An Ode to Kowloon and the Iconic Restaurants of Massachusetts’ Route 1 | Eater

"A kitschy Italian joint on the Route 1 corridor notable for an outsized replica of the Leaning Tower of Pisa that functions as a local roadside emblem; it sits within the parade of midcentury attractions that gave the highway its distinctive, over-the-top character." - Hannah Selinger

Great atmosphere and Italian vibes. I admittedly did not order from the menu but ate the food that was catered to the function I attended. The pizza was by far the best I've had in a while and the sauce was done perfectly. I will definitely be visiting again and trying other things from the menu.

Tried the bruschetta, zucchini sticks, chicken parmigiana, hot and spicy pizza, and Greek pizza at Prince Pizza! The bruschetta was fresh, zucchini perfectly crispy and tender inside, and the chicken parm was classic and hearty. The hot and spicy pizza had a great kick, while the Greek pizza was light and flavorful. Great service and casual atmosphere.

This is an amazing pizza spot with great service. I got the Hot n Spicy Combo Pizza and it was really good! The heat from the jalapeños really elevated the flavor. The airy and crispy crust was the best part! This pizza is similar to Greek-style pizza. My only minor gripes are that they used canned olives instead of fresh, and it could’ve used a bit more onions, especially given the price.

Prince Pizza in Saugus is hands-down a local gem and one of the best pizza places I’ve ever been to. Every time I visit, I have to order the Hot and Spicy Combo—it’s outrageously good. The perfect balance of heat and flavor, with just the right amount of kick, and loaded with quality toppings. It’s bold, flavorful, and totally addictive. And don’t even get me started on the Cheese Garlic Bread—pure magic. Buttery, crispy, cheesy, garlicky perfection. Honestly, it’s the kind of thing you think about days later and immediately start planning your next trip back for. The service is fast and friendly, the vibe is classic and welcoming, and whether you’re dining in or taking out, everything is consistently amazing. If you’re anywhere near Saugus, do yourself a favor and stop by Prince Pizza. You’ll be hooked after the first bite!

Google
One of the worst places for pizzas and chicken tenders, although the best for cheese garlic bread. The crust of veggie pizza was so dry and seemed old. The pizza was not really great either flavor wise. Their cheese pizza though had a good taste. The chicken tenders had the texture of chicken nuggets. Their cheese garlic bread on the other hand was really tasty, but unlike traditional kind, the bread was very soft rather than crispy on the outside.

I have been in Boston for around 7 year and was surprised i didn’t know this gem of a place. My flat mate got me here and boy it was amazing loved the texture of the pizza, cheese garlic bread.

Very nice place, comfy atmosphere and a really good pizza. Solid choice for all pizza lovers out there.

Google
If you need a space for a party that would make everyone happy, this is the place. Don't expect excellent food or food you would gush to your friends about. This is the place where your friends and the family are the highlight and the food is just ... kinda there. Service is wonderful and warm and the décor is quaint and interesting. Oh, they will put your kid's name on the sign board if you choose to celebrate their birthday party there. It made the kids very happy.

Yelp
Ohhhh y'all... let me tell you about the kind of meal that snatches your soul before you can even think about taking a picture or checking in on Yelp. I'm talkin' blink and the plate's empty, phone untouched, edges gone because Prince Pizza does not play fair. Now, I've been going to Prince since I was knee-high to a ravioli, and baby let me tell you, I was raised right. It's giving "Sunday dinner but make it Italian excellence." This spot is pure mom-and-pop magic, and I'm talkin' real Italian comfort food: the gravy (yes, we call it that around here ), the portions, the flavor are consistent. Let's break down what the table looked like today, even though you'll just have to trust me because not a single photo made it out alive :    *   Garlic bread so good I almost threw hands over the last piece. Literally.    *   Caesar salad, because balance baby balance.    *   Ravioli smothered in bolognese instead of the usual noodles because I make executive important decisions at late lunch/dinner.    *   Lasagna that layered its way into my husband's heart. The plate was CLEAN.    *   Meatballs that taste like someone's Nonna made them just for me.    *   And a side of Alfredo to swirl into everything because... IYKYK and if you don't, go find out. And now, drumroll for the real MVP...Glendy (or Glendie if you're family... which apparently we have to be). This young woman is a whole experience. She kept our cups filled like she was training for a hydration Olympics, cleared our plates like a dinner ninja, and delivered top-tier service with the kind of warmth that makes you wanna invite her to the cookout and your next birthday dinner. I'm picky, like, Yelp-Elite picky and she passed the vibe check with flying garlic bread. I live in West Roxbury and yes, I would gladly put gas in the tank just to get Glendy's section again. Prince Pizza, y'all are the real deal. Thank you for being a place where the food is always fire, and the people treat you like family no matter your race, background, or whether you call it sauce or gravy. See you soon, cousins. Don't start without me!!!

Yelp
A Saugus legend! Great food. Good vibe. Awesome staff. They remember people like regulars even if they've only been in once.

Yelp
Prince Pizza has always been a source of nostalgia for me, as my family started coming here in the late 1980's. For many years, we took out of town guests here, and everyone raved about the pizza. We have taken these pizzas all over the country. We've been to all types of parties and celebrations here also. Though they have a pretty big menu, I've only ever had the pizza here. The star here is the crust. I love the crispness of it. If you like spicy peppers, they do a great job with their jalapeno pizza here. Though I don't live in the area anymore, we try to make it back to enjoy the great Prince pizza when we are in town.

Yelp
Saturday night, 5:50pm, waited over 40 min for a simple pepperoni pizza. Also, the chicken wings we ordered still had some feathers on them. Will reconsider ever coming here early on a Saturday and to top it off the fire alarm went off.

Yelp
Went back and it was horrible! The pizza was cold and tasted like a frozen pizza. No flavor and burnt. We got many different pizzas and they were all honestly disgusting .

Yelp
We like to sit at the bar to talk with Joseph, coolest Boston dude who takes really great care of his customers. Chicken parm Sandwich and Chicken Parm dinner with pasta and garlic bread is solid! I'm an IPA guy and they serve my favorite Maine Lunch on tap! Go in, see a comedy show on the weekend and enjoy! You won't regret! Great, casual spot with nice people!

Yelp
Real Italian vibes. Pizza looked like dominos/papa John's style...Didn't eat it. Cesar salad was well dressed. Got the large buffalo wings 9.2/10 Great portion, nice and dark, perfectly cooked. Finished with the eggplant parm 7.5/10 Held together well, generously cheesed, sauce was nothing fancy. Great place to bring the kids if you're driving through into Boston. Wonderful service, and great experience buuuut glassware could be updated from those bpa leaching blue cups

Yelp
Went in on the 4th of July as not much was open .. I have to say the food has gone down hill tremendously I'm not even sure how people give it multiple stars.. we ordered the family size Caesar salad .. gross it's literally lettuce and mounts of cheese the cheese is so overwhelming and I love a good Caesar . Even the dressing is all cheese .. the pizza just no .. came out cut tiny as it would for little kids and had no taste a frozen pizza would be better this taste like cafeteria food at best save yourself time and money and just head to Polaris or santarpios .

Yelp
My favorite pizza restaurant of all time! My family has been coming there for more than half a century. And the reason it's a family tradition is it's just so dang good. I'm a college student now, and literally within an hour or two of touching down at Logan after around 10 hours of traveling, I drive to Prince to eat there, at whatever time of the day it is. Prince will always be a place that has some of its happiest memories and I hope it will stick around for decades more to come!

Ren T.

Yelp
The pizza was ok and if we didn't have a good experience our first time (for take out), it probably would have been a 1 star... Our server seemed like he was more interested in being cute than providing actual service. I don't really drink anymore and my so is trying to cut back/ stop. We order 2 "just the haze" (bottle) and ended up with 2 wicked hazy IPA's... not cool at all. Our pizza got dropped and we were more than half the way through before he checked on us and I asked for a water without ice... 10+ minutes later I got a water with ice. If you consider the pizza, 2 drinks and a water, he got 25% of our order right and that was a cheese pizza. Fortunately we aren't recovering from a drinking addiction and were able to have our one beer each and that was it.

Sandra H.

Yelp
Excellent food. Plentiful and delicious. Reasonably priced. Attentive service. A real family restaurant. The evening we were there, a magician was entertaining the children and adults. Red checkered tablecloths and a real Italian family vibe. This was a return visit, it is quite a distance from our home, but we'll be back.

Yelp
I've come here twice, wanted to give it a fair shot before writing a review. The outside and inside of the building gives off cool and fun vibes. The first time I came here was on a busier evening, the service was TERRIBLE! We asked three different waiters for plates and utensils and didn't receive it until after we FINISHED eating. The waiter was rude and I only saw him twice. Once to order and second to get the check (he was very quick about that). The second time I came here, was at 11am, so it wasn't super busy. The Prince wings - Asian style were sooo dry and burnt! The pizza was alright, a lot of oregano on it, didn't taste fully cooked. This was my last time coming here.

Yelp
Surprisingly delicious pizza! We had a mushroom pineapple one (my personal favorite), and a pepperoni. Their crust is thin. Rich in cheese. Great tomato sauce flavor. Their service is swift: you order at the counter and sit down. They call your name. Ambiance is traditional Italian American. The fireplace is a nice touch. Family friendly, pleasant atmosphere. Thumbs up!

Yelp
For the first time I visited Prince Pizzeria with a friend. I ordered the eggplant rollatini was very good. I would highly recommend the food and great service. I've been wanting to try Prince for a long time because of so many recommendations on North Shore Eats. Jean Randazza

Yelp
I just left Prince Pizza and felt I needed to write a review. This was my first time visiting Prince Pizza and I was blown away by the amazing service my family and I received. our waiter was attentive, helpful, and friendly. he completely anticipated all our needs. it seems this is the way all are treated when visiting this restaurant and I wanted to express my appreciation. the food was amazing as well. thanks for a great night!

Yelp
Nothing like a New England restaurant!! Perfect spot to take the family for a fun experience. Pizza was delicious and the service was awesome! Highly recommend pepperoni pizza, famous caesar salad, & homemade onion rings. Absolutely love the restaurant decor and the outside structure. Can't beat a leaning tower of pizza driving on route one!

Yelp
YES YES HELL YES. This pizza is my all time fav pizza. It's a classic! The taste has been maintained over the years and it brings back a lot of childhood memories when I eat this. The service is on par. I enjoy this pizza so much that I could cry. After moving to the west coast, I have yet to find a slice that compares. Can't wait to go back home to the east coast to devour this again. :) DROOOOOOLLLLLL

Sarah L.

Yelp
Pizza crust unique. Nice to find sit down pizza restaurant. I ordered a dinner and some other items to go spending around 75.00 and asked for the meat to be separated from my pasta and to cook it golden brown and was told after I paid for my order that they would not do this next time for it was too complex of an order for the chicken pasta dinner. I thought that was odd for I had never had that issue in other establishments and when ordering this before and I've worked in restaurants in the area and know how people like to have food prepared at times and felt my request was reasonable.

Angela L.

Yelp
Thank you Prince Pizzeria for this yummy pizza - my husband has been hospitalized for 52 days and today was cleared to eat real food finally and his request was a sausage pizza from Prince Pizza! your pizza made him smile and was absolutely delicious

Annemarie E.

Yelp
oh my god! just had their steak tips....i've never had better! we've been coming here for years for their pizza. i'm glad i tried something different!

Daniel F.

Yelp
Great food great service great ambiance. pizza delicious idk what all these 3 star reviews are talking about

Logan C.

Yelp
This is the best pizza ever! Very delicious chicken wings and the Calamari is actually very good! I have been here three times with family and once for an event. The setup is confusing for some because now it is a mix of counter-service where they call your name over a microphone and you find a seat and wave them down for the food, and also has waiter service. We have had Jay. He is amazing as well as everyone else there! It gets noisy when they have busy parties. It's vintage and has Italian style table cloths. The building is very old and the original from 1961 and it smells like nostalgia! I love it here and I will keep going every month! And I will totally try Giggles Comedy Club too!

Denise C.

Yelp
I had lunch there the other day. The angel hair pasta tasted like all starch!!!! Then I went to sip my water and it smelled like old perfume. I used to like it there. But they have gone way down hill. It was lunch time when I went and there were only 4 people in there. That alone should hAve given me a hint. It was awful!!!! I wouldn't go back there again!!!!

G M.

Yelp
Food was literally horrible! Service was not good either! I am surprised this place is still in business!

Donna I.

Yelp
my husband and i ordered a small pizza. this was not a small pizza it was a mini indiviual pizza which wouldn't feed us both. i dont know if they changed the size of the small but they should let you know. we were very disappointed. i love there pizza but not sure i would be back!!! It was very busy at the bar bartender was running around but when i asked her about how small the pizza was she had a little attitude welll thats a small.
google avatar

John V.

Yelp
Great food and service all around! Curious as to why mini scampi pizza isn't listed for online ordering? All other specialty pizzas are.
google avatar

Emily W.

Yelp
Sad wings. I understand there are supply chain issues. However, in my opinion, the wings are sad right now. The picture below is as they arrived. I did not eat half and put them back in the box

LeAnna W.

Yelp
Stopped in on our way to Boston Logan Airport. Super friendly people and excellent service. Loved the decor. Delicious food! Wish I lived closer so I could go more.

Gary M.

Yelp
pizzas got smaller and dough was way undercooked. pizza lacked in flavor big time. Meatball pizza was paper thin slices of bland meat ! Quite sad
google avatar

Stephen G.

Yelp
My favorite pizza place in greater Boston. Pizza has a crispy buttery crust. It's not cheap, but it's definitely not expensive....it's reasonably priced. If you want cheap, go to LC's. Staff is friendly and owner is usually there taking orders. Service is great! Seating area isn't too loud but not quiet....a fun place to eat, And the salads are fresh and lettuce crisp. Enjoy!

Yelp
We love everything about Prince! From birthday parties to lunch/dinner! Everyone is always friendly and welcoming. One of the best gluten free pizzas!

Yelp
The good: - Italian food - Plenty of parking - Easy on/off access into the establishment from the route - Kids meal comes with a drink and ice cream (that's well priced) - Kids choice ice cream or flavors of Italian ice! - choose your own seats - The sauce is tasty (my mother commented multiple times on how delicious it was) The bad: - Since this is an establishment that lets you seat yourself there is constant announcements of people's names during your meal (this guy Adam really didn't want his food as it was called 7 times while we were there.) Overall it was really loud. - Lack of replenishing the salad bar (went on a Sunday- plenty of staff working. It was busy but not that busy. I went to the salad bar- nobody else up there and I scraped the bottom for the dressing I wanted.) - Why keep the rolls in a holder that looks like heating system if they aren't doing just that? (The rolls were in a ripped plastic bag in the heather holder and let me tell you the rolls were not fresh- they were actually hard.) - I will be honest for the thin piece of chicken (even though mass large) I feel like it was overpriced. I could see paying the $14 if it included the salad bar but $14 just by itself... I have been here a few times before and I remember liking the place. I wish it was quieter but hey that's good for business. So Someday I will visit again because I love Italian and their sauce is tasty.

Toni K.

Yelp
I hosted a birthday party for my husband here, and it could not have gone better. We had the Castraberti Room, which is very warm and welcoming. It holds up to 60, and we had fewer than that, so it was nice and roomy. The food was very good. We had an assortment of pizzas, pasta, and meatballs. (There's an extra charge for the meatballs, but they were worth it. So good!) Soda and coffee was included, and they were happy to grab milk and chocolate milk when requested. We knew about some dietary issues with guests before hand and found out about others at the party, and they accommodated our guests without hesitation. The service was terrific. Our server was Fiona, and she was right on top of everything. She let us in early to decorate, checked on when I wanted the buffet ready, brought drink refills and more food constantly, helped cut the cake, and brought containers for the leftovers. She was amazing! I looked at a lot of venues, and while price was not my main consideration, I think Prince had the best bang for the buck. Highly recommended!

S K.

Yelp
The owner Steven takes food allergies very seriously, and the local food allergy community loves this place! If you have food allergies, Prince's is the place for you!

Derek M.

Yelp
Been going here my entire life, it's a family favorite--my father's been going since the late 60s. The bartenders are great, and the service is quick and consistent. The buttery flaky delicious crust makes the pizza for sure. It's one of the only pizza places I'll ONLY order cheese. No toppings ever necessary. THAT BEING SAID, they also serve goldfish. I reccomend nose-bombing a few of them as the only acceptable pizza topping. Compliments the flavor of the crust better than you'd expect. Been doing that since I was about 4. I'm 30 now. You're reading this and laughing, but you'll be loving it when you try it.

Stephanie A.

Yelp
Honestly can't say enough about this place. A+ Food, atmosphere friendly and consistent.

Gt79mit81 H.

Yelp
What a nice place. I love eggplant parmigiana, and their eggplant parmigiana extremely good. Sometimes I have trouble leaving the parking lot and getting back on Route 1 because of the traffic. I highly recommend this place.
google avatar

Reema P.

Yelp
Everything about this place deserves 5 stars! The pizza, the garlic bread, the FREE bread rolls and goldfish, and the service! Super family friendly atmosphere! The classic cheese is good and the pre-made spicy pizza with jalapenos, red pepper, olives, onions, and garlic is even better Cheesy garlic bread is not too big, but its soft and delicious! They take your order at the front and then deliver your food to you at your table!

Conor D.

Yelp
Gone extremely downhill, charged me $10 for uncooked pizza lol then proceeded to ask if I want toppings and charge me again as I'm walking out the door.

Yelp
Was on busy Rt 1 so decided to stop into Prince Pizzeria as I hadn't been there in years. For those of you familiar with the area, it's the restaurant with the big "leaning tower". The only problem with somewhere you haven't been in years, is you wonder if what you remember has changed in all this time. For those that want to dine in, you order at the counter and then sit down. They call your name to deliver your food. They have long family style tables. This place is not for someone who wants a romantic quiet dining experience. It is a great place to bring the kids, and not worry about them being too loud. I don't remember ever having a bad experience in the dining room years ago and that's when my kids were small. This place is great for parties, and they also have a comedy club next door if you're looking for a night out. I remember I really liked the pizza and remembered the pepperoni with crispy edges. So I called in a pizza with green pepper and pepperoni. The pizza was exactly how I remember. It is a pan style pizza, the crust delicious and crispy. Sauce is very good, not overly sweet, not acidic at all. The cheese is ooey and gooey. When you take a bite, you get a bite. Not the type that when you take a bite all the cheese comes off on your face! Just delicious pizza. The toppings are generous. They also have loads of other style menu items like Veal and Chicken Parmesan, Marsala, Piccata, Lasagna and Spaghetti with Garlic and Olive Oil (I haven't seen that as an entrée for quite some time). They have family style items and catering size as well. They serve my favorite "Bianco" sausages. The soda is served in pitchers. There is loads of parking so you don't have the hassle of looking or paying for somewhere to part your car. If you haven't been to Prince Pizzeria on Rt 1 in Saugus or haven't been in years as I have, you've got to try it! Their claims of best pizza on the North Shore is right on in my book! Wish they were closer for me!

Maggie A.

Yelp
This is a go to place for us. The food is good, service is great and they are consistent. But I have one complaint, their Caesar Salad (which really is lettuce, croutons and grated parmesan cheese). They amount of cheese they sprinkle on makes it almost inedible. I got a salad last time I was there and thought it was a fluke but I returned today and same thing, way, way too much cheese. We can always add more, please lessen the cheese!!
google avatar

Kruti M.

Yelp
My friend always raves about this place, so he took me when I came to visit. It's definitely a restaurant to take your family. A lot bigger than I expected. On to the food- the pizza was eh. I was expecting really really good pizza, but I've definitely had better. Skip this place and go to Dirty Water Dough in the city!
google avatar

Dana S.

Yelp
Love this place. A blast from my past as a child. Great bar pizza. Great atmosphere, just good old solid food. We got the hot pepper pizza tonight. It was really spicy. Loved it. Their pizza is knife and fork, not just pick it up in your hands because you don't want all the cheese to drop off. The idea of pictures of soda? Brilliant. Will go back again and again and again
google avatar

Lorraine R.

Yelp
Really, really, really nice young man working the front tonight. Another customer accidentally took my order, so they cooked a new family dinner for me. He handled the situation like a pro!!
google avatar

Mark R.

Yelp
Right off the main drag. The busy RT 1 lol. You pull up to find plenty of parking. Now when you enter don't expect to be seated by a hostess. You order at the front counter and pick a seat to wait for your name to be call. You raise your hand to wave the waiter that just announced your name. Your food arrives and time to eat. My partner and I ordered buffalo and barbecue wings which was good. We ordered a large veggie pizza with pepperoni and a small cheese 7". Pizza was also good, no complaints here. Would I come back again, yeah why not if your looking for a busy atmosphere with the freedom to sit anywhere you want.
google avatar

Mark L.

Yelp
Pizza is consistently excellent. Been a happy customer for over 50 years. Keep up the great work folks !!
google avatar

Michael A.

Yelp
I went here for the first time with my wife, the parking lot was very full usually a good sign. So we ordered chicken parm they had on the menu that it's the family on that feeds 4 to 6 people so were thinking we will have plenty after to take home. It turns out it's nothing more than a appetizer 6 very small pieces what a joke. The waiter should have said something to at least let us know the portion size and it was very salty besides. I gave it 1 star because you have no choice. I would never recommend going here to anyone.

Matt M.

Yelp
It's sad they permanently killed the legendary pizza buffet because of problems with "sanitation and quality". There is literally now not one pizza buffet in the entire northeast USA. Depressing, an insult to pizza lovers, and slap in the face to regular loyal customers.

Kara K.

Yelp
The gluten free pizza is the best I've ever had. The Greek salad was so fresh and the dressing was especially tasty. Will definitely be returning!
