Lulu’s Allston Alum to Open Stillwater Restaurant in Townsman Space | Eater Boston

"Closed in July 2018, Townsman shuttered the restaurant at 120 Kingston St.; chef and owner Matt Jennings indicated in a Facebook post that the closure was partly motivated by a desire to “craft a life that is more thoughtful, healthy and sustainable” for himself and his family." - Terrence Doyle

I am very happy living at Radian so far, it’s a great downtown luxury apartment complex with great management. The assistant manager, Janelle, made my moving process seamless and easy. Very attentive staff and speedy maintenance service. Elisandro, Jean or Sidney are always quick to respond to maintenance requests.

I had the pleasure of working with Kenzie. She was so kind and helpful through out the whole process. Was very knowledgeable, had a lot of insight, and answered all my questions. I specifically appreciated her reaching out to me after our initial meeting with additional information that she thought I might find useful. Would definitely make future referrals to my friends and family.

Have lived here for 1.5 years. I have only good things to say about this place. The concierge, maintenance, and leasing staff are amazing and always there to help you out and just a treat to be around. The views, maintenance, location, amenities, and also the vibe of my neighbours make it a great place to stay.

Google
The Radian was very good to us during our year there. Maintenance (shoutout to Sandro!) always responded quickly, and the unit itself was in good repair. The leasing team was also extraordinarily helpful. Janelle in particular went above and beyond for us when we had an unusual situation after moving to a different state. She was courteous and professional, and even handled numerous administrative errands for us. We would have renewed our lease had we not moved out of state.

I lived here 2 years and really enjoyed the building. Judy and the whole leasing office staff did an amazing job helping me with my move in and taking care of certain things that made everything seamless. I would recommend this building to anyone looking in the area.

Google
I love living here. All staff are very accommodating, whether it be about questions, grabbing packages or troubleshooting. If you need help with anything under the sun, Janelle is the go to girl. She really takes pride in her work! Would totally recommend checking the Radian out!

Kenzie was so helpful when I came in and spoke with her. She was very professional, sweet, and very knowledgeable.

Google
Kenzie was a big help. Decided to go with another place but she gave me a hands-on tour and the experience was lovely.

Yelp
The Radian was definitely my favorite community to live in during our 3.5 years in Boston. The office staff, the concierges, and the maintenance crew were all wonderful; very friendly, outgoing, and on-the-ball with just about anything you could imagine. Response rates were always fast and any repairs always completed within hours. The apartments, themselves, are nice. I prefer the clean and modern finishes of the "regular" units far more than the penthouse finishes, but that's a matter of preference. There are so many windows and so much light throughout the entire day, and because of the location and the limited ability to build around the building, that shouldn't be changing any time soon! Another huge bonus of the units at the Radian is the noise, or lack thereof, between units. I rarely hear anything from unit to unit, above, below, or next door neighbors. It's definitely the quietest building we've lived in from that perspective. The outside noise can be a bit much, but oddly enough, sirens, honking, and general chaos outside doesn't bother me nearly as much as thumping or loud noise from other units. We've had some nightmare scenarios with noise in the past, so the Radian's relative silence was a massive perk. The amenities aren't as luxurious as some buildings. There's no outdoor community space or grills, so that's a drawback (mainly the grill part). The limited common areas could be seen as another drawback, but we don't often take advantage of those, so if you're more of a homebody in these types of communities, you won't miss it. The gym is nice. Some of the equipment technology is a bit outdated despite being only a few years old, but it's nicer than many gyms. It's not the best gym if you're into the latest and greatest, but they keep it very clean and well-maintained for the most part. The natural light from the windows that wrap around the entire gym are a bonus, too. As some reviews have mentioned, the worst part of the Radian is outside of the building and mostly outside of the management's control. Drug use and loitering on the Greenway was always prevalent, but since the restaurant in the building, Townsman, closed in July, the situation really escalated. Much of the nonsense that Townsman staff pushed away from the building are now free to get closer. We've seen people shooting up on the restaurant's old patio, people trying to walk into the building, and trash building up outside. Without the restaurant staff there to keep things in order, it's really looking bleak from a curb appeal standpoint. From a safety standpoint, I didn't feel any worse than when we moved in, but this area always came with it's fair share of adventure, so we knew what we were getting into. It's not for everyone, but I never felt truly unsafe. Just a bit annoyed by the nonsense. The location, otherwise, is excellent. Close to all of the lines for commuting, close to Roche Bros. for groceries, close to great coffee shops in Gracenote and George Howell, and a short walk from most parts of town (10-15 minutes to South End, 15-20 minutes to the Boston Public Market or North End, 20 minutes to Back Bay. 5-10 minutes to Boston Common or DTX). Aside from Chinatown, the area can feel a bit dead after the work crowds head home, which is good for outside noise. Overall, I still give Radian a solid 4 stars because they do a wonderful job with communication and management of the living spaces. It's clean, well-maintained, and the staff is really great. The management group has also been the best we've encountered, which gives us optimism as we relocate to another one of their properties in another city. If Townsman was still here, I'd be giving 5 stars, but until something comes in that adds to the appeal of the community, I can't go that far. As I mentioned earlier, this area isn't for everyone, but we've encountered much of the same nonsense in every area we've lived in Boston, so for us, it comes down to the actual building and staff...and the Radian is excellent in both regards!

Yelp
We've lived for close to 2 years now since mid-2014 so have a lot (of mostly good things) to say about the place! Pros: - Conveniently located to a lot of different areas in Boston - Cool tenant events every few months - Pet friendly - New building, modern fittings that have held up well - Attentive and often helpful concierge - Low noise levels Cons: - Prices are steep especially with lack of some amenities - Some staff are not as nice as the others - Restaurant in building is mostly just overpriced - Some shady characters lurking after dark - Expensive parking MOAR DETAILZ -- Location: 3 min walk to the Red/Green/Orange lines, 10 min to Blue, 5 min to Silver and close to numerous bus stops make this a gem of a place to live. But even better is that for drivers we are right next to some major highways so you don't have to drive through the city to get here from there. Airport is a 10 min drive or 30 min on the Silver line. South Station (the major bus/train station) is a ~5 min walk away. There is SO much within walking distance. Seaport? Walk there. Back Bay? Walk there. Beacon Hill? Walk there. Boston Common? Walk there. South End? Walk. North End? Walk. I think you get the point. I commute to Cambridge everyday and it's a 35 minute walk to MIT with a beautiful view of the Charles on the way. Don't waste your time with the T. Roche Bros is a grocery store ~5 min walk away and has everything we need at really awesome prices (cheaper than Whole Foods for sure). Whole Foods is also a 10 min walk away in the South End. Target is a 5-10 minute drive away. Other reviews have mentioned that there is no shortage of homeless shelters in the area and that means that there can sometimes be a fair share of shady characters in the general vicinity. It's never been a problem for us and hopefully continues to not be. Besides the occasional person asking for change I've not been worried about it. My girlfriend is more hesitant to walk around the area in the early mornings/late nights by herself, which is understandable. Not sure there are many places in downtown Boston (around Financial District/Downtown Crossing/Boston Common area) that will appeal to you if homeless people are a big problem. You're probably best looking in Beacon Hill/Back Bay. Restaurants: So much to eat within walking distance. Chinatown next door so you'll never be lacking for delicious Asian offerings. Also right near FiDi so you'll have lots of great weekday lunch spots. There's also a ton of cool places in the Seaport area (especially for eating in the summertime). Lots of food trucks on the Greenway only 5 min away. Special shout-out for Chicken & Rice Guys that's 2 minutes away. Then there's the fantastic North End as well as some gems like Lolita and The Salty Pig in Back Bay. Also a good number of bars/clubs/lounges around (Yvonne's, Whiskey Saigon) Amenities: Biggest issue for us. No balconies/patios. No theater room. No swimming pool. The gym is really nice though and there's a nice conference room and lounge with a big TV but other than those some of the other buildings had some better offerings that we'd like to have. Pet friendly: Both a pro and con. We have a dog and love the fact that the building likes pets (free treats and bags in the lobby). Unfortunately, some pet owners feel that it is okay to let their dogs relieve themselves on the sidewalk/road right outside of the front door, which leads to frequent encounters of trails of urine when we get outside and sometimes bad smells. Greenway has ample space to walk your pooch around and you can also head over to Boston Common as well where there are some off-leash sections. There are also some patches of grass around the buildings closeby that for days when I don't have much time makes for a quick 10 min walk. Peter's Park is an enclosed dog park that's a 15-20 min walk away. There's also Charlestown Park where you can take your dog off leash (not enclosed) but that's a longer 20+ min walk. Noise (or lack thereof): I work from home a lot and love the fact that the apartment seems to have pretty great insulation. Maybe it's a fluke and my floor is just pretty quiet but I never hear neighbors next to me, above/below me and I've never lived in an apartment where that is the case. This is true both during the day and at night. The good thing about Boston lately is that there are a lot of options for nice and new, modern buildings downtown. One thing I know for sure is that you can't go too wrong with Radian if you can afford the rents and don't mind the missing amenities.

Yelp
By far the best place we have lived since moving to Boston. We did two other large buildings (315 on A and One Canal) - and a smaller building (the Lofts @ 49 Melcher). And Radian is by far the best for us. The location is absolutely perfect - with access to the orange, red, green and silver lines as well as the commuter rail and Amtrak. Logan isn't far either, making travel quite easy. The central location makes it easy to walk to so many parts of greater Boston as well. The proximity and access to so many great restaurants, a grocery store, and multiple drug stores is a huge plus. I almost forgot how amazing it was to have a grocery store within a few minute walk. Since I'm often the service police, I've been impressed with the staff. From the office staff (Thea, Monica and Mabel are all quite awesome) to the concierge and maintenance teams, I cannot complain. Some people may complain about the lack of amenities but I think it's just perfect. A gym, a common area with conference room, well kept lobby, and package storage and concierge access (safety) is what resonates most with me. I am simply not someone who needs a pool or numerous meeting spaces/party areas. I love how quiet the building is - and how the residents seem to be quite respectful of one another (unlike some buildings, the party vibe is not pouring out into the hallways). Given in one of our last buildings - and on a secure floor no less - we had random guests just walk into our apartment (and on more than one occasion) - this is a big deal to me. I feel like it's a good value as compared to a lot of other buildings in the area. Highly recommended. Keep up the great work!!!!

Yelp
Very annoying management. My friend wants them to pass the key to us. But then the concierge just confiscate it and deactivate it and say that no authorization whatsoever. And then the management just do whatever he thinks and makes all the mess. Update: at the end... everything is resolved... but the experience is not that happy... upgrade from 1 star to 2 star...

Yelp
Pros: Location; New-ness; sustainable, pet-friendly; staff (who are awesome, by the way) Cons: Rent cost and noise.... and I can't emphasis this enough. It is located on Surface Road, which is basically the beginning of I-95, so imagine traffic noise all night long and idiots gunning their engine at the wee hours of the morning and so forth.. It is also right next to Tufts Medical, so you'll be awaken at 3am with life-flight helicopters, and ambulances all day long.. And finally, the leaf-blowers from the park below you will wake you up at exactly 7am every single morning. EVERY... SINGLE... MORNING. Unless you are hard of hearing, don't move here.

Yelp
We are in our fourth year living at Radian and the building and staff have been great. If I were reviewing only the interior of the building and staff Radian would earn five stars. The maintenance staff in particular are professional, prompt and always friendly. The major drawback is the immediate area. There is no delicate way to put it. Chinatown park - which abuts the building - is an unpoliced, all-hours hangout for junkies. I have recently seen people smoking crack and even...ahem... getting busy just outside the front entrance. The building was tagged a couple of weeks ago. This activity is not Radian's fault. But it doesn't exactly scream luxury living. Unfortunately it has only increased and become worse in the past year or so. If you are considering living at Radian, my suggestion is to visit at 10 or 11pm and walk the perimeter of the building to make sure you are comfortable with what you see.

Yelp
The Radian Building was our first choice when we decided to move Downtown. Our apt and the facility is wonderful. I regularly come home and smile about how beautiful my apartment is. The staff is great, we reported a clogged drain and had someone fixing it the same day (before I got home from work) The building is dog friendly and is conveniently located on the Greenway for walks! One of the major perks is being above Townsman Restaurant - it is one of my favorites in the city and it needs its own review. Lastly - this is the most convenient place I have ever lived - so much so, I dont have a vehicle. We are steps from Red, Orange, Green Lines and South Station. I would recommend it to anyone who wants to be Downtown Boston. In response to any complaints about the neighborhood - it is city living, if that not your thing, its probably not the place for you.

Yelp
Nice apartment building with great concierge service. More importantly, I feel safe in this building and it convenient to everything in the city. Staff are quick to address any issues (clogged drain, few towels in the gym), which is unlike most apartments. I appreciate the fast and courteous service here. The only reason I give it 4/5 stars is because it is quite expensive. You end up in a month to month lease the rate jumps incredibly high, even with the new supply of housing steadily increasing in Boston.

Yelp
We lived at the Radian for 2 years. We recently moved out due to the high rental price of our unit compared to other buildings in Boston. When moving out, the leasing consultants were very rude and unhelpful. Management fell very short of our expectations. Even after a leasing consultant acknowledged his mistake in our move-out process, the leasing office stated that everything is out of their control and made no effort to resolve the situation. The management office is untrustworthy and does not treat residents fairly. Be prepared to be nickle and dimed at move out. We took very good care of our unit and still were charged for "damage" that was due to the poor quality of the apartment walls. Having lived in many other "luxury" apartment buildings, the Radian falls short in many ways. I would not recommend the Radian or any other Forest City managed building.

Aga K.

Yelp
The service is definitely not worth what we pay for rent. Difficult communication with concierge and management. Untimely responses about apartment inquiries and rude service upon speaking to a a few employees that work in the lobby.

Mabel C.

Yelp
Very unprofessional they treat their resident, pay the higher rent but I don't get the professional service.

Jeannie S.

Yelp
Excellent maintenance team and how quickly they dealt with any issues that came up with the unit. Friendly front desk staff, very helpful. Clean apartment. We were so happy there!

Marisa R.

Yelp
I have now been at the Radian for 6 months, and I couldn't be happier. Location, location, location says it all. It's conveniently nestled in the financial district, down the street from south station, conviencies such as CVS/ Walgreens/ Roche grocery store are all just steps away. I choose not to have a vehicle in the city nor would I want one as parking could be a huge headache. I either walk or take the T (south station or downtown crossings) which are also just steps away. The apartment itself has a modern feel, which I like. It's a new building, 2 years old. I really like my studio layout, it's just perfect. The property also offers coffee, bottled water and apples at the concierge desk, a work out center with a yoga room, and an all purpose room that can be used by the tenants. I know I made the right choice, so glad to be living here!

Tara D.

Yelp
Wonderful community. Excellent location, views, and amenities! The quality of the fixtures is top notch and very modern. I can catch the red, orange, silver, and green line in a minute's walk. The staff is friendly and responsive. Love living here.

J. L.

Yelp
The past 6 months at the Radian have been excellent! The move was very easy with access to a freight elevator and the managing office has been more than accommodating for any of my requests. The apartments are new and excellently built. The one problem I have had with a faucet was quickly addressed when I brought it to the attention of the office and I have had no other issues with service. While the rent may be higher than some other apartments in the area, the service, amenities, and location certainly make up for it. The Starbucks coffee machine on the lounge floor has been one amenity that I have greatly enjoyed. The lounge is spacious and an excellent venue to host friends and small get togethers. The conference room is also a great addition to the lounge. The workout facility has ample room, machines, and free weights for whatever your workout requires. In terms of the location, the Radian is in a great place. It is within walking distance of many restaurants, bars, shopping, and grocery stores (Roche Bros 5 minutes away, and Whole Foods 10 minutes away). With on-site parking it is very easy have a car here and get out of the city when needed. The T, buses, and trains are also easily accessible with just a 2 or 3 minute walk to South Station. The Common is very close by and the Faneuil Hall/Quincy Market area is just over a 10 minute walk, or 2 stops on the Orange Line. The building is pet friendly and it is always great to see dogs coming and going in the elevator. It is always very clean and quiet and the concierge staff are very pleasant to talk to. Overall I have had an excellent experience living in the Radian so far and I would recommend it to anyone looking to move to the area.

Yelp
The Radian has been my home for almost a year now and I can't imagine living anywhere else! The building has every amenity imaginable; from the full gym to the full time concierge service this building is amazing. The management in this building is truly outstanding at providing the best customer service possible to its residents. It's been a pleasure to be able to call this building my home and I hope to for many years to come!

Nancy L.

Yelp
I have been lived here for less than a year and I am already hating it. The staffs some are friendly but there is one name "S*** C." was disrespectful and get involved with our personal life between my boyfriend and I. There was one time my boyfriend asked if there's package, on the computer it said "no package," but somehow one of the girl concierge found a package inside, meaning he was lazy to go in to check for us. I emailed the management office but they ignored my email. My boyfriend and I plan to renewal the lease for another year because we is close to downtown and is convenience for both of us. But guess we will find a better place to live. I'm paying thousands of dollar each month for the rent and this is the service we get. Then, the property manager(T*** D W.) said they are not going to renewal our lease, like you think I want to live here with this kind of service. I rather pay another thousand or more at somewhere else just to have a better service. The way the property manager is acting, she does not fit for this job. Having this type of management team is going to ruin this complex. I'm gladly to spreads the words out to my friends and family to NEVER EVER rent Radian.

linda h.

Yelp
I'm forced to sue the Radian. I'd planned to stay a month for cancer treatment. When trying to complete an online application an error without specificity appeared I asked for someone to call to assist but in the meanwhile had wired the full month's rent awaiting a reply. When no one did, I made other arrangements and advised cancellation but when I contacted them about refunding my money they were hostile, rude and refused. This is NOT a company to do business with!

Inna K.

Yelp
Leaving residents be aware of extra charges! I lived in Radian for more than three years. After I left they charged me $90 for fixing the alleged damage to the ceiling which was not there when I vacated the apartment. When I inquired the manager she showed me a blurred picture of a light grey shadow, which I do not know when and where she took. I told her that I never did any scratches or patches but she just ignored me very rudely. I checked other reviews of the Radian. It seems it is a pattern of charging former residents for some damages which never occurred. Importantly, the amount tends to grow with the distance you move away. I am still in Boston but a person who moved to California reported to be overcharged by $500.

Tiffany A.

Yelp
I lived in this building until recently and I loved it up until about six months ago. The apartments are nice and depending on the floor, you have some amazing views of downtown. The concierge and maintenance staffs are fantastic. However, the management falls way below expectations. Following are the reasons why I will not recommend this building to anyone. 1. Compared to other area buildings with comparable rents, there are very few amenities and the amenities that are included are not all that great. 2. There are cameras everywhere in the building, yet when my iPad was stolen out of the community lounge area, the management supposedly didn't see who took it and suggested I just report it to my insurance company. Keep in mind that there are no less than three secure doors you have to get through to even enter the lounge, and one of the cameras was directly across from where my iPad was. 3. At one point around the holidays, all the residents were sent an email from the property manager telling us not to tip the concierge staff. As if that wasn't bad enough, the residents were the ones to pass that information on to the concierge staff. 4. Along the same lines, about six months later, an email went out to all of the residents to let them know that they were switching companies for the concierge staff and that the current staff would no longer be working there two weeks later. Once again, no one had told the concierge staff prior to them hearing they were losing their jobs from a resident. 5. Even though the apartments were brand new, there were issues with flooring coming up, incorrect install of the dishwasher and the building didn't bother connecting the ice maker in the freezer because they wanted to save money. Also, all of the outlets are installed upside down. 6. When we received our renewal notice, the rent increase was absurd. And apparently it wasn't just our apartment - many of the residents that moved in when the building originally opened moved on due to the price increases. These are just some of the reasons why I strongly urge anyone considering this building to look elsewhere.

Timothy J.

Yelp
UPDATE 8/8/18: I'm moving out after 3 years only because I took a new job in Seattle. This place is the nicest apartment building I've ever lived in. During my 3 years here I never had any issues with noise or other complaints. If you can afford the rent here I highly recommend living here. New, beautiful, well-appointed and professionally managed apartment building with gorgeous and spacious units. All apartments come standard with high-quality hardwood floors, premium appliances, high quality fixtures in the bathroom and kitchen, and responsive yet quiet central air / heating. There is also a 24/7 doorman/concierge service, which is great for security reasons and also for package delivery and pick up. The building includes modest but high-quality amenities such as a luxurious resident lounge complete with conference room, two TVs (one of which is a TV "wall" of four TVs linked together, which is great for watching football), a full kitchen, plenty of space to sit or study, and a free Starbucks coffee machine, which is a very nice perk. There is also a small but well-appointed fitness center. If you're serious about your workouts, you may find it cramped and under-equipped, but it's very convenient, especially during the winter months. Also available to rent on a first-come first-serve basis is a fully furnished guest room. The current rate is $200/night, but that's actually a bargain compared to hotel pricing downtown, and some recent guests I had visit were absolutely delighted with how comfortable and well-appointed the guest suite was. While traffic noise can be an annoyance, especially in the units along Essex street, the noise coming from *inside* the building from other tenants has never been an issue. Yes the building is dog-friendly, so occasionally you may hear some barking, but as a dog owner myself it is a huge benefit that the building accommodates canine companions. The residents are mostly young and middle-aged professionals - i.e., they have jobs and responsibilities, so there are no wild parties or other shenanigans going on (thank god!). Maintenance and service requests are filled quickly and professionally. I don't think I've ever had a request that was not completed on the next business day. It's really great to know that you can count on the maintenance staff to fix things so quickly. The building does offer parking, but I don't have a car, so can't comment on that. They offer bike parking for free, though the racks are quite congested, so finding a place to lock up can be a challenge. My only gripe (and the only reason for 4 stars instead of 5) is that the building's rental pricing is very, very high. Granted, you get what you pay for, and this building is a jewel in the rough that is Chinatown. However, the unit pricing apparently varies on a daily basis based on market conditions and some algorithm that the landlord Forest City Properties (parent company Forest City Realty Trust, Inc., I think) has concocted. That means you may get a bargain if you are looking to sign a lease in December, but if you want to do so in August, be prepared for massive sticker shock. I've also heard some anecdotal reports from former residents who said the monthly rent price the management offered for lease renewal (in August or September) was so exorbitant after only one year of tenancy (e.g., over 25% increase), that they were effectively priced out of the building and had to move elsewhere. Bottom line: exception building with very high-quality and spacious units. Granted, there is no roof deck, BBQ space, pool, game room, or some of the other flashy amenities many buildings like to impress potential tenants with, so if you are looking for those things, Radian is not for you. However, if you want a luxury, dog-friendly, and spacious apartment, in a building with a doorman that is professionally managed, you can't go wrong with Radian. Just be sure you have the financial wherewithal to make rent every month!

Mallory M.

Yelp
We have lived at the Radian for close to a year now and absolutely love it. The apartment is very modern, brand new, well-sized and has a fantastic view. The gym, free coffee, water bottles and front desk service are added bonuses. The central location which allows for easy walking access to nearly every neighborhood is convenient. Highly recommend it.

M B.

Yelp
One of the best options in Boston. After looking in several other buildings, this seem to have the best combination of location, accessibility, apartments layout and amenities. It is not cheap but also not extremely overpriced compared to similar properties. The apartments are much better organized however, in terms of rooms proportions. Also the underground garage is a huge plus. Other buildings we saw had only limited options, some only in separate other buildings. Concierge team and office team are nice and helpful all the time. While I'm not a pet owner - the building houses many pet owners and yet no notable issues or annoyances encountered so far. The building has a strict policy against sublets/AirBNB so it is pretty consistently well managed and relatively quiet. 24/7 gym is not huge but is perfectly fine. Lounge also relatively smaller compared to other buildings, but very convenient to host friends and also there is a conference room that can be booked in advance. All-in-all very happy here.
