I rented with Patrick last year and the house we were in was really nice and a great location. Overall all they were fine, but once we moved out they waited until the very last of the 21 days they have to give the security deposit back. Then took out $622 for cleaning and wall repairs. There was only three girls in that house majority of the year and we left the place spotless. Don’t bother cleaning the place when you move out because they will charge you regardless.

I can't say enough wonderful things about my time at my apartment by Patrick Properties. Management was always friendly, timely in repairs and even helped me when I accidentally locked myself out. When I moved out I received almost my entire deposit back and the deduction made was appropriate for a window screen that got damaged when moving out. It was a wonderful experience by far the best I have had with a management company! I was nervous moving across the country with the reviews that were posted online but they couldn't have been further from the truth.

this landlord has stipulations in their lease that say they can charge for normal wear and tear. i was also charged for pre-existing damage that was indicated on my check-in form. i paid 745 every month, and paid 725 as a security deposit. they kept 460 (175 for a cleaning service, 260 for painting, and another 49.70 for the pre-existing damage). this was a good building to live in and the one apartment i felt very comfortable moving into downtown, but like others have mentioned below, this landlord will keep every penny he can. would not recommend whatsoever at this point edit: patrick told me he never received my check-in sheet. it was only after I submitted a complaint with Consumer Protection that they found my records. there is an ongoing dispute regarding what he needs to refund me despite reviewing the check-in sheet for the first time. edit 2: patrick has agreed to refund me $150

I know it's impossible to stop this building from being 100% occupied due to the strong location, but be warned that you will get absolutely screwed throughout the entire duration of your lease. To start, we had issues with mold for 9 months straight and after asking month after month to resolve this issue, we hired a cleaning crew to completely disinfect the unit which costed over $1000. After moving out and leaving the room SPOTLESS (due to professional cleaners) and without so much as a scratch on a wall, they had the audacity to withhold $1.6k of our security deposit due to "painting and cleaning." If they want to paint over the walls and make the room fresh for the next tenants, this is a turnover expense and is budgeted for by the owners and property management. Clearly they are trying to scam extra cash flow from broke college students by making us pay for the turnover costs. As a professional in the real estate industry, it is absolutely criminal the way this building is being operated, and we will be dealing with this issue legally.

DO NOT RENT FROM THESE PEOPLE!!!!!! Everything will be all fine and dandy while you're living there, unless you want eviction notices before your rent is even due, and get threatened with small claims court. Then they have the balls to charge me $400 out of my security deposit for "painting" when I sublet the last month to somebody, there is no way in hell he moved in, moved his stuff out so they could paint, and then moved his stuff back in. I'd bring them to court if I wanted to deal with it, but I don't.

Sheri is the best person there. Update: They will be incredibly particular with your security deposit, even if your apt. sup looks through and approves the cleaning job. If you want more info, email, they should have photos. Be more thorough than you think, even if the stuff you scrub is NOT coming off.

We just moved in about a month ago. The Landlords have been amazing. One of our biggest concerns was the management moving in, because we read the reviews, but that was immediately proven wrong. For example, our heat went out and they did everything they could to fix it... gave us space heaters, offered to put us in a hotel, and called me personally to ask how they could help. Typically I am skeptical of landlords, but they have been next to perfect!

An update: an exterminator arrived and finally plugged the hole where the mice were seemingly entering. We'll see if this keeps out all the mice. But for now we're busy trying to kill a worm infestation that has sprung up in the corners of our restroom and is rapidly contaminating every hygiene product we own. And just in time for summer, large black ants have somehow found a direct pipeline to our third-story apartment. We are fastidious about not attracting critters by tightly containing all food and vacuuming/sweeping often, so we're not the problem. I've said it before and I'll say it again: DON'T RENT HERE.

Never rent from this company. When we moved in the house had clearly not been cleaned, the water heater was made for a house with half the people living in it, and the washing and drying machines didn't work. We would have to ask repeatedly for any maintenance to be done. When we moved out we left the house cleaner than when we found it but he still took $825 out of our security deposit. This was my worst renting experience I have ever experienced.
