Update: This was my previous review and experience as to when I attempted renting from them many years ago. I am now a homeowner and could care less about a response from whoever the property manager is now! I doubt that your pathetic rules and criteria have changed in 2025 and I wouldn't care if they did or NOT! This review is for future people looking at renting from this property located in the HOOD. ******Also, to the present property manager/ pathetic office staff that keeps writing a response to a review I made many years ago, it's funny that my husband and I made the criteria to BUY a home with land and not waste our time renting from you all shortly after you all denied us! SO THANK YOU! WE ARE BLESSED!!! THE TRUTH WILL BE TOLD. Your tenant occupancy must be LOW!!!!!!!!!!!!!!! So how about get your behind up from the computer and find some tenants for your property! We are BLESSED to not have moved there. Didn't you hear? Property managers don't last long in Atlanta sweetie. Ever heard of HIGH TURNOVER!!!! LOL!!!! *****Not even worth 1 star! Unprofessional from the leasing agents down to the property manager. They will lie to you to get your application fee ($50) and security deposit ($350) without fully explaining to you upfront about their little qualifications. Also, expect the water bill at the community to be a separate payment from the rent as it is never the same each month. Also everyone, if you apply as a couple and 1 person gets denied from the application, then consider you both not able to rent from here. Also, you can forget the idea of taking the denied person off of the application and reapply using the approved person from the couple. They will lie and tell you that just because you are going to be living together with the denied person, we still can't rent to you. What a bunch of bull crap qualifying criteria! Do yourself a favor and choose to rent from another community that doesn't practice bias decisions! You will be happy that you did! Count on that!!!!

Drove through here one day. I wasn't impressed at the apartments or the hood area outside of the apartments. I drove off and found some very nice upscale highrise apartments in the downtown area that I am now a resident at. Yes and to the office staff that keeps replying back to my post EVERYDAY, shouldn't you all be working instead of replying to reviews so much on Google maps? What are you attempting to do? Make sure that all reviews are nice and positive about you all to gain new tenants? Let's learn to be adults for a change and accept what an honest review is.

Just stopped to leave a review for maintenance Mark Anthony! I requested service for some issues and they responded within a good 24 hours. He assessed the issues and quickly had them fixed! One thing I will say is maintenance responds pretty quick when i have issues..

Just want to say I recently met one of the new maintenance men, Marc Anthony, and he’s absolutely amazing. He was very thorough with fixing our garbage disposal and making sure everything else was up to par.

As my grand and I entered the room needing assistance, we recieved immediate attention. The friendly staff stopped what they were doing to assist. Especially nick name Cam what a special caring person Thanks again for helping us Park West @Peek Road

I wanted to wait to give my review until I’ve been here a little while. It’s now been 5 months and I’m absolutely loving my apartment and the peacefulness in the community. Ms. Vivian in the leasing office is still Great and has kept the same uplifting spirit from the beginning till now. I have since met Brandy in the leasing office she doesn’t smile much but my overall experience with her has been very informative. She’s nice and straight to the point as she should be. The maintenance guy Frank is good at his job and knows what he’s doing. I love that the leasing staff i have come into contact with this far has been welcoming whenever I visit the office. I will definitely update when I’ve invested Real Time , I’m still fresh right now.

The office team is so friendly. I really enjoy the time they take out to care for our residents needs. Especially Janet and her service team she really takes time out to listen and i appreciate them for that. Thank you for all that you do to make our days here better!

part 2 of my review I want my FULL amount back (( Melissa & ur side kick)))) and I was with in my 72 hours but not only that how you going to make me take an apt that is not ready and dirty. Not only that(((((((( but to not tell me that my rent was $1300 till the last min I got a little bit here and there info.... I'm talking about why not give a person all the info at the same time (((((( still no welcome letter))) . And why you don't want me to have my money back in full????? If I knew this info about the amount of rent on Monday I would not have giving my money but Melissa you knew that and it's sad I know now why PARK WEST don't let people keep a copy of the rules RED FLAG people either MELISSA running the scheme with her side kick in the office or PARK WEST is in on it all together.... we bout to find out soon...... Kevin Ingham, Mike Gomes, Steven DeFrancis you all should stop by the office and pull the books and see just how many more people they done like this. UNLESS THIS IS HOW IT REALLY IS ........MELISSA You have not heard the last of me YOU SHOULD BE REMOVED I'm going to show the world just how you and your partner in crime been doing people and how you ok letting people move in ur units as is and having old women clean your units. I'm going to write my congress and get all the people that you messed over on paper and bring awareness to Park West. By the way my daughter put in a application with you and PARK WEST took her money said that she did not qualify that she was short $200 on income and did not even give her a chance not even an hour to show you that she had a 2nd income on paper, that could have made up the $200 and just said its to late they already denied her she's young and that would have been her first apt but PARK WEST (( RED FLAG took her $50 anyway knowing that she did not meet the income RED FLAG. I will be be taking you to court this need to go on record that PARK WEST is running side hustles off the people. I will be reaching out to BBB..... Clark Howard & your Corporate Office. You should be let go remove how you doing things is wrong...

I moved out here in August and the apartments are very nice. I love the inside interior and how clean they keep the outsides. I love the customer service the leasing agent give each time I visit Vankeitha English. She is amazing, any problem I have she gets them solve immediately.

The new office staff is AMAZING! I absolutely love V. She is kind and really puts forth an efforth to make sure the residents are taken care of. Everyone from the community manager down to the night security are wonderful. This is a fabouls apartment community, I have been here for the last five years and I love living here!!!

I've lived at Avalon Park for 4 years and have not had any problems. The leasing staff has been phenomenal especially the recent staff Van English. She was friendly and made the renewal easy and stress free.
