The Fate of Rite Aid’s Thrifty Ice Cream Is Uncertain | Eater LA

"A new city-designated outdoor drinking area along a popular Santa Monica pedestrian mall now allows alcohol to be consumed on the street; the move, likened to similar zones in other tourist-heavy areas, is being promoted as one potential way to help revitalize a struggling retail corridor." - Matthew Kang

I regret ever applying to Residences on Third. What should have been a simple application process turned into a week-and-a-half-long nightmare due to terrible communication between the leasing agent and management. I was put through all the hoops—employment verification, landlord references, and more—despite having clear proof of a $15K/month income. After jumping through all those hoops, they told me I needed $18,000 to move in—that’s three months rent plus deposit. I even paid $4,000 and got approved through a guarantor program that should have eliminated that requirement. Still, they came back asking for $12,000 upfront. It was clear this wasn’t about qualifications—it was about extracting as much money as possible from potential tenants. The apartment itself was great, but the experience? Incredibly frustrating and unprofessional. My time and money were completely disrespected. If you’re considering applying here, prepare for a long, disorganized process with little to no communication—and don’t expect fairness. Save yourself the stress. This place is not worth it

I moved here from Chicago last year and I can't tell you how much I love living here off Third Street in Santa Monica. One of our requirements is that we wanted to be "near the action", and this location definitely fits the bill! So much food, shopping, and sightseeing options within walking distance—walking to the pier or along the beach anytime I want is amazing! The people in the building are very friendly and I've made friends with several neighbors. The building manager, Alex, is absolutely phenomenal and the most helpful person! Any maintenance requests I've had (which has not been much) has always been handled right away and thoroughly—shoutout to Alonzo! All-in-all, I can't recommend this place enough and I plan to stay for a while longer. Pros: shared rooftop, location, friendly staff, cleanliness of property, parking on site, tight security Cons: no gym or pool in building, semi-frequent staff changes in security and valet rotation, lack of notifications for when new packages arrive in mailroom—none of which are deal-breakers for us

I have lived here for over four years. My experience has been amazing. the Gateway Promenade apartments and management are wonderful. The location does not require a car, although you will have an underground parking space. It's right on the 3rd Street Promenade near shops and gyms, etc. You can't beat it for the location and the atmosphere. Highly recommend it!

I loved living here! All my neighbors were friendly, in fact, the whole building is like a small community. The building is very safe and well kept. The location is amazing for getting to the beach every day. The balcony and barbecue provides iconic views. If you have a chance at living here, take it!

You seriously cannot beat this location. It's literally on the 3rd Street Promenade. I've lived here almost a year now and can confidently say this place is head and shoulders above all other apartment complexes/buildings I've lived in. So many options we haven't even explored after 9 months since there is so much to do in the area. I don't even drive on the weekends any more because everything you need is within walking distance. Fine dining? You got it. Casual drinks/dining? Tons of options. Fast food? A few. Food trucks are right around the corner if you want to grab something quick and picnic at Palisades Park or on the beach. The only utilities we pay is electric and TV/internet, all else is included in rent. Always feel super secure since the resident parking is in it's own area separate from the rest of the garage (the building also has offices on some floors) and you also need your fox when using the elevator. In the short time we've lived here there have been a number of improvements/construction elevator lobby, exterior, etc.) the building has done which I think is nicer now. Parking is included also which was not that common when I was looking at other places in the area. Neighbors are all pretty cool too. Bottom line: you won't regret living here

Having a retail space at the Promenade Gateway is great not only location wise, but for the building staff as well. It is in a ideal spot where we are one of the first stops from the pier and really where the shopping all starts! The building also has a security guard during all times to assist with any customer or safety issues that come up throughout the day.

Great building in the heart of the promenade. Walking distance to myriad of shops and restaurants Three blocks from the pier and two blocks from Ocean Ave and then the beach. Great rooftop common area with fire pits and ocean views. Parking. Great security. Worth the price to rent apartments there

If you are reading this review, then you must be thinking about moving to the "Residence on Third Street Promenade". This place checks on the boxes for an excellent place to live. The staff is amazing. Always helpful and positive. This is the entire staff from maintenance (Alonso and Luis are great at their job and great people as well), housekeeping, security, and of course the Property Manager, Paula! The location is perfect, you can walk to the beach, roller skate / bike on the beach for miles and miles, shopping, the movies. If you want it do anything, this place puts you right in the heart of it. If you wonder about safety, they have you covered. It is top notch and I guarantee you and your family will love the systems they have in place. There are also features that may seem simple but it makes your everyday living here top notch. The trash chute is very convenient. I know that seems silly but most places you have to walk several floors and often into a sticky area. The common areas with Wi-Fi allow you to use your laptop or phone, the grill, the fire pits, the seating area, oh by the way this is all on top of the building over looking the ocean and the city. Ok, you're probably wondering about the inside of the apartments. It is just as incredible as everything you have read so far. We had a two bedroom with a spiral stair case. Everyday we would spend the evening on the porch watching the sunset and sailboats on the ocean. This company has set up everything in this apartment to ensure you have the best experience ever. Top grade appliances, cabinets are beautiful, soft closing doors and drawers, you can not hear the dishwasher running it is so good. The bathrooms have a shower that is second to none. The fireplace is a nice touch when you have a cool evening. If you want be close to the ocean, be surrounded by nice people, and enjoy living in Santa Monica then this is the place for you.
