If I could give 0 stars I would! Gina the GM and her assistant Devanae are terrible. We just discovered water fraud on our bills and they have been disrespectful and rude concerning everyone’s concerns about the water. We are being charged x10 for every gallon used and it inflates our bills. The leases everyone signed mentions nothing about our gallon usage being multiplied by 10 and then charged by the water rate. That’s why everyone has $150-$400 water bills, even if there is only one person in the apartment. If you used 400 gallons they multiply the usage by 10, making it 4000 gallons. This needs to be investigated . This is some very expensive water and my skin and hair are dry. If I’m paying inflated water bills then I need SOFT water that doesn’t dry my hair out! They are charging us like alkaline water is coming out the faucets. I’m walking around ashy and hair breaking off from this water and $200 poorer every month! To make matters worse- residents have been complaining for a long time. They need to fire everyone in the office and replace with new empathetic GM and APM. Gina keeps the doors locked to her office so residents can’t bother her. Get it together Kettler!

I moved into Park Kennedy a month and a half ago, and while there were some minor hiccups, the leasing team was so incredibly kind and helpful that they totally made up for any issues with the apartment. Joshua especially was so communicative and warm to work with. I've never had a building actively reach out to me so much to check in and to talk about work orders or other issues I'd raised for them. Now that I'm fully settled in, I am so thrilled to be living here! I'd recommend this building to anyone who wants to live in a really gorgeous building in a quieter, slightly tucked away neighborhood.

I really enjoy living here. Beautiful building, very convenient location as there is a metro station right across the street, it’s also close to several grocery stores, including Safeway and Trader Joe’s. The concierge desk is always helpful and delightfully cheery, especially Drew! Not to mention there is a Thai restaurant right beside our building with delicious food and drinks.

I’ve had an amazing experience living at Park Kennedy Apartments! From the very beginning, Joshua and Gina Marie in leasing have been incredibly responsive, always answering questions and making the move-in process smooth. The concierge, Destiny, is absolutely the sweetest—she always greets you with a smile and is genuinely helpful. I truly feel at home here and am grateful for everything this community offers. It’s a wonderful place to live, and I’m so happy I made it my home! Highly recommend!

I recently moved into Park Kennedy, and I have had an amazing experience so far! Joshua was incredibly helpful throughout the leasing process. He made everything seamless, even though I signed the lease sight unseen. The apartment is perfect, and any maintenance requests are quickly handled, which I really appreciate. They’re also super pet-friendly—my dog Pinecone is loving the treats they offer! Overall, I’m really happy with my decision to move here and highly recommend Park Kennedy to anyone looking for a great place to call home. Five stars all around!

My wife and I just moved to Park Kennedy, and we love it! The building is beautiful, and the staff are super helpful and kind! We love our unit and all the amenities this apartment has to offer. I would recommend Park Kennedy for anyone looking for a place in the D.C. area. There is a Metro stop right outside the front doors for those needing to commute to other parts of the city.

I’ve absolutely loved living at Park Kennedy. From the moment I moved in, it’s felt like home—stylish, thoughtfully designed, and incredibly livable. The building itself is artfully designed, with striking architecture and amenities that feel both high-end and functional. Everything—from the lighting to the finishes—feels intentional and elevated. It’s a space that looks good and lives even better. My apartment is one of the townhouse-style units, which has been perfect for my lifestyle—especially with my dog. Having a private entrance, a spacious layout, and easy access to the outdoors has made daily life both easy and enjoyable. The landscaped courtyards are stunning and provide a peaceful retreat in the middle of the city. The full gym is another standout—it’s large, clean, and well-equipped, with everything I need for a real workout without leaving the building. The rooftop is beautiful too, with great views and an inviting layout that’s perfect for a quiet moment or hanging out with friends. The amenities overall are a bit sexy, honestly—designed with style and comfort in mind. The location is unbeatable. Park Kennedy is directly across from the Stadium-Armory Metro, making commuting around D.C. incredibly convenient. There’s a grocery store just a few blocks away, and I love that I can walk my dog in the historic Congressional Cemetery—it’s just minutes from the front door and one of the most dog-friendly places in the city. The Hill East neighborhood feels like a hidden gem: peaceful, community-oriented, and close to everything without the noise and traffic of more crowded areas. It has a neighborly feel that’s hard to find elsewhere in the city. The building is always clean and well-maintained. The 24-hour concierge is consistently kind and helpful, and they’re incredibly reliable with packages—something that’s surprisingly rare. The property management team is responsive, professional, and genuinely seems to care about the residents. From the design to the amenities to the people who run it, Park Kennedy truly delivers on every level. I’d highly recommend it to anyone looking for a refined, comfortable, and well-located home in D.C.

I lived at PK for two years and in two different units. The entire experience can be summed up as minimal customer service and you only receive it if you push for it. I'm so glad to have moved out and look forward to never renting from a Kettler building ever again. If you do move here, prepare to become your own advocate and exterminator! Pest Issue PK management has known of a pest issue since at least December 2022 (see another resident's yelp review). Since that time, PK/Kettler has never once adopted preventative pest control measures and has entirely failed to handle the problem. It took 6+ months with the issue becoming wider spread and a property manager change before any type of preventative spray was done. That was laughably minimal and the problem persists. PK also keeps terrible records and I have yet to receive an accurate list of service dates (going on 4 weeks and I'm sure they'll just wait out my lease). There are security problems (like resident guests robbing neighbors) but no security has been employed despite management promises. Maintenance is quick to show but the work can sometimes be sloppy where debris, trash, or damage can be left behind. Professionalism & Competence Lacking. Management selectively follows the lease and housing code when it suits them. Former manager Jacob Edwards was entirely incompetent. It was a win for PK for him to leave. His incompetence has definitely contributed to the ongoing pest issue. He also engaged in questionable leasing practices where units you're interested would disappear for a day or two and magically reappear. Dante has poor customer service skills and will barely address issues. He clearly would rather spend time kicking his feet up on the phone outside instead of doing his job. He was entirely unreceptive and lacked any concern and urgency when the pest issue started. His apathy definitely contributed to the spread of pests throughout the building and why it still persists. Jennifer is unprofessional and is only polite to you when she's showing prospective residents around or wants her dog to play with yours. She is also quick to blame the concierge staff instead of taking accountability for her own general ineptitudes. She has tools at her disposal to be effective, but refuses to use them. The latest property manager, GinaMarie, is steps above the former managers. She has better customer service skills than the others and I hope that rubs off on Jennifer and Dante. Where I think she can do better is actually following the terms of the lease and what she defines as luxury. If that includes security, then actually bring security to the building. If that includes enforcing terms of the lease on tenants, then also enforce the rights and responsibilities that PK owes residents. It cannot be selective, misquoted, nor misrepresented. I do want to highlight the number of concierge employees that have graced the desk. The most recent, Drew, is always polite and greets everyone with a smile. We've had Alex and Tinashe, who had their own quirks, but were always extremely competent. Between the continuing pest issue and administrative headache in dealing with PK, I will never rent from a Kettler managed property again. I get that the pricing influences a lot of people to stay or rent, but do yourself a favor and just don't. If you do, request documentation of their preventative pest control plan, how frequently they treat units even when there is no sightings, and that your unit has been treated. Also be sure to thoroughly read your lease or keep it handy when pushing your concerns to management. Keep record of everything! Last note, keep in mind that the more recent reviews were largely motivated by the property offering a "chance to win a gift card" in exchange for 5 star reviews. Best of luck if you do end up renting here.

I love Park Kennedy... i wanted to move in when the building was first built buttt unfortunately I had to wait to get approved. Now that I have been living here for about 8months and i loveeee this building still. Here are the pros and cons. Con :We dont have 24hour security but we have 24 hour concierge. Pro: We have a lovely package room and like a package locker room to help with residents who aren't home so they can still retrieve their packages and deliveries right away. Pro: We also have an awesome 24 hour Maitenance team... they always respond same day even when i am in the halls stopping the supervisor with an issue /concern; they always respond asap and are polite.when doing their jobs which is another reason I love Park Kennedy. . Pro: We have building cleaners that are here mon-friday or just about every day to clean, dust, wiping the common ares down, vacuuming. Pro: They have resident appreciation week every now and then... which I think helps to bring everyone together. Pro:They also have a nice Thai restaurant that just opened and gave us resident a discount on a meal for next month. (Just in case you dont feel like cooking you can easily run downstairs to get a quick meal) Pro: I have NOT had any rodent or roaches in my unit to complain about and needless yo say they also scheduled a building wide treatment twice to prevent that issue some residents are facing. I personally wish they would hold more events for the residents like for example a wine down Wednesday or something like a kid movie night since there are a lot of children living here. Pro: Being a pet friendly building, they ensure dogs get love with treats as you walk in everyday and water bowls in the dog play yard not to add the pups get to have their own "spa" to clean and beautify up is a plus. Pro: i love that the building has a lot of outdoor space to lounge and hang out. Especially because every floor plan doesn't come with a balcony. Your still able to go sit outside. As far as noise from neighbors... that's rarely an issue for me. Mainly in the bathroom because the vents dont have an exhaust fan and i assume thats why the noise travels but its not a deal breaker... Management is super cool. I always go to Jennifer and Dante for my needs and being as the building us so big They are always quick to respond to My needs and concerns, emails, or whatever. Definitely choose Park Kennedy you will love it !!!

Just stay away! Those who work for the concierge are nice, other than that, management is all over the place. This building was put together in a rush. Cheap paint and unfinished moulding. Nothing ever works. Garage door was broken for over 3 mo. and we still had to pay $250 per month to park. The elevator and trash chute are frequently out abd residents leave trash piled up in the room. Resident's pets use the bathroom in the hallways/elevator and don't clean up after. Car and home break-ins, physical/sexual assualt, see reddit/other reviews). My AC unit has flooded twice and stopped working 4 times since May. I could go on but theres a limit. The most disgusting and annoying thing is the building has roaches! I've been here since the building opened and I've had frequent occurences since December 2022. I've also seen roaches in the trash room, the stairwell and a huge one in the garage near the building entrance (see last video). Also THERE WERE WAY MORE POOR REVIEWS THAT HAVE BEEN DELETED! Check other sites. (response to management: I have every email since December 22nd complaining about roaches that randomly appeared).
