Prima at Paseo South Gulch

Prima is by far the best place to live in Nashville! The views are incredible and the property is beautiful! Also Sierra and her team are fantastic!

Unethical Business Practice I am writing to formally express my extreme dissatisfaction with the leasing department, regarding my recent experience at Prima at Paseo South Gulch. I visited the property and fell in love with the staged unit #410, which offered exactly the view and privacy I was seeking compared with other available units available. The leasing manager indicated that it would be possible to have unit #410 by relocating the staged unit furniture to another unit, and I relied on that assurance to proceed. Based on that confirmation, I submitted an application and paid the $375 application fee. Five days later, I was informed by management that I could not obtain unit #410, without any stated reason. I requested a refund of the application fee, but the property is refusing to issue a refund! This sequence of events is deeply concerning as I relied on a clear representation from a staff member to proceed with the application. The requested refund has been denied, which I view as unethical and absolutely unacceptable. I absolutely would not recommend living in a building with such terrible management. It is clear that this management composes not value or respect or practical ethical business practices.

I have been a resident of Prima for almost 2 years. Shasta and Seirra have just been a joy, so friendly and responsive.Honestly I just couldn’t ask for better service. Also when I have needed maintenance they have been prompt and kind. I have had a great experience at Prima. I would encourage anyone for this to be their next home. Kimberly Woods

Had an amazing tour of this downtown Nashville high-rise! The staff is incredibly friendly and welcoming, the building is truly luxurious, and the views are absolutely gorgeous. Everything felt well-maintained and upscale, and the residents we encountered seemed genuinely nice and happy to be there. Definitely left a great impression!

Many places claim to be luxurious, yet they tend to overdue it. Prima has done a wonderful job of really adding luxury while keeping it classy. Great open floor plans and beautiful amenities! It is all in the small details. Thank you Jim Bob for all your assistance!

Prima is a great place to live. Walkable to downtown and obviously The Gulch. Surrounded by likeminded people here. 16th floor sunset lounge is unmatched. Arguably best views of the city from amenities and apartment. Staff is responsive and kind. Would highly recommend.

I had an amazing experience at Prima in Pesto Gulch, Nashville. I was very lost and feeling a little overwhelmed, but the concierge went above and beyond to make sure I was safe and found my way. Robin, in particular, showed incredible kindness and professionalism. She didn’t just give me directions—she took the time to ensure I reached a safe location, far exceeding her normal concierge duties. That level of care is rare and truly speaks volumes about the service and hospitality here. I’m so grateful for Robin’s help and would highly recommend Prima to anyone visiting Nashville. We toured Prima this weekend and were absolutely blown away! The tour experience was seamless, incredibly welcoming and informative. The concierge team was also super friendly, adding to the great first impression. The apartment itself is gorgeous, with stunning views and an impressive range of amenities. What really stood out were the thoughtfully designed work-from-home community spaces, both public and private—they instantly caught our eye. Management was also super helpful, patiently waited answering all our questions and making us feel confident every step of the way. We’re beyond excited to make Prima our new home!

If you're considering PRIMA Apartments in Nashville, do yourself a favor and look elsewhere. 1. Hidden Utility Billing - You're Being Robbed PRIMA uses an allocation-based billing system for utilities, but they don't disclose this upfront. You're charged for electricity, gas, and water based on the total consumption of the building, not your personal usage. The worst part? They leave the lights on in ALL VACANT UNITS, and guess who pays for it? You do. I went from paying $40 monthly for utilities in a similar apartment to a $150 bill here. If more than one person lives in a unit, you pay even more--regardless of actual usage. Don't forget the $5 pest fee and $25 trash fee on top of that. Google "Conservice," the company PRIMA and Elmington Property Management use. 2. Poor Move-in Condition - A Complete Mess As the first tenant in my unit, I walked into an apartment that was dirty and unfinished. I have a long list of items done incorrectly or poorly. This place looks like it was rushed together with zero attention to detail. Honestly, I'm shocked it passed inspection. 3. Concierge Caught Breaking into Cars If you think paying $150/month for parking or a $15 "Building Protection Fee" will keep you safe, think again. The "concierge" was caught on camera breaking into cars during his "rounds." How can you trust that your property is secure when the person supposed to protect it is committing crimes? It's not just negligence; it's a major breach of trust. 4. Trains and Noise - No Peace at All PRIMA is located next to three active train tracks, making the noise unbearable. The trains run day and night, rattling the building and interrupting sleep. It's so loud you'll wonder if you live next to a freight yard, not an apartment complex. Add to that the noise from neighbors because the walls are thin, and so are the floors. The building is less than 40% occupied, and there is a planned development on the South side of the building. The noise, dust, and traffic disruptions will only worsen. Final Thoughts - Don't Waste Your Time PRIMA Apartments is a poorly managed, money-grabbing disaster. From hidden utility billing to unsafe conditions and criminal activity by staff, this place offers nothing worth your time or money. Don't be fooled by glossy marketing and shiny photos. The reality is far worse. I give PRIMA 1 star--and that's being generous. Avoid at all costs.
