Donajia was such a pleasure she gave us a warm, thorough tour of the building. Everything was incredibly clean and had a true homey feel. It’s definitely a tight knit community. She also shared the history of the building, and the architecture is genuinely beautiful. If you love a loft vibe, this is a quality building. Residents tend to stay for years, so if you get an apartment, grab it! I’m really hoping I’m able to secure a 2 bedroom.

I just toured The Roosevelt and had an amazing experience from start to finish. My guide, Donajia, was incredibly welcoming, knowledgeable, and patient with every question I had. She walked me through all the amenities, explained everything clearly, and made the entire tour feel comfortable and personalized. The property itself is beautiful, clean, and thoughtfully designed, but Donajia’s professionalism and energy truly made the visit stand out. After living in the suburbs most of my life, I decided it was time to try inner-city living. I visited several properties, but The Roosevelt immediately gave me a sense of home and security. I was warmly welcomed by Donajia and Kristie, who made my entire move-in experience an absolute pleasure! I was even gifted a move-in box filled with thoughtful essentials to help make the transition smoother. I won’t spoil the surprise, but it definitely came in handy on moving day. The ladies are truly wonderful, and I’m so glad I found The Roosevelt.

I truly enjoyed my tour, and the Property Manager, Kristi Rowe, was extraordinary. The historic part of the tour was my favorite; the 2-bedroom I viewed was really nice and huge. I'm still on the hunt for a traditional loft with a huge space to make whatever i see fit. I will be on the lookout for this place, and when one becomes available, hopefully I can get it.

GORGEOUS environment. Incredible staff — KRISTI was phenomenal. Even ran into a resident who was friendly enough to invite us into her own space, so I wasn’t just looking at an empty room for my tour. The historic architecture spoke to my artistic inclinations and you can tell the residents are friendly and eclectic. Don’t leave without viewing the ROTUNDA. An absolute showstopper.

We came to tour apartments and had Kristi show us around. She was beyond wonderful. She was extremely helpful and answered all our questions. This place used to be the segregated Atlanta school for girls. They turned the classrooms into rental units. You can let your imagination do with it what you would like..

Old and moldy. They would rather paint over than clean the window frames and repaint with a water protector. The gymnasium reeked of weed. Another historic apt that was slapped with lipstick to distort your views lol

I am reading the previous reviews and I'm astonished. I've lived in the Roosevelt for two years now and couldn't be happier. The office staff is INCREDIBLY accommodating!(I have transferred apts twice, not due to any fault in the units) The staff is always happy to help, always smiling and they know the tenants by name. I feel like they've always worked with me on a personal level and not like cattle being herded through. The maintenance crew is also outstanding. I've never waited more than 24 hours for repair requests. They were tiny requests too, as in ice maker not working or ceiling fan squeaking. This is a wonderful place to live. Rent is affordable for Grant Park and the units are....well....too cool for school. It's quiet. Neighbors are respectful. I've never had an issue with crime. Five stars for sure.

An apartment that can't even unlock the pool. Year in and year out the pool goes unlocked because the securu guy doesn't do it... Then this year they don't even have it ready by Memorial Day and kick everyone out. I've referred countless people here but no more. An amenity is something you pay for. I can't wait to see this place fail once more apartments go up in the area. Update. Christmas time and they tell us it's a courtesy to receive mail for us when there is no other way to get it. Such poor customer service. It's not good service to tell the people that part you that your doing them a favor.

My sister is currently a tenant here. Terrible apartment complex! She has been a faithful tenant who paid her rent on time; they decided to raise her rent $500 with no reason, so she can no longer afford to live here and had to look for a new place to live. The building is also a security nightmare; they make a big show of having a key card system at the main door, but literally every other door in the building is just unlocked- anyone can just come in to the building at any time. Surely the gate will protect you? No, because inevitably, one of the gates is always broken, so anyone can drive/ stroll right in. People's cars have been stolen right out of the parking lot. It's a cool building but definitely not worth the price tag or the danger to your security.

I live here now and I think you pay for what you get. Positives: 1. Management is pretty friendly and helpful. For example, I didn't realize I hadn't been paying my water bill (mostly cause I never got an actual bill) and the manager was cool about me turning in the bill a little past due. Lisa is always helpful and the maintenance staff is friendly and helpful. 2. Location is great - close to everything (L5P, O4W, Downtown, Poncey-Highland, Virginia Highliands, Inman Park) 3. CHEAP - I rent a large one bedroom for $850 Negatives: 1. The people who live in the building kind of suck. It's incredibly loud during pool season. Even though we all know the pool is only open from 9am to 9pm, I still get woken up in the middle of the night on a Tuesday morning at 3 am from people partying in the pool. Nothing is really ever done about this problem. 2. It's not exactly "safe". You routinely hear about cars being stolen (happened a few weeks ago) and people's belonging being taken (happened last weekend). It's never happened to me (thankfully) but it happens enough that I don't walk outside by myself when it's dark. 3. Walls are thin. Yes, you can hear all of your neighbor's business even if you don't want to. Immaturity is very likely since there's lots of college people in the building. 4. Old facilities. Lots of bugs and spiders. Handicapped elevator often doesn't work. Bad insulation resulting in high energy bills. Good place to live if you're young, in college, and struggling to make ends meet. Bad place to live if you're hyper-sensitive to noise and safetyl

It is close to Downtown and other in-town destinations and the price is in my range. The property is gated and has security. The management is helpful when things come up from time to time like they will in old buildings like this one. I would recommend it to friends who are open minded about living intown in a historic high school building. The architecture is amazing. I am glad they preserved it.

Recently moved out of this dump. I would not advise anyone move here. The management is incompetent and lazy. Repairs are shoddy IF AND WHEN they ever get to you. God forbid you ask anyone at the leasing office to do their job! You'll spend more time babysitting them than you will enjoying your seemingly unique home. There are so many insects management doesn't seem to care much about it. The walls are very thin! You can hear regular conversations and music, so don't come here if you're needing peace and quiet because they have absolutely no plans on building more quality walls. A complete disappointment!

I used to love living there, in fact I did so for 3 years. Then my apartment got broken into a few weeks after my upstairs neighbor's did. The management couldn't have cared less. I moved out and they charged me every termination fee they could find. Don't let the security gates or cameras fool you into false security there!

My daughter, a Georgia State student, has lived at the Roosevelt for one year and we plan to renew the lease. I believe most of the issues mentioned in these older reviews have been alleviated and improved. Management has always been helpful. One of the reasons we chose the Roosevelt was the security gate and a well lit parking area. Most other locations for college students had unsafe parking decks or off-street parking. We have not experienced any problems at the Roosevelt.
