside of the apartment. Nickled and Dimed for every charge they could make up, only two elevators for all the apartments and everyone from the commercial side uses them too. They bend over backwards for commercial tenants, residents are tolerated. One star for Chip the former concierge, he's gone now too, only good thing about the place. Look elsewhere.

Yelp
Absolutely without a doubt 5 + Stars. Yes, other places in Portland have beautiful views and are nicely laid out with nice interiors. But it is a no-brainer..... especially if you like activities and being able to walk half a block to everything you need. It's perfect for both people that are local ( looking for a new home) and for out-of-towners, like us, this is the place! We moved from across the country, without even actually taken a tour of the building. Sure it may seem like a leap of faith, but the reason is very clear. What REALLY separates Park Avenue West from ALL other places is how wonderful the staff have been. So much so that it motivated me to write my very first Yelp review. Taylor, Denise, Katie and Paris, Jerry, Norma( in no particular order....all super) have been friendly, responsive, communicative, helpful, thoughtful, understanding and genuinely nice! They have been spot on with all of their recommendations for restaurants, stores, directions and overall help. Being from out of town we did look at other buildings (including Block 17). I'm not the "Debbie Downer" type, and I have a hard time being critical but come on, taking well over two weeks to respond to me just became unacceptable. When they did contact me, I felt like I was wasting their time. I never felt like that with Park Avenue West. I can't use enough words and expressions to say how wonderful they have made our move. IMHO, they should be completely 100% full and I feel very fortunate to call this my new home. I never want to leave. All new properties have Growing Pains, but in those rare moments, again the staff is lovingly bending over backwards, always with a smile and laugh and friendly face to make sure that all residents are satisfied. I personally witnessed how they are with other residents too and they are impeccable. For example a recent issue came up, which could've taken (oh I don't know, maybe 2 weeks :0....humor intended) to resolve, but the staff reacted immediately and had it resolved in record time. Whew.... Like I said this is my first review . Yelp said that I wrote my pants off which is a complete understatement! However, the staff are really that good! Kudos to them.

Yelp
Unresponsive inflexible management, Utility alarms sound constantly, 50% of windows bolted shut, oddly dusty interiors, hallways trampled by hotel guests and smell like pets, wind whistles through the building, garage is impossibly tight with defective gates and no reserved spaces for tenants, good views, and helpful concierge.

Yelp
I have lived at PAW for the last 18 months. I highly recommend this apartment community. The apartments themselves have incredible views which I never tire of. The morning sunrises over downtown Portland are inspirational. The apartments are incredibly quiet, I never hear my neighbors in the adjoining apts. The community area, Exercise facility, and leasing office staff are all great. Plus, the location is ideal with ample restaurants, shopping, and cultural venues just out the door step.
