We stayed for a week in August 2025 The hotel is perfectly located for access to lifts, busses and trains if you want to explore other towns. As the rooms are more for the ski season, they aren't air conditioned. We had some incredible weather while we were there and could have done with the AC. I get why they don't put it in and we asked for a fan, which was quickly delivered. The room we had was with a balcony that faced the street. Some noise during the night of alcohol fuelled groups, as it was hot we had the windows open so it woke us. When the fan was delivered we closed the windows and noise was less of an issue. The balcony was great but got the full sun in the afternoon so we couldn't use it. Great for drying walking shorts and T shirts after a rinse though. The food was excellent, great choice at breakfast with some lovely fresh bread and cakes. Dinner was included and 4 courses. High standard of cooking and a different choice every day (chosen at breakfast) The staff there are all very friendly and will go out of their way to make any stay memorable. We loved it and would return for those amazing views anytime.

Just home from a weeks stay in this lovely hotel. Loved every minute of it. Super friendly and helpful staff throughout the hotel. Room 307 front facing with balcony, was over a road but didn’t bother us as it had a wonderful view. Very spacious. Delicious food, breakfast room was very pleasant and huge choice of food, super quality! Evening meal delicious, 4 courses every night and always a veggie option. Well presented and tasty. Lovely staff. We used the spa, open from 4pm and had it to ourselves whenever we went. 2 saunas, 2 steam rooms and reclining chairs. Was actually much bigger than we expected and very nice and clean! |All in all a super lovely holiday, thankyou to the staff and hope to be back in the future!

A top class hotel. They are to be commended for their staff who were consistently professional, friendly, helpful and keen to please. The rooms were nice and the hotel was a mixture of traditional and quirky, but always tasteful. We stayed on half board and really enjoyed the food at breakfast and dinner. The bar was usually very quiet in the evening but the hotel is in a really good location and within 5 minutes you can easily walk into the centre if you fancy a more lively atmosphere. We had an issue in that we had paid for a room with a balcony but were given a room without one. We pointed this out after a couple of days and they were so apologetic and made a room with a balcony available immediately.

I stayed at this with my wife and daughter in July ‘25 and we found it very enjoyable. ||The hotel is ideally situated in central Kitzbuhel with easy access to bars, restaurants and shops, as well as gondolas for both Kitzbüheler Horn and Hahnenkamm. ||Our room, 408, was on one of the upper floors with a large balcony looking out to the front; the room itself was large, modern, clean and comfortable. Because the bedrooms aren’t air conditioned, we kept the balcony door open overnight in order to provide ventilation. There was some overnight noise from the street, but it wasn’t excessive and I suspect may have been related to the tennis tournament taking place over that week.||We stayed half board and all 3 of us really enjoyed the food, both breakfast and the evening meal. The bar and restaurant areas were modern with a “boutique” vibe.||Staff were particularly helpful and friendly - special thanks to Joseph, Barbara, Achilles, and Martin.||Overall we would certainly stay at this hotel again.

We absolutely loved our stay at the Maria Theresa. We were there first week of August as two couples- me and my husband and my mum and dad. The hotel is quirky and interesting with a blend of history and modernity. Our bedroom was stylish and very comfortable with a lovely balcony and very comfy beds. The rooms were newly redecorated with fresh, modern style and plush comfort but maintaining interesting historical features. The cleaning was excellent- not sure I’ve ever stayed anywhere so clean on holiday- beds were changed every day, not just made and towels were changed daily too. I feel this was a bit over the top from an eco perspective as they don’t need to be new every day, but it was certainly very lovely from a selfish perspective. If you aren’t a fan of flat pillows, take your own with you- they were like fluffy pancakes, which I realise some people love. We used the spa every day and loved the different saunas and steam rooms- again, super clean and well appointed. The restaurant was also super- breakfast was amazing. The quality of food was excellent with delicious bakery breads and bircher muesli, so cooked items and very good fresh coffee. Evening meals were also very good. We did have to mention once about having a vegetarian option for the meat soup course but this was quickly rectified for the remainder of our stay. Three small points for improvement- 1. the music was wrong throughout the hotel. It was trashy naff pop stuff instead of something culturally interesting and sophisticated or Austrian which would have suited the hotel much better. 2. We also didn’t appreciate that tap water was charged at €3.90 per 1l jug at dinner!! This is both extortionate and unnecessary. I realise this is common practice in Austria, but this was overkill! 3. A kettle should be provided in the rooms (or mini coffee machine) to make a hot drink up there. Kitzboehel as a resort is really great centre- we walked, wild swam, rode cable cars, electric biked, listened to live brass band in the square etc and had a wonderful time and look forward to returning. We have just returned from a 2 week stay. Perfect hotel in a perfect location. The food was beautiful and always served with a smile. The staff where so very pleasent and would do anything for you. One waiter Joseph never failed to make us laugh, we miss your smile. Thankyou for the gift of homemade jam that was so very kind of you all. We certainly would recommend this hotel for your stay. I had an unpleasant experience during my stay. The room had a noticeable odor and was uncomfortably cold. There was no telephone in the room, which made it difficult to contact reception, and the hotel also lacked parking facilities. Overall, it did not meet expectations.

Charming and perfectly located for skiing. Breakfast was something to look forward to each morning before hitting the slopes! Staff is helpful and friendly. Would absolutely recommend and will stay here again.
