The Hadley, a Restaurant for Grown-Ups, Opens by the Philadelphia Museum of Art | Eater Philly

"Inside the east tower of the Park Towne Place Museum District Residences at 2200 Ben Franklin Parkway near the Art Museum, I noticed the newly opened Hadley’s midcentury modern design and grown-up, throwback feel—it's housed in a beige 1957–1959 building on the National Register of Historic Places, and the decor is guided by that era (think Mad Men). It's up and running and serving dinner daily, with lunch and brunch to be added after it settles in. Joseph Smith, the New York restaurateur behind steakhouse Bobby Van’s, runs the place, which leans toward a steakhouse vibe with “land fare” and “sea fare” sections; the menu includes a Roquefort-crusted filet mignon, sides like cauliflower au gratin and a baked potato, a handful of pastas (wild mushroom ravioli in a brown butter sage sauce; linguini with shrimp, scallops, and crab), and a marked vegan section featuring miso-glazed tofu and a portobello panini with vegan mozzarella (one grilled veggie dish lists “fresh mozzarella,” so it's unclear if that one is vegan). I’m a resident here, and I’m very disappointed with the community. There is a clear lack of management, and they do not care to resolve issues. Safety- the residences have become less safe since I’ve moved in here. There have been multiple occurrences of cars being broken into, non-residents trespassing, doors are frequently broken, there have been physical altercations on premises, etc. Despite all this, and concerns being raised to management, they will not increase security and gates to our facilities rarely get fixed. Parking - As a resident to be able to park here there is a waitlist. However, there is a restaurant that opened and took 20 spots with their lease however they continuously take up more than that. I walked around today and counted 60 cars parked illegally. Residences can’t even enjoy walking around because sidewalks are blocked. Pool - the pool here has become a free for all. Although residents have bands, there is no security to check for that and non-residents are using the pool like it is their own. Residents here are unable to join our community & facilities we pay for with the way it is, and there is no plan from management to resolve it.

Does this look like somewhere you want to live? I didn’t even capture the firetrucks or PPA. I do not wish to complain about the situation, I am just wondering if any action will be taken or not because I have young kids, including a newborn. The newborn couldn't sleep all day due to the noise and my 6 year old smelled Marijuana for the first time and I had to try and explain to her why there was so much smoke. Also I used to get stickers on my car for parking in the loading zone for my building when I was using it but for some reason that parking is available for valet. I just don’t get why it is unsafe for residents to park in these spots everyday after a long day work but it’s fine for the valet to park there. I’m sorry, I guess I did complain a bit there. I do not wish to press charges or anything like that I just need to know if Avana will keep having these disturbances so I can plan on renewing my lease or not. I love to party to but this is supposed to be a friendly and relaxing area outside of the city and because of how MANAGEMENT is handling Avana it isn’t. Thanks!

My overall experience with Towne Apartments has been fair. There are, however, areas where improvement would enhance the tenant experience: Leasing Team: The leasing staff should adopt a softer, more professional tone and improve operational efficiency. Clear communication and preparation are especially important when working with new tenants. Maintenance & Reception: Both maintenance staff and the receptionist were professional and courteous in their interactions. New Tenant Experience: New tenants should not be greeted with a dismissive response. First impressions are critical and set the tone for the entire relationship. Paperwork & Process Management: Move-in documents, particularly those related to the keyless entry system, should be fully prepared and ready. When transitioning responsibilities, the staff member initiating the application process should make it clear who is handling next steps so tenants remain informed. The lack of coordination during my move-in felt disorganized.

I lived here for a year. This APT is super good of location, amenity wise. There are big market that is Whole foods, Trader zoe, etc and big museums, huge park i can walk with my dog Tofu. I am already in Korea. But sometimes i think of my apartment in Philadelphia! Oh specially, The swimming pool was super nice. Grocery Store's all member was very very kind and helpful of me. I missed them so much 💙

I was a resident here for three years, and I agree with many of the other reviews about the poor management. Here’s a bit of my experience: 1. Security: The doors to the building (I lived in the West Tower) were frequently broken, leaving residents at risk for long periods before being fixed. 2. Pest issues: The building had a serious pest problem last year that took nearly two months to resolve. Even after that, I could still hear mice moving through the AC unit. Management made holes in the walls to place poison but never came back to cover them up, even though they said they would. 3. Air conditioning: The AC system is continuously broken and barely throws cool air. It was an ongoing issue that management never truly resolved. 4. Move-out process: Moving out was also a bad experience. I thoroughly deep-cleaned my unit before leaving, but I was still charged a cleaning fee and sent photos from a completely different apartment as “proof.” To mention something positive—the maintenance team was always great. They were responsive, friendly, and quick to fix issues whenever they could. Unfortunately, the overall management and building conditions make it hard to recommend this place.

This fall marks one year since I moved into ParkTowne Place. For the most part, I’ve really enjoyed living here — the space itself has been great, and the maintenance team and concierge staff truly go above and beyond. That said, I can’t in good conscience remain silent while new residents are about to sign leases during peak move-in season without knowing what’s going on. While management does it's best to keep us informed, they have failed miserably at the transparency regarding our utilities. Over the summer, our electric rates jumped from $0.0052 per kWh to $0.0299, a 475% increase. ParkTowne has insisted they had no control over this and acted as if they were caught off guard too, saying they reached out to Constellation Energy to ask when their agreement was ending and why the charges spiked. Needless to say, no one bought that explanation. Either ParkTowne didn’t bother to read the contract details, or someone seriously dropped the ball in communicating. We just learned yesterday that the agreement is locked in for another year. ParkTowne says they’re trying a few fixes, but they feel more like bandaids than real solutions. They also pointed out that costs should ease a bit in the winter since heating doesn’t drive up utilities the way A/C does. The problem is, that doesn’t really hold water — even in the colder months, we’ll still be paying more than we did last year - A LOT MORE. I know we are not immune to the rising costs of utilities, but transparency and communication go along way - two things that management at ParkTowne lack. I was apprehensive about writing this review out of fear of retaliation when my lease renewal came up next year, but there's no way I would renew my lease. Even if I was given a covid-era type deal, I'd run the other way. Aside from the surprise increase in utilities, I've had more problems with my unit than I care to count. Unfortunately, I have about 11 months left on my lease, but if I can save another poor soul from making the same mistake I did, writing this review was well worth it.

Please do listen to the other negative reviews. They are pretty accurate. The only star is for the amazing front desk and maintenance people, who are timely and helpful (especially Lyle!). The location is unbeatable with the park and the museum. 3 grocery stores at walking distance. Clean pool. Everything goes downhill from there. Building elevators, HVAC, water supply, electricity is often out. The building needs a rip and replace. Parking is not available, the only realistic way is to get a city pass. Your utility bill does not depend on usage - it is one flat bill depending on square footage (I was out for a month and still had a $180 bill that month). There are no working spaces really that are functional except one. You will get micro charged (I lost $730 of $1000 deposit 🥲 paying 2 months of electricity bills post move out)

The price you pay for rent monthly is truly reflected on unit comfortability, location, area, safety and events offered through leasing department. The unit is up to date with technology, appliances and well maintained. Whenever you need to put a maintance request in, Park Towne workers are there within a day-two to full fill your request. The pool, the patio, the dog park, to the great lawn, study rooms, fitness center, movie theater and indoor and outdoor pub makes living so luxury at an affordable price. In addition, the serves offered such as Old Nelsons, Salon and Tailor place and dog park, you never have to leave Park Towne. Everything you need is located on sight. I have been a resident here for over a year now. Waking up and coming home to Park Towne after long days in the city working or exploring is truly relaxing. The best apartment complex that I ever have lived at!

Parktowne Place partners with InLiquid Arts for art exhibits in the lobby of the buildings. It also host other art events like a workshop for world collage day. Most of the events are free. The art exhibit receptions are a lot of fun. The reception starts in the lobby of one building where the artist talk a little bit about their art and light bites are served. It moves to a second building with more of the art with beer and wine. The third building has even more art exhibits and dessert. The food was supplied by Avana Restaurant located right at Parktowne! The lobster rolls were so good with nice chunks of lobster on a toasted roll. The pizza was very tasty so were the chicken wings. Parktowne also has a great outdoor space with lots of grassy areas, outdoor sculptures and Adirondack chairs.

Starting with apartment conditions, I saw mice on a monthly basis in the area around downstairs apartments which makes sense because bottom level apartments are next to the trash rooms. Sometimes the hallways would smell like trash obviously on those floors. The workers also spend a lot of time in the bottom floor where they talk at max volume and drag the trashcans around which slam into the walls at early times in the morning. The A/C broke multiple times during my stay sometimes during the hottest days of the summer. The units don't have their own A/C and heat units so you'll have to wait until they switch the entire building over to one or the other. There's not enough parking for the residents in the complex so check what the waitlist is if you plan on bringing a car. Careful about putting up pictures with nails or even adhesive hangers as they charged me $300 just to paint over the walls which seemed ridiculous on top of the cleaning charges. I've never had that problem with any other apartment. Edit: Did more research recently on a whim and it does seem like they regularly excessively charge for repairs even when the apartment was left in good condition based on other reviews. This does violate tenant rights as it's charging for regular wear and tear under the PA Landlord and Tenant Act https://www.attorneygeneral.gov/wp-content/uploads/2022/06/OAG-Consumer-Guide-Tenant-Landlord-Rights-v.13-web-version.pdf. They probably just bank on people not bothering to fight the charges which makes it even worse. Changing to 1 star

I lived here for about a year and a half. The apartment itself was nice as were the facilities, although quite overpriced for what you get. My air conditioning/heat worked about 50% of the time despite multiple repairs. Maintenance was responsive and helpful, but they never seemed to be able to figure it out. The walls are extremely thin, you can smell and hear everything coming from your neighbors. The worst of it all, though, is the move out experience, which was absolutely shameful. The fees are exorbitant and unjustified, with very little recourse. It's extremely difficult to even get ahold of somebody. I was charged a fee to repaint my whole apartment for clearly normal wear and tear. Overall would not recommend living here, there are plenty of other places in Philadelphia that are more accommodating, reasonably priced, and overall just... ethical.

The Apartments are very contemporary and provide a very functional living environment. Easy access to shopping, restaurants and entertainment in the area. Friendly and responsive management team, and upscale amenities. Close to all major highways and best place to be during an apocalypse. Love PTP, the amenities, the staff, the views 10/10! The pool is beautiful, it feels like you're on vacation. You won't get as much for your buck in the area. The dog parks are a huge plus, even if you don't have a pup and are animal friendly they make your day brighter every morning.

Park Towne raves about their amenities and services but don't be fooled. Right after I moved in, all the amenities slowly started getting canceled. There used to be a shuttle services, which recently got canceled. If you're going to take me on a tour of the place and sell me on all these amenities, you better keep them open or atleast reduce rent. Please anyone thinking about moving in, do your due diligence. Ask for when amenities are returning (if at all) and don't get scammed by this place

The worst management ever! The entire complex was evacuated after the garages and ground floors flooded. Management was obviously not prepared for this emergency, they are unwilling to make any sort of special arrangements for temporary housing.

BE READY TO FORFEIT YOUR SECURITY DEPOSIT AND THEN SOME!!!! This property was a decent place to stay, Until you move out. They will nickel and dime you on normal wear and tear for a unit. Items that touch up paint will fix, they charge you a complete paint job. If your shoes leave any marks on the floor, they will charge you to polish the floor. They seem extremely desperate to keep your deposit and I was charged $400.00 extra as a departing gift from Park Towne Place. They try to validate their position by saying it's in the lease and they go over it. They should just say that they are going to charge you for everything they deem to be wrong with the unit. I've lived in apartments for the last 16 years and NEVER have I felt as SCAMMED as I did moving out of Park Towne Place. MOVE IN KNOWING THAT YOU ARE GOING TO FORFIET YOU SECURITY DEPOSIT AND MORE!!

We just moved into Park Towne Place several days ago and it's been an awful experience. At move-in, we discovered a bunch of ants crawling around the bathroom and hallway. Maintenance was able to come in and fix it, but right after, we realized that there were constant, distracting squeaking sounds (potentially caused by bats or mice) from the ceiling. This would happen 24/7. Hear a few instances here: https://www.youtube.com/watch?v=Ub_VGO13eec. After repeated attempts over 3 days to contact maintenance to check up on the noise, no one has come. When we ask the concierge, they would tell us to put in a maintenance request and they can't do anything about it. Of all the buildings we've lived in, this is the SLOWEST and LEAST RESPONSIBLE management we've ever interacted with. The sounds are still happening all day long, making it difficult to work and sleep, and after 3 days, no one has come by or can tell us who will. We really regret moving here. Do not make this mistake.

I have lived here for 2 years, as soon as they remodeled the west tower. I love my view, my kitchen and hard wood floors are beautiful so if you're looking overall (pool is huge, gym is amazing, place has great package room and cleaners on site) it's great!! However, it's expensive as hell and 1) my walls are so thin I can hear my neighbors cook or do their sexy business and 2) the vents man... I hear everything through the vents. My issue is also that the walls are either too thin or not isolated. I have kids as neighbors by the wall in my room and it's just like I'm partying with them when I'm in bed and they turn up. I'm also south heading so the dog park is 10 floors below me but damn... can I hear the barking and the street. So love this place, but I'm moving cause it's expensive and isolation SUCKS. I haven't had any rats, but I'm on the 10th floor so idk.

The grounds are very nice and the amenities are good. It is especially nice to have the pool. That is about all I can say for good things about Park Towne Place. This place has THE WORST management and is so poorly run. It is always one headache after the next. To keep this somewhat short I will just list a few things. 1) If you have any questions or need anything, it is impossible to get an answer. You will just be bounced from one person to the next until finally being told that the person you need to talk to is out of the office and that they will call you back. Then you will never hear back from anyone. 2) There are tons of hidden fees in your rent that no other apartment complex charges. Be prepared to pay a pest fee, garbage fee, electric fee for common areas, and monthly service fees. 3) Concierge is useless. They can never find anything and never know an answer to anything. Don't leave anything with them for someone to pick up because it will get lost!! I have had several items misplaced by them. 4) I received a notice at my door saying I was going to be served if I didn't pay all of these fees by the next day. After a slight panic and several calls to get an answer, I found out the notice was delivered to the wrong person and it was not intended for me. 5) Your security deposit is basically a donation to Park Towne Place. They will try to nickel and dime you for any little thing to make sure you do not get your security deposit back. Even after hiring a professional cleaner they still look for things to deduct. Oh and even though it is required by law to receive your security deposit back within 30 days of moving out, they do not abide and it will take forever to receive your check. And when I did receive my check, it was for the wrong amount, so that is a whole other issue. If I had more time to put the effort in I may have filed a suit, but it wasn't worth the effort to me. I am so glad that we have moved out of this place. It was just one issue after the next. I can gladly say I am much happier at a different apartment complex in the city with amenities that are just as good (less the pool), no hidden fees, and competent staff and management. ______________________ EDIT: To clarify in response to the comment below. The community manager, Patrick McGarry, really ruined the memory of this place for me. It's a shame, considering I spent $40,000.00 with Park Towne Place and people like Scott Seeley and John Sweeney were really solid on the customer service side while I was a resident. Scott and John understand service, consistently putting the client before themselves, whereas Patrick just lets his ego rule the conversation whenever he pleases. Patrick does not understand customer service, at all. Unfortunately, Patrick is the community manager, so watch out. The second that my final bill was paid, Patrick treated me carelessly, cut me off multiple times while I was talking, and actually hung up the phone on me for asking to speak to someone who might better be able to assist me with a system he was having a hard time with. He seems to struggle with technology, which is fine, I simply needed to talk to someone else who knew how the online portal worked but he seemed so frustrated by my request. Moments later, out of what I can only assume was childish anger, Patrick actually locked me out of my own account that I was told I would have another 15 days of access to for record keeping. Then he called me back a few minutes later and started acting like nothing happened without apologizing or explain his bizarre behavior--I felt like I was dealing with an angry hormonal teenager or something. Eventually John had to step in and clean up his mess, which of course he did easily, because John is a rational and intelligent business person who clearly cares about customer service. Park Towne has a number of people like Scott and John who work hard to try to make your experience great, but it only takes one person treating you like garbage to muddy the waters. #parktowneplace

I have a teensy tiny apartment and it isn't cheap. In fact, it is way too expensive for the size. However, it has a good layout and storage. I have all my appliances at my finger tips (literally), and the floors are pretty not that grey fake wood laminate everyone seems to be using, but a nice walnut color. More importantly when I moved to Philly from California a year ago I was in a much larger warehouse apartment in Old City that ended up having a serious mold issue that had my dog and I sick for the six months we lived there. She had constant ear infections which was super distressing and expensive. We are both tip top since moving here, not a single ear infection, and that is worth a lot emotionally and financially. Also, it is dog heaven. I love the area. It is super convenient to shopping and I can walk to work in about half an hour. I missed the flood everyone has complained about. That was miserable for them, I have spoken to a lot of people about that. My experience has been pretty good--no flooding. I. The air conditioning has gone out a couple of times and my elevators are often broken or out of order, but there are three, so when they are running well there is almost always one available. My neighbors are nice and quiet and I can't hear the street from where I am in the West Tower. The windows are great for views and the pool and gym are great. My building is a lot cleaner that other places I have looked at. I am happy hear and hope to stay while I am in Philadelphia if I don't get priced out.

I recently moved out of park town place. I'll start with the pros: It's a really nice well kept property, particularly the common and outdoor areas. The negatives: 1) Management is atrocious and does not even approach being customer or renter friendly. 2) http://imgur.com/a/l3ASy My brand new renovated apartment had rodents. I have read reviews from before the renovation stating this was an issue but had assumed the renovation would have taken care of it. This was not the case. The pest control service they have contracted was completely inadequate, all they did was leave sticky traps which did nothing, no attempt was made to do anything more comprehensive. Please see the attached pictures of a mouse in my sink while i was doing my dishes (http://imgur.com/a/l3ASy). My attempts to contact the community manager were largely ignored. 3) My car was towed while I was away one weekend despite me having a payed parking spot. Apparently my windshield sticker had fallen off, though I find that hard to believe since this never happened before or since. One would think they would double check the license plate prior to towing a tenant's car. I was originally told I'd be reimbursed, this did not occur. I had to go to a very dangerous part of Philadelphia to pick my car up late at night and payed something like 400$ cash. 4) Good luck getting your deposit back, I was charged for supposed damage to my walls which was just peeling paint and the result of their shoddy paint job. 5) The AC and heating units break frequently. So to summarize a valiant attempt was made to put lipstick on the pig that is park town place however after a few months there the truth becomes evident. The place would be quite nice if not for the horrible management.

I had an awful experience with Park Towne. I moved in five years ago and during that time, I had to deal with mice infestation, faulty equipment, packages being lost/ stolen and more recently the awful response (or rather lack of response) from management to the flood in September. I told management in July that I was moving out late September. I asked for a walk through visit prior to giving my mailbox key back and I was told it was not necessary. We cleaned the entire apartment and now a few weeks later, I received a bill for damages cabinets (2550$) along with a cleaning fee. One of the kitchen drawers had some water damage.... I am now requesting a quote but knowing Park Towne management, i know they will come up with something shady again. Very disappointing...

I am a resident here. Avoid this place. The positive reviews you see exist because the management company raffles $1000 to everyone who leaves a good review. Management is terrible (on site and upper management AIR, the company who runs it). They don't care for the residents' well being. They consistently lie to residents to get away with their negligence. Aaron Wilmer is a leasing agent that will deceive you to rent the place, he is rude and inconsiderate, as many of the neighbors who live here. Amenities are consistently out of service, like the elevators. They make all kinds of excuses but in the meantime we keep paying the same rent for half of everything.

I've had many friends live here over the years. I was hestiant at first from some of the reviews, but my experience couldn't have been better. The apartment layout and amenities speak for themselves - they're amazing, and you can't beat the location. As far as the managment - Highly recommend working with Patrick McGarry. He knows the units so well and is able to give honest advice to help you make this big decision. He made the entire process smooth by being flexible with my move-in dates, giving me the true break down of the pricing right away and answering any questions I had. I was able to move my date sooner without any issues and had everything I requested right after our meetings. The apartment was cleaned and ready for me to move in. By far the best moving experience I had in Philly - surprisingly during this pandemic time. Highly recommend

Great place to live for all the amenities but in terms of resident relations this department needs some serious work. I've been having an issue with mice for two months now (caught nine mice in two months) and all they've done for me is set traps. I've been calling resident relations and leaving voicemails for days now and haven't heard a word. Sent the resident relations manager an email as well and have yet to hear back. Not to mention, god forbid you park in the future resident space for more than 2 hours. My car was towed inside Park Towne Place with no warning. The proper protocol from my understanding is your get a warning (two tickets) prior to them towing your vehicle, which I did not get. You can't give every other resident the courtesy of a warning and then immediately tow someone else's without that same courtesy. Now I have to go to a sketchy area and pay $200 cash to retrieve my vehicle. You can get much more for your money at another complex or neighborhood in Philly. I will for sure be moving out at the end of my lease.

I would never recommend this apartment complex to anyone. Although the apartments are aesthetically appealing and seemingly come with wonderful amenities, I have found that what is advertised does not match the true experience of living here. As you can see below, the cons of living here significantly outweigh the pros. Pros: - Location, near the river and quick access to major highways - Availability of assigned parking spots (but at a significant cost) - Grocery store located in the common building (super friendly staff) - The pool (when it is actually open) and outdoor spaces - Newly renovated apartments, nice kitchens Cons: - The apartments are unable to simultaneously have both A/C and heat running. They switched the HVAC unit to heat early in the fall. There was a stretch of about a week where the weather was over 70 degrees. This left many resident's apartments, including my own, reaching temperatures over 85 degrees for an entire week. No explanation or apology was sent to residents. Those who reached out to management were simply told to "open our windows" and deal with it. The windows only open a few inches. I was unable to comfortably function or sleep in my own home. I cannot imagine working from home at this time. - PTP canceled the commuter shuttle in the middle of a pandemic. This left many residents who are healthcare workers without a means to get to work. Management stated it is because there are not enough people using the shuttle for the cost of the shuttle. However, they have not offered any reimbursement on our rent. - You can hear EVERYTHING through the walls and vents. I can hear chatter from multiple surrounding apartments through vents in my wall. I am not referring to muffled noises. I can make out entire conversations of multiple neighbors, including my neighbors upstairs who think it is appropriate to be having parties throughout the pandemic. I hear at least 3 different dogs barking throughout the day. It is difficult to sit in the apartment and do anything productive without having headphones in the entire time. - Prior to many of these issues coming to light, I renewed my lease. Management attempted to significantly increase my monthly rent and parking (a $75 increase in monthly parking). This was during the height of the pandemic when 0 of their amenities they advertise were open. This was while they were simultaneously sending out emails attempting to show their "concern" for residents who were unable to pay their rent for the month. - I have lost hot water multiple times for multiple days since moving here less than a year ago. - Many people, including staff, do not wear masks around the buildings. Capacity limits are not enforced in common areas which means even though amenities are now open, those of us who want to safely use them cannot do so (I.e. fitness center). - You are required to pay a $50 dollar fee each year for a locker service for packages. This package service became overwhelmed during the holidays to the point where all of the residents' packages were just put into a large room to sort through ourselves. - No consolation or rent reimbursement has been offered throughout the last 10 months of amenities being intermittently closed. I know many individuals, including myself, moved to this complex for its amenities.

Lots of hidden fees (garbage fees, pest fee, electric fee, etc) on utility that we were not told about. There are not enough parking spots!!! Whenever I come home late (after 8pm), there are nowhere to park. I am waiting for my garage spot which will be available in a few weeks, but I am worried that they will give it away to someone else. This has happened earlier when we moved in and had to move our car from the garage at 6am. We were never told to sign up for parking in advance, our leasing agent really messed up things for us even after we moved in (with the temporary garage spot). I was told to talk to the manager, Scott, so I waited in their office for hours. The concierge said he'll get back to me, but of course, it never happened.

So the recent flooding situation has just added to the many things that I have regarding this place. I moved here because of the location and the amenities. Unfortunately, I haven't been able to enjoy any of them. I feel uncomfortable using the gym because no one wears a masks. I watch my 11month old niece so I have to be careful. The response and actions taken during the flood has been lack luster. They threw out food that didn't need to be thrown out. They threw out meds, stole belongings, etc. For the past two days there has been blood on the first floor of my tower. For the price, it's not worth it.

People who have ***visible parking permits displayed*** get towed from the garage without other cause by people at PTP that know the towing company folks. It's not that "simple", George, because it happened to several other people besides me. You can give notice, and they'll claim you didn't, then extort you for 2 more months' rent. Get your notice notarized. Classic shady Philly stuff. Roaches downstairs, too. It's not exactly hell, but know what you're getting into.

West building has rats and mice! Aaron, Scott and the staff are rude with no concern for their tenants once you sign the lease. Amico only cares about their profits. Customer service is non existent. Any place you need to document, scream and holla to make a situation right, is just WRONG! Funny Scott and his team responded weeks after my YELP post. So sad. Realize you manage with no empathy or leadership.

Park Towne Place and their Agent Aaron Wilmer STEALS MONEY FROM SINGLE MOTHERS AND THEIR BABY! They stole $750 from me when I applied for an apartment with them. They took my credit card and said they were charging me for the application fee but then charged me a $750 security deposit for an apartment I didn't even have a lease for. I never signed the lease, never moved in and I canceled my application 24 hours after applying. 6 months later they still are refusing to refund this money for absolutely NO REASON. Times are tough with Covid and being a single mom is even harder. Having these wealthy landlords steal from helpless people just looking for a home for their family is immoral and illegal. Whatever you do- stay away from Park Towne Place and the agent Aaron Wilmer

I just recently moved into Parktowne Place in late December. Patrick is my point person and has been so responsive to any question or concerns. He made my moving transition so easy and made me feel so welcome. From making sure I had the elevator reserved to giving me resources on how I would get my TV mounted, he's thought of it all without being prompted. He's very knowledgeable and an overall solid good guy. The concierge staff including, Tiffany, Brittany, Bret and Angelo always are there to give you a warm greeting among the many other things they've assisted me with. If they don't know the answers, they'll always direct me to the right person or place.

The most horrible rental experience I've ever had. The property manager is as shady as they come. I have a long email chain regarding my security deposit which I was entitled to upon move out. In my emails he acknowledged in his own words that I do not owe money and that he was expediting my security deposit refund. Six days later I not only did not receive my refund but was now informed that I owe money. This was no mistake on his part, this was deceit. I would not recommend renting at Park Towne if you want to be treated well. Getting something in writing means nothing to them. Think twice before signing a lease. Another negative aspect of living there is the group utility bill you receive which comes from a 3rd party billing company. So many other buildings in the city have better reviews and individual utilities.

I am a returning resident to park towne place, and have always liked this place for its excellent amenities and beautiful property. However one thing that is an inconvenience is the parking situation. Before I signed the lease, I wanted a guarantee that we can get either a surface or garage parking permit, and Aaron, our leasing agent guaranteed we can at least get a surface spot. We eventually worked with Marlin who told us there were no spots but he would get us on the waitlist. It took us over a month from our move in date despite constant requests to Marlin for us to even get on the wait-list. Edit: Thanks George for the reply, and informing me that the property is looking into increasing parking spaces. I hope this can be done soon as I hope to remain a long time resident at this beautiful property.

As the realtor was showing us places in April, I said "Not Park Towne!". She said you have to see it. We did and we love it. Fantastic renovations, we are in the South Tower. Rosa, the main concierge is a reason to live here all by herself. Vibe is great, location fantastic, service is excellent, staff across the board is great. Skyler is our main man, very genuine and helpful guy. So much so I'm overlooking his love of Tom Brady. Many amenities such as huge pool, world class gym, market in the ground floor, dry cleaners, free package service (we're hooked), pet friendly, lots of dogs and my wife is not a pet person but they are not an issue as well behaved. Free WiFi in common spaces with various conference rooms and tech centers available to reserve. They have a club/bar also available for parties. Poolside they host a weekly wine night and more, much more. Super convenient to Whole Foods, Trader Joe's, and more restaurants than you can shake a stick at. I run the Rocky Steps every morning and love the various parks, fountains, gardens, and trails in my backyard!

This is very sad for me to even post this, but I thought this is something that my story could save some money for current resident. Here is my story: I lived at Parktown apartments for almost two years and everything was great and fascinating until I decided to move out from there. They have added shit load of charges for my move out. As you can see in my picture, I had one crack in my room window and they have charged me $1500 for that, what kind of glass was that? Gold? silver? Platinum?. To be honest I always had curtain down because my wife had some issue with sunlight so we never open window blinds to see the glass in the first place, Perhaps it was there even before we moved in. When we were moving out I noticed it and informed that service team and in return they handed me $1500 bill. The irony of this issue is I even offered them that I can have someone from outside fix the window, but they were persistent that they can't let outside vendor into the building. Hence, I will give them 0 star for poor customer service and taking benefit of my situation. I would never recommend this place to anyone

I highly recommend avoiding these apartments for several reasons: Apartment makeup When we originally toured this apartment, the representative gave us misleading information. The "vents" in some of the bathrooms are actually just connections to other units that allow you to hear word-for-word conversions from your neighbors. During the year that we lived there, we had to shower with the doors wide open to avoid a sauna. The air conditioning frequently breaks, and maintenance's solution is to change out the batteries that typically have a 2-3 week lifespan. A load of laundry takes an average 2.5 - 3.5 hours to complete from start to finish. While the interiors look nice, cabinets and appliances were constantly breaking - definitely not worth the rent. The proximity to the parkway and 676 make it very difficult to sleep, you can hear the cars and highways VERY clearly. The parkway also hosts a few weekend events in a given month, so the area is likely to be surrounded by crowds on several Saturdays and Sundays. Staff The cleaning and maintenance staff are very professional and pleasant. The resident services and leasing staff are incompetent. They are very slow to respond - we had to constantly follow up and chase staff for answers pertaining to our lease and resident information. Additionally, they're EXTREMELY unprofessional, please read below: I once joined a friend of mine for a tour of a few of the apartments since I was referring him to the building (I've since told him to avoid despite the rent credit). When I asked the employee giving us the tour how the leasing agent who had shown us our apartment was doing, the individual touring the apartments with us felt comfortable sharing that our previous leasing agent was fired for inappropriately texting female tenants and showing up to work drunk. His exact response was "It was my first time working alongside an alcoholic." and he went on to disclose all of the issues Park Towne experienced with that leasing agent. He made a big joke of it, so my friend decided to tour the building the next day with someone else before making his decision. Don't let the art exhibits and amenities disguise what is ultimately a very below average building complex. Also, take a close read into the 5 star reviews here. It's pretty easy to tell how authentic they are...

I've been living at Park Towne Place Premier for almost 2 years now. I have always had great things to say about it but now I am having SOME second thoughts. I will say all of my opinions down below: Overall the apartment is really great! I have a studio and it's perfect for just myself. It is all newly renovated and beautiful. I am also the first person to live in my renovated unit which is nice! When I was first looking at apartments, the leasing agent at the time helped me a lot with finding the perfect unit to fit all of my needs. If you're looking, definitely keep asking to see other apartments if you don't like the first few because they have different layouts, closet space etc. So overall my leasing agent was great! I know they have recently hired a lot of new agents so I am not sure how they are! I love the convenience of everything. There's a pool, a 24 hour gym, a hair salon (which I love and is reasonably priced!) , a little grocery store, and they just put in a restaurant in one of the towers. The location is very safe and there's always something going on! It really is a wonderful place to live. There are though a few things that have not been the best: 1. Heat/ac:I have had many issues with my heater / ac unit. Since they renovated all of the buildings , whoever renovated them did not pay attention to the thermos and a lot of people including myself have had many issues with theirs turning off. Mine wasn't working during the winter when it was single digit temperatures. Maintenance came out twice and it ended up getting fixed so I was grateful for that! However - currently , my air is not working and it has been 80 degrees in my apartment for the past week and I have had to follow up with maintenance to come by so hopefully they will tomorrow 2. Pests!: I have had such a bug issue on my window sill. There are so many dead bugs and I have made many requests to maybe fix my window since they're clearly coming in through that, but each time only pest control comes and it does not solve the issue. I also had some kind of animal living in my wall a few months ago for days and it took forever for someone to come out since pest control is not on site every day. As someone whose deathly afraid of all bugs, pests etc it has been really bad. 3. You can hear all of your neighbors through the vent. Not only are the walls thin but you can hear neighbors conversations / parties through the vents very clearly. My upstairs neighbors have parties and will scream and have music blasting past 4am. Yes this is apartment living but I miss the days when I lived elsewhere and it was a lot quieter 4. Parking: I pay for surface level parking (which went up to $200/ month) and you don't even have a guaranteed parking spot. Often times i come home late at night and have no where to park. They also started taking away some of the overfill parking spots for residents to park if they cannot find a spot. They definitely over - book the surface level parking and give too many people spots when they don't have enough. 5. Rent: when i originally signed my lease i begged to do a longer lease but it was never allowed. That's because they give you a discount when you move in and then jack up the price (and you don't have the discount anymore) when you go to renew your lease. This time i signed a 2 year lease to avoid the price increase next year, but once the 2 year lease is done I probably won't be able to afford to live here anymore. Many people move out after the 1st year because they can't afford it anymore. Overall I had always loved living here and I hate that I have such negative things to say because I have liked how the employees have always treated me and I feel like the management company tries really hard. Hopefully things will be fixed in the future since there's so much competition out there. Although there have been a lot of issues, i have always had someone help me which is good. Definitely look around! I love living here but wish it was a little more affordable and wish appliances broke less lol

I extremely highly recommend avoiding these apartments for several reasons: Apartments initially showed me the comparably pricy layout for studios and illustrating that there was not any more comparably cheaper layout available at that time. With my persistence and perseverance, the agent finally alluded that there were some less expensive layouts available and promised a discount on monthly rental. Later, when I was about to paying the rent, the agent broke their promises and charged much more than initially agreed, and it took me several months to get only half of the amount back. At the same time, the agent kept avoiding my email and he is always taking more than one week to reply one email! Last and the most IMPORTANT!!! One week before I was about to moving out from the apartment because of the untrustworthiness and unprofessionalism, while showering after Friday work, accidentally the showering room sliding glass door crashed, causing me seriously wounded and injured, ended up in staying ER for hours and getting several large stitches. After the weekend, when I contacted the community manager, the community manager sent someone to check the room, astonishingly, rudely blaming me for smashing the glass door with heavy metal in an impolite mood!!! They did not show any sign or compassion for covering the medical expense and relentlessly asked me to call my renter insurance. What they really cared about was cleaning up the glasses and reinstalling a new glass door, in another word, trying to make this terrible and unbelievable accident seem never happened!!!! I am so furious with their terrible attitude and disgusting professionalism that I am going to, for sure, sue the property with all the videos, pictures, and record evidence I have collected. Warning again, never bother considering this place!!!

This response is full of falsities. Particularly the enhanced patrols for masks. I have spent two hours in the gym without witnessing a single patrol (during peak hours, mind you). If I had any faith that Scott Seeley was capable of an adequate response to these concerns, I would follow up with him, but I expect nothing more than these empty replies. Do not trust the management of this building nor their parent company, AIMCO/AIR Communities. Live elsewhere.

Edited to add (in response to George's comment): The cleaning fee outlined was for carpets, which we did not have. Also - keep in mind: Park Towne hosts several "contents" to get people to write reviews on here... so lots of these reviews do not accurately show the average resident experience. I would stay as far away from Park Towne Place as possible. My husband and I were a corporate relo to Philly and initially thought Park Towne would be a great place to stay. In our one year tenure, it was the WORST renting experience we've ever had. (1) Many members of the community treat it like a frat house. Our neighbors had loud parties Wednesday-Saturday night EVERY SINGLE WEEK. It destroyed our productivity and ability to sleep. Though we complained many times, it took Park Towne several months to even start the eviction process (as a note, these neighbors were eventually evicted). This is in addition to the loud and invasive construction currently going on in the East Tower. We would never have signed a lease if we knew that they would be remodeling the bottom floor with loud and invasion construction every day starting at 7AM. Though Park Towne did offer a few 'free breakfasts' to compensate the East Tower residents, they consistently never showed up or showed up late. (2) Though they advocate Luxer (their shipping program) as state of the art, it is terrible. At one point, they randomly took me off the account because my last name doesn't match my husband's and sent back all my mail. When we got married, we lost around $700 worth of wedding registry gifts, including some 'irreplaceable' personal gifts. Luxer was no help and Park Towne management did nothing until escalated several times, where they offered us a $500 reimbursement. (3) Park Towne contracts out their front desk people and does not hold them accountable. Even if the front desk team gives a solution, management won't honor it. The front desk also consistently loses keys, which is incredibly frustrating. (4) During our tenure, we dealt with both roaches and mice. When elevated to management, Mark (Community Manager) initially said "try and find a place in Philly that doesn't have mice." We also had to work with management over and over to try and get an exterminator. (5) Get ready to pay for unclear fees. Though our rent was ~$1800, we regularly paid over $2400 because electricity/gas is shared. So even if you're not home for a month, you'll still end up paying a couple hundred dollars for others to use their electricity. (6) When we finally did move out, Park Towne charged a mysterious cleaning fee and tried to charge us for an extra day's rent. We're still in the process of fighting about $200 in charges.... TBD if we ever get the money back. There are lots of places in Philly with better service and places that are more affordable for the same level of service. Run from this place.

I've lived in 6-7 apartments in Massachusetts and Pennsylvania, Park Towne is the least efficient one and worst managed one I've ever seen in my life. The leasing management team doesn't give a shit when my 10,000+$ packages were damaged in the package room, I've called and talked with them dozens of time, but they refuse to rescue everything that I have. I understand human safety first, but the storage rooms, garage and units on the same underground floor were already cleared out. Why clear the storage space but not along with the package room (I was going to move out so dropped everything there). The flood happened on 9.2, today is already 9.8, I still do not have access to the package room nor did any staff help with it. That's the attitude when you put your valuable stuff when moving into Park Towne!

Since Park Towne Place made renovations u must Come through and check them out! I used to Come through in 2007 to visit my friend, & I couldn't believe the change. Modern spacious Rooms, beautiful pool, & a gym actually worth Working out in. Being a gym rat myself, I was really Impressed with the amount of variety in free weights & equipment! Staff is consistently friendly, & I Enjoy all their different events for the residence & Visitors. Oh and the mini mall in the Lobby is a Major bonus!

I moved in to this building on December 1st. And so far I am very satisfied. Our apartment was very clean and well taken care of at the moment we moved in. The staff is friendly and helpful. The amenities are wonderful, we didn't have a chance to use the pool, as it's winter so I can't say anything about that, but the gym is always clean and machines are in good condition. There is a supermarket in South tower, the selection of products is not big in there and it's pretty pricey, but for the days you don't want to go outside, it's more than enough. The location is unbeatable! I definitely recommend Park Town Place Premier.

Park Towne Place is a great apartment building with wonderful amenities. My one complaint is I pay $200 dollars for parking a month and there are often no parking spots available, particularly if you come home past 7pm at night. When I bring this up with management, they say they are 'working' on this issue- but it never seems to get resolved. When I go to the front desk asking where I should park when the parking lot is full, they say on the street. It is a little confusing why Park Towne Place suggests I park on the street when I pay Park Towne Place $200 a month in parking. Clearly this is an issue they cannot or are not willing to resolve.

We moved into PTP a month ago and can't say enough positive things about living here! The staff is friendly and responsive. The building and grounds are spotless. Our apartment is beautiful - we especially enjoy our kitchen, with its modern appliances and generous cabinet space. Our porch is also a big highlight, providing an amazing view of the city as well as a place to relax and even do some gardening! We're also so thankful for our leasing agent Marlin's personal attention. Finally, the location is totally perfect for us - we can walk and bike on the best urban trail in America and get to anyplace we need to so easily.

I enjoy living at Park Towne Place. The renovations are great. The kitchens are designed with a woman in mind. I was so pleased and surprised to find the trash and recycling receptacles built into a kitchen cabinet. The open concept design of the kitchen and living room is nice. I can see the parkway and talk to my husband as I cook a meal. There is so much more storage space in the entire apartment and the walk-in closet in the master bedroom is more than we ever wished for. The shelves and extra pole space allow us to be more organized than we've ever been. The bathroom is large with a low flush toilet and, thank God, no moldy shower curtain to worry about because the shower has a sparkling glass door. Cabinets and drawers in the bathroom are sufficient for storage and avoiding a cluttered counter top and the towel bars are more than sufficient. Previously there was a lot of management-resident friction. I don't see that anymore. The current management is much friendlier. There used to be a lot of staff turnover. The present employees have been here awhile. I am on a first-name basis with many and I don't feel like a stranger when I come into the community center in the South Tower. I feel that Park Towne Place is a mini-community. I have made many friends here.

Before moving into Park Towne Place, I heard mixed reviews from a few friends. I'm really thrilled that I've only had a great experience living here-- our building was renovated in the last year, so our apartment has a new, modern feel and is beautifully designed. The complex is incredibly pet friendly, with a small dog park on site and pet sitting option. The community center is also really nice to have, and for being an apartment complex fitness center, the gym feels super spacious and really has everything I need. Downstairs in the center, there's also a dry cleaners, package center, hair salon, a convenience store for groceries, and a lot of shared work space. I wouldn't say cons, but factors to consider is that the amenities fee upon move in are steep, though you don't have to pay them again if you move to another building or upgrade your apartment in the future. When moving into my apartment, there was also a waiting list at the time for garage parking. I've heard that you can sometimes hear conversations from other apartments, but we've experienced zero noise from other apartments with the exception of our bathroom-- you can sometimes hear a dog barking or baby crying through the vent. But, since I don't hang out in my bathroom, it's not a problem at all.
