Absolutely the Worst Living Experience – Avoid at All Costs I lived here for just 5 months (Jan 2025 to May 2025), and that was 5 months too long. From day one, there was no hot water in the kitchen sink — and they never fixed it. The internet? Nonexistent. After two months of complaints, their “solution” was to tell me to deal with Spectrum myself, even though Spectrum clearly stated the issue could only be resolved by the property management. Completely unacceptable. The property management is hands-down the most negligent and unresponsive I’ve ever encountered. They do nothing, take no responsibility, and leave you to fend for yourself. And don’t expect to see your security deposit again. They’ll invent bogus charges like “tub resurfacing” and “paint touch-ups” — even if you’ve only lived there a few months and left the place spotless. I didn’t damage a single thing, yet they still found a way to keep my deposit. This place is a scam. Save yourself the stress, money, and frustration — look elsewhere.

EDIT: THEY HAVE DONE ABSOLUTELY NOTHING TO COMMUNICATE WITH ME AFTER THEIR REPLY TO THIS REVIEW. It has now been 3 weeks for my dishwasher and they marked it as “complete”. They have not tried to make anything right after my food spoiling because of an electrical problem they caused and I have documented. My next steps are probably going to have to be the TAA and more. Original: Absolutely the worst property management I’ve had/seen in Austin. Been with this place 10months. They’re horrendous with maintenance. My last straw after multiple mishaps. They spent 4 hours today redoing every outlet and switch. 30 min after they leave, I have no ac and no electric. This is the 3rd time my ac has gone out and I have pets. This is so exhausting.

When I lived hear, it was literally featured on the local news for how terrible the conditions were. The heating didn’t work in the winter or the AC in the summer. Maintenance never fixes any type of issue. The laundry rooms are unusable. The office staff is rude and unhelpful. There’s needles in the parking lot. There’s mold in the vents. They renamed it from west 24th apartments to Pease Parkside and deleted reviews but nothing has changed other than the name. Quality is horrible and the rent is still high, do not live here

simple maintenance request been weeks and still no solution, multiple maintenance requests made for fixing a cold water shower handle so only very hot water possible so can’t use it, building doesn’t seem to care. Can only barely turn cold water handle using a wrench :/

I love my little apartment, but had a slight problem moving in. Once I got moved in staff was very helpful. Good lighting and great location. Good value for the money.

Do not live here plain in simple. G&B is the most dishonest and ethically wrong company. They lie and fail to fix issues for months. The air conditioning was out for 3 months. Which they told me got fixed multiple times in those months. Please just find another place to save you from this scum of a company.

DO NOT RENT HERE. You will not get your deposit back. This apartment changes management companies every few months to get out of paying deposits and being sued. They tried to come after me to make me pay for water damage caused by freezing pipes last year and sent a debt collector after me. Most of the good reviews on here are from people who just toured the place and don't even live there. I know the rent is cheap but it is NOT worth it, I promise. Don't make the same mistake I did.
