I suppose that if my server here (the owner?) hadn't announced prior to my ordering that this is, "the best Mediterranean in the South Bay" I might've added another star.
But he set the bar very high for this place, and came up rather short of his claim. There were pluses and minuses.
On the plus side, my Mediterranean Spinach Chicken Salad was tasty and filling in the good healthy way most Mediterranean fare is. Plenty of moist rotisserie chicken chunks, although I must note that the preparation was decidedly haphazard, and although I didn't read the menu for details, I had to wonder if it's intended to be cooked or just very-lightly sautéed.
Also a nice plus was when I asked for ice water and received a generous cup of it (that was big enough to carry out 1/3 full after my meal). Since we are mostly water, that's one thing I notice wherever I eat. Also nice was no charge for the large cup of iced water with my meal. The total bill was well under $20, also not bad so nearby the beach.
On the minus side, my server also spent about half of his time arguing on the telephone with someone, which didn't enhance my dining experience. Neither did the awkward familiarity of being asked if I'm local, and being verbally prepared for outstanding food (when somewhat lesser fare awaited). I think best to let the guests do the bragging (if any is appropriate).
When the server saw my mostly-empty plate, he reviewed my eating... "Good job!" he said. "I was hungry," I replied. We could've discussed some long spinach stems and a bit of imperfect chicken that I didn't eat, but on balance, I scarfed up that salad, and it was very good (not the best in the South Bay, but admirable).
Also, the view of PCH out the front windows was underwhelming, to say the least, and inside a few tables needed bussing (I arrived around 1:30 p.m.). I was the only customer until a known regular came in. I think the janky 'atmosphere' is why. Food: 4 stars; the rest: 2.5 stars. I doubt that I'll return.
