11/7& 11/8-Internet is out again and no communication. While I agree this may be out of Perla’s control, this happens too often for the price resident’s pay to live here. I agree with another reviewer on three points, weed smell is prominent all times of the day & night (when it is said this is a non-smoking complex), trash piles up at the compactor and maintenance is not responsive enough. It would be nice if they would go around the pond and pick up the trash. I do like the apartment layout as it is modern/new and the space is used well. Residents pick up your dog’s poo, there is no excuse you have dog waste stations everywhere. Some of the reason people complain is because the residents need to do their part and Perla management needs to enforce the rules and fines. 10/18-Internet (fiber) is out again and has reoccurring issues, called AT&T and they said there is not an outage in this area. Better communication and regular updates from Perla Property Management would be helpful. Mold in the closets in my apartment, why? The apartment and amenities are great. You will pay premium rates, $2k for a 2/2 1yr lease and $2700 month to month no lease. Gave 3 stars -1 for mold and -1 for internet.

Just absolutely loooooove living at Perla! 😍 My patio view is gorgeous, the sunrise 🌅 is the best part. The property is so wonderful to walk around with my pup 🐶, the staff (Shelli, Rhi, Kyra, Destiny, Yvonee, Patrick) is outstanding as they take care of the community and the amenities are always kept clean! If you’re looking for a place to call home near the beach 🏖️, this is it! I highly recommended it!!☺️🏖️🌅

The apartments are nice. It's a newer property. There are 1 and 2 bedrooms in 1 or 2 buildings and 2 and 3 bedrooms in others. There is a small dog park by the pond. There are dog poop bags and disposal sites throughout the property. But, apparently, there are many lazy owners. There was dog poop outside of just about every building (even after they'd mowed and it was cleaned- within no time -there was more) Driver's FLY thru the parking lot! It's dangerous! Whether it's delivery drivers or residents - it is crazy! The property is well maintained. Our son has had very positive experiences with maintenence. Staff are nice, friendly and professional.

From day one, Kyra Cavazos has been extremely helpful getting acclimated to the apartments and navigating our residence here. She is friendly, eager to help, has an endearing positive attitude and energy that adds to our quality of life here at Perla.

I was very hopeful of this place moving in. But this is nowhere near luxurious just because it’s newer. I really don’t want to leave a review but paying these prices isn’t worth what comes with it. I personally never had an issue with the staff, and they’ve been friendly to me but other than that this place needs change. 1. The WiFi is always going down. And when it’s up a lot of the time you can’t watch a movie without it buffering. It would be nice to get our own service instead of relying on them. 2. The trash rules aren’t enforced at all! It looks like a New York alley everyday when walking to my apartment. 3. People parking in the middle of the road and literally turning their cars off instead of a parking space if they’re waiting on people. 4. Packages constantly being stolen or not secure at all. Anyone can walk in the mail room and grab a package. (Partially delivery drivers but ultimately poor security) 5. Lastly the “community” post. Any complaints or issues are filtered out or not approved. If it’s the community then it shouldn’t be filtered by staff on what should get posted or not if it isn’t egregious. If we have gripes with the service that we are ultimately paying for, why is it getting filtered? The place has potential, but clearly there needs to be huge changes these are complaints of many other tenants here. So if you plan on moving here I’d suggest you look elsewhere.

Living here is fine. Maintenance things don't exactly get handled in a timely manner. BUT the clare home panel on all of our walls has been taking photos daily. And im not talking one or two, i mean TONS and at all hours of the night. Check the activity log on it. And dont be walking around indecent cause who knows where our photos are going.

We've been living at this property for over a year, and we absolutely love it. The apartments are modern, spacious, and thoughtfully designed — everything you need is right here. The community amenities are a big plus: there's a well-maintained pool, a fully equipped gym, and a great dog park for pet owners. A special shoutout to Yvonee Rosales from the property management team. She’s been incredibly helpful and responsive whenever we’ve had questions or minor issues. Her professionalism, promptness, and genuine care for residents really stand out. It's clear she goes above and beyond to make sure tenants feel comfortable and supported

Kyra is the best office person.. She knows her stuff and very helpful with anything that you need. It's a great place to live in Panama City Beach..

Gorgeous community. Convenient to PCB restaurants, nightlife, entertainment and of course, the beach. I love that a lot of major life conveniences are within walking distance. The apartment interiors are modern. Did I mention it's a brand new community?!!!

If you want a brand-new-smart-home to live in, come on by!! You will be amazed at everything we have for you!
