Gulch Restaurant Prima Will Have Its Last Service on Jan. 13 - Eater Nashville

"Gulch restaurant Prima will close its doors later this month. The three-year-old Community Hospitality restaurant located in the ground floor of the Terrazzo building will have its last service on Saturday, Jan. 13. Employees were given the news earlier today, and a representative for the restaurant sent Eater Nashville the following brief statement: After three great years, we are announcing that Saturday, January 13, 2018 will be the last day of service at PRIMA. We are grateful to our staff, guests, family and friends who have made the PRIMA experience so memorable. We want to thank the Nashville community for the support we’ve received and we hope you will visit us in the coming two weeks for a final farewell. - The Community Hospitality team Opening its doors in the fall of 2014, Prima was one of that year’s most anticipated new restaurants. Veteran chef Sal Avila was at the helm of the 200-seater, offering diners a menu with an emphasis on Mediterranean and internationally inspired flavors. But in early spring last year, a change was made, with Avila resigning from his post and Josephine chef/partner Andy Little taking the reins and offering ‘a more refined New American menu.’ And while no specific reason is given for the closure, Prima seemed to struggle to find sure footing over the course of its three years in operation, pivoting several times in terms of the menu in an attempt to find an appropriate culinary match for the more grand, special occasion feel and look of the space. No word yet on what the future may hold for the space, so be sure to check back for updates." - Matt Rogers

After visiting several buildings, Prima at Paseo South Gulch stood out as the perfect choice for my son’s post-college move to Nashville. The chic design, upscale finishes, and hotel-like ambiance- from the bright hallways to the inviting concierge lobby- set it apart. The floor-to-ceiling windows, lively retail below, and stand out amenities like the beautiful pool, professional-grade gym, and stylish social areas create a vibrant, community feel. Huge thanks to leasing agent Shasta, whose warmth, knowledge, and continued attentive support made the entire process seamless.

This property probably has the worse management that I have ever seen. For starters if you want a management team that can answer your questions and resolve your concerns this is not it. They ignore any message that is not positive or that pressures them to do their Jobs. The tenants of the restaurants took over the parking and the management took away parking for the tenant guests which was part of the offering upon signing the contract. Then Metropoliz started charging me every time I come in to the parking even though my parking is included. I have complained about this multiple times for two months now and it has not been fixed and the property manager doesn’t even answer my emails. The Construction next door is incredibly loud and the building shakes every day because of the constant banging next door. The restaurants and bars around have taken over the parking and you find cars driving fast and drunks disrupting the peace. If you like a completely incompetent management team move to Prima. I have emailed the regional manager and she doesn’t respond either. Their policy is if is hard just ignore it until it goes away. Terrible terrible management company.

Many places claim to be luxurious, yet they tend to overdue it. Prima has done a wonderful job of really adding luxury while keeping it classy. Great open floor plans and beautiful amenities! It is all in the small details. Thank you Jim Bob for all your assistance!

I’ve lived in my apartment for several months, and the HVAC system has never functioned properly since the day I moved in. Despite multiple service requests and visits, the issue remains completely unresolved. It’s consistently over 80 degrees now, and it gets so hot in my apartment that I sweat just sitting on the couch or working at my desk. I often have to find other places to stay at night, and when I do sleep in my apartment, I can’t make it through the night without waking up due to the heat. Not once has management offered meaningful support—no transfer options, no temporary accommodations, not even a portable unit. The lack of initiative and basic human consideration is astounding. To make matters worse, utilities here are split evenly among all tenants—something management is not upfront about—so I’ve been paying my full share for a cooling system I’ve never been able to use. That’s incredibly frustrating. I’ve tried to resolve this civilly and have been more than patient, but nothing has changed. If you value livable conditions and basic tenant support from property management, I strongly suggest looking elsewhere.

Everyone here is so friendly and professional. Specifically, Chris in the leasing office has taken care of me and been incredible, truly his kind demeanor was a huge reason to choose this building. And Keala at the front desk is fantastic, she truly is willing to go the extra mile for her residents. Gorgeous building, fantastic amenities, and lovely people.

I love the architectural style of this apt. All of the amenity rooms are beautifully decorated with a modern flair. We have a beautiful rooftop with a view of downtown Nashville. It’s located in a great spot surrounded by restaurants and walkable retail shops. I live in a studio and I have great storage (3 closets) and I love the gold accents on the cabinets in my kitchen. The front desk people are very friendly and helpful when it comes to anything that I need.

Absolutely love my experience with Prima. From the moment I toured with Chris to moving in 2 weeks later, it’s been easy and the workers are so helpful! Quite literally never lived in a place this put together before. They are always there to help and make some a welcoming environment! I’m so excited to be living here!

If you're considering PRIMA Apartments in Nashville, do yourself a favor and look elsewhere. 1. Hidden Utility Billing - You're Being Robbed PRIMA uses an allocation-based billing system for utilities, but they don't disclose this upfront. You're charged for electricity, gas, and water based on the total consumption of the building, not your personal usage. The worst part? They leave the lights on in ALL VACANT UNITS, and guess who pays for it? You do. I went from paying $40 monthly for utilities in a similar apartment to a $150 bill here. If more than one person lives in a unit, you pay even more--regardless of actual usage. Don't forget the $5 pest fee and $25 trash fee on top of that. Google "Conservice," the company PRIMA and Elmington Property Management use. 2. Poor Move-in Condition - A Complete Mess As the first tenant in my unit, I walked into an apartment that was dirty and unfinished. I have a long list of items done incorrectly or poorly. This place looks like it was rushed together with zero attention to detail. Honestly, I'm shocked it passed inspection. 3. Concierge Caught Breaking into Cars If you think paying $150/month for parking or a $15 "Building Protection Fee" will keep you safe, think again. The "concierge" was caught on camera breaking into cars during his "rounds." How can you trust that your property is secure when the person supposed to protect it is committing crimes? It's not just negligence; it's a major breach of trust. 4. Trains and Noise - No Peace at All PRIMA is located next to three active train tracks, making the noise unbearable. The trains run day and night, rattling the building and interrupting sleep. It's so loud you'll wonder if you live next to a freight yard, not an apartment complex. Add to that the noise from neighbors because the walls are thin, and so are the floors. The building is less than 40% occupied, and there is a planned development on the South side of the building. The noise, dust, and traffic disruptions will only worsen. Final Thoughts - Don't Waste Your Time PRIMA Apartments is a poorly managed, money-grabbing disaster. From hidden utility billing to unsafe conditions and criminal activity by staff, this place offers nothing worth your time or money. Don't be fooled by glossy marketing and shiny photos. The reality is far worse. I give PRIMA 1 star--and that's being generous. Avoid at all costs.
