Roosevelt Apartments

My experience at Roosevelt Apartments at 2220 Walnut St was very negative. The building had ongoing water-related problems, including leaks, foul odors, and signs of water contamination that affected both my unit and common areas. These issues led to recurring mold that was painted over instead of properly treated, along with heavy dust throughout the building. Over time, the mold, dust, and water issues contributed to respiratory problems that I did not have before living there. I documented everything with photos. There were also signs of rodent activity, stained carpets, scattered mail, and a large leaking hole in the lobby ceiling. The front and back doors were often broken, which made the building feel unsafe. I reported these issues repeatedly. Instead of addressing them, management became offended by my transparency about the conditions. Nothing was resolved in a meaningful or long-term way. The actual condition of the property is nowhere near what the promotional photos suggest. Based on my experience, I strongly recommend inspecting the building in person and paying close attention to water quality, mold, and overall maintenance before considering a lease.

I moved in about a month ago, and this place already feels like home! Raquel, the apartment manager, does a tremendous job in making sure all of our needs are met. She makes sure to communicate with the maintenance staff to have any apartment issues resolved in a timely manner, and she is very hospitable in her words and actions. The renovated apartment includes many stainless steel appliances, and a spacious living room / bedroom. The apartment is in a safe location, and it is in walking distance to many coffee shops, restaurants, stores, and bars in the Rittenhouse and Center City area.

Loved living here. I work in a restaurant down the street and that convenience combined with the area and building itself made my stay here so wonderful. I think my favorite part about Roosevelt is that there is a balcony which is accessible on each floor, so even though the unit itself doesn’t have one I still had a chill hangout spot when my friends came over. Leasing agents were also very nice and helpful since day one and still are even though I’m on my way out. Wish I could stay!

I just wrapped up a year living in the Roosevelt Apartments. While the building is older, it's one of the more affordable options in the area and the current management team is fantastic. Raquel, the current property manager, is endlessly kind, knows many of the residents by name, and was extremely prompt in managing any issues as they came up. If I submitted any kind of maintenance request, the issue was usually handled the very next day and Raquel was happy to schedule follow-ups. I enjoyed living in this complex and could recommend it to anyone seeking an affordable option in the Rittenhouse area, in a large part due to Raquel's efforts.

There was a leak in the building after hours and the management team handled it exceptionally well. They were very responsive and they got the water shut off and leak fixed within just a few hours. I have lived here for a few years now and although the management and maintenance teams have always been stellar, this was a truly amazing coordinated response that I was incredibly grateful for.

The building manager, Raquel, and the maintenance staff have done a great job responding to concerns. They are always very timely and accommodating, which has given me a lot of peace of mind. I’ve also never had issues with noise, which I really appreciate

As many have stated, Racquel is the best and an excellent leasing and apartment manager who made the choice to live at The Roosevelt an easy one. It’s been very easy to fix maintenance issues, pest control, and lease and apartment questions. I highly recommend The Roosevelt for this reason as well as the close proximity to several green areas in the city.

Just ended a year's lease in a studio apartment here. My wife and I were looking for something that will have amenities (In building washing machine+dryers & gym) without a super high price and were looking through 9 other places at that time. We chose to sign a lease here due to the well planned space of the studio (and storage) and because it was on the 8th floor facing the south - giving great sunlight and view of Phili. I've had a great experience right from the start. In the day I moved I requested to change the oven and have some fixes (paint & holes fill) made in the bathroom I have not noticed before when I checked the apartment previously - the oven was changed and all the fixes were made the following day. It was easy to reach out and get the window unit (the portable air conditioner) installed and uninstalled, change lights and in the two times I had problems with the heating there always was someone there to take a look the next morning. Even though a studio is small we made it work for us and were able to have guests and family over (staying to sleep on air mattress) and we had a great place that felt very much like home Was really surprised from the low ratings here, guess everyone has their own personal story..
